Zero stars is too many.

It’s my impression you aim to make projects last as long and cost as much as possible. Equipment rental days were much longer than needed. Additionally you recommended moving and disconnecting major appliances and the weren’t managing the plumbing sub. Here’s what I wrote about river city plumbing. I’m not sure who is more of an idiot for letting this get this far, you guys or the plumber.

River city plumbing. These guys actually routed the water heater pressure relief pipes into the wall cavity of my basement. If activated it would have flooded my basement. They also disconnected, moved both my water heaters out from the wall and them moved the back before the sheet was replaced behind the heaters. The whole effort was billed out to me at over $4k and it would have taken another $4k to redo it all but to allow for the $20 sheet rock fix behind the heaters. At this point they refusing to admit to a general lack of common sense as well as being clueless about the most basic of plumbing codes for not discharging water into my wall. I’ll be notifying the cda plumbing union shortly.

The pic shows the water heaters reinstalled with discharge pipe to my wall as well as the sheet rock being absent after the water heaters were removed and put back. It’s got to be the stupidest construction phasing I’ve ever witnessed and it’s 100% your fault no matter what you say Nick or Tanya.

Restoration 1's mitigation team consisting of project manager Mark E and Techs Jacob "Red" S, Haiden, and Chris F were stellar! They came promptly, did an initial assessment, and started the dry out process immediately with two powerful dehumidifiers and one large hepa filter-enabled air scrubber. They then went about monitoring carpet, carpet pad, concrete, and stud external and internal moisture content which they did over a number of days as the moisture was removed. Toward the end they removed compromised carpet, pad, and vinyl flooring to ready the site for restoration. Throughout the process they took photos, wrote an initial and final report, and shared all these materials with my insurance company. The entire team was knowledgeable and personable, letting me know ahead of time when they were arriving and the approximate duration of their visits. I look forward to continuing to work with Restoration 1 as we move from the moisture mitigation and demolition phase into the "make it good as new" phase.

Glenrose was here to repair a pipe. They wanted to be sure no mold or other problems and Ron Brooks was here in a flash. He did a super job checking. I would use him anytime. Thank you!

DO NOT LET THESE PEOPLE SET FOOT ON YOUR PROPERTY! Do not sign anything they hand to you on an iPad, send it all to an attorney.

Let's start at the top, there was a tiny flood from a broken pipe in my mostly gutted basement (the house was being renovated) and my plumber came and repaired the pipe and recommended this private equity firm. (Don't worry I left the plumbers a bad review after dealing with restoration one and even though I've used them a lot in the past, I won't be letting them back in my house either). So restoration one rolls up and starts doing stuff. (I had already set up my dehumidifier and shop vacuumed up most of the water).

I did the walk through with Jessica after being referred to Josh. I had recently had asbestos and lead testing done because the tenants who moved out demanded it. The floors had previously been removed etc. Restoration one completed the unnecessary testing for lead and asbestos and charged $1200 for it, I told Jessica I had testing done through a private company shortly before the flood and knew there was no lead or asbestos in the house. Additionally, I asked multiple times, multiple employees if restoration one would work with me/homeowners about the cost and was told yes, they will pretty readily remove charges (this has proven to be extremely untrue). My insurance company said R1 wouldn't even negotiate when a third party mediation company was called in to help settle the dispute.

Either way, they brought in some dehumidifiers, an air scrubber and they did drywall flood cuts in the effected bathroom, bedroom and hallway for a few days. They originally said it would be $13k and then sent another bill for $17k. Other restoration companies and a mediation company did comparisons and estimates for the work/area and said $6k tops. (We'll circle back to this).

The restoration team was terrible about communicating, complete with dragging the removed drywall through my lawn and leaving white chalk marks/lines and stealing the neighbor's hose to clean it up. . .but only after I asked them about it. They also left the hose still attached to the house and laid out. I called R1 and got the run around about most things. I got a call from Scott after I bit off his employee's head because I was tired of no one being able to answer my questions or call me back etc. I left a one star review and he asked me to take it down, so I did until the conversation/situation ended.

