In March, I hired S&R Eagle Services, LLC for a complex backyard project involving demolition, excavation, & utilities to set up a tiny home. Jeff presented the company as fully able to handle the scope of the project & that they had completed several projects involving setting up a tiny home as a secondary home. Jeff assured me they had extensive experience, would pull all permits, & complete the work by May—well ahead of my September wedding. His confidence convinced me to move forward.
The project started well, but problems soon followed. Permits were never pulled, & site plans were never provided. The electrician revealed major underbudgeting. I started to have serious doubts about the preparation & due diligence Jeff had done as we had had a very concise conversation about what we needed. S&R agreed to pay $1500 towards the additional electrical cost as a result. About this time, I felt pressured to make another significant payment & after several insistent calls & texts, I finally caved & made the payment.
At this point, I also pushed for Jeff to go out to the tiny house as my previous requests for him to measure had gone unaddressed & I now felt very uncomfortable about the budget. Jeff grew unresponsive & communication completely fell apart. Delays mounted—materials didn’t arrive, crews didn’t show, & calls went unanswered.
The situation blew up when it was time to have the unit moved. Up until this point, S&R had been coordinating the process of moving the unit as discussed at the beginning of the project. Only after I paid nearly $38K did they determine it needed to be craned in. This update was upsetting but they assured me that S&R was going to cover the crane cost. Due to their lack of preparation, I accepted that solution. I was quickly losing my trust with these ongoing issues so to further protect myself, I requested COI's from the companies involved to ensure the house was protected.
48 hours prior to the move, the moving company advised us of the requirement for proof of registration & insurance, along with a DOT inspection. I did what I could to meet this requirement but discovered that the mover was going to move the unit without following DOT regulations as a ‘favor’ until I had requested their COI.
The inspection on the trailer failed but we were willing to work with S&R to find an alternate solution for moving the unit within budget or make the repairs necessary; however, S&R stopped taking accountability entirely, stating it was now my responsibility for getting it moved with an added price tag of almost 10k before they would finish the project.
As S&R seems to be caught on specific points, never once did I expect that S&R themselves would move the unit. However, the cost to move the unit was confirmed to be included in the scope of work. Moving the unit may have been the catalyst but it is the work that was completed that will not meet city code that has brought this project to a complete halt. I have no trust that they would do any of the remaining steps of this project with a level of integrity, quality, & code compliance that's required. I have stated several times that I wish to terminate the contract & receive a refund for work not completed. I asked multiple times for an itemized breakdown of costs incurred & they have ignored that request & refused a refund despite the evidence that has been provided.
City officials have confirmed that no permits were filed, & work was done out of compliance. I feel that had S&R done their due diligence at the beginning, they would have known the requirements the city has in place and it would have required a budget far beyond what I would have ever agreed to.
This company didn’t just waste my money—they stole my peace & joy during what should’ve been the happiest time of my life. I’ve been left with emotional distress, irreparable loss of time, and a project unable to be finished. I share my story to protect others from the same experience. I will not stop seeking accountability & a resolution.
I contracted S&R in June of 2024, the deck was to have been completed in 4 weeks, they said. Deck was not completed until November. The worst part is I had to hire another company to remove the joists, cut them straight, install them and then reinstall the decking material. HORRIBLE HORRIBLE COMPANY!
FYI nobody but the salesman and owner speak english.
