I had a great experience with K & D from beginning to end. Obed was very friendly, informative and professional. The team arrived on time and ready to work. They were all extremely safe in removing the underground propane tank. They perfectly filled the hole and leveled by grafting so we didn’t need to buy new gravel and dirt. He operated the backhoe like it was his hand. I highly recommend and look forward to future projects!!

K&D is amazing and their work is too! They did two projects for us, a crawlspace encapsulation and our master bath. Nothing but the nicest people, they are always on time first thing in the AM. We are so happy with their work. Their prices are very comparable to other contractors in the area. We are so happy with them!

K&D 's work is exceptional! They poured a concrete pad under my deck, put in a retaining wall, and replaced the stairs on my deck. Their work is very professional and their personnel are all friendly and went out of their way to ensure I was completely satisfied. I highly recommend them!

Bottom Line Up Front: It can be tough to get on their schedule, but their work is top notch.

So I'm going to start off with the bad first to set expectations. The main problem that you might have with K&D is getting on their schedule.

They were a subcontractor for a pool company that we decided to use for installing a pool (surprise) in our backyard. At first K&D was only on the hook for the excavation, and within two days of getting the permit approved from the county, they we out pulling 12-14 hour days to get the initial stage of the project complete.
Then... the other two contractors, the concrete guys and electricians bailed on the pool company. So K&D took on the job. I don't know exactly where the communication breakdown happened, but it took another three weeks to get back on schedule (it may not sound like a big deal, but you risk some nasty stuff growing in your pool during that time).
Anyways, once they got out here to finish the work, things went quickly again, and their work is amazing.

There is a reason that it is hard to get on their schedule... they are in *high demand*!

Oh yeah... and they are just some really nice folks too.

Highly recommend them.

Edit: I’m bumping my rating up to 2 stars from 1 because KD gave the best response to a critical review I’ve ever seen. They took responsibility for the things that went wrong & sincerely apologized. How a company deals with problems says more about their integrity than how they conduct business when things run smoothly. I will consider speaking with them about rectifying our issues.

I worked with K&D for NINE MONTHS to remodel my home, waited patiently through multiple delays without a single complaint, for them to get around to me. I first contacted them in October of 2022. We had an agreed upon quote and a design plan approved in February of this year. While I waited over a month for the 3D rendering of my kitchen, so we could choose colors for the cabinets and countertops, my sales rep left the company.

We had to start all over again. The new rep (I think his name was Obed) came out and assessed everything again June 3rd. I gave him a printout of all the work I needed done and asked him if it could be done within my budget. He said yes, as long as we stuck with the cheaper cabinets, it should be fine. He was going to get me an updated quote by the following week. I waited another two months with no word, then politely reached out to ask about the status.

They hastily threw together an incomplete quote, forgetting several tasks (despite being given a printout), and changed replacing my old gutters (Obed's own insistence) to reusing my existing gutters. It was $25,000 more than the previously agreed upon price AND on top of that, now I'd need to purchase many of the materials myself! The original quote included everything. I can only imagine how much higher the costs would be after THAT added expense! This was a 40% increase over the price they gave me just 4 months ago, and that's BEFORE calculating in the extra materials! I understand that costs have gone up, but not this much in just a few months! The delays that apparently resulted in this extreme inflation were also all on their end.

I was understandably upset, since I thought we were ready to proceed on approximately the original quote ... that we'd already agreed upon, but I was still polite. I didn't yell, curse or insult them. I just said this felt like a "Bait & Switch," which they clearly took offense to. They replied with a dismissive message "Wishing me the best of luck" with my new contractors. They offered no apology for wasting almost a year of my time & made no attempt to sit down and go over the estimate to see if we could adjust it to cut costs. Just a kiss-off, and after I waited so patiently, without even complaining once. Most people would have gotten angry at all the delays.

This is not how professionals treat their clients. They have great reviews on here, but I'd strongly advise you to insist on a solid start date and a locked-in price with them, so the costs don't soar dramatically while you wait for them to get around to you.

We recently built a new home and chose K and D contracting to add a patio off the back. We are so happy with the whole process. Anthony was prompt in answering our initial inquiry online and guided us through choosing the right design (we chose stamped concrete). They provided images from previous work with different color schemes. The workers were always prompt and hard working. (Hardest workers I have ever seen!!!!) We made some last min changes to the stairs day of install and were receptive and worked them into the design. We had a little issue with the sealant bubbling due to our yard in the back is full sun and it was very hot those days They were great and sent someone right out to fix it. Overall I can’t recommend them enough. I will be using them again on other projects

K&D completed some excavation work for us and we are so happy with the results! They went above and beyond in the re-grading of our back yard.....In addition to finding a way to use the excess dirt from the project in our yard so we didn't have to haul it away, they also completed the grading and sloping of our yard in a way to better manage water runoff from storms (which we used to have issues with) and created a gorgeously sloped back yard that is fully functional with lots of usable area. I didn't think our yard had the potential that they made happen! The employees were great to work with, they take a lot of care and pride in their work, and communication was top notch. We will definitely hire them again for other projects and will recommend them to our friends and family!

