Guardian Roofing, Gutters & Insulation - Auburn, WA

I believe I made the best choice in going with Guardian. Even though, their quote indicated we didn’t need a full roof replacement - we opted for the full meal deal with gutters. They had us full covered and replaced before the snow came in January 2025.

We were especially sold on Guardian when they were able to not only replace the roof, but added the Kguard gutters we were looking for, and provided stabilizing supports for our porch overhang.

They are easily approachable for every question we have had and provide so much ongoing support and education. When some of the shingles started warping, they came out to replace them right away. When we had questions about bathroom vent caps, they came out and checked each one both inside and outside of our home.

I have zero regrets in hiring Guardian for my roof and gutters.

Our experience with guardian has been great. They have excellent customer service. I feel like they care. Infact I will keep working with them and will tell everyone.

My experience and a word of caution for future customers:

To begin on a positive note, the company demonstrated a high level of professionalism in how they set up the appointment. I received the contact information, bio, and credentials of the technician who would be arriving — something I truly appreciated and that gave me confidence going into the process.

I also want to emphasize that my review does not reflect negatively on the installers themselves, Santiago and Travis. Both were courteous, respectful, and professional, and they carried out the work they were scheduled to do. Since I’m not a roofing or construction expert, I can’t evaluate the technical aspects of the job and have to trust that it was done correctly.

That said, my concern lies with the company’s communication and how the scope of work was presented. As someone without professional knowledge in this area, I assumed — wrongly — that a skylight window replacement would include the full job: removing the old windows, installing the new ones, and restoring any resulting damage on the inside of the house. It seemed natural to expect the entire process to be covered, especially at this price point.

What I didn’t realize until after the work had started — and after carefully reviewing the fine print — is that the contract explicitly excludes any work on the interior of the house. This means that any drywall damage or cosmetic issues caused by the window replacement are left to the homeowner to address. That was a surprise to me, and not something clearly communicated during the quoting process.

To be clear: this was my oversight. I trusted the in-person explanation and didn’t read the contract line by line. But I now understand this is an industry norm — unfortunate as that may be.

So let this be a lesson for others: don’t rely solely on verbal explanations. Read the full contract. Ask direct questions. If possible, consult a legal or construction professional before signing. It’s easy to assume you’re getting a “complete” service, only to find out later that key elements were excluded.

And yes, I did confirm that this review is legally acceptable under the contract, which allows customers to share truthful feedback online after a good faith attempt to resolve any issues — which I made. I contacted the company about the damage to the interior and expressed my surprise that it wasn’t covered. They did refer me to someone… who never followed up. But that’s a different review altogether.

Would I use this company again?
Unfortunately, no. Despite the professional conduct of the individuals involved, the lack of clarity and transparency regarding the scope of work left me feeling disappointed and ultimately misled.

Hopefully this helps someone else avoid the same confusion.

Eli was very helpful in letting us know the state of our roof and the repairs needed. He was honest and helped me understand all options. Great experience.

Never doubted my decision to go with Guardian. They had my confidence from the get-go. Communication was excellent. The crew that delivered the product was on time and professional. From tear-down to mold remediation to putting on the new shingles, flashing, etc. The Guardian team was on time every day, respectful of the property & flower beds, professional, and did an excellent job of cleaning up every day. I would not hesitate to recommend Guardian and would have no qualms about using their services again.

Our roof tech was a great worker polite, tidy, efficient. He did a great job thoroughly cleaning our huge roof… it looks new. We appreciated his attention to safety on our very steep roof.

First class professional experience all around. They provided 3 options, patiently answered all and my wife's questions, crew was friendly, busted their butts, and left a clean job site, and all quotes, contract, and invoices automatically electronically sent. A couple small touches I noticed and appreciated: they texted me day of telling me they were arriving with a photo of their roofing specialists and when I called to pay final invoice the person put the call on a secured line when I gave my credit card information. Highly recommend and definitely will use again!

The reason I chose Guardian was simple; I read what other people said about their experiences with them . The vast majority were very positive, stating that while they are not inexpensive, the work is done well and in a professional manner. I needed a new roof, plywood and insulation- the insulation dated to 1965 when the house was built. The crew was very professional and also cleaned up very well when they were done , and were very cordial and polite as well. I would recommend them for quality work.

Santiago Lemus was early and start fixing the missing and loose shingles and placed the cover for the faux trellis. He did an excellent job. My only suggestion to the technician is to let the owner know that the job has been completed so he can answer any questions that the owner has if there is. Other than that, he was very professional and knowledgeable on what he was doing.

Breyton and Trevor did an excellent job with video and explaining the process that would be used for cleaning the roof and some minor repairs.

Carlos E of Guardian Roofing was thorough in going over the roofing concerns that needed re-accessing from when another came out prior to accessing the roof. Carlos did the accessing, pictures, checking the vulnerability of the roof’s deck and shared the processes. I appreciate Carlos for his being thorough at the issues he noted and history that needed to of been followed up on. He will go back to talk to Guardian Roofing to come up with a resolution to the roof. Thank you deeply Carlos.

Richard has been very professional and thorough in his inspection We are awaiting for his written estimate. We’ll decide in a couple of days with what company we will be proceeding.

Mason was very knowledgeable and thorough. He was pleasant and easy to talk to. GUARDIAN roofing did a fabulous job on my roof. They took care of my home and were very respectful.

Tyler came out to provide an estimate for a roof replacement. He was thorough, answered questions, and laid everything out. It will certainly cost more than I had expected, but some issues from the original build will be addressed and we're receiving upgraded gutters. Now we just wait for the new roof installation.

