Ryan was my inspector. He is knowledgeable and through but does not dwell on unimportant items. He gets to the conditions needing attention and offers suggestions on how to deal with these items. This was a pre - inspection prior to going on the market. It gave me a chance to take care of a few things I had missed before going public with the property. This approach, I feel, gives the seller a better product and potential buyers more confidence with less stress and expense. I will do pre - inspections again and will use Pillar to Post for this service.

Brendan was very thorough in his inspection of my mother’s house. The house was built in 1925 and has undergone several remodels since then which only made his job more difficult. When Brendan was unable to complete the last few feet of the sewer scope, he waived the charges until I could get a plumber to come and remove a toilet. The format of his report included lots of photos and an explanation with recommendations that were clear and concise. I would highly recommend Pillar to Post Home Inspectors and the Brendan Marchant Team!

We are in the process of purchasing a home. We booked an inspection with Pillar to Post on the recommendation of our real estate agent. We met Brendan on site before our agent arrived. He showed up early and was climbing down a ladder after inspecting the roof. He had completed most of the outside inspection before we arrived on site. He was friendly, knowledgable, timely, and honest. He shared his findings during the inspection as we followed him around the home. He found a major item that needs attention prior to moving in. We are very grateful for his thorough inspection. The report is easy to read and has lots of pictures. And - Brendan is the owner! I would recommend this company to anyone needing a home inspection.

I had my house inspected about 1 month ago, this is probably with 10th home inspection, they made little recommendations. I went under the house with the inspector and there was a possible leaking pipe, I thought it was leaking, he did not. Come to find out after getting a plumber it was leaking. Also missed an unvented bathroom. When i called them, the conversation got immediately defensive with "things change over time", I had plumber in 5 days after closing and vent from the bathroom did not magically disappear. I should have just done the home inspector myself. Also this is a just a Brand Name corporation. Id would use a local person who invest in the community, instead of a Nation Wide company. Also the consumer service was the worst. I wad told that i had a fantastic inspection, they would not do any refunds or pay for any repairs. Well if a leaky pipe is a fantastic inspection and thats what your looking for use this people if not use someone else.

In response, I was under the house with the inspector there was a leak (I saw it), he did not think so. I was advised against requesting access to attic, when i asked him if we should. A 20 foot caped with a drip leak with a corroded connection does not happen over 7 days.

The proper response would have been 1) I am not sure I am going to recommend a plumber. 2) Lets request access to the attic so we can be sure all the venting is correct, over time old houses can have improper repairs.

Overall society is lacking responsibility and ownership. If you go the doctor and best practice is a cholesterol pill (ie inspecting the attic), and thats not what you recommend then your still liable.

September 2024 was the 10 month anniversary of our new home in the Ovation at Oak Tree Development in Lacey. We called Ryan Mace at Pillar to Post to revisit the property for a follow up inspection since he had visited the house originally in September of 2023. Ryan is very thorough and knows all the hidden spots to look at. It paid off again since we found a water leak issue and a weird insulation problem. Both have since been repaired and upgraded by the builder. Its funny but some minor debris left on the roof in 2023 was still in the same spot in 2024. We will be reviewing the remaining small items on the Inspection Report with the Customer Service folks at Ovation soon to wrap everything up for 2024. Next up is the 22 month inspection next year. Of course I will call Ryan at Pillar to Post! The team over there takes care of us.

My only disappointment was the interior vacuum system was not reviewed. I would have liked to: 1) Know it was operational; and 2) If all the attachments were in the home. As an appliance attached to the home, I thought it should have been inspected.

The inspector was on time. I was with him for all of the inspection and he was very thorough. He was polite and answered all of my questions. He had the report finished and in my hands the same day as the inspection. This is the second time we have used Pillar to Post and would use them again if needed.

Pricing questions
1. What is the average roof replacement cost for a residential home?
+-

The average roof replacement cost for a residential home typically ranges from $7,000 to $15,000, depending on factors such as roof size, chosen materials, roof pitch, and labor rates in your area. Premium materials or complex designs may increase the price.

Service questions
1. Should I stay home during roof replacement?
+-

It's not necessary to stay home during roof replacement. Roofing work is noisy and can cause vibrations inside the house, which might be uncomfortable. Most homeowners choose to leave during major parts of the project, but our team ensures safety and keeps you updated, whether you're home or not.

2. How long does roof replacement take?
+-

The timeline for a roof replacement typically ranges from one to three days, depending on the size and complexity of the roof, weather conditions, and material type. Larger or more intricate roofs may take a bit longer, but we always aim for efficient, timely completion.

3. How to hire a roofing contractor?
+-

To hire a roofing contractor, start by researching local companies with good reviews and proper licensing. Request quotes from multiple contractors, verify their insurance and certifications, and ask for references. Always ensure you get a written contract that outlines the scope of work, timeline, and payment terms.

4. How to check if a roofing company is legit?
+-

Check if a roofing company is legit by verifying their business license, insurance, and local certifications. Look for memberships in professional associations, read customer reviews, and ask for recent project references. A legitimate company will be transparent and provide all documentation upon request.

5. How to choose a roofing company?
+-

When choosing a roofing company, consider their experience, customer reviews, warranty offerings, and quality of materials. Make sure they provide clear communication, detailed estimates, and a solid portfolio of completed projects. Local expertise is also a major advantage for understanding regional roofing needs.

6. How do you know if your roofing contractor is ripping you off?
+-

Warning signs that your roofing contractor might be ripping you off include vague contracts, pressure to pay large upfront deposits, lack of proper documentation, and unexplained price increases. Always ask for itemized estimates and written guarantees, and avoid contractors who avoid answering your questions directly.
