AHS has been with me since I purchased my home. There is nothing like the peace of mind knowing that you won’t get slammed with an unexpected bill for a breakdown. They offer a variety of levels, I would recommend the Platinum level as it covers everything from your roof to your clothes dryer. I can’t stress that the peace of mind of having it is incredible. It helps avoid pricy warranties that are hawked when you buy a new appliance and you don’t need to worry when the manufacturer warranty expires. The technicians they dispatch are always reputable, from well-known companies. The telephone process can be a bit of a pain if you have more advanced issues, but their website is quick and easy to navigate.

It’s worth every cent.

Save yourself the headache AND money. They send out companies who do shiztastix work. More than half the parts aren’t covered, Freon is $75 per pound and they pay $10. We canceled our contract well before the next payment was due and now we’re trying to get the money back because they charged us for yet another month. Good luck trying to cancel as well that’s a whole other animal. Hell of a joke. Just RUN and DONT use this company.

Slimmey company that hires flakes to perform work. They never call back. 5 months of an open job ticket. Not resolved. They are trying to wear me down, I am just getting started. The phone people are very nice. Well trained, the merry go round of phone service is useless. There are no managers to ever talk to. FLAKES, DO NOT GIVE THEM MONEY.

They'll fix the small stuff and take your money, but will deny you when big things break.

Terrible service, made us wait over a month with a broken AC in the middle of summer due to red tape and terrible contractors. After we were dissatisfied with their service offer, they offered less than $400 so we can fix a $4000 problem ourselves.

Days AC broken: 26. Calls to AHS: 28. Supervisor requests: 15 (5 callbacks). Contractor relations escalations: 5 (0 callbacks). Authorization department escalations: 5 (0 callbacks).

Cancelled service. Avoid them like the plague. Would give zero stars if able.

Terrible to work with. We have paid for 2.5 years now and need our well pumps checked. I opened the request two weeks ago…They claim no one is calling them back so they are “letting us” go and get our own contractor. (After I already paid the $100 service fee for nothing!) This just means I do all the work myself to find a contractor, get a diagnostic assessment, send into the company for approval and get stuck with a bill upfront that they can choose to reimburse “if it’s an amount approved by the company”. We will be cancelling our warranty and going elsewhere. Why do I pay monthly to do their job?

Unfortunately the technicians do not help to improve the image quality and service they promote..!
My problem was the poor installation by young water company and the next day (almost a year ago) I had a water leak and it still has not been resolved after paying $1200 for something that was truly not its price.

Very badly..! Lack of professionalism and respect for clients.
1) Young waters company..installer
2) Mr plumbing I did not get the necessary support to solve the problem..

Worse company to deal with. They are unprofessional and truly don’t care if your house is falling apart or flooded. The only thing they care about is the money they take at the end of the month. They send the worse contractors to check your house and then damage it more. I’ve been waiting for my refund for 4 months now haven’t seen it. Now that I wanted to cancel the contract they wanted to charge more. I wish I could give them Zero star.

Received a AHS warranty from the seller of the house I bought last year. The last two months of the contract, their call center will hound you daily to renew the contract for another year using all kinds of lies about pricing they will offer.

I decided to go ahead with it due to the aging appliances in my home, but the sales rep was in fact lying and I'm being charged full price instead of the $200 off I was promised.

After trying to call their customer service center 5 times, they will not provide me with a written confirmation that my discounted rate will be honored. On top of that, the call quality was terrible so you can barely hear what the rep is saying. Probably due to the international call, the reps seem to be somewhere in the middle east.

Will not be renewing again and may cancel altogether. Terrible company with almost criminal business practices.

American home shield will not stand behind their warranty and is refusing to pay for fixing my central AC. Their customer service is horrendous as well. Expect long hold times, difficult to understand employees and I was refused to file an appeal on their decision. This review is my experience with American Home Shield as a company. The contractor they sent out even verified that it was not something I did or did not do causing it to break. I had an issue ~5 years ago that they promised to do better next time (waiting a very long time in middle of summer to order a part that was available nearby same day). It caused me to spend thousands on windows units so my animals would not have their health harmed by southern LA heat. It seems they have not got better but much worse since then. At least they paid for the repair last time.

