The relationship between Consolidated Waterproofing Contractors and the Riverside Apartments property manager highlights some of the deficiencies of Riverside management here at the apartment complex in Alexandria, VA. Consolidated Waterproofing Contractors is currently working on a major project here at Riverside Apartments. The company is shoring up the outer walls of Riverside Apartments' Building 2 and bolstering the facade. However, the employees of Consolidated Waterproofing also did an emergency repair job on Building 3, when a portion of the outer facade along the back wall began to crumble, averting a near disaster. Portions of Building 3's back wall might have disastrously fallen on cars or residents, as well as causing further structural weaknesses and leaving exacerbated risks to tenants living in Building 3. This was a needless near disaster, which could have been avoided had the property manager and the contracting company had the foresight to anticipate the possibility of portions of the facade crumpling, collapsing and falli,ng on top of tenants, people walking along the sidewalk, as well as mere passersby. This was unconscionable neglect of duty, on the part of both the property manager and Consolidated Waterproofing Contractors' management. People could have died, been maimed or severely injured if the wall had collapsed or bricks had hit anyone below on the ground. The contracting company's workers, in general, are good, hard working, industrious and indefatigable. However, Consolidating Waterproofing Contractors and its employees have also been irresponsible in some of the ways that they have approached shoring up the outer facade of Building 2, much as they were irresponsible in not reparing and bolstering the crumbling portions of the back wall of Building 3 until it was almost too late, risking lives, injuries and costly lawsuits over the negligence of Consolidated Waterproofing Contractors and Riverside's property manager. Consolidated Waterproofing Contractors employees have irresponsbiy strewn about trash, food and other garbage, equpment and tools, as well as leaving gaps in the safety perimeter in the areas where they are working. If anyone, tenants or anybody else, enters into work areas through gaps in the safety perimeter, they might get killed, maimed, wounded or even sue Riverside, Consolidated Waterproofing Contractors, or both. The workers leave equipment, tools and trash, including food-related trash, nearby tenants' apartments, near building and business entrances. The trash that Consolidated Waterproofing Contractors have left out could contribute to another rat and rodent infestation at Buildings 3 or 2. The employees' irresponsibility could lead to a disaster, a public health crisis or a civil law suit. None of this can really be blamed on the workers. It is the responsibilty of the Riverside property manager and Consolidated Waterproofing Contractor's management, who have not been taking their duties and responsibilities seriously enough. I cannot really recommend either Consolidated Waterproofing or the managment of Riverside Apartments, including the property manager. Be wary of both Riverside and Consolidated Waterproofing.
