The techs gave me the information about how their process works and it was perfectly accurate. My house looks better than it has for several years. The house is very tall and not super small which makes it slightly higher than some other companies but I got my moneys worth. I would recommend this company.

Used the service for my front end rear deck, had a couple of issues and have reached out several times to the company and have yet to hear back. Multiple automated responses that they will reach out to me. Nothing. Fast forward 2 weeks, still nothing. I do not recommend as the follow-up for poor service is silence!!

We hired LBL Softwash to clean 215 linear feet of gutters, including guard removal and downspout flushing. We were charged $1,075 for the service, which was quoted to take approximately 5 hours.

The team arrived without notifying us, spent only 1 hour and 20 minutes on site, and failed to meet several commitments listed in the service agreement:

No debris was bagged or properly disposed of. Instead, it was blown across the yard and patio.

Dozens of sharp screws from the removed gutter guards were left all over the property, presenting a safety risk to our young children.

The used guards were thrown into the garbage bin instead of the recycling, making it difficult for us to access our trash.

The team did not check the underground downspout drainage as discussed and appeared unfamiliar with the system despite guidance.

No photos were provided as promised, and visible sections of the gutters still contain black sludge.

We reached out via email and text within 24 hours and followed up again, but we have received no response after a week.

Based on the lack of communication, poor quality of work, and disregard for safety and professionalism, I do not recommend this company. While older reviews may have been favorable, our experience under their current ownership was extremely disappointing.

This review will be updated if the company makes any attempt to address or resolve the situation.

They contacted me about 1 hour after this review was posted and sent a new crew out a few days later who completed the job. The job took the second crew about 3 hours, which was more in line with our expectations and the initial quote.

We used LBL soft washing services for our home and they did an excellent job! Matt, who is the account manager is knowledgeable and was able to answer all my questions and Omar did a fabulous job in washing the house! My house had a good shower, I would say ;) Fantastic job! I would recommend their services to all who is looking for an exterior cleaning!

Went on vacation came back to clean house outside after a whole 2 years of dirt. Thank you LBL you made things super easy and quick.

LBL was engaged to clean the common deck in our condo community. They arrived earlier than expected, got started right away, and did an AMAZING job on the black mold on the deck. Omar led the crew and explained the process then made sure to get our feedback and approval afterward. Just a great job!!

Crew was on time and friendly. They were happy to do a quick wash of our porch chairs at the last minute which was really appreciated. We had a lot of green buildup on the siding and it looks great. Windows are sparkling. We are very satisfied.

I would highly recommend using this company. I asked for a couple of areas to be retreated and they came promptly. The estimates are honest and fair. The house looks great. They are not the most inexpensive option but worth the money. I plan to use them again and recommend to my neighbors.

Good service. A neighbor shared a flyer with me. They came out, offered an estimate. I paid half up front and the final payment was made after the work was done. I had so many leaves and pine needles in my gutters. I will for sure look to hire them again next year.

LBL crew arrived on time and are very professional, courteous, and friendly. They asked (and listened) if there were any concerns. They were very respectful of the property and completed the work ahead of the schedule time I was given. I am satisfied by their workmanship and professionalism!

The lead technician was knowledgeable & gave good explanations of the process. He explained how the technique for the vinyl siding varied from that given the brick. The sidewalk and brick worked looked new. The siding was brilliant. The gutters looked the best they ever have!! Thank you!

Hired LBL Softwash for gutter cleaning. Showed up promptly to give a quote. Came out within a week or so to do the work. Gutters are clean and I saw no mess around the house.

I've used this company for gutter cleaning, pressure washing and gutter brightening treatment. Always quality work. Always on time or they communicate the time change in advance. Jonathan T. did the brightening treatment. Not an easy task. He went the extra mile and it shows. Old gutters look like new.

The gentleman driving this vehicle came to my house in error myself and my mother gave him the correct instructions to get to the correct location. When he left he said "God Damn I'm not trying to be a sick and sell ypu something " We stated we helped you. I have the ring video of this rude gentleman.

Very friendly helpful staff! Roof moss growth was killed but has taken a while to wash off the roof with the rain. Did like that it was a soft wash that doesn’t damage the shingles.

Overall it was a good job except they did not complete the chimney work because the technician said they were not getting on the roof. I did pay for the service which they did credit my account.

