We had extensive water damage at our home and it was something that seemed to keep getting worse as we dove in to fix it. Brian Godfrey at Pivotal was our project manager and he was fantastic. We were always kept in the loop on everything that was going on and they did a tremendous job. I would highly recommend them for any kind of work to be done on a home.

Pivotal Restoration did an excellent job for me When my screen liane collapsed in January from a freak snow storm. They came the next day clearly explained the process. They helped with the insurance and stayed on top of the project. I give them a5 star recommendation!

Trey and Frank were a HUGE help diagnosing and repairing my a roof leak. They were timely, professional and extremely friendly. In January 2025 a fluke ice and snow storm caused scores of large screen atriums to collapse in Bluffton SC. Our insurance company recommended Pivotal for the removal of the damaged structure and replacement of our 1500+ sq ft atrium. Within two weeks the substantial aluminum structure and screen was removed and the screen company provided a quote for the reconstruction which was reviewed by Pivotal and quickly approved by the insurance company.

Because of the enormous number of such jobs resulting from the storm it took a few months to fit into the schedule of the screen company. However the work began as scheduled in April and was finished in just over a week. The craftsmanship and care of the workers was outstanding.

Throughout Brian was cordial and responsive to our questions and coordinated the effort between Pivotal, the screen company and our insurance company.

If you are unfortunate enough to face this kind of significant damage these are the people you want on your side. 5 stars all the way.

A tree hit the house and damaged the roof, punched a hole in the wall and caused water leaks. Pivotal Restoration did a great job and I cannot even tell where the damage was. The workers were professional and cleaned up after themselves. Highly recommended.

Our kitchen is flooded. I phoned Pivotal Restoration for help, and Frank was incredibly helpful, informed, and guided me through the process in a timely manner. I got new sheetrock, new flooring, new cabinets, and all the water damage was cleaned out to stop the growth of mold. Since it's all new, I also request a new countertop.... Frank performed an outstanding job throughout the entire endeavor, from coordinating to every detail. I was able to enjoy my new countertop, cabinet, and floor without worrying about anything.

We had a leak in our ceiling which damaged our flooring and walls. Pivotal Restoration works with our home insurance which is how we selected them. It was the best decision we made for our repairs. They were very responsive to our needs. Communication and working with Jaime, Brian, Sam & Ken and owner, Rob was amazing. All super nice with timely response and work. We never felt ignored or forgotten. We're very happy with the honesty and character of all the crew and the quality of their work.

Brian and Jame handled our water damage with professional workmanship. Being away at the time was stressful but Jame and his crew made it easier to handle.

With all of the severe weather we have in the Low Country, I’ve had to deal with my fair share of restoration companies, way more than I’d care to admit. Pivotal, FAR AND AWAY, blows the other companies out of the water. I even convinced my insurance agent to call them before anyone else. First, their service is unmatched. I worked with Colby and he was great! My beach house flooded and I needed a company to get in there and do repairs in a short time because I had renters coming. He made that happen. He got the repairs done and I was able to rent it out again! He also helped me with the insurance company. Colby was efficient and very nice and easy to get in touch with and work with. We had a small leak from our fridge which damaged the flooring underneath. Pivotal was quick to respond and get the fridge, wall and flooring back to normal quickly. Have ready recommended to friends.

Pivotal Restoration (Jame Winters was our project manager) came behind the first restoration company that totally messed up our home after an HVAC flood destroyed walls on two levels of our house. The first company admitted wrongdoing and our insurance hired Pivotal to come fix the first company’s bad work. They came out quickly and did the work to my standards which are high. They did a little extra not in the work order which made us even happier. Jame was very responsive via texting which was so helpful. We now have gorgeous walls in the color we want and the work which started in May is FINALLY done thanks to Pivotal getting it done within literally 3 days. We would have them work for us again. In fact, we asked them for a quote to build a carport for us.