HELP MY MOTHER NOT FREEZE! Eleven years my elderly mom has faithfully paid your fee, and for TWO DAYS she's sat in a freezing houde with negative temperatures at night while phone call after phone call she gets the run around, gets someone she can't understand, gets a promise that "tomorrow" someone will come (but not even told who or when). These customers are the reason you're in business. Please take care of them. I'm her only child and can't be with her to help. She's days away. You use to be a good company, but that has chaged.

It is really a mixed bag when it comes to AHS. On one hand they (the service tech not AHS) did do a good job getting an older stove repaired. On the other hand the fridge that wasn't working has been a nightmare. First guy said he wasn't specialized enough to fix (after waiting two weeks), so they sent another company a month later. (Each service call is $100) They said the fridge was not fixable. So then AHS offer a replace, but the delivery time was months out. We opted for the Cash payment option and were told the check would be 7-10 days. We have had nothing. You call so called customer support and are put in an endless loop of people transferring you. We will be telling our realtor to stop selling this.

If something goes wrong in your home and you don't live in a big city, good luck!!! We had someone do the work when their contractor would not and six months later still waiting to get reimbursed. When you call, the service rep is off shore and can't understand them and nothing gets done. TERRIBLE Company. BUYER BEWARE!!!!!

they only reason i'm giving them one star is for the actual customer service assistance i've received. the company itself has some major issues which could easily be resolved. i've had a contract with AHS for nearly 30 years. During that time they have had a couple of work orders for my air-conditioning unit so they know it's on my roof. When i scheduled a work order several days ago, it was all automated. they assigned me to Maxon Air. that dispatcher scheduled a tech to arrive the following day but did not want any info from me and said the tech would diagnose when he was on site. when he arrived, he asked where my unit was located. i told him on the roof. he said their company doesn't carry liability insurance for ladders so promptly left. i had to start over again with AHS and was on the phone with a representative (Abby) for over an hour. i live in phoenix and it's the middle of the summer so our temps are averaging 110 degrees and i've already been w/o air for two days. after approximately five phone calls to various a/c vendors, the AHS agent confirmed an appt with Patriot Air for the following day to arrive 12-3. at 10:30am i receive a call from another a/c company about scheduling an appointment. i told him that Patriot Air was on their way. i thought that was odd so i contacted Patriot Air and found out they couldn't come as they were doing an install and didn't have enough employees to assist me. didn't hear a word from AHS about this incident. i had to contact AHS again and because it was Friday, they were not able to get an a/c company to schedule me until Mon which would mean a week without a/c...unacceptable. this phone call was two hours long. the representative disconnected me but to her (Leah) credit, she did call me back after about five minutes. i have some heart issues and an exotic parrot in the house. i asked to be reimbursed for a portable a/c unit, approximately $250, which they would not do. i can't go to a hotel because of the parrot. plus, AHS wouldn't reimburse for that either. i hope the company on monday, Valleywide Cooling, keeps their appointment with me, is able to diagnose and fix my unit that day. AHS has some bad business practices and are not putting their customers first. Shame on them!

Horrible home warranty company, with even worst subcontractors. If you research, the companies they contract with, you'll see they have terrible reviews and are extremely unprofessional (at least in my area).

I discovered a hose bib leak at the front of my house, the week before Christmas, a few years back. I requested service from AHS. No call/no show from their subcontractor, so I called the company myself, the next day. The subcontractor said they would call me back. I called AHS the next day to request another company and guess what? I finally had to find someone on my own. I requested a refund of my out of pocket expenses (less the $75 service fee I would have had to pay). Of course, I sent my request via certified mail, so it wouldn't get "lost". The lady that finally contacted me said they would only give me a partial refund and they weren't obligated to give me anything. Rest assured, by the end of the conversation, I was confirming the timeframe that I would receive my requested amount.