Working with K&D was just a dream! Every person from sales, construction teams, project management, and overall communications was the best that I've ever experienced. Anthony and Obed were both great at communicating for each project and helping me with ideas and the results are just amazing. They installed a stamped concrete patio and sealed it, along with sealing the wood posts and joists for the porch above it. They also installed a black aluminum fence around the backyard, and both look great! Inside the home, they installed LVP flooring in my recently finished basement, installed a kitchen backsplash, and window sills throughout home and painted them. The kitchen has that pop now with a very attractive backsplash around the walls over the counters. The quality and fine detail of each project is simply incredible. Everyone gives me compliments about how good my new home looks now with these additional features added. I plan for K&D to finish the garage in the Spring, and I'll definitely use them for any future projects. I can't thank them enough, and I highly recommend them for all of your home construction needs.

There were 2 jobs they did for us. First was to pour a concrete pad and driveway where I had outlined in the yard. They put in full days of work over a 3 day period and it was done fully to my expectations and then some. The 2nd job was to repair and replace out front porch steps. We are very pleased with both jobs K&D did for us. Before they started I had gotten a very good recommendation of their work from a friend of mine and now I am willing to personally recommend them also.

Selected them to add stairs to an existing deck. First they have no idea what needs to be permitted or not. I made it clear that they were to handle all permits. I was told it didn’t need a permit. I called the county and it did indeed need a permit. Then all the double talk starts from them until they try and get you to pull the permit. Started that process and got feed up working with the county so I told K&D just to do it as originally agreed to. This when K&D tried to get $650 more dollars from me after we had a signed contract. They eventually just backed out wasting weeks of my time. They would have done the job without a permit and left me to figure it out after the fact. Just not a very professional company, contracts mean nothing and they will just waste your time. Do not trust this company!

K&D is the only company we will be using as they did an outstanding job far beyond our expectations. They not only were responsive but we are 100% satisfied and happy with the Customer Service and the jobs. We are remodeling our home and added a HVAC system and it was not an easy job but their design and expertise gave us a beautiful result.

K&D contracting LLC has done an excellent job each time they work on our home. Their employees are always on time and professional and work hard to get the job done promptly. I highly recommend K&D contracting for any repair or construction needs.

K&D replaced 3 culvert pipes in our community that where collapsing. They did the job fast and was done with the community in mind and never blocked traffic. The repair to the streets are better than before. I would definitely recommend them for this type of work.

I had an amazing kitchen remodel. I love it so much. Feels like I'm in a new home. Very professional and experts in all that was accomplished. Will use them again.

Had them come out to look at our shower to take measurements for an estimate. Guy said he would send us the estimate and catalogue through email. Realized hours later after he left that they never got my email to send it to. Called and left a message since it was after hours. No one ever got back to us, and now it's going on two weeks. Guess they decided our job wasn't worth their time. I won't be contacting them again for another job.

We are very pleased with the services that K&D Contracting provided us. We felt the estimate was very fair, once we approved it, they had us on the schedule ASAP. The guys showed up when we were told they would and knocked out the work in record time. We couldn't be more happier with the results and highly recommend them for your contracting needs.

I have worked with K&D for years. I have used them for many home projects: theater system installation, TV installation, Painting projects, etc... They are very knowledgeable, competitive pricing, great quality work, always professional, very responsive and always on time. Reliable and Honest. I will always recommend them and will use no one else for any home project.

To sum it up in a word.. WOW. My first interaction was with Henry who was professional and very responsive. Next, I met with Anthony who did an estimate. He too was professional, friendly, communicative and prompt. Finally, I met with Jose who completed the job and what a great job he and his crew did. We ALMOST went with a property we liked less because the cost was less, but Henry and his team worked with us to make the lot we preferred affordable. I highly recommend this team!

I contacted K&D Construction for outdoor/lawn repair and they did an amazing job. They are very professional and leave the job looking way better than expected. I highly recommend this company for any home improvements.

K&D Contracting is awesome! They recently worked on an old bathroom of ours. They removed an old tub/shower insert and expertly put a shower stall and added new cabinets for us.

My wife and i decided to remodel our bathroom after so many years of living in our home and at first we weren’t sure who to hire or if we were gonna do the job ourselves but I’m glad we went with K & D Contracting because they did an amazing work, they finished my bathroom on time and at a very good cost.

We had them finish a bedroom in our basement. They were extremely fast and provided the best quote around. We are working on finishing another room with them now. Would highly recommend them.

I wanted to share my experience with one of the owners of K&D. His name is Henry and he provided me with a ride in the snowstorm on 1/3/22 from a car dealership to the Fredericksburg train station. The distance was only 6 or so miles but it took us nearly 2.5 hours. I would have been stuck without Henry. He truly is a gentleman, is of amazing character, and is truly the embodiment of what it means to come to this country at an early age, work hard, learn English, and build the American dream. If I lived in the Fredericksburg area I would reach out to K&D for all of my home remodeling needs based on my interaction with Henry. I'm so appreciative of his efforts to get me to the train station that I wanted to recognize him here. Thank you, Henry you are the best.

