I was a seller and this company did the inspection and was absolutely horrible. Lied on many factors. Had things he was determined that needed done so we spent money bringing several different companies out to our house and were told this is normal this does not need to be fixed. Or they would say why are you doing this nothing is wrong with this.
He was determined there was a leak we had several different ones come out and look for a leak and not one person found any leak, no damage as he said there was!
I would never recommend him and praise the lord we didn’t ask for him the buyers did.
He was very rude to our realtor.
Would not give him even a half a star! But it won’t let me post without pushing on a star!

Let me start by saying that I only get the best feedback about Expression Homes from my clients. It is a family owned business run by a Veteran. They are always willing to explain things in laymen terms to my clients and never act put out by any of the many questions that they get. Robert was recommended by my realtor. I called and was able to set an appointment within a few days.
I have built my own additions (From the ground up) on my property and think of myself as pretty observant when it comes to potential problems at a property. I am so glad that I didn’t “save a few bucks” and forgo a professional - it would have cost me THOUSANDS! Within just a few minutes of arriving at a prospective property, Robert mentioned his concern for the overall layout of the property; specifically how the home was set in a low area and the potential problems with water drainage this might cause. I didn’t think too much of that at first, that is until he later showed me the evidence of flooding in the crawl space and resultant mold throughout the structure. I had noticed some mold / damp areas but hadn’t truly understood the significance of the problem.
I will use Robert in the future to evaluate the next property I’m interested in. He took the time to talk me through the issues that were there, that helped me to make an informed decision to walk away from a problem property.
I don’t usually do reviews but in a world full of “fake reviews,” It’s hard to make an informed decision if you don’t know who to trust; as I said before, I WILL be using him in the future when the need arises.

Robert King did a thorough inspection of our new home in Portland. His observations and recommendations were spot on. He was always responsive to our questions, even long after the inspection. I highly recommend this company.

I'm going to start off by saying that "Yes, I am the seller", because this seems to be the rebuttal when a bad review is given.
Expression Homes was hired to do a home inspection by the buyers of our home. The inspection report was sloppy and inaccurate. So sloppy and inaccurate that the inspectors had to go back and "correct" their report after we pointed out numerous mistakes to them!

These inspectors caused DAMAGE to the siding of our home. See attached pictures. They punched 3/8" holes/dents with a lag bolt in our siding and trim in various spots around the house looking for dry rot. Mind you, every home inspection is supposed to be non invasive. It even states this in their report as a disclaimer to their clients!

Besides damaging our home, the report was full of mistakes and inaccuracies. For example, the report stated that our water heater and electrical panel were located in the garage. They are not, they are actually in the utility room. It was stated in the report that our hot water heater was 50 gallons. It's actually 66 gallons and it's stated on the label right on the front of the hot water tank. He stated that he inspected various closets within our home. A living room closet and entryway closet. Non of which actually exist in our home. He supposedly inspected an exhaust fan in our utility room that also doesn't exist. They reported that we have a sliding glass door in our home. We do not. It's a french door to the outside. And the list goes on......

These inspectors took the worst pictures of our roof and panicked the buyers. I'm not sure how old their camera is, but I haven't seen pictures that bad in a long time. We had a separate roof inspector come out and inspect the roof because the buyers where insisting we replace the roof for them. The professional roof inspector told the buyers the roof looked great. They certified it for 3-5 years (because that is all they will do), but told the buyers if they take care of it, they could get another 7-10 years out of it. So my question is, "why such a terrible write up on the roof from the home inspectors?"

My husband and I think these inspectors are buddies with the buyers' agent. We think the buyers offered full price for our home in order to tie it down and were likely told they could negotiate the price later on with things that came up on the home inspection. Not cool. When I questioned the buyers agent about the inspection and all the mistakes and inaccuracies, he stated that it was a father/son team and the information they both gathered could have gotten mixed up in the report. But my thought is, even if one of them is writing up the report based on all the notes taken by both inspectors, all of their notes on my home should still be ACCURATE!

I would STRONGLY CAUTION anyone thinking about using this company for their home inspections.

After reading some of the reviews I had to post my review. It has been a while since I used this company, not because they did anything wrong. I used them twice with excellent outcomes. Robert is very professional and knowledgeable. Some of the poor “seller” reviews should be something that they need to take up with the buyers. I have never provided my paid for report to the seller. I usually don’t ask wholesale repairs for every item the inspector finds either. That is up to the buyer and their agent.
I did have a similar finding with the cardboard forms mentioned in a previous review. I did not aske the seller to fix that. I know it is a pest source but I needed to roof fixed which was the priority.

Last time I needed an inspection Robert was too busy. I would have hired him for the third time.

As a Realtor I want my clients choosing inspectors that they can trust and looking out for their best interests. Rob is trustworthy and my buyers have appreciated his services. He has made some sellers upset by pointing out items that have hurt sales. That's always tough to digest, but buyers need to stay informed thoroughly and make the best decisions for them. I've had 1 client in particular use Rob's services 4 times! They keep calling him, because they're satisfied with his team's expertise.