Jimmy arrived on time for our roofing estimate. He introduced himself and we discussed what we needed. He made some recommendations and got to work gathering data for his estimate. He was quick, friendly, and knowledgeable.

Mason was amazing, detailed, organized, and he came in well prepared for this visit. He was knowledgeable about roofs and presented and diagnosed the problem and will be back later the solution and estimate!He was courteous and respectful, and confident about what he was doing!

I contacted Guardian based on a news story I saw about their company giving away a free roof to a family in need. Maison came out and completed an inspection and presented an estimate which addressed what he deemed to be issues that needed to be addressed. After some discussion about our needs, we came to an agreement on price and scheduled the work to be done about 6 weeks later.
Antonio did a good job keeping the lines of communication open throughout the project.
Froylan and crew did a great job of the tear down and replacement of the roof and all vents and new skylight. He and his crew were respectful of our property and I was impressed with the cleanup every evening.
Daniel and crew did a good job replacing all of our gutters. Though there was some slight confusion involving one section of gutter that was initially forgotten, he came out within a few days to complete the job and provided a creative solution for our needs.
Carlos came out to finish the job of installing the chimney cap about a week after the roofing project was done and we were pleased with his work as well.
We're still awaiting photos of the completed roofing and attic insulation project but hopefully those will be provided soon.
There was a slight mishap with one of our window screens where it appears a piece of roofing material got caught and created a small hole during tear down, however Antonino retrieved the screen to repair it and we expect to receive it back any day.
We did experience a rainstorm within a day of the roofing project being completed. We were somewhat surprised to see what appeared to be water running off the gutters instead of seeing the water tension pull the water into the gutters but we have been told that due to the oils in the paint on the gutters, that is to be expected in the beginning. We were told that once the oils dissipate, we should see more of the water being directed into the gutters vs off the front face and onto the ground.
All in all, we recommend Guardian for their quality of workmanship and respect for our needs and property.

I had book an appt for an estimation. Peter came and giving me really clear estimate that the plus . But he had broke my closet shelf left a big hole on the wall he came the first time try to fix it but he couldn't and said that will send someone out to fix for me . Its been 3 weeks since I left on vacation they had not send anyone else to fix. I do not know what they are waiting for? At this point let me know that they are not coming so I can find someone else do instead and they can pay to fix . I had email also to remind them but he never reply.

Dallas was so thorough when coming to inspect our roof for leaking. He made a vedio while inspecting and use it to explain his findings and provide solution.

Outstanding, efficient, courteous service. I have many plants around my home and was concerned that some might be damaged during the roof and gutter cleaning, but the technician was very careful and no plants were damaged in any way. I'm very happy with this company (they reroofed my house last year) and highly recommend them!

I had my roof done by Guardian 12 years ago. They were very flexible about how I wanted the job to get done.

Recently I noticed that a couple of shingles around a skylight were buckling. When I called to ask about invoking the warranty they were actually happy I called. No really... they were happy... like they wanted to talk to me. Within 1 week they were out repairing it with my same shingles they had bought just for the repair. Carlos did a great job even though the skylight made it more involved.

Max did a thorough examination of our roof and gutters, making a video as he went along. His analysis afterwards was very clear, thorough, and professional and gave us all the information we needed in order to make a decision about how to proceed. We recommend him highly.

Raul and Josue did an amazing job. They were fast efficient and did well explaining the process what was going to happen as well as everything they did afterwards.

Darwin Johnson was very helpful in explaining the work/repairs that our roof required. He broke down the cost of everything that needed to be done prior to the roof being cleaned. It was a pleasure working with someone so knowlegable in the roofing industry which helped us choose Guardian for our roofing needs. We would also like to acknowlege the crew (Fernando and Sandro) that came out to clean our roof today. They did a great job cleaning our roof taking special care to cover our many plants, many of which are Bonsai which are very fragile. They left the outside of our home - decks, driveway and surrounding area neat and clean. I was very impressed with tbeir hard work. Justin was professional and detailed in the presentation of work. Luis and crew came out and made the roof look almost brand new. Wow! And they cleaned up the mess!

Other roof companies wouldn’t even come look at my roof to assess the situation. But guardian offered to come look at it and give me their opinion at no charge. Joshua was very thorough, attentive and informative. He let me know that my roof still has a lot of life left, but could use a washing (which I had requested they give me a quote on). After he made the initial assessment and video, I pointed out an issue with a downspout. He happily climbed back on the roof to assess what the issue was. Would recommend.

Very informative and clear in his findings. Did not try to get me to commit but was honest in telling me I’ve got a few years left before I would have to get new insulation. Appreciate the honesty in today’s society.

Great work from Henry today when he installed some additional downspouts to prevent excess water on the gutters. very happy on the hard work that he did.

Max gave the most thorough inspection of any other company who was bidding on roof cleaning. Pointed out numerous other issues and gave excellent suggestions on how to fix them. Excellent job.
Fernando and S did a great job adding roof vents, fixing the flashing on the chimney and replacing the crown.
The fellows who took out the old and replaced new insulation in the attic did a great job. Cleaned up well and can’t tell they ever cut a hole in the roof to do the work.
Zach and crew took down the old gutters in record time so that painting can get done. Excellent.
Guilmar came to turn the vents around properly before the painters started. Good coordination. Great job.

Just completed a roofing replacement. Alfredo's crew was fast and did excellent work. They left the yard and everything just as they found it. Can't recommend this company highly enough.
