This is a very good hotel. The hotel is very clean,|and the staff are very friendly and helpful. This is a great place to stay if you have a large party. I stayed in the two bedroom suite, it was very spacious for my party of 6. They have complementary breakfast, but there were very limited items for breakfast. Overall, this is a good stay.

The front desk staff was so kind and on top of things. Check in was a breeze. The rooms are spacious with nice amenities and a very comfortable bed. It's also a short walk away from the beach. This will be my go to place to stay while in Seaside.

Positive: The AC worked great Negative: Way too many kids running wild... And unable to use pool at all because for there was literally screaming kids in pool entire time was open daily... They need to have like a two hour window of adults only swim... Very disappointed

The good news: great rooftop viewing for the Fourth of July fireworks. Spacious suite with a full kitchen and jetted tub in the bathroom. Good location — you can easily walk to the beach and throughout the town.

The other stuff:
Sub par breakfast— we ate at local coffee shops most days.
Thin walls — sounded like a children’s gymnastics academy was operating right above us.
Spotty service — no housekeeping over 4 days, had to ask for towels, dishwasher soap, and a blanket for the hide-a-bed. A lamp in our room had no lightbulb. The hot tub was out of order.
A bit rough around the edges — everything in our suite seemed worse for wear. Paint scraped off walls, dishes chipped, furniture scuffed.
None of these things ruined our stay, but for $500 per night I expected much better.

I absolutely loved staying here! We didn't know whst to expect but it did not disappoint and we will definitely be back. Service was amazing and so was the room!

We were truly looking forward to this trip and booked the suite with high expectations, hoping to make it a memorable vacation. Unfortunately, our experience fell far short, and I feel it’s important to share the issues we encountered.
Upon arrival, the gentleman at the front desk was kind and welcoming, which we appreciated. However, problems began almost immediately after check-in. The suite had no dishes available, and we later discovered that they were all dirty and left in the dishwasher—something we found both unpleasant and surprising. I ran the dishwasher but felt that it was upsetting that I as a guest had to do this. The room overall was not cleaned. The night shift worked let me know that some times the maids forget… like what?
Worse still, the room had no comforter. When I called reception, the night staff member was dismissive and unhelpful. She stated that housekeeping must have forgotten and told me there was nothing she could do. I was only provided with a small blanket, and her attitude was unnecessarily rude.
To make matters worse, the pullout bed was so loud and squeaky that it was impossible to sleep on. As a result, I ended up sleeping on the floor without proper bedding, which was extremely uncomfortable and unacceptable for a suite-level room.
The only positives were the polite gentleman who checked us in and the two kind ladies we interacted with during check-out. Aside from that, even the breakfast was subpar and not worth the effort to go downstairs.
This experience significantly impacted what was supposed to be a special and enjoyable vacation. I hope you take this feedback seriously, as these issues reflect poorly on the service standards we expected. I would appreciate the opportunity to speak with someone directly regarding this matter.

The room had some useful amenities, including a stove, basic cookware, and air conditioning, which were appreciated. However, the overall experience was disappointing. The beds were uncomfortable, the breakfast offered was minimal and lacked quality, and the tap water had an unpleasant taste and mold-like odor. For the price, it didn’t meet expectations. If you have the option to stay elsewhere, it might be a better choice.

We have been staying here at Rivertide Suites for over 10 years and continue to enjoy the warm hospitality and professionalism from the entire staff.
Today, I was able to extend our stay due to the helpful generosity of Kathryn and her team.

Nice hotel and great rooms! Our dog enjoyed it. The breakfast could be way better. You could add eggs and sausage.

The hotel is located perfectly. Beautiful location. However the actual rooms are lack luster, nothing compared to how the lobby looks. The lobby is beautiful and has a bar and outdoor seating area right next to bridge. The cleaning lady's are so nice, friendly and helpful. The front staff lady when we checked in was rude. The town itself was friendly and relaxing.

