Full 2nd story remodel, studs to roof, 2018-2019. Besides typical delays, poor subcontractors (painting and drywall were particularly bad), the attic and roof were not installed to code, and now have to replace the roof due to massive condensation- bathroom vents directly to the attic and not outside, and the vents are all blocked with insulation. When asked for assistance due to poor install, they simply cite their 2yr installation warranty. Buyer beware! Now a $9k repair for a 5yr old roof, after a $200k+ remodel!

WE have seen many of John Erwin job sites and I can only say one thing if you don't use them, you are missing out on an excellent contractor and his crew that do an awesome job and listen to their customers' needs and makes them come true. This is the last contractor you will ever need!!

We had a fantastic experience with John Erwin Remodeling - from the initial bid through the final punch list. They completely remodeled the kitchen in our 1972 home and made it look amazing. The process to pick out materials was easy and smooth. We love the vendors they use. The demolition was quick and clean. Carpenters, installers, project manager, owner, admin - all were friendly and communicative. It was a long project but it went more quickly than originally planned. There were a few small kinks but that's expected in a long project and the JER staff professionally worked through those kinks. We are incredibly happy with our new kitchen and would hire JER again!

Regret hiring this outfit in June 2021 for a full interior remodel. Even though they had us meet with all of their vendors to pick out finishes as homework to get accurate estimates for pricing the contract, we ended up ending the project before completion due to their billing practices.
The contract stated that we would pay regular progress billings against the estimated percentage of completion of the project and materials, which we did every 2 weeks.
We were given a "reconciliation" invoice in August for $9573, which was explained as costs above what they had estimated. We paid, but asked to be made aware of significant overages BEFORE they were going to occur in the future. They assured us that this one was large because of the unexpected things discovered during demolition. The second overage reconciliation came in a month later for $2157. The third billed overage was 2 months later for $6,187. Again we shared that this was a surprise and too much.
Things went fine for the next 3 months, albeit with me onsite correcting issues along the way, but ultimately, their work was satisfactory. In late January 2022, JER surprised us with another reconciliation bill for $59,060!! We stopped work on the project, had them finish a couple of things that were in the middle of completion, and tried to figure out what we would need to do to finish the project.
In the meantime, John Erwin and Greg Amendala, the two principals of the business, were demanding to be paid an additional $129K, which we were bullied into paying!! In total, we ended up considerably over budget with an incomplete remodel.
There is no comprehensible way to understand their billing. I have since read multiple reviews from other JER customers that have complained of shady billing practices, and massive cost overruns. I would avoid doing business with this company. They have managed to stay in business a long time, and done this to countless people. They have perfected their tactics of overcharging. BEWARE!
I filed a complaint with the WA Attorney General, and urge other aggrieved parties with contract/billing complaints to do the same.

The work speaks for itself. The kitchen my girlfriend had remodeled is beautiful but the owner he didn't actually do the work, he however is engaged in practices that lie to the people he wants business from. There was a conversation relating to a massive island quartz countertop with additional overhang on three sides that he had with my gf. When it came time for the countertop guy to cut it, he realized after being told he didn't bid correctly. John told my gf this and that it would basically be another 1,000 bucks on top of the original quote and said well the guy has to be paid. Even though he admitted to having the conversation with my gf on what she explicitly requested and expected to be bid for.
Having final bill conversation there was no admission to fault and that they would eat the cost. Only accusations of her along with others clients complaining about the money. (this is key, other clients complaining, which means gouging most likely or lack of ownership to problems that his company is at fault and should eat the difference)
On top of which my gf told him that he would not be allowed to use the photos to benefit from. His response is that he can and it's stated in the contract. And "I'm already up for an award, so there's that." Does this sound like a business owner who's proud of his the company he created and proud to serve Olympia while bragging how he makes a million dollars in profit just on word of mouth? If this company is so fantastic and above reproach, why would you screw over a client on a mistake where your lack of communication cost them more money. Apparently every cent he can take from clients while bragging and talking over them is not enough. I will be sure to tell anyone asking upon seeing my gf's kitchen remodel to stay far from this company.