I was relieved when my year was up. AHS had the audacity to keep sending me renewal requests. On 4/25/17, I spoke to "Sierra" and requested to Opt-out of their marketing list. I received another advertisement in 2018. After receiving another letter today, I spoke to "Mike" to request to be permanently opted out. We'll see how that goes...

Beyond disappointed with the service from AHS. Not only aren't services provided in a timely manner, you now only cover $10/lb of freon when your competitors are covering it 100%. 3 days in a row of being on hold to reach an agent for over 1.5 hours, 4 days after reporting the issue, still no solution in sight.

My AC started giving me trouble on Tuesday. I tried to submit a request for service on the AHS website but the website kept going down. So I thought no problem I'll just call so I submitted the request through their automated system. This was at 11am on Tuesday. Website says they'll assign someone within 15 minutes but no one was assigned until midnight (I know this because I got a text message at 12:18am notifying me). The company they assigned is no where near my location but I thought maybe it was a big company with a large working radius. They gave me instructions that they'd contact me within 24 hours to schedule service. Didn't hear from the contractor so I thought okay no big deal I'll just call them - maybe they didn't get my info from AHS or something like that. No answer had to leave a vm. Still thinking no big deal I'll just wait for them to call back - I bet they're at lunch or something. 24 hours later still no call back just to schedule service. I expected they'd need some time before actually coming out to look at my AC but I did not expect to wait days just to get an appointment. I tried calling AHS to speak with customer service several times but after wading through 7 different prompts I kept getting put on hold for 5 minutes. Read the reviews for the contractor and on other sites including BBB and they were awful and almost all of them were through an AHS customer. Several people complained to AHS directly and were told they would no longer be working with that contractor but that was months ago. Decided to cancel both the request for service and the home warranty policy. Obviously the contractor isn't too interested in the work. And if this is the kind of contractor and service AHS is cool with then I don't want to be doing business with AHS either. I finally spoke with John in Billing who said he would remove my payment information and then send me to the retention department but after waiting on hold (another 5 minutes - literally) he came back and said that he wasn't able to get a hold of them and that he would have them call me back to process the cancel within 24-48 hours. Never worked with a home warranty company before so I wasn't sure what to expect but if this is it I'd rather just hang on to my money. I'm just sorry they got a year's worth of premium from me before I found out it wasn't worth it.

Thank you for somehow scamming your way to my realtor's recommendations list. Unfortunately they are good friends of ours and will never recommend your services again due to your illegal business. Don't ever do business with these sharks. They do not fix issues and their contract has a out for every single item they "cover"

my air conditioner broke. I submitted a claim with AHS and a contractor eventually contacted me and said they couldn't make it to our house for 4 days. I called AHS customer service, sat on hold for 25 mins, and asked if they can dispatch to another heating and cooling contractor that can come to our house sooner. I was told it was hot enough (My house is 85 degrees) to have my service expedited. I asked to speaker with a manager because I felt that was unacceptable. I was transferred to a different customer service line, sat on hold for 10 mins and eventually a recorded message came on saying "We're sorry, we are unable to assist you at this time, please contact our normal customer service line" and hung up on me. AHS couldn't care less about your needs or current situation, they will save a buck anyway they can at the expense of the customer. I asked the customer service rep before being transferred and eventually hung up on: "If your house was 85 degrees, would you want your service escalated?" She responded "My personal feelings are irrelevant to our policy"

My wife and I had purchased a major appliance warranty with American Home Shield. Ultimately, the furnace failed and AHS contracted to install a similar unit. Unfortunately, the unit, located in the basement, was so loud, we had to turn the volume on the TV up significantly every time the furnace cycled on. I contacted AHS with my concerns and they said the warranty did not cover excessive noise so we had to accept this unit. I commented that if an insurance company replaced a car with like kind and quality but the engine was so loud one could not hear the radio, it would not be acceptable.I attempted to resolve this issue through multiple emails which they simply ignored showing a complete lack of class and concern for their customer. I would never, EVER recommend American Home Shield for any warranty of any product.