Pivotal did not perform the necessary cleaning for mold mitigation. Moldy material was left in the garage for days, the air filters were not even changed etc. They were busy with other projects and little time was spent at our house. Charges were excessive. Had to have other contractors come to finish what was not done. Photos show what we came home to.

It hurts the homeowners wallets as well as the their faith in contractors. Sun City residents get attacked by many contractors that come in and overcharge and don't do what they say/supposed to do. SunCity HOA and SCLLR recommends that people post good/bad experiences with vendors to promote or protect fellow residents. That is why they created websites like this for the residents to share their experiences. It has been a very stressful experience for us to be displaced for 3 months and still comeback home to a dirty environment AND have to hire additional people to do the work that should have been done. AIRMD, the Industrial Hygienist, provided a written report outlining what should have been done. They don't recommend "fogging" because it is not consistently effective- so you had to fog 3 x instead of manually cleaning. AIRMD provided the standard protocol- like removing contaminated air filters and manually cleaning vent covers etc. (which ours were overflowing full of dust, chemical, mold etc.) that were never changed; not storing the removed materials on premises (should be put into dumpsters immediately offsite/outside) and covering and cleaning the furniture etc. These actions were not done at all or properly. AIRMD states that licensed mold technicians are to perform these duties- Brian and Sam both licensed..?This website is for resident awareness. I appreciate the recommendations and warnings from other residents. As the company owner, I understand your disappointment to read a negative review but that is a discussion for you to have with your team.

Pivotal Restoration did an amazing job from start to finish. We had a roof leak and Pivotal Restoration arrived shortly after we called. They immediately worked to mitigate the water situation and used many blowers to start the drying process. After this, we met with Rick and Frank to evaluate necessary repairs. Frank was great to work with. He's professional, knowledgeable, and a great communicator. He was constantly in touch with me to make sure things were going as planned. He has a good crew of people who do quality work. I highly recommend Frank and Pivotal Restoration.

We had some flood damage on a rear door, Pivotal of Okatie was able to take care of the damage replace the flooring and find a custom order door that fit an old 30-year-old frame. The work they did was exceptional and is indistinguishable from the rest of the flooring.

Pivotal Restoration is an amazing company to work with! I had my roof replaced recently and it was a great experience. Frank communicated with me throughout the process, providing scheduling updates (delay due to weather) and followed up to make sure everything went well and I was satisfied with the end product, he even helped me with paperwork to submit to my insurance company so I could get a reduced premium since the roof wasn’t covered by State Farm. I recommend to anyone in the Charleston area!

I had water damage with my kitchen floor and Rick was thorough with his inspection and did an excellent job with the repairs and floor replacement. He was always available by text, email, and phone. I had a lot of questions and he was always thorough with his explanations and made it very easy for me to understand the process since this was the first time I’ve ever had any big damage on my property. Pivotal restoration is awesome!!! I had just bought a place, and the week before I moved in the fire sprinkler caused a huge flood in my unit. Everything was destroyed. Pivotal Restoration was absolutely incredible and came to the rescue ASAP. They treated me like family and the entire team was there for me every step of the way, and seemed sincerely regretful that this happened to me. They were very sympathetic to the entire situation. When they showed up, I actually thought it was kind neighbors coming to pitch in to help! I didn’t even realize it was the restoration company at first! That just shows you how kind and friendly they are. Thank you especially to Sammy and Brian and Rob for working endlessly everyday to make sure everything was drying out. As bad as this situation was, I’m so glad I didn’t have to go through it alone. Forever grateful to these guys!

The "quote" crew came to my house totally unprepared.
The "project manager" had absolutely no clue. There are too many incidents to list.
There are absolutely no words to describe the unprofessionalism, lack of urgency, unethical behavior, and total disrespect for myself and the project.
DON'T WALK.....RUN FROM THIS CO.
I sent 15 follow up E-mails and called countless times over a 3 month period with absolutely
no response requesting, what are the next steps?
What can we do to keep this project moving forward?
What do you require from me?
At that point i just wanted to see what they'd do or if they were ever going to respond.
Even with a simple "unfortunately we can not take on your project at this time but thanks for considering Pivotal".

