BEWARE: they neglect to maintain septic systems and when a problem occurs, they will refuse to answer calls or emails and won't give you insurance information to file a claim to fix your new extremely overpriced mobile home.

INSURANCE, LIABILITY
20. Tenant shall be solely responsible for insuring against loss or damage by theft, fire, flood, or other calamity, and all personal
property of Tenant, including Tenant's Mobile Home. Tenant agrees to protect and save Owner harmless from any claims for
injury to property or person resulting from accident, or other happening on the leased Lot or within the Mobile Home Park,
including any costs and/or attorney's fees incurred by Owner in connection with same. Owner is not liable for loss, expense, or
damage, to any person or property, unless it is due to Owner's negligence. <---- THAT PART!!

Had the rudest driver from this company following me today. I yielded in the turning lane for a yellow light for oncoming traffic, when the employee started honking at me. Once I was free to turn the employee ran a red light and drove erratically so close to me that has I needed to brake they would have rear-ended my vehicle.