I am in the middle of having my first service call with this company. They claim to cover my water heater only to find out they try to back charge $200+ on the install for what they call "Vent and Pipe" reconnection. Well no kidding.... you have to hook it back up. I called the plumbing company and after the typical go around the basically admitted that the charge was much less than what I was being passed onto and it isn't from there end. Its kick back to AHS to cover their expenses. I called AHS and they admitted on the phone that the expense was because I went through AHS for it. Refused to back down from the inflated charges. FRAUD ALERT!!! NOT AS ADVERTISED!! BUYERS BEWARE.

I had been with AHS since 2004, in two different homes, I rarely used the service. I had a problem with a bathroom sink not draining. I did what any sensible person would do an used a plunger, the plunger failed to clear to blockage and the pipe below the sink began to leak. I called AHS, who in turn referred me to D.R. Plumbing in Jacksonville Florida. I should have known this would turn out bad from the reviews of D.R. Plumbing I had seen online. D.R. Plumbing never called me to schedule a repair, I had to contact them, that was on Thursday. I told D.R. Plumbing about the blockage and the leak. They came out to take a picture of the sink. No one called me until Monday and that was AHS. AHS refused to cover the repair after I had paid $100.00 to them. AHS said the reason my request was refused was because I tried to plunge the sink. D.R. Plumbing said they would have to remove the bathroom vanity, cut through the wall and replace the pipes in the wall and would do so for $1800.00. I cancelled my AHS service after 14 years and called a local plumber who cleared the blockage, replaced the leaking pipe for $178.00 and it took less than an hour. After 14 years AHS cheated me out of a $100.00 service fee, called the plumber with the worst reviews I've ever seen online, a plumber NOT accredited by the Better Business Bureau. The real kick in the head was speaking to the Billing and retention departments who are outsourced to someplace in Asia, and who don't understand English and read to you from a prewritten script. At least 3 of my neighbors know the problem I had with the sink, I assure you way more than 3 neighbors will hear all about AHS.

average 48 minutes on hold for the Appliance Purchasing group - they tried to scare my wife into accepting a $300 cash in lieu payment, when they know full well our policy covers up to $3,000 - very unethical. I am currently on hold (37 minutes in) after speaking with a person 48 hours ago that "Promised" to call me right back!!!! - Mr. Jordan Abidor do you hear me????

Worst experience EVER!!!!!!!!!!!!!!!! I'm away on orders for the National Guard and my girlfriend (she and her 2 kids live with me) calls and lets me know that the furnace has quit working. I submit a ticket and decide to call since we live in MN and it's well below freezing out. I am told I will get a call within 4 hrs of the submission.....No call, I call again and wait on hold for another 1/2 an hour and am told someone will be out by 9am the next morning. No one shows, no call. I call back wait another 1/2 hr to find out that they can't get one of their people out and that I should go through a local contractor. After talking to 10+ local contractors I am very frustrated as none of them will work with American Home Shield because they will not pay their rates. I call back to American Home Shield and vented because it has now been almost 24hrs since the furnace went out and the temp has not gotten over 9 degrees F. They say they will have someone out to my house shortly and that I should expect a call. Over 3 hrs later and still NO CALL/NO SHOW. The worst part is I don't know how much longer this is going to take as every time I call in they tell me what I want to hear, but don't do anything!!!!!!! The only reason they get a 1 star is because ZERO stars is not an option.

This company has the worst customer service! I don't know how they stay in business treating their customers, (who pay hundreds if not thousands of $$ to have home warranty through them) the way that they do. Phone calls are placed on hold and I have waited up to 1.5 hours for an agent to pick up, today it was 55 minutes! Than to resolve a issue that was not my fault it was the original agent's fault, I was told I would need to start the process of submitting paperwork all over even though the agent gave me the incorrect directions in the first place. I have to wait weeks for my $$ to be reimbursed to me! Do not give our money to this company!

One negative thing to start, their hold time when you call customer service is long. I always waited 30-45 minutes before getting through. However they fixed this by giving me the account executive line which had no wait time.