Their quote did not even outline the full complete details of the scope of work to be completed. Even though
I gave them a complete 17 page cheat sheet with the fully outlined details of the scope of work to be completed, line-by-line measurements of each room, complied spec's and product requirements information.
Their quote was worthless and at almost triple the price.
When the next recession /depression hits, it's companies like these that will go under.
Don't say that I didn't warn ya!

HIGHLY RECOMMEND. Pivotal came to my rescue when I was out of state and had major water damage in my villa on Hilton Head. Stephanie was sent out within hours to evaluate the damage. Brian stepped in the same day and hooked up dryers. He then removed all ruined drywall and insulation. They were excellent through the entire repair project. This company is terrible. Not only were they rude and unprofessional, but they also damaged our home while installing floors and cabinets. They did an absolutely horrible job on every project they did. They also installed our floors incorrectly. We kept giving them chance after chance, and each time was worse than the previous. We had numerous issues with them. We will never refer them to anyone.

No service. I contacted this company through their online portal and received nothing, not even an automated acknowledgment of my inquiry. After calling and speaking with someone I was assured a callback. Surprise, surprise – it never came. My brother, who used their services a few years ago, reached out to his contact within the company on my behalf, only to be met with the same disregard. If a company can't be bothered to respond to a simple inquiry within 24/48 hours, it speaks volumes about their lack of accountability and professionalism. Even if they offered their services for free today, I wouldn't waste another moment on them.

Really happy with how Pivotal helped to repair our condo after a pipe leak. The project manager Frank was so helpful through the process. I will be looking to them when I want to do renovations in the future. Even though this was work for an insurance claim, the quality of the work came out better than before the damage.

We had three water leaks coming from an upstairs condo. The floors, some of the walls, and insulation underneath our unit was pretty much ruined. Pivotal came out and assessed the damage and responded with a quote very quickly. They helped us deal with our condo’s POA and responded to all of our questions and concerns immediately by text and email. Stephen and Sam were our main contacts for much of the time and kept us updated with pictures and timelines. Stephen met with us to come up with a plan and stayed involved all the way through to the very end. We were never left wondering what the next step would be. We would definitely hire them again! Pivotal provided great work for us recently in repairing some water damage. The work was done quickly according to the tight schedule they provided. Stephen and Brian managed the job and were very helpful/communicative during the process and persistent in ensuring the work was done to our satisfaction and completing all punchlist items.

Being completely clueless when it comes to insurance/contractors/construction, I honestly don't know what we would have done without them! Frank was responsive, knowledgeable, and very easy to work with! All of the contractors they used were professional and they all did a great job. I would 100% recommend them to anyone/everyone!!!

Absolutely worst company, bad work by employees and horrible service by the owner! Avoid any service by this company! They messed up so many things in my house because they don’t know what they’re doing. They also denied everything. Read all the bad reviews. They should not be in business.

The were quick to respond to my call regarding water issues but it was downhill from there. The manager was supposed to call and let me know when the workers would arrive and did not. I never got the promised quote for repairs. When my repairs with another company began, they let me know the floors were still damp in areas not treated. It took me over 1.5 months with 6 messages to get the invoice for insurance.

This company was referred by my insurance company to mitigate water damage from a hot water tank. My first mistake was allowing the insurance company to send someone. Regardless, I did expect the restoration work to be done properly. This company completely ignored the Sheetrock and spray foam that required removal and simply put in some drying equipment for a few days and then removed it and said we’ll be back in touch to do the rest. They removed the drying equipment and never contacted me to finish or do anything else. Now two weeks later I am working with another company and the areas that were dry are damp again from wicking water from below. Avoid this company!