KD Contracting was very easy to work with. We had a full kitchen remodel and replacement of all our windows. We were told the kitchen was going to take 3 weeks to get done, and they made sure it got done in 3 weeks! We get many compliments on our new kitchen and flooring. If we ever have more projects come up in the future we definitely know who to call.

We are so pleased with our sod installation and planter refresh with K&D Contracting. We were concerned about the shock to our tree and the crew took extra care not to harm it. The staff was very professional in all our communications with this project and the installation crew was FANTASTIC!

K&D provided a complete backyard renovation for our large property. They removed 11 trees, of which two were large and dead. They chipped the small branches, dug up all stumps, and stacked the trunks at the back of my property. They graded the surrounding area and brought in fill dirt to help level out the area. They installed a 20 zone sprinkler system that included an upgraded controller. They top-dressed the area, seeded the entire area, and topped with straw. They coordinated with me during the entire project, including start and finish times each day. They were professional, they did great work, they cleaned up each day, and the project was completed on time and at budget. I will be using them again in the spring for an interior renovation project.

This company excavated and leveled my back yard. They were extremely professional and their work exceeded my expectations. I hands down would recommend them and plan on using them for future projects.

I used K&D Contracting to remove stumps, brush and grade my back yard. I looked for weeks to find a company that was local to the Fredericksburg, VA. Area, and came across K&D. I called and requested an estimate, a few days later I met with Henry. I can't put into words how much it helped me to make a decision to move forward with my project after talking to him. He was understanding and did everything he could to help me meet my goal.

Yesterday, the K&D team came to my house and completed the job. First, they had to remove three large stumps, the operator (Ray) was a force to be reckoned with. He took the two stumps out with ease. Once that was complete I had asked them to move a tall pile of branches from one location to another so that from my house I couldn't see it. Ray once again went above and beyond. Not only did he move the pile, but he cleaned up the area to where I can't even tell the pile was ever there.

The biggest task given to the K&D team was slopping my back yard to make it easier to mow, and allow my boys to play. There was allot to do, my yard was a mess. Twenty yards of fill dirt was brought in as well as two or so yards of top soil. Not only did Ray work his magic and made my yard look awesome, he did it with one thing in mind (if I owned this land, how would I want it to look?). I can’t say enough about the work that went into making my yard look the way it does now, and the overall professionalism of K&D Contracting, LLC. I would recommend this company for any project, if they can take the amount of time and precision they took on making a backyard look good, I can only imagine what they will do for you. Last year my husband and I learned we were expecting our third bundle of joy. We knew our growing family needed a larger space and began researching building companies. During our research, my husband learned of K&D Contracting through a co-worker who had the pleasure of working with them. After meeting with multiple building companies, we decided to sign a contact with K&D Contracting. As law enforcement officers, my husband and I wanted to confirm the building company we used was licensed and the employees working under the company were honest and fair.

My husband and I met with the owners of the company, Obed and Henry Sorto on numerous occasions before the work began. They provided honest feedback and gave us numerous suggestions to make sure the addition was comprised of the space we needed for our family and featured the design we had imagined. They equally took into account our budget making the space we needed affordable.

Once K&D Contracting broke ground, they worked tirelessly to get our home completed in a fast and efficient manner. Obed and Henry gave us updates each and every day as to the progress of their work and what we could expect in the days ahead. There were no surprises with Obed and Henry due to their diligent work ethic and ability to communicate each and every step of the building process in an easy to understand manner. We were frequently surprised with the amount of work completed each day.

The work completed by Henry, Obed and their team consisted of a 2500 square foot addition onto our existing home. The interior featured a large downstairs room, comprised of a custom projection screen and speakers carefully molded into the walls to create a seamless look. While the upstairs encompasses a large master bedroom and bathroom, and two kid’s bedrooms with a Jack and Jill bathroom. The bathrooms feature custom tiles we hand selected, complemented by granite countertops and custom granite molding. The designs of our bathroom were due to the recommendations made by Obed and Henry. They sat down with us on multiple occasions to explain the benefits and disadvantages to implementing or withholding features in our addition.

We are pleased to say Obed and Henry not only met our expectation, but exceeded them exponentially. Their workmanship encompassed features of our existing home to ensure a seamless transition between the existing home and the addition. At the conclusion of our addition, we were overwhelmed by the magnitude of their work and truly felt they turned our addition into the home we had dreamed for our family.

We plan to use K&D Contracting for future projects my husband and I have planned and would recommend using them for any and all projects rather it be building an addition, adding a new feature to your existing home or making a repair, you will not be disappointed!

I found K & D Contracting because I asked a friend if he knew of a person who could paint a garage floor. I ended up painting my entire house, repairing the driveway, doing some landscaping, improving my deck, and laying a patio. They did a few other things but bottom line is everything was done to my satisfaction. The people working at my home were polite and professional, and went to great lengths to be unobtrusive.