I loved working with the account executive Deborah. We had been living in triple digit heat in our new house for weeks and then it became a month. During this time while we waited for the HVAC company to come out she reimbursed our family for buying some fans and things to try to keep us sane until the a/c was fixed. She was very patient with me even when I was irritable from the heat of our house. Once she realized how horrendous D&D Mechanical was (the contractor) since they were taking so long to come fix our a/c, even when I told them we had a baby that was sick in this heat. She then agreed to let me call my own company and AHS would reimburse me. Amazing customer service from Deborah and doing everything in her power to help our family and get everything fixed. I highly recommend the account executive line with AHS. They did an excellent job and went above and beyond what was expected.

We have been with American Home Shield for 4 years. Yesterday we requested service for a leaking faucet in our guest house. The plumber came to the house today but when he phoned AHS they told him the guest house was not covered. Our contract specifically says "Single Family Residence under 5,000 square feet and Guest unit." This is the first page of the contract which includes our address and the annual/monthly cost and signatures. I called AHS, waited on hold for 30 minutes, then was told it wasn't covered. I read the contract to the AHS representative but she insisted it wasn't covered -- even though my contract say it was. I asked to speak to a supervisor and was put on hold again. After 20 more minutes on hold, I hung up. In the meantime I received an email saying the work was completed and my credit card was charged $125. So I went to the AHS website and "chatted" with an agent who said the charge was for coming out to the house -- not for fixing anything. So I asked to have my contract cancelled. The agent said I would have to call in person and talk to another agent. So I called and was put on hold for 20 minutes. When the agent came on and I said I wanted to cancel she gave me a hard time. She wanted to know why. And no matter what I said, she wasn't going to cancel. Then she said if I do cancel there would be a "cancellation fee" of $250. I had been with AHS for four years, they refuse to provide service to my leaking bathroom faucet, they charged me anyway for the service call, AND they are charging me for cancelling. That's not right.

They left my son and his family and pets hanging. Their technicians never called or came out. After enduring triple digit heat in the dead of summer in Oklahoma for over a week waiting, they finally had to get the air conditioner fixed. They submitted the documents and American Home
Shield has refused to reimburse them for any of the repair expenses and they refused to even address the fact that their technicians (two different ones) never called or came out. This company is a joke! BUYER BEWARE!

Please read the BBB entry for this company. Not sure why 'everyone' pushes this company's product when purchasing a home. It looks like the chances of being satisfied with the company or the product are slim. Furthermore, from personal experience, after scheduling my first service call, I'm being billed by this company a higher fee for that service call than the same actual service call has ever costed me in the past on my previous home. I have to pay AHS $75 to have an HVAC guy come out. My bill for similar services have never been that high. Why did I take the time to wait an hour on hold to schedule something more expensive? Why am I paying more to a middle-man who is calling the same guy I would be calling myself? I suppose because I took the advice of many who insisted this product was an essential when buying a home :-/ so much for advice from friends....
My advice? (as a random person on the internet writing a review): Don't waste your money here, just call the plumber or HVAC guy instead. The bill will not be half as bad as you believe it may be, and, you won't have to sit on hold for - literally - hours of your life, or surrender your liberties in choosing your own plumber or HVAC person. SMH (bet they don't pay the full amount for the bill either, we will see)

I'm a returning AHS customer and must say that I am SO VERY PLEASED with how the CSR's at AHS assist me when I call in. I've heard the horror stories about AHS and them canceling customers but I am a RETURNING customer. I've been with other companies and though the deductibles and fees are less than AHS, I quickly realized that you get what you pay for. The ONLY drawback is the response time and timeliness of the companies that AHS contracts, other that I would recommend AHS to anyone interested in obtaining a home warranty. Thanks AHS for the the added protection/coverage for our home!

This company is very abusive. They do everything they can not to pay. They want you to wait 48 hours to get an appointment to get a freezer fixed and then another 2 days to actually get it fixed. It costed me less to have someone else fix it the same day then let the food spoil. They work with incompetent companies who would not be in business if AHS did not feed them clients. These people are criminals.!!!!!!!