The shitty customer service experience was complete with the CEO Scott calling me up and giving me ultimatums and stating he was going to sue my homeowners' insurance. (I'm always suspicious when a "small business owner's" default is to involve attorneys because that's expensive and time consuming). He also was very nonchalant about wanting me to just hand over the $5600 check from my insurance company. The fact most of his staff seem afraid of him, also made me concerned. So my insurance said they would only pay for 5 days of mitigation work tops, especially in a house with no flooring at the time of the flood damage. My original insurance adjuster was a jerk and I requested a new one. The new one was very fair and understanding, and tried to work with restoration one but they pretty much refused to negotiate or budge on their $17k demand. So R1 started playing games with my insurance adjuster, me and trying to demand various sums of money (13k to 17k to 6k to 10k).

DO NOT GIVE THEM the check your insurance company mails to you without a letter stating you are paid in full. The whole thing feels very fraudulent and slimy because they call it a "deposit" but it's more than fair. It also can get you into legal hot water.

I highly recommend hiring an attorney and getting some advice/help before giving them a dime if you made the same mistake I did and let them in your house. You need to know your legal rights. Do not take their calls, treat them like tenants you want to evict, make all exchanges written. Scott is going to respond to my review, please ignore his fluffy, politically correct nonsense.

My mother-in-law recently had a water leak inside her home from an outdoor water access. We had several gentleman come out over a period of a couple of weeks taking steps to clean up the water damage, treat for mold and dry out the subfloor. Cy and Emilio and Fernando and Isaiah were professional, empathetic and helpful. These young men made a big difference in the experience for our mother by being kind and patient, and explaining what they were doing. Our mother has Alzheimer’s and it was very helpful for her to experience their exceptional service.
I need to also mention Justus, our project manager, as he has been a pleasure to work with. We need this project to wrap up quickly, since we have to move to other commitments soon. His help in keeping our project moving forward will hopefully allow us to be here when the project wraps up. Thank you to all at Restoration 1, you have made a difficult situation much less painful.

We had a unique issue of birds in our microwave vent that had fallen all the way through and ended up behind the microwave. It quickly turned into a biohazard with the most awful smell.
Josh, Jordan, and Jason were so professional and so incredibly helpful in a situation where no one knew what to do.
Jordan came out promptly and assessed the situation and all of them gave me feedback that helped the builder work within our home warranty to just have the entire vent removed.

The team looked out for us financially and were upfront and honest about what needed to be done. They truly had our best interest at heart and they were very kind and amazing to work with.

I can’t thank the team enough for their recommendation. I’m happy to say that today the vent was finally replaced by HVAC and our home is on its way to being back in order.

Restoration 1 Inland NW was amazing on our flooded kitchen/basement! From the first moment they were attentive and very quick to act. Our initial contact, Ron, was pleasant and assuring and showed up only an hour after we called! Mark, our project manager, answered all our questions and eased us through what could have been an even more stressful experience. Our technicians (Carson, Graham, Jacob S, Haiden, Chris, and Denzel) were very courteous and prompt. The first group showing up past dinner time to get our dry-out started as quickly as possible. Very, very pleased all around and would recommended Restoration 1 to anyone in the unfortunate need of their services!!

I am an insurance agent with Stonebraker McQuary Insurance. I've been in the industry for over 6 years and talked to other restoration companies that market to us and have been in my BNI chapter. So I have plenty to choose from so let me tell you why I chose Restoration 1.

First is Jordan. COME ON! He is such an awesome and genuine guy. He knows everyone by name, remembers things about us and isn't just networking he is being a friend. This is exactly how anyone marketing/networking should be. If any hire ups are reading this please give this guy a raise because he does this job better than anyone out there.

So cut to a few weeks ago I had a sprinkler line break that flooded and went into an open window in the basement. This is a nightmare as an insurance agent as that wont be covered by insurance. My office coworker Lynn has always recommended Restoration 1 and said that from experience they have always taken care of the customers better than anyone. Rather than calling people i knew for years I called Restoration 1 because of experience.

Josh arrived within 30 minutes with a team and immediately got to work. Josh calmed my wife and I down super fast. He was calm, confident and knowledgeable. Again can you give this guy a raise too? He went through everything with us line by line in a way that wasn't too much or overwhelming. I feel like anyone would stay calm and understand everything he said. What a pro.

