I had the good fortune of being referred to Tri-State by several neighbors when looking to secure an independent inspection of our newly constructed home as we approach our one year warranty mark. Eric replied promptly and we scheduled the appointment. He showed up on time and proceeded with a thorough inspection of our property from roof to basement including all major structural and functional components and systems. He provided a comprehensive report as promised later that same day that included numerous photos and narrative descriptions of all findings and recommended remedies. He answered all of the questions I asked during the inspection as well as afterwards. Although our builder is considered highly regarded and our overall experience has been positive, Eric identified a number of issues that I likely would not have caught on my own. I was very impressed with Tri-State from my initial phone call inquiring about their services. I spoke with Ken and he explained the whole process to me very thoroughly. After speaking to other inspection companies, we went with Tri-State. Once we set a date for the inspection, a contract was sent to us to review. It covered what to expect with the inspection ( very thorough). Ken arrived on time and he promptly began the inspection. We knew what to expect having read the contract previously. He pointed things out to us during the inspection and answered all my questions. Once the inspection was complete, he reviewed everything that he had found. Fortunately for us there was nothing that was super serious. By the end of the day we had received our report (electronic PDF file). The report was very extensive and included pictures of everything he felt should be addressed. I was very impressed with the report. He also said he is always available to answer any questions we had in the future. Our inspection was a one year inspection for a newly built townhome. I would highly recommend Tri-State Home Inspections.

Ken Blackwell was an absolute professional. I'm so glad we decided to do a 1-year inspection on our new home. He was worth it. He found very important defects that we would've missed.

This was the most thorough inspection I've ever experienced, and I've had inspections with several moves. Eric went into the attic(s), the crawlspace, and everywhere. He found 20 things that are not in plan site. The house is coming up on the one-year warranty date, so our inspection was extremely important. Many of the items he found were code violations that apparently the builder is either unaware of, or just unconcerned about since most inspectors do not find them. 20 findings, and 15 were of "significant concern." I had a different inspector for our pre-closing inspection and that inspector missed all these items. So glad we were able to schedule Eric. Book an appt with him early, as he appears to be scheduled out 2-3 months.

Kenneth came to my new construction home earlier than anticipated and was already working on his report. Very thorough, professional, and he did manage to find things that the builder agreed needed to be fixed. Worth every penny. Thank you so much!

Our inspector, Kenneth Blackwell was a wonderful asset with our new home! His inspection uncovered many problems with our new home that we would not have known about, since the builder failed to inform us of them. Kenneth documented all issues and took photos for us to have. The builder wanted us to sign a release stating "A construction manager has inspected your home to make sure it meets industry and high standards for quality. We would highly recommend Kenneth and Tri-State Home Inspections, Inc. for your home inspection. Rest assured it will be the best money you have spent. We plan on having him come back to reinspect our home and make sure all safety issues are corrected.

The Frame Stage tour was well worth the value. Despite how good a builder is, items will get overlooked regardless. It's always great to have a third eye to observe the building process objectively and verify that your home does not contain major defects. Beyond that Tri-State just doesn't just come out do the work and leave. Most of us are amateurs at best, unless you are part of a builder's subcontractor, we really don't know all the aspects involved in the construction of a home. The translation of construction standards and its relationship to assess the condition of any home is their niche.

I’ve had two inspections performed by Tri-State Home Inspections. Both were extremely thorough and the inspection reports were the best I’ve ever seen. Kenny is the consummate pro — very detailed and incredibly knowledgeable when it comes to local codes, etc. He spends real time with the homeowner explaining his findings before providing a comprehensive written report on the same business day. My wife and I are very happy with the services provided by Mr Eric Espada. This was for a new home and we had used a different company for the framing inspection and the inpection prior to closure. At the recommendation of a neighbor, we hired Mr Espada for an inpection prior to the first year, while the house is still in full warranty. He found several significant problems which were missed by the previous inspector. He provided an comprehensive report with photos which we used to generate the claims to the builder, under the warranty.