I had a leak under my kitchen sink, and called AHS. The contractor came to my house the next day. They were prompt, courteous, and diagnosed the problem within a minute of viewing the area under the sink. After confirming my coverage, they went to get the needed part. The whole process took about an hour. They also answered a couple of my questions about a couple of other items related to the kitchen sink and faucet. I was very satisfied with the service.

prompt response from AHS and contractor. Contractor onetime, courteous, found the problem, and rec. that an electrical contractor was needed to fix theCircuit gbreaker on our house. AHS immed. found the needed contractor and he fixed the problem on time . We were pleased with the whole process. We had to pay the $75 service fee to only the first contractor.

This might be the worst experience I have ever had with a business. Although I have never written a review for a business, no other consumer desires an experience like what I've had with AHS. If anything positive can come out of this is would be that no other consumer is taken for the ride I've been on. After purchasing a new home I elected to purchase this warranty. After a year into the contract I needed to file my first claim. After multiple phone calls with multiple responses/answers and confusion on the part of their customer service representatives I submitted a claim from a vendor after given "outside authorization" from AHS. They refused to pay. I've never treated so poorly by a company. I'm bewildered that such a company exists. I'm frustrated and out several hundred dollars on a repair my warranty should have covered. Buyer beware.

We had a plumbing problem which had to be fixed so that we could install new vanities and fixtures. The ability to get a contractor from AHS was phenominal. The timeliness of the contractor was super as he was here on the dot and he was out of here within an hour having fixed six sets of valves which were frozen and a separate valve which had started to leak at the water heater, The contractor cleaned up and every thing was better than before. We then replaced all the vanities, toilets and faucets without incident. Your customer service was great and quick via the phone line and we had an appointment within 2 hours of the call.

I have always felt that American Home Shield (AHS) was the absolutely best kind of insurance we could have for our home appliances and systems. We were given a subscription to AHS by the person we bought our home from, and we've had AHS ever since. Our home was an older home (built in 1965) with many of the original appliances (built-in refrigerator, oven, dishwasher, et cetera), and whenever anything would go wrong, AHS would arrange for repair or, in many instances, full replacement (even the BUILT-IN REFRIGERATOR)!!! No questions! No fight-back! This is UNHEARD of at other insurers. I would recommend AHS to all my family/friends. I gave my mother an AHS subscription, as well!!!

Too bad I cant rate them worse than 1 star, we bought an expensive home with their premium warranty but they continue to send me garbage excuses about how they aren't responsible for the repair because the item has malfunctioned.
This company is crooked in my opinion, just a bunch of criminals that would be in jail if it wasn't for their crooked lawyers.

The service technician did an extraordinary job, excelling in every aspect. Communication, explanation, timeliness, appearance, workmanship, and knowledge exceeded any expections.

Hello hard working people out there I was a long standing customer of american home shield and over the time that I have been with them most of the things I call them for they said was not covered .when I purchase the policy no 1 ever came out to make an assessment of the things that should be covered,we have had all units serviced by the different contractors over the years through american home shield no 1 ever made a statement about anything needing to be fixed. In the dead of summer in missouri this year we have had a record temperatures over 100 degrees and our a /c unit went out we called american home shield they send out a contractor who said that the unit compressor was bad and the coils on the unit were 40 percent damage now remember this unit has been serviced by different contractors throughout the years and no 1 said anything about the coils. the unit had been in the original unit with this house since 1955. however to make the story short american home shield refused to replace the unit giving us only 42 dollars to purchase a fan while the temperatures inside the house was over 95 degrees. I had to spend $3000.00 dollars out of my pocket to replace the air condition unit outside. you can waste your money if you want to with american home shield only to be told that it's not covered in the end or that it is not due to normal wear and tear that the unit broke down. We all wantprotection and peace of mind and we depend upon these companies to be loyal and honorable but they are anything but that, they are crooked thieves who pray upon consumers. America please be aware of american home shield don't waste your money get a separate account save the money you would have been paying american home shield and when something goes wrong use that money to fix it do not depend on this company I have been down that street please listen .
