I’m glad we aren’t the only people who had this experience in the reviews, but my sister and I rented a great home from this company. Lived there for the full year lease, took great care of the house and loved our experience there!

Both my sister and Is parents own 15+ rental properties of their own in both Utah, Washington and Idaho as long and short term rentals so we understand how difficult it is to find good tenants. They have warned us of rental management agencies such as this one.

I also have had nothing but amazing experiences renting in the past from different apartments/homes, so this was my 10th rental. I’m not new to the rental experience.

So before we left, we rented a carpet shampooer, shampooed the entire 5 bedrooms and 2 stories, had our (very experienced) rental owning parents come over, and help us patch any (normal wear and tear) holes, deep cleaned the entire house and left it extremely clean.

The company had called me 30 days before the lease officially ended, and asked if we’d be renewing the lease. I told her we wouldn’t be, that we plan on moving out at the end of the lease. The kind lady on the other end of the phone said, “okay, thank you for letting me know.”

We thought that was that.
Long story short, they refused to give back our deposit because even though we told them 30 days prior, they “never got a written notice.” On top of that, they attempted to charge an extra $1300 for a bogus itemized list that included normal wear and tear. Again, we left the place spotless. So in total they wanted $3500 out of us for made up reasons on their itemized list (with no proof) and for moving out with notice but then wanting notice, then getting notice and accepting it, but then changing their mind.

My sister gave them a written notice eventually in which was accepted and then someone in the office decided to unaccept it.

The way they spoke to my sister was also extremely rude, demeaning and just not how you treat people in general.

So yeah, typical rental management agency that will attempt to take every cent they can from you.

Worst customer service. They dont care about residents having enough parking. Had 1000 deposit and they kept almost all of it but $250 and we left apt clean and fixed holes ourselves. Took them 2 months to issue refund just to be told it was sitting in office for us to pick up. Had to talk to multiple people about lease no one seemed to have record and or communicate with each other. Rent is a good price but customer service stinks. I will not be renting from Rooftop again and I will not be recommending anyone I know to live in their units.

Wouldn’t even recommend applying. They are horrible at communication. We submitted our application and paid the fee. After 2 weeks they still didn’t process our application even though I had talked to them multiple times in that 2 week period. We told them to cancel our application cause they were just wasting our time at this point. Waisted $25 on an application fee that we can’t get back either. They constantly lied to me as well about what was available and not.

I’m so very disappointed in rooftop my husband and I have rented from them for the last two years and we decided to move to a bigger place as our family grew and when we put our notice in they sent over a check list of what to do to clean the house and as soon as we did everything on the list and the then decided at the end when they did their walk through that they were going to charge us $600 for a bunch of crap that definitely isn’t worth $600 we only received about 25% of our deposit back after busting our butts to make sure the place looked good they charged us for mismatched paint on the walls when that’s how it was at move in and refused to call us back after calling about our concerns about the over charge of our deposit don’t rent from these people all they want is to take your money

Please ask your techs to stop putting trash in other peoples garbage cans. I came home to a trash bin full of blind boxes. I took it to the transfer station for y’all. Please just do the right thing next time and haul off your boxes instead of putting them in residential trash cans. Thanks!

Ry came to look at a problem I had with my faucet I’m not the social type and I don’t like having people in my house but ry was a treat he was very polite and respected me and my space was very funny and easy to talk to he worked fast and was in and out of my place in no time (I almost wanted him to stay longer) I’ve had problems in the past with maintenance guys making me feel like burden or a problem but ry seemed to enjoy helping me out and I appreciated that a lot

Leased for almost two years with this company and ended up having to move out 3 months early due to pregnancy and not having enough room at the current place.

We followed our lease agreement by finding people to take over the lease since we were leaving early and the company wouldn’t ever call me back or let me know about applicants. I had proof of a woman wanting to take over the lease and when I called about it the company said “she just didn’t want your unit” No, I think the company had other vacant units to fill and also wanted our money so they could get money from both of us.

Never would recommend this company, I worked for 3 months straight going through multiple messages a day from potential applicants and people who applied to take over the unit. This company just wants your money.

Also still haven’t heard anything back from my walk through or about a deposit. Every time I call they say the person in charge isn’t in office and they’ll “call back”

*** Had to add: this company has been giving me the run around ever since we turned our 30 day notice in. They got bought out the day of our move out and keep saying they don’t have our move out paperwork or information on our deposit but somehow the new company also says they haven’t gotten anything from Rooftop.

Once I finally got information back on my deposit (that rooftop had) they’re only giving 20% of our deposit back after paying a for a professional cleaner, and painting the unit. They won’t give out an itemized invoice as to how it’s possible we are only getting 20% of our deposit back. AVOID RENTING FROM THIS COMPANY!!!!!!!!!

Me and my 2 adult disabled children lived there for 5 years. The year I didn’t sign a lease, they raised our rent twice - once in January, and again in March. I had to sign a lease or they would have raised it again. We lived upstairs and got wasps, ants, and roaches. They said it was our responsibility to get rid of pests. The dishwasher didn’t clean, and leaked when we tried using it. When they finally checked it, they said it ran, and wouldn’t replace it. The lightbulb outside our apartment door burned out. We had no control of when it was on and off (obviously on a timer), but they wouldn’t replace the bulb I couldn’t reach to replace. My neighbor across the landing graciously out a new bulb in for us. Repair calls took over 2 weeks for someone to come fix things.