Recently I called LBL Soft Wash to discuss an HOA violation concerning my roof. I had already gotten three other estimates and for some reason I was afraid that LBL would be too expensive for me. However, I was not pleased with any of the companies that came to give me an estimate so I called LBL. From the moment that I spoke to them and then they referred me to their salesperson Billy, I relaxed. For one thing their estimate was right in the ballpark with everybody else but they provided a 5-year warranty and no one else did. As a homeowner and a rental property owner, this fact was very important to me. I received several phone messages which were reassuring and then I promptly received a call from my salesman. Billy took over. He explained everything to me and detailed just exactly what they would be doing. I just continued to be assured that I had done the right thing by calling. I paid the first half up front which I felt was very fair and then the morning of my appointment they showed up bright and early and just hit my property. They started covering my expensive landscaping and got to work. They were cheerful and positive and just reminded me that I did not have to stand there all worried, so I went home. My wife was surprised to see me but I told her all was well. The next day I went and looked at my property and my roof was just gleaming. Aria and Dylan had done such wonderful jobs. It was just a delight. The only downside is that my neighbor's roofs look that much worse now as all three houses in the cul-de-sac at the Gardens of Howe Farms in Hampton had received HOA violations. I feel honestly that you will not be sorry if you contact LBL a small family business to address your needs concerning the outside of your house and roof. We are so thankful and grateful that we contacted them.

LBL Softwash is attempting to clear dryer vents on an apartment community that’s recently been featured on the news for being Slumlords. Clearly LBL Softwash isn’t much better as they yelled at and recorded people on day 1.

They have no idea how to properly operate the equipment they are using and are not taking any safety precautions when it comes to pedestrians or vehicles.

Birds have been nesting in these vents for years, they still are. They need to be rehoused by professionals in wildlife and then have the vents cleaned and sanitized. This company and the individuals running the job, are taking on a HUGE liability and will have to defend their work in court.

LBL came out to wash our roof, which had streaks of black mold. Their bid was competitive with the other firms we contacted, but, they offer a 5-year warranty on their work. The gentlemen that did the work explained the process before starting, and finished the work well within the time period they had indicated. In short, excellent work and service.

I read about how gutters are cleaned prior to hiring a company. I wanted to use LBL’s coupon, but the coupon was misleading. I hired this company anyway. The cleaners simply used a blower and blew the debris from my gutters out. The debris was all over my deck and outside furniture. No water flush. No downspout evaluation of water flow. So this morning I went out and had to clean out a downspout. The price of $330 for simply blowing out the debris and leaving it scattered all over is ridiculous. No cleaner, no water, no downspout evaluation. Nobody should advertise gutter cleaning based on the square footage of a house. That’s just stupid. Linear footage should be used. Professionals say this was not the correct way to do this job. See photos.

I wanted to get my concrete driveway and new patio sealed. LBL says they do that, so great. They came out, power washed my driveway, and here we go. It was done unevenly, so there are swirls on my driveway now, but I had some stuff on there before, so we let that go. It also didn’t occur to them that the split in my driveway would continue underneath my garage door, so when they power washed there they sprayed water and dirt all over my garage through the split. I cleaned it up, let it go. Then, they attempted to seal the two areas. First time it rained, it was immediately apparent that it wasn’t applied properly. Called them up, they came out again. This was a couple of weeks later, and rather than washing accumulated dirt/bird droppings/etc, they just took blowers to it and put sealant on top of all of the dirt. Time passed, it rained, job isn’t done correctly. Called them up, they said they were going to talk to a “specialist” to find out how to do it properly. Now…let that sink in for a bit. They took thousands of dollars from me and now they have to talk to someone else to figure out how to do it. They tried to come out a third time, but I wasn’t able to be there because of work, so nothing was done. Now, they’ve stopped responding to me altogether, so I have a driveway that looks worse and no properly sealed areas. I asked for a refund, no response.
In conclusion… if you enjoy shelling out a few thousand dollars and getting nothing in return, LBL may be the company that you’ve been looking for. If you don’t enjoy any of those ridiculous things, I would strongly, strongly advise you search for a company that has a clue how to do the things that they advertise.

Edit: in case you all are wondering, despite the business response, there has been no contact/messages from them. Do yourselves a favor - look elsewhere.

What a wonderful experience I had with this company!! They came to my house in Virginia Beach to do the estimate and Billy was on time and a delight to talk to. It was very easy to schedule the entire process. They showed up on time for the appt and I headed to work as they started and I got home and my house looks brand new! The patios, the roof, the entire house, the driveway… Everything was super clean and looked new! I highly recommend LBL to soft wash or pressure wash your home, you will not be disappointed. A+++++++ service!!

It was so easy to work with this team! Communication was excellent, everyone I worked with was very professional, and we will be using them in the future! Paul and Joseph were our technicians and they did a terrific job!

The technicians that did the work, were excellent. They did an incredible job. LBL did our roof last year and it still looks fantastic. My husband asked them if they had time to do our 15 year old wooden fence as an additional job. They did, and it came out way better than we could have imagined. We will definitely be using LBL again.
