Not knowing who to get for my Home Inspection I got lucky. The service was excellent and my Inspection agent Debbie showed up on time. As my Insurance rate has doubled the last two years. It was at the point my escrow was more than my house. After a complete Inspection i was able to apply and get an Insurance policy concededly lower than that of the company I had used for many years. My overall Mortgage payment dropped 500 dollars. That was a great blessing for someone that is retired . Thank you Sunbird.
The inspector DEBBIE Odom upset the buyers unnecessarily on several occasions with false information. I overheard her telling the buyers I would need to replace the water heater because it would not come up to temperature. I went out and explain to DEBBIE that water heater was set in the vacation mode since no one lived in the house. When said to her it instantly came on and the temperature rose. There was nothing more wrong with the water heater! my wife overheard DEBBIE telling the buyers that she did not like having the sellers present Darren and inspection and I felt like that was very unprofessional of her.
DEBBIE also told the buyers that the air conditioner did not appear to be serviced properly . she further stated it was difficult to check the air conditioner filters and made a suggestion as to how it could be modified to make it much easier. If she would’ve looked she would’ve seen all she had to do was remove three screws and a trim piece and she would be able to check the filters easily! All this only upset the buyers realtor and of course me the seller. she identified her report that there was an electrical box in the attic which needed a cover and she took pictures of this box. Once I was able to locate the box it actually wasn’t a box at all it was an old light fixture which was totally electrically disconnected obviously not in use, But once again this alarm the buyers unnecessarily!
DEBBIE‘s report stated that there was not A GFI switch in the garage and that all the outlets needed to be replaced with GFI‘s. Note Not install a GFI but replace all garage outlet with GFI .
In conclusion her 130 page report in my opinion was full of erroneous information which only upset buyers ,sellers ,realtors and caused mass confusion trying to figure out what was actually needed to be fixed and Watt was just a figment of her imagination. I am 78 years old and I purchased over 20 homes in my lifetime and I have never had a Home inspection report which I felt was unreliable except this one. This inspector Thanks she is a licensed contractor and thinks she knows it all!