I would give 0 stars if possible. We found a bedbug after being tenants for 2 years. When I called about it, the property manager said "do you even know what a bedbug looks like, like are you sure? Do you have any bites?" When I replied that we didn't have any bites she told us to wait until we have bites. I saved the bug and sent pictures of it to an entomologist at a university for positive ID and when they confirmed I called her again, after getting Rocky Mountain Bed bug to inspect the place. (this was about a week later and Rocky mountain bedbug was amazing they did the inspection and found 1 live bug and 6 eggs and said we found them really fast and had them less than a month at this point) This time she told me that it was my responsibility to get the property treated and refused to get the treatment done. I had to drive to Idaho falls to hand deliver a 3 day notice to repair after several refusals, all the while me and my family were forced to live with the bed bugs. After I served the notice they finally hired Rocky mountain to come and treat the house. Soon after I received two threats from their lawyer, the first was an offer to pay half and if the bugs came back we would have to move out. After we refused that we were sent another saying too bad then, and stating we had to pay 1650 dollars for the treatment. We did our due diligence through this whole process including back tracing possible sources and couldn't find any, and during that month prior we had had a plumber come over from rooftop, which could have been the source itself. Now here we are 5 months later and we have received a notice saying if we don't pay the 1650 dollars they will be taking legal action. I was told by the owner that he would deal with this with me personally and I have called to talk to Chandler Daw 5 times since the initial threat. He has not once returned my calls and now they are threatening to sue us in small claims. I reached out to the property owner as well at all the public phone numbers available to her. Her name is Cynthia Balbuena. The letters from the lawyer also lied about a ton of stuff. We had new neighbors and they said they inspected them. After I got the email I talked with the neighbors and they had told me they hadn't been inspected yet and then they were inspected the following day. We have so many inconsistency and lies recorded and will be taking them to court for retaliation. Do not rent from them. I added videos of the wall where the roof has been leaking for years and they haven't fixed. I notified them well over a year ago when I discovered it. They said "we can throw some mud over that spot and paint it" a guy came and looked at the roof and told me the roof is messed up. The door seals in both the front and back door have been messed up since we moved in as well. I have asked repeatedly to get them fixed. Our electric bill jumps from 100 dollars in the summer to 270+ in the winter because of this. I added the text from the day of edit and the last time I requested the doors to be fixed over 30 days ago the date of edit is dec 17 2024

I guess I'll respond to their reply as well. There is a lease clause stating that pest control is the responsibility of the renter. However it's illegal due to the implied warranty of habitability. You can't sign away your rights. We will see you in court just waiting on your small claims serve. It's funny how you didn't address any of the other parts of the post. They are also refusing to sign another lease unless we pay the bed bug treatment.

May 3rd 2025 update. We still haven't had mold remediation, however the mold remediation people have been to our place 2 times now in the last 2 months. We are still month to month because they refuse to re-sign a lease so we are paying an extra 30 dollars a month for the "month to month lease fee". We also still have the 1650 dollar charge on our account for the bed bug remediation. The mold remediation people told me without roof repair mold removal won't help.

When I moved in, the washer dryer dishwasher didn’t work, and carpets that were supposedly new came with stains.

We followed their move-out checklist bullet by bullet, yet only received $474 of our $1000 security deposit. What is the point of slapping tenants with a checklist if they already planned to charge inflated predetermined cleaning fees? They charged a pet urination fee despite us cleaning the carpets, including the stains that were present when we moved in. It feels like these charges were fabricated to withhold more of our deposit. No proper cleaning was done when we moved in. The kitchen had dead ants over the floor when we moved in. All 3 toilet bowls had residue. Yet we’re expected to purchase cleaners to clean it for them prior to moving out?

We officially vacated the house on June 4th but only received a prorated pet fee from July 1st to July 23rd. We never received the prorated pet fee for June. Why am I paying a $30 pet fee after June 4th when there isn’t a pet in the house?

The front desk staff, particularly Jodi, displayed a nasty attitude when our heater broke in the winter, laughing at our pets who were suffering. The new employees display smug demeanor, only staying on top of communication when it’s time to collect money.

Only Mattie and Maintenance personnel exhibited professionalism. This organization has minimal regard for tenants. There is no governing body to hold them accountable, allowing them to do as they please without oversight.

I have to give a five star to the maintenance crew. Special shout out to Dillan and Jack! We put in a maintenance request to have a couple of items fixed in our apartment. Dillan and Jack were super friendly and they got the job completed in a timely manner. But what I really wanted to give them credit for is being good people! My wife recently had a C-section and I had broken my ankle a couple of weeks earlier. What’s worse is we live on the 2nd floor. I had just got back from the grocery store and was trying to figure out how I was going to carry all those groceries up the stairs on crutches. The task seemed daunting. But luckily, Dillan and Jack were just on their way out from finishing up at our apartment. They saw my plight and carried all the groceries upstairs for me. When I offered them a tip, they kindly declined. Can’t say enough about how much help they were to me and my family that day. Thank you!

Update. This five star review was originally done for the sake of a friend which seems to not have carried over to the rest of the business. Apparently, the only time they step up and help you out is if it can make them look better.

My latest experience was awful:
They falsify charges at close inspection. Take pictures of EVERYTHING inside and out when you move in AND out, but you'll still have to go to court to see an accurate refund. I meticulously cleaned my apartment with a professional grade cleaner prior to leaving and they charged $200 for doing the same cleaning that I did AND charged for painting worn off paint that was worn off prior to my tenancy. Through email, "Jordan from rooftop rentals" proceeded to claim that they paint between tenants but near bare wood baseboards would suggest otherwise. "Jordan from rooftop" explained the excessive charges by simply saying there were "some things that needed a bit more done" when I asked for specifics and proof. The only concern Jordan pretended to offer during this ridiculous email exchange was "Sorry you feel that way." Jordan then proceeded to arbitrarily offer a "courtesy" $75 additional refund with no explanation of how that amount was calculated but said it was my fault that since I couldn't be at the closing inspection because I was at work or else I could have taken care of cleaning as they would see fit.