This review is a little late but you can take my review to the bank as to how things were then. It was right at the end of covid and a ittle befre stayed there multiple times for atleast a week each time. I really like this hotel but there were a couple of issues. the first I dont remember the exact issue it was something t do with the bath but the staff promptly gave us a new room with an upgrade which was great exept the door that hid the washer and dryer was no connected and just put in the slot. The door ended up falling and hitting my girlfriend on the face and head. when i notified staff I dont think they actually understood what i was saying becuase nothing was done. besides thse issues i would still recomend this hotel I really liked the staff abnd the apartment setting was far more enjoyable that a typical motel room setting

Seaside is absolutely beautiful and we have found our new vacation spot! Unfortunately the Rivertide suites really caught me on a bad day but I will share my experience. Our experience started out rocky- then was fantastic then ended with snarky comments that brought the “bad” back to light.This is an honest review but I also wasn’t going to post the negatives about the hotel until the lady checking out made a comment I found irritating- so take it as you want!

We booked 3 nights for a Mother’s Day getaway with myself, my mom and my 2 daughters. The stay overall was fantastic! We actually extended our stay while there! The hotel is decent- rooms are good for separate bedroom, living area, kitchen, dining, etc.. pool is kinda small and can get crowded quickly but it’s a short walk to the beach and all the fun in seaside pretty much!

The rooms were clean for the most part except our room had a layer of dust on the ceiling fan, light in dining room and the round piece in the ceiling. We upgraded our room from the original room we booked and while it was cool having a River view, I feel like we got the “short end of the stick” after we upgraded. The dust. Then our tub wasn’t working so we had to call the guy up to come fix it. Then we go to set up the pack and play crib (which cost $10/night) and the one is broken (bottom would not lock into place). Which I sincerely hope the hotel replaced when we notified them! They did bring us one that was good. After this on the first night though everything seemed to be better until the last day.

The staff was absolutely delightful- apart from the one lady that struck a nerve. Seriously every person was soo nice and helpful- house cleaning especially!

Now for the story of why I left the review:
We stayed 4 nights total (after extending our stay) and checked out on 5/14. We had late check out at 12 - and it was 1155 my mom and toddler (age 3) went down to get luggage cart and check out and the lady asked if we were out and we just needed to get luggage out so it would be a few mins late. The lady says “no problem, no extra charge for being late” to my mom. Well we are getting the luggage packed on the cart and my baby (7 months) was in the stroller having a blowout- if your a parent and hear of blowouts, you know what I’m talking about! It’s all over my daughter’s clothes, running down her leg, getting all over the stroller, her pacifier and string attaching it. My mom picked her up and it’s all over my mom. At this point we were in the doorway of the room since we were leaving and I had to unpack a couple bags off the cart in order to get all this cleaned and find a place to pack away the dirty, poopie clothes and items to travel back with. All of this is happening, my toddler is also having a meltdown bc that’s just how it is with children. The house cleaning lady was walking around the corner as we’re finally getting out of the room apologizing to her and she’s SUPER NICE saying no worries, is there anything I can help with. Seriously so nice!! We get downstairs (luggage cart with bags hanging off bc all the unpacking and repacking we just did super quick) and the lady tells my mom she’s going to charge us $25 extra bc we were 30 minutes late instead of the 5/10 like she thought it was going to take for us to get luggage out.

On one hand I understand that it’s my fault for trying to leave at the last minute before “checkout” time and she may not have been aware of the chaos that just unfolded upstairs but at the same time I didn’t find it necessary. There wasn’t someone waiting in the lobby to get into that room. You see we have 2 young children traveling with us, I promise there was no relaxing in that 30 minutes. And the tone of “we will waive the fee for you this time” struck a nerve. So when we visit seaside next time I’ll be sure to “wave” as we drive past to another hotel.

But like I said overall it was great and would recommend others to stay there- just not for me and my family! It might be petty but I felt a lack of compassion with the snarky comments.

This place is amazing. Clean, convenient, exceptional!!! I had a confusion with booking, almost had to cancel, but the manager Jason was a huge help! He fixed my issue quickly and professionally! I will always come back to this hotel and I recommend Rivertide over any other spot in seaside!

Michael and the lovely lady (sorry didn't catch her name) that checked us in were FANTASTIC and extremely helpful answered all my questions and even obliged to get us an upgraded room that faced the river. Customer service was excellent, and the room was beautiful! Wow! We are so happy we found this hotel, and we look forward to staying here again and bringing our family. Highly recommend! We'll also have to try the happy hour next time. They had a food menu that sounded delicious and a beautiful little bar and sitting area in the lobby.

Best hotel in seaside. You can usually score a good rate and trust me this hotel is worth it. The rooms are like homes away from home. So comfortable and spacious, literally like a small apartment. Full kitchen and bath comes with jetted tub. You get the washer dryer too. The hotel itself is very nice and very clean. Location is also really good, it’s within walking distance of most local attractions/shopping and the beach. Trust me, especially if you have a family, this hotel is the way to go.

