We were impressed with all that was found. However, once we moved in, we realized that the inspector did not notice the rotting sheetrock around the living room window ... which was caused by the window not being properly flashed when installed. This caused moisture in the wood, and then the sheetrock. This is magnified when there is a storm blowing the rain into that side of the building.

I’m in California and was not able to be at the inspection in person. I was able to chat with Jeremy a little bit through FaceTime at the conclusion (my realtor was there at the time).