At the end of the day I have to say that I am so impressed with everything that happened. Even the team that came in to set up the fans and dehumidifiers were not dressed sloppy or have a bad attitude. Everyone was professional, fast, and considerate.

I now know what the process looks like when a loss like this happens and i know who I am referring all my clients too when a loss happens. Way to go Restoration 1. 10/10.

We had a hot water tank suddenly geyser so the floor, carpet and walls were quite wet. Dried with towels and the plumber replacing the tank recommended having a restoration company come in to ensure no mold developed. Ron came right out, checked everything very thoroughly and said we did great so we didn’t need their services. Thanks for the fast response and thorough examination of the area and the honest report that we were good to go. Will definitely call them again if/when needed.

Josh was amazing. My water heater burst, and I truly had no idea what to do. He took care of everything—insurance, photos, kind and supportive words when I was tearful. Would recommend a million times over.

Saturday, 5/3/25: We had a 40-gallon tank break at 7 PM; my husband called R1 after we got as much water up as possible with the shop vac and a Shark carpet Xpert. They arrived in less than an hour and were here for quite a while. They were upbeat, personable, and friendly. Everything was explained to us clearly, and questions were answered. The best thing about these people is their patience with animals. We have three dogs. They were never impatient or dismissive. No problem taking time to pet them and give them a treat. To me, this speaks volumes!

Restoration 1 gets 5 plus stars in my book! It didn’t start out perfectly but as the saying goes, “It’s not how you start, it’s how you finish.” Right? It’s hard to distill a long story into a few sentences but the short version is as follows: Going back several months we discovered water damage from a leak in the closet that houses the HVAC system and water heaters. Based on a recommendation we contacted, but did not have the best experience with one of the company’s sales representatives. Months later as we were getting ready to green light the project with another company, I was contacted by Nick, the new project manager at Restoration 1. He and Brendan G came out to assess the work that needed to be done and both were determined to make things right. From start (demolition) to finish (new flooring and dry wall) Brendan took control and made everything go smoothly. Communication was great. The timeline quoted accurate. The inconvenience to us was minimal and best of all the crew of guys did an excellent job! I highly recommend Restoration 1 and would not hesitate to call them should the need arise.

I had just bought my home and 5 days after I moved in I had a water leak that damaged my laundry room, bath room, and family room. It was 8:30 at night. Jessica was called out by the plumber and she was right on it! She called her guys Tyler B and Chris V. They came and cleaned up the water damage and got their machines up and running to dry things out. They were here until 1:30 in the morning! Very profession and answered all my questions. Josh was simply fantastic. He immediately informed me of what to expect if mold was found BEFORE he began the inspection. Thankfully in my situation, mold was not found and Josh explained what appeared to have 'looked' like mold, was debris. So thankful for Josh's ability to come within an hour of calling and letting me know our home was free and clear.

In the middle of the night distressed from my parents house flooding from upstairs to downstairs making it not livable and displacing, 3 adults, 4 children and 2 dogs. Seth came to our house to assess the damage in our wet basement after heavy snow melt. He was able to come the same day I called. He explained the entire restoration process and answered the many questions I had. He was thorough, kind and professional. I highly recommend Seth and Restoration 1 for anyone experiencing water in their basements.

Seth came out provided some insight and after much discussion. Let me know that insurance would not cover the water. That sucked but it was extremely helpful and I was able to get the help I needed to clean up the flood waters.

We have had a situation in which we needed an idea of where to start and how to determine how bad our situation was. We started with Restoration 1 despite warnings from some acquaintances, we figured we would give them the benefit of the doubt. They were very quick to come out and assess and ready to get started. We needed an estimate to get started and they said they'd be right on it and email that over. The guy was scheduled to come back out with someone to discuss more. We were ready to proceed and my husband asked for proof of their contractors license and they completely ghosted us after that.

Out of curiosity in checking out these companies we are vetting for this project I looked up the contractors license on the card that was given to us, its #RESTO1S781RR, take a peek for yourself on the WA L&I website to verify a contractor. The search results for this company show that their contractors license expired in 12/2024 along with their asbestos training certificate. I have a feeling this is why we were suddenly ghosted. There are a bunch of different licenses numbers as they seem to not renew but start new licenses with a DBA of their old license. It should be honest and forthright information so it raises some questions. Update your cards? Respond back and let us know the correct license number? The ghosting is just weird when they were so ready to act before asking.

