Completely destroyed my home state of Delaware. They filled in many of our wetlands, chopped down some of our last contiguous forests, and once they bled us dry, left for another state to do the same. They profit with billions of dollars while the locals are left with no protection from storm surges and sea level rise and increased human/wildlife interactions due to increasingly fragmented habitat. I can’t tell you how much I loath this company.
I built with Schell in Richmond and overall had a positive experience. It' smy understanding it was just this one person, but the sales experience was poor and promises weren’t fulfilled. Things like clearing the trees on my lot to a certain specification never happened and I wasn't told about certain options that other neighbors knew about. I was told my layout had to be flipped due to my parcel of land only to have a neighbor build the same exact floorplan next to me with the layout I originally had even though their lot was smaller. Now our screened porches and all windows now look directly into each other’s homes (houses are very close) and I can hear my neighbor's every single word when they are talking in their porch. I went through the mortgage company they were affiliated with and that was also positive. The design process was wonderful and I never felt rushed and had a great time bouncing ideas around with staff. No experience is perfect, but I do love my home. My biggest frustration was with finally layout of my house on the lot which is obviously a permanent situation, quality of some finishes, and having to fight for certain repairs (grading and pooling of water). The house was left wide open (doors and windows) during rain after drywall and trim were installed and painted until the day I closed. I built a home with a different builder at the same exact time of year 3 years prior in the same neighborhood and had none of the trim issues I’ve had. That builder closed the house for a month before closing and ran all lights and HVAC to condition the home. I have large gaps in my trim, some which were filled with calk at the time of installation instead of installing properly. I was told these repairs weren’t covered because I had to point it out before closing. I chose the wider trim option, but accommodations were not made for it (closet opening could have been shifted one inch to the left so that wider trim would be even on both sides of the door). My recommendation to future homebuyers is to be on top of all the work by subcontractors and take all the time in the world inspecting before closing.
As a realtor, having great builders to work with and their houses to sell, I can confidently say Schell is my personal favorite builder. They’ve won national builder of the year for a reason. Their warranty program and service is one of a kind and TOP notch. I am an independent Realtor, I don’t work for Schell and have no ties to them. This is a true honest review from a Realtor. I love their houses and quality so much, I have sold multiple Schell houses to multiple family members of mine.