Terrible inspector. Our home has post and beam construction and the posts rest on poured concrete typical of this very common type of construction. Some are poured in squares and some round with a cardboard type form, he docked our house for this and said the cardboard needed to be removed, well problem is you can’t as the concrete has dried and adhered to the form. Obviously didn’t know much about construction because this also has nothing to do with the bones of the house or it’s structual integrity. He also docked us because he felt an oak tree in the backyard should have the limbs cut down that could potentially fall. Last time I checked none of us can predict the future beings we aren’t god, a tree and or it’s limbs could fall at any given time. And to add to it a professional arborist just looked at the trees and said they are completely healthy. Last time I checked you aren’t a tree specialist not to mention this has nothing to do with the home. He also wanted us to clean the gutters, this is called regular maintenance and is something a home owner does as needed as I have twice this year. Don’t recommend him, he just was trying to find anything he could find that was wrong with our house in the end he is wrong. Inspections are meant to inspect the structural integrity of a home and it’s bones and to make sure all things necessary are operating as they should: plumbing, roof, dry rot, siding rot, mold, electric, and foundations. Folks look elsewhere.

To the Owner! Just FYI the pads were looked at by 3 different licensed contractors in the state of Oregon and they all said ours were oil impregnated and not meant to be removed. The name of the forms was printed on the side of the forms, hard to miss! By the way for an owner of a company you take criticism very unprofessionally but that’s ok it shows in your work and your response to your reviews. Always quick to point out the owners secondary to your mistakes. Hmmm

Rob and Jesse were early for the scheduled appointment. They were very through and detailed and took the time to explain to me any of the concerns they found. The report was very detailed and had pictures to back up their report. This was the third inspection that I have had done with Rob and I would go with no one else. They inspect with integrity and will not leave anything out. They are honest with everything they find.

DO NOT RECOMMEND. Find a different inspector at all cost (because they are costly). When you get a home inspection done, it is understandable to have things done properly and inspected properly- but these are not your folks! We had an inspection done on our home by this company. When they left, our home was not how we left it. Our blinds were messed up (tilted and almost broken), we had items on the floor of our shower that were broken, our rugs were all moved, our outside table was moved, the dishwasher was left on and running, our towels in our bathroom were used, and there was insulation on all of our clothing and floors from them crawling inside and not cleaning up. I do have multiple pictures of these items on my phone that I took to show our realtor. She did apologize for what they did but does not fix the issue. They are super unprofessional. Now onto the inspection report - In the report this company went as far as to say the entire house needed to be completely repainted because the updated paint did not match the weathered paint which is 12 years old (this updated paint was matched as closely as possible and was repainted from cement boards being caulked from cracking due to weather). The report also complained about all screens in the house needing to be replaced because they were slightly bent, due to them being taken out for cleaning of the windows. Our realtor said this was outrageous because the screens were not damaged at all and are still in working order and that this is common for people who do clean their windows. While in the attic space, there was a very small fungus found the size of a baseball and said a professional needed to repair this. We got estimates from two companies, both of which said this was ridiculous and they could not believe this came up on an inspection because there is nothing to do for it. Both companies told us all they would do is wipe and clean it for us which we as home owners, can do ourselves and there was no need for this to come up on an inspection report. These are the major things I will point out, but there is a list of issues with this company both we and or realtor agree to.
All and all, DO NOT USE THIS COMPANY!

**Update after response.
We did have things broken, rugs moved, towels used, ect.. I can upload the photots if you would like. I can also refer you to the TWO companies that said "you could have easily removed this yourself" and that it was so small. We do have the report and saw the pictures that are spoken of. There was only one screen missing, not multiple. Our agent said there was no one else on site besides you and the buyers came the last 30 mins, which would be in your company. So if you are saying you and your partner did not break, move items, leave the dishwasher running, leave behind the insulation mess - then that means you are saying the buyer did. Which I don't believe and you are being dishonest. There was not one thing from the report that pointed to any issue with the structure of the home, majority of cosmetic issues (paint, outlet cover, caulking, restain deck..). By the way, you failed to move the mulch which showed that there is a full length of concrete supporting the stairs - claiming they were sitting on the ground, wrong. You also stated that our bathroom exhaust fan was not venting outside and you were wrong. We had contractors come out, they told us everything was fine and it was indeed venting outside. The HVAC company straight out said "the inspection that was done, was lazy work". We couldn't agree more with them. We had a plumber come to see about a pressure release valve that you said wasn't not on our water heater, that was a lie. The plumber did confirm that there indeed WAS a PRV on the water heater. You said there was uneven drywall texture, which was from the home builders - why would this be a remark? Overall, this entire process with this company was not pleasant. I stand behind my review and I will never refer this company for inspection for any of my family or friends. (Both agents also said the same.)