As a family who is dealing with major damages from a company that cut corners please verify your contractors numbers. I spoke with an attorney yesterday regarding our situation and mentioned that we had this company out for estimates to start repairs and was advised against them. I guess that gut feeling we had that made us ask for licensing and hold off may have been correct for some reason that we may never know.

Josh and Seth came at to look at water damage we had they were both very friendly and knowledgeable and honest. I highly recommend them.

We HIGHLY recommend Josh and Seth at Restoration 1. After our home inspection uncovered a small area of mold above the attic access door we had a different company come out who gave us very unreasonable estimate. Josh and Seth came out the next day to do their estimate and after taking one look at the area told us it would be an easy 15 minute fix at a fraction of the other estimate! This was one of the best customer service interactions we have had in Spokane! Very honest and reliable!

We moved into a new home in October, after all this snow melt we had seapage into our basement, seth was out within an hour, assessed our situation and gave us a couple referrals for a foundation company, super nice, concise, professional. Will keep Seth on speed dial

We had our drains back up and had water in 3 rooms within 2 hours. Seth was able to come within the hour after the drains were fixed and set us up with a team clean up and fix the damage. So far the process has been as stress free as possible for a minor disaster.

Thank you Restoration 1 for making a stressful situation a little less stressful. Our toilet flange failed and leaked water into our basement bathroom. Josh showed up and put our minds at ease with knowledge and helped set up our claim. Jessica managed to project after that and was very responsive and helpful. Next the guys that did the demo work and checked the equipment daily, Jacob, Gabe. Michael Graham, Carson, Josh and Austin all were great, respectful and fast. Good morning I would like to comment on the fantastic job Restoration 1 did on my home the employees that came out to my home after I had a malfunction in my bathroom Josh H, Jessica, Austin, and Josh B. Were very knowledgeable figured out the best way to get my bathroom and downstairs walls dried without any further damage and extremely easy to work with I highly recommend them they are a credit to Restoration 1

Our house ended up with black mold and restoration 1 came out to do the mitigation, they have been awesome!! From cleaning the house to the textile crew Hannah, Randle, Tim and Rileigh taking care of our clothing to make sure it was clean and safe. Highly recommend!

Restoration One does excellent work and is very professional. We had the unfortunate occurrence of a major flood in our home from a broken pipe left running for weeks. We hired Restoration One and immediately they came in and went to work, removing all standing water, wet and damaged house contents and then building products. Project Manager Randy Minor kept us updated on all remediation aspects and Contents Manager Cameron Brewer and his crew did absolute remarkable work in getting all of our contents removed, cleaned and looking new. Having never experienced such devastation it was very reassuring to have this restoration team in our home and provide excellent work making the build back much easier. We had a pipe burst under our kitchen sick and the water flowed onto kitchen floor and down to bathroom downstairs. From beginning to end restoration 1 was professional, competent, thorough, efficient and willing to answer our many questions and concerns. Highly recommend. Restoration 1 was not only fast and professional in fixing our problem when a pipe burst under our kitchen, but they also helped fight the insurance when they were not cooperating with us. I could not more highly recommend a mitigation company!

After having a new refrigerator installed, I noticed a water leak in the finished basement ceiling below it. I called Restoration 1 and spoke with Amy, who notified Josh who immediately came and assessed the damage and the necessary action that needed to be taken. Over the next few days Christian and others worked diligently to ensure that the water problem was resolved and there would be no future issues with mold.
I was impressed with the courtesy, professionalism and competence of everyone I dealt with. I was comforted by the necessary urgency shown, the manner in which every step was explained, before, during and after and documentation provided to me throughout the process.
I highly recommend Restoration 1 to anyone who finds themselves in a similar situation.

Used your amazing service again! Your team helped us out years ago with a sewage backup and we’re just outstanding! Had to have a vapor barrier cover up done for our house. Josh Harty was assigned to us and was super professional and friendly! Took care of it on the spot. Amazing employee and employees overall your business has!