Tri-State Home Inspections identified several issues in our home inspection- just in the nick of time prior to the thunderstorm later in the week. The issue, our home/electrical panel was not grounded for reasons unknown... this could have been catastrophic/deadly. Thank you Ken and Eric, we will be scheduling a follow-up inspection once all those issues identified in your report have been addressed. Money well spent.

Ken was 100% professional. He did a thorough and complete job spending almost four hours inspecting the house, literally from top to bottom. He found eighteen issues. That is in addition to the obvious ones we found previously,. Those would have been impossible for us to find, such as problems on the roof and chimney (and other hard to get spots throughout the structure). Some items he found were structural and others very important problems that could have been disastrous over time. Also, he was a gentleman. I consider this the best money that I could have spent on the house. I have full piece of mind. I will add that he was recommended to me by several neighbors who stated the same. My advice is to call this company and get the piece of mind you deserve. I have never dealt with this company or Ken Blackwell before and do not know him personally. Go for it. No doubt you'll be glad you did. That is my opinion and several of my neighbors agree as that is what they told me before hiring this company. I would ask for Ken Blackwell since that is the inspector I and my neighbors had.

I have never written a negative review in my entire life, however Eric (Owner) was such a displeasure to correspond with as you will see below. The company came highly recommended from several friends. I have to say I spoke with Kenny on the phone who was nothing but a pleasure. However Eric’s customer service is worst have I have ever experienced.

I am building a home it was suggested to me to have home inspections done along the way and Tri- State was the way to go. I called and left 2 voicemails on the companies listed number which neither voicemail was ever returned. I decided to email Kenny directly who responded immediately.

When it came time to schedule my inspection I emailed Kenny who called me back, and told me he could squeeze me in on a particular day, but to firm it up with Eric in the office. This is my correspondence with Eric below.

As stated previously I can't say enough about Kenny and his professionalism, and customer service, something in my opinion Eric seriously lacks. I hope my experience with Eric detours you and all future business from him.

Ken B performed a one-year NEW HOME INSPECTION at our home in Lewes, Delaware on January 31. Ken was very professional, courteous and friendly. His appearance was very professional and respectful. Prior to starting, Ken asked some questions about the house and gave us an opportunity to ask him questions. He then informed us of his plan and approach for this inspection. During the inspection we had some conversation, but we trusted Ken to proceed without constant oversight. Ken quickly earned our trust and respect. Ken worked very efficiently and was quite thorough in his inspection. After completion of the inspection we reviewed all of Ken's findings together. Regarding a few things that Ken identified high up in the attic, Ken placed blue tape near those items, making them outstanding for the builder/contractor to see in their follow up visit. When the builder reviewed all of Ken's findings a week or so after the inspection, the builder remarked how he greatly appreciated Ken placing that blue tape at those items in the attic. That made it very easy for the builder to find those and the builder was very thankful for that. Prior to leaving, Ken took his time answering all of our questions. Ken is obviously very knowledgeable and experienced. As promised, Ken delivered his complete inspection report to us that evening. The report is lengthy, containing all of Ken's photos of every item with detailed explanations and recommendations for improvement/correction. The report also included examples of building requirements/standards as well as manufacturer installation instructions/requirements where applicable. This additional detail provided us with context and better understanding. A few days later we scheduled a call with Ken to ask questions about his inspection report. Once again Ken was very professional and helpful. Ken was able to answer all of our questions and address all of our concerns. Ken was very patient with us. Tri-State Home Inspections was recommended to us by one of our neighbors. We are very glad that we selected Tri-State for our one-year inspection, and we're very glad that they sent Ken. Tri State Home Inspections inspected my home twice during the construction, and I was more than satisfied in both cases. Ken B was very thorough and professional and explained what he was doing and what he was finding very clearly. He answered all my questions. In each case the report he generated was well written, well summarized, and supported by photographs.
They were very responsive and cooperative. I had to reschedule the second inspection on short notice, and they accommodated my requested reschedule date.

Ken was was very thorough and checked all the systems in our home. Even crawled up into the attic to check on roof trusses and look for leaks (no small feat). Found some items that needed fixing that no one else had found. He's honest, experienced, and knows Sussex County code very well. We highly recommend him!