We arrived quite late to the hotel and immediately went out for dinner, so didn’t get chance to enjoy any of the hotel amenities. Our room was on the ground floor right next to the breakfast room and pool, and as such we were woken early on Sunday morning by excited children and clattering of people having breakfast. Room 117 not ideal in terms of location!|There were 2 bedrooms and 2 bathrooms (1 ensuite, 1 outside the bedroom). Both very comfy beds, both with in-room TVs.|We were happy with the choice in terms of hotel location, parking, mini-kitchen (they provide coffee) and the washer/dryer machines. We didn’t use the patio area or living room, but they looked just fine.|Breakfast (included in the price) was a big disappointment: paper plates, plastic cutlery, few choices (some fruit, bagels/cream cheese/peanut butter, something which looked like scones and oatmeal, drip coffee)

This was my boyfriend and I first time staying at this hotel. Before we arrived I had booked a room directly from the hotel website of best western hotel, but when we arrived I was charged 3 times the rate of a down graded room, even though I could prove the price I paid was for the suite. This was my boyfriend first time to Seaside in celebration of his birthday. The hotel did nothing to accommodate or refund me the difference. We immediately left and booked a room with this hotel.

The front desk was helpful and accommodating. During the night we discovered the jetted tub stopper was broke and was unable to make use of the jetted tub. When informing front desk they immediately switched our room to a working tub and as a apology provided complimentary bath salts.

It was like night and day compared to the fist hotel we booked. This hotel had great customer service, responded to our needs, and even acknowledge the faults and did what they could to make up for it. We are truly grateful for the experience and recommend this place to first time travelers and families.

Each room has a full kitchen and it feels like a little apartment. I love staying here when I visit Seaside. Only 2 blocks away from the promenade and all the action.

Family of 4 2 adults 2 teens stayed in studio queen bed and hide away sofa bed. spacious and clean. The staff was welcoming and very polite and friendly.

I came to Seaside on vacation and after a horrible 4 hours at coast river, where I had originally booked, I called Rivertide Suites hoping to find something available. Michael was a rockstar and told us to come on over and he would help us out. Riverside is nice, clean great staff. Michael was awesome and because of him I will definitely stay at Riverside every time I come to visit.

The room was great! Kitchen, dining table, couch, chair and a super comfortable bed!
The bar in the lobby has a nice relaxing atmosphere. You can watch the sports on tv or sit facing the river.
The hotel staff was very friendly, as was the bartender. We would definitely stay here again!

Worse nights sleep I have had in years.
We had 4 people so we had a queen and a pull out.
1- they only gave us two towels. I did call down and they brought me more so no big deal. However, when I asked for a blanket they said there is one in the closet in the room and they didn’t have any others to spare. There was NOT and we looked everywhere. so, I gave the kids my blanket. 2- The sofa pull out bed- Every time the kids moved on the pull out it would make the worst noises, waking everyone up every few minutes.
3-The queen bed was lumpy beyond belief and hurt so much. I was thrilled when the sun came up and I could get out of it.
4-continental breakfast could definitely use some improvement.
5- room has a fun layout. We loved having a fridge and washer and dryer.
6- kids loved the scavenger hunt and the pool. The pool got really crowded really fast so I made them get out.
The location and the review rating is why I picked this hotel. The staff is nice however, I do wish I would have booked elsewhere. we did have a great trip anyways.

We had a GREAT time at this hotel. I have stayed here twice now and each time was pleasant. Our room was clean and check in was a breeze. We had water views both visits with a balcony. It is worth the upgrade as we saw beautiful wildlife from the balcony. The friendly staff is very welcoming. If you enjoy walking you can get to all the tourist areas and even venture out the opposite direction of the beach and visit art galleries and fun book stores. Driving is also easy as Seaside has a large parking area just west of the hotel. We will stay here again.

Stayed for 5 days. Friendly staff The breakfast needed a lot of work The bagels tasted old. I don't know what the butter was raisin, Bran and Lucky charms for cereal The pool was pretty clean. They have a big wine selection. Not so big in beers I would definitely stay another week

Clean rooms, nice bathroom with good shower and jacuzzi. We'll stocked kitchen with sink, refrigerator and microwave, coffee pot and coffee. Basic dishes. Comfortable living room and tv plus tv in the bedroom. Very nice bed and pillows. Very comfortable accommodations.

update 3/18/25: I followed up and sent the hotel the email again and still haven’t received a reply.

