DO NOT RECOMMEND. Find a different inspector at all cost (because they are costly). When you get a home inspection done, it is understandable to have things done properly and inspected properly- but these are not your folks! We had an inspection done on our home by this company. When they left, our home was not how we left it. Our blinds were messed up (tilted and almost broken), we had items on the floor of our shower that were broken, our rugs were all moved, our outside table was moved, the dishwasher was left on and running, our towels in our bathroom were used, and there was insulation on all of our clothing and floors from them crawling inside and not cleaning up. I do have multiple pictures of these items on my phone that I took to show our realtor. She did apologize for what they did but does not fix the issue. They are super unprofessional. Now onto the inspection report - In the report this company went as far as to say the entire house needed to be completely repainted because the updated paint did not match the weathered paint which is 12 years old (this updated paint was matched as closely as possible and was repainted from cement boards being caulked from cracking due to weather). The report also complained about all screens in the house needing to be replaced because they were slightly bent, due to them being taken out for cleaning of the windows. Our realtor said this was outrageous because the screens were not damaged at all and are still in working order and that this is common for people who do clean their windows. While in the attic space, there was a very small fungus found the size of a baseball and said a professional needed to repair this. We got estimates from two companies, both of which said this was ridiculous and they could not believe this came up on an inspection because there is nothing to do for it. Both companies told us all they would do is wipe and clean it for us which we as home owners, can do ourselves and there was no need for this to come up on an inspection report. These are the major things I will point out, but there is a list of issues with this company both we and or realtor agree to.
All and all, DO NOT USE THIS COMPANY!

We did have things broken, rugs moved, towels used, ect.. I can upload the photots if you would like. I can also refer you to the TWO companies that said "you could have easily removed this yourself" and that it was so small. We do have the report and saw the pictures that are spoken of. There was only one screen missing, not multiple. Our agent said there was no one else on site besides you and the buyers came the last 30 mins, which would be in your company. So if you are saying you and your partner did not break, move items, leave the dishwasher running, leave behind the insulation mess - then that means you are saying the buyer did. Which I don't believe and you are being dishonest. There was not one thing from the report that pointed to any issue with the structure of the home, majority of cosmetic issues (paint, outlet cover, caulking, restain deck..). By the way, you failed to move the mulch which showed that there is a full length of concrete supporting the stairs - claiming they were sitting on the ground, wrong. You also stated that our bathroom exhaust fan was not venting outside and you were wrong. We had contractors come out, they told us everything was fine and it was indeed venting outside. The HVAC company straight out said "the inspection that was done, was lazy work". We couldn't agree more with them. We had a plumber come to see about a pressure release valve that you said wasn't not on our water heater, that was a lie. The plumber did confirm that there indeed WAS a PRV on the water heater. You said there was uneven drywall texture, which was from the home builders - why would this be a remark? Overall, this entire process with this company was not pleasant. I stand behind my review and I will never refer this company for inspection for any of my family or friends. (Both agents also said the same.)
