Morning Design Builders

We hired this company for a basement finishing project in Prince William County. It was the largest renovation project we had ever decided to do. It was a fairly large basement (900-1200 ft^2). It did already have insulation, electric, HVAC, and a finished bathroom, but it did require framing, drywall, HVAC extensions for additional vents, and electrical work to add a subpanel. Adding the subpanel was the most complicated part of the project.

We received about 10+ quotes with companies of various sizes. Morning Design Builders (MDB) was actually one of the last quotes we received since we weren’t sure if we were in their service area, but they do service PWC. Our main priorities were (1) sticking to our budget, (2) sticking to our timeline, and (3) communication. We also wanted the contractors to handle the permit process. MDB is a Class A contractor and did not have any issues handling all the required permits. Home renovations are always pricey, but we did find MDB budget-friendly and very competitive with other contractors in the area, especially for the required electrical work. They were also very good about sticking to the original predicted timeline of 6 weeks. We had to undertake the project during the winter, which was not ideal, but they were still able to finish within that time frame. Joseph Kim was also easy to reach throughout the project and responsive to any concerns during the duration of the project. We liked how the payment process was linked to completion of different phases of the project to make sure the project stayed on track and didn't get dragged out.

The only suggestion we might have is improving the cleanliness of the worksite. The basement had concrete flooring and we were going to install new carpet, but we still would have preferred them to use drop cloths or other floor coverings while painting. If we had to do the project again, we would also have communicated more clearly about materials delivery and designating bathroom facilities for the workers.

Other notes: We did choose to go with another company for flooring after the rest of the basement was finished. MDB will install flooring, but the homeowner would be responsible for purchasing the materials and managing the delivery of the materials to the job site, so we went with a flooring-only contractor who would manage purchasing the materials and installation together. From other quotes we received, this isn’t unusual for how many general contractors handle flooring. You may find some general contractors that will handle both flooring materials purchasing and installation, but YMMV. MDB also doesn’t offer design services but will provide a general option for required fixtures (lights, trim, etc). You will have to specify exactly what you want if you would like another option. This also isn’t unusual for general contractors, but some other firms may offer additional design services.

Overall we are happy with how the project turned out and would use them again in the future. We think MDB is a very good general contractor that balances value and quality in their renovations.

I cannot recommend Mr. Kim highly enough! He recently completed a patio and covered porch for us, and the results are outstanding. From start to finish, his professionalism and attention to detail were evident.