I stayed at Rivertide Suites in Seaside, OR (2/22/25 - 2/23/25), and honestly, I regret it. I paid for a safe, clean, and comfortable stay—the absolute bare minimum and somehow, they still couldn’t deliver. What’s worse? I emailed them after my stay about the serious issues I experienced and asked for a partial refund, and they’ve completely ignored me. Not even a “we’ll look into it.” Just silence.

• The bathroom was gross. The toilet seat was literally peeling. Not just worn down a peeling toilet seat that I’m guessing has seen better days (or decades?). That’s not just bad maintenance, it’s a hygiene issue.
• The stove was dirty. Like, visibly dirty. If something that obvious isn’t cleaned, what else is being ignored?
• The beds were awful. The mattress was so stiff it actually caused me pain. And I’m not being dramatic I was 3 weeks postpartum from a C-section. Sleep is already hard enough when you have a newborn, and somehow this hotel made it worse.
• Customer service? Nonexistent. I asked for extra pillows (because, again, postpartum and physically uncomfortable), and they just flat-out told me they had none. No attempt to find a solution, no “let me check,” just “no.”

I sent them a direct, reasonable email after my stay, explaining the issues and requesting a partial refund. They never responded. Not a word. That tells me everything I need to know they don’t care.

Look, I travel enough to know that not every hotel is going to be perfect. Things happen. But when a place ignores a paying guest’s concerns entirely? That’s a red flag. If you’re thinking about staying here, do yourself a favor and book somewhere that actually values its guests.

We always love staying here when we go to Seaside! It’s a great location, super comfy rooms, and most of all my kids always love the pool.

We always love staying here when visiting seaside! Not only are the rooms comfortable and great for families but my kids love the indoor pool. It’s also in a great location, walkable to so much. We love the taco shop right next to the hotel. Overall wonderful place to stay!

I cannot recommend this hotel enough. I stayed here with my family this past summer. The staff were friendly. Our room was incredible and clean. They were also incredibly accommodating. Great prices, too.

Rooms were nice, had a small stove, washer, dryer, dish washer, pots, pans little balcony with a nice sunset view in the winter. Really had a nice stay here.

Amazing view and very convenient area. It is one of the most comfiest hotels I have stayed in. I loved how nice all the staff was from the start and how clean they keep the hotel. We accidentally left our backback in our room after we checked out early and they were very prompt to let us know we forgot it. We very much appreciate the stay and will definitely be coming back.

This place is amazing! Friendly staff 24/7. Always willing to help you with whatever you need. And Cheaper than Holiday Inn. Much nicer too! You even have your own fireplace!!! Clean pool and so many more things to enjoy! If you ever do not know where to stay. Stay at Rivertide Suites.

Great suite rooms. I love having a separate bedroom and living room. The sofa bed in the living room was pretty comfy, I've seen some bad ones at other hotels but this one did the trick. If you've ever stayed at a Homewood Suites or Residence Inn, these rooms are similar. There is a full kitchen too which is nice, though we didn't really use it other than the fridge. They even had laundry right in the room which I haven't seen at other hotels, though I didn't use it.

They have breakfast but I didn't try it. They have some snacks for purchase in the lobby, and some well stocked soda vending machines, which were reasonably priced. The staff was friendly.

The location is very convenient. In walking distance of everything you'd need to do in Seaside. In one direction you have downtown, convention center, and the beach, and not too far the other way you have Safeway. I was visiting family who lives a short walk away so it was convenient.

We stayed here over Christmas and had the best experience! The room was beautiful and the staff was incredible! So friendly and they remembered us when we would pass the front desk. Also very pet friendly. The room had a full kitchen and a washer and dryer and they give you dishwasher pods and laundry soap pods for free! Oh! And the tubs are jetted The only negative would be that the pet area they want you to take your dog to to relieve themselves is just a mud pit, they need to sod it or something as it was not usable for my pup. Other than that though I can’t recommend them more and we’ll definitely be back!!

The rooms were great. They are truly suites. Each room is a fully furnished apartment. Pet friendly with great customer service. Good continental breakfast with a very friendly staff. Great restaurants close by.