5 star experience across the board from Rob and Pivotal Restoration. From the very beginning, Rob was a lifesaver. From helping us to navigate issues with our insurance company to being available to answer our questions, Rob and the team went above and beyond. We had flooding damage from a neighbor’s water heater, requiring work on our ceilings, floors and baseboards. Within a week, it was as if we were stepping into a brand new home. John was great from start to finish. This was my first claim I've every submitted and it was on a rental property I own. The tenants neglected a water leak that wasn't discovered until they moved out so the damage was extremely extensive. Pivotal was very responsive and informative from start to finish. These days it's a rarity that contractors show up let alone return calls. No questions I would absolutely use them again if needed.

The team at Pivotal Restoration are really great. They helped fix issues with my home and made renovations that REALLY HELPED IMPROVE THE VALUE OF MY HOME. They got the job done on time, kept me informed about what was being done, and took the lead with dealing with the insurance company (huge plus). I really feel like I have a "go to" contractor for any future work that I may need help with. My neighbor also used them for fire damage clean up, too. They get a well deserved A+ all around.

Pivotal Restoration did an Excellent job replacing my Mother's hardwood floors, tile & carpets due to a flooding incident in one of her bathrooms. They had a crew move all the furniture out, store and move back in after the repairs were complete. Frank & Josh were responsive, kept us informed and completed the job ahead of schedule. Sam and Rob are awesome and were a pleasure to work with. We had received a quote from another company before calling them. Rob came out and reviewed the project thoroughly and gave a very detailed explanation of the issues. Pivatol saved us several thousand dollars because the issues were not as bad as the other company said it was. After speaking with both I just trusted Pivatol. The work was done on time and was completed last week. I cannot speak more highly of them. 5 star experience for sure.

Because I couldn't be on site daily, they were especially great about assisting me in sourcing materials for the project that were both what I wanted style-wise and within our budget. Having done several major home renovations before, what really sets Rob apart is that whenever a small issue arose (and doesn't it always with a big renovation project), Rob handled it quickly and took responsibility for fixing it without issue. Finally, this was the cleanest construction site I've ever been left with! I highly recommend Pivotal Restoration.

As an Insurance Adjuster I was quite skeptical having to hiring a mitigation company to come out to my home due to pipe burst while out of town for work. I was very pleased with the customer service from Pivotal after a storm came through and we had water damage in the house. Rob Knight was quick, responsive, and professional. Eric and the crew that came out to the house were courteous, again professional, and got right to work. They took extra care to tape up plastic sheeting to minimize the spread of sheet rock dust. When they were done they cleaned thoroughly. All around a very good experience during a stressful time. Highly recommend.

I am very pleased with the work Pivotal Restoration did after my 2 story home flooded from top to bottom. They arrived within 30 mins of my call. We had water damage from a 2nd floor broken washing machine that flowed down into our 1st floor through the vents and fire alarm. With 2 small children in the home, this was a big deal to our family! Rob, owner of Pivotal Restoration, responded promptly and arrived early the following morning to set up machines to dry out our floors. He saved our hardwoods where the majority of the water had poured through the vents- big relief! Pivotal was very efficient in completing the other needed repairs, scheduling work around our family's schedule, and communicating in a timely manner. Highly recommend the company!

I contacted Pivotal Restoration to provide mold remediation needs that were uncovered during water mitigation and take-down of walls at my condominium after a flood from the upstairs unit caused extensive damage to my condo. Pivotal offered to quote me on the additional construction (beyond the mold remediation) services needed, and came in at a very reasonable price, with the mold remediation (and a few other items I expected to increase my price), included in their quote.

There were a number of external complications during re-construction (a power outage, forced evacuation of the condo building, my being home during part of construction [which was unplanned]). Pivotal worked through these without a hint of complaint, keeping their customer needs as priority. Also, they made an ungodly number of revisions to my original quote in order to meet changing needs and preferences. They were always available, always on time, always pleasant to work with, and did a great job!

From start to finish, Pivotal Restoration was a joy to work with. Myself, initially addressing my condo flooding repairs from out of state, then living under the construction (unplanned), was a bit of a mess at times. Not once did Pivotal add to the stress of my situation. These are people you hope to see again sometime around town. Quality people. Quality company. Quality work.