My 3rd visit here and we love it! Will definitely return. The rooms are so spacious, we've stayed in every type room. Owe always stay 5 days and it's so mice to have a kitchen and washer/dryer since we traveled and stayed at other locations prior to this visit. The staff is always so welcoming, friendly, and very helpful. I was surprised that the scones were no longer available, I was looking forward to them, lol. So please bring them back. I will definitely return on my annual Thanksgiving visit!

Was able to snag a good price at the last minute. This is not my first stay at this facility, but tend to lean towards price sensitivity for budgeting.

Nice well kept suites with ample space. As I understand it, most units have a fireplace included.
Our balcony was nice and large, but the weather was not conducive for usage, with the chill factor hovering about 40 degrees and very wet.

Unit was clean and well maintained, and included a larger than typical fridge and a small range.

Definitely recommend this place if looking at a longer term stay. Even short term stays are nice here.

Definitely pet friendly. Lots of dogs present, and a bowl of dog treats by the door

very surprised by this place it was very nice. rooms are very comfy and have everything you would usually find. bed mattresses here are on the firmer side but adequate. free continental breakfast consists of bagels muffins hard boiled eggs cereal milk oatmeal in the dining room, none if those make your own waffles.. (bummer)! they have a gym room! (which I used a few times) that is a big plus. also a indoor pool, it is a dog friendly hotel so if u have allergies...beware. wine bar in the lobby 3-9pm (3-6pm) is happy hour. plenty of parking and some covered parking spots too if you desire. there is also one of those crows nest or widows walk rooftop decks with a nice view for everyone to enjoy. make sure you ask if you can have a room facing the river. no smoking here anywhere on the property (boo, I smoke). but there's a little park walkway right across the street and some areas to smoke that's what I did. I would definitely come here again, great trip all 3 days I was there. staff are very friendly and helpful. this place is definitely a winner!

Stellar quality and service here. The rooms are fantastic, clean, and spacious. Every single staff member was friendly and went above and beyond to ensure we had everything we needed. The pool and spa were sparkling and at perfect temperature. 5 minute walk to the beach, shopping and restaurants!
The attention to detail from the staff deserves a second mention. They really make it a wonderful stay!

This Hotel has my heart. 5 stars from check in to check out. I've stayed here several times and we are never disappointed. Upon check in this time around we were upgraded to a 2 bedroom suite. Amazing!!! River view and just a short walk to entertainment. I highly recommend you giving Rivertide Hotel a chance.

I was disappointed with the fact that the hot tub was down, which was one of the reasons we picked it. The service was great. People were very friendly and accommodating and went above and beyond with a crazy request. Wish the rooms had more options to actually utilize the kitchen.

Very dirty rooms, we all walked around in socks and threw them in the trash afterwards. There were pieces of old food under the folding bed ((.

we stayed at promenade inn the night before (HORRIBLE HOTEL) we booked here our second night and oh my goodness!!! it beat our standards by 10!! one of the best hotels we’ve stayed at super clean and cozy and was just amazed by the price! 10/10 would definitely come here again and again !!

I usually stay at a different hotel in Seaside annually but I think I'm going to start staying here annually Instead little to no ocean view but it's still very nice!

We got one of the 2 bedroom suites with full kitchen etc. The room was 400 per night and was filthy, the ceilings in both bathrooms were moldy. The shower drain was broken so someone set a rusty steel grate over the drain that was sharp and also not secure. The door did not close properly to the room amongst several other issues. For 400 a night I expected much better.

Friendly and very helpful staff. Got a studio room, and it is very spacious, clean, and deck is great. Also has a rooftop patio.

First time staying here and they were wonderful! We have an Autistic toddler and were worried about a late check in and they were amazing and kind enough to get us a room earlier so she could have a break from the car before heading to activities. Rooms were cute and clean. Bed was cozy. Pool was nice and to top it off they had gluten free bagels at breakfast which as a celiac is a huge win! Will definitely stay here for all future beach trips, thank you!

Super clean, comfortable and well appointed rooms, helpful and friendly staff. These are truly residential suites, with full kitchens and even a washer/dryer...! And if you don't get a westerly view with your room, you can always go to the crow's nest on the roof to sit and enjoy a great view of Seaside and the ocean beyond.

Always enjoy our stay here. Very nice rooms. One of our favorite getaways.
Close to all the Seaside attractions.
Would suggest updating the rooms to include USB outlets for charging in any form. .
