Not what we remembered from 23 years ago
We shopped here 23 years ago while looking for our first home, and although we ended up buying elsewhere back then, I remember being more impressed—maybe I had more “virgin eyes” at the time.

This time around, we were hoping to find something smaller for a lake lot, but we left feeling a bit disappointed. We walked through all the models on-site and honestly weren’t impressed. The homes felt overpriced for the quality. The interiors and finishes—especially the trim work—looked cheaply done and just didn’t feel well thought-out. There was also a lot of wasted space in the designs.

I can’t speak to the structure or bones of the homes, but from a design and finishing standpoint, it wasn’t what we were hoping for.

For all individuals who are looking to become future home owners, Homes By Vanderbuilt would be an awesome choice for your modular home. The homes are built using top quality material, structurally sound and beautiful. The home office is located in Tramway, NC with many on site models to walk through. Please go by and check them out. My personal statement I have subcontracted (Escorted) for Homes By Vanderbuilt for 22 years. I have personally helped deliver about every home purchased in those 22 years. We have an awesome delivery team, three skilled experienced drivers with great safety records. Our on site set up crews do superb work and safety is ranked very high with both crews. The office manager, Julian and his assistant Michelle handle many daily tasks, Julian is a responsible, reasonable and approachable individual. I have enjoyed working under his daily instructions. The owner of Homes By Vanderbuilt is also very approachable and reasonable. He deeply cares about each employee, subcontractor and customer.

It has been almost 3 years since we moved into our modular home by vanderbuilt. I purposely waited a respectable amount of time to write my review so that we had time to take in the full home. Vanderbilt stated their homes are “custom” it is only customizable to a very limited extent. A friend of mine went through another modular competitor company, she was able to customize her home much more. Michelle was extremely helpful and seemed to be the only employee who actually cared about us. Vanderbuilt did correct our flooring issues after the 2nd time of it being installed incorrectly and violating manufacturer warranty. Homeowners do not receive a call when a vendor is coming to the home. We were never told that the HVAC folks were coming out and only found out later that they had installed the unit when we came to visit our home a day later. If they had notified us we could have told them where we wanted the unit under the home. Due to this issue and our persistence they ended up coming back and moving the system. Julian was the employee we worked with regarding this matter and he was the most rude individual I encountered through out the entire building process. So rude that I terminated communication with him and insisted he speak only with my husband. The finish work on our home was atrocious to say the least. The quarter round was left red from construction dirtiness. Globs of caulking was left on windows and baseboards. Our baseboards were upgraded for the larger ones and they still installed small ones in our guest bathroom. Part of our upgrade included one level of a backsplash. The backsplash was applied to one our kitchen cabinets. Now it is our problem to fix as when it is removed it will destroy the cabinet. Trey attempted to fix all the thing but it was simply too much for one person to fix. In the end the finishing job was left subpar; it felt as though our time was being wasted because it never looked like a job well done. The ceiling work was left with bubbling and rippling; when they came out to fix it they left our newly painted walls ruined & stated they would not be fixing it. Only after us reaching out did they send other folks to fix the mess. 3 years into being in our home our & you can visibly see the tape under the plaster and primer.
We were told that they would bring a new blind out to fix the one that was broken from the beginning and they never did. Many of the springs in our windows were not repaired so they only open half way. Some of the things on our one year list were never addressed even after multiple emails. Much of our cabinets were scratched in the process of moving the home. The cabinets were stained or painted over and it is painfully obvious. Our flooring was buckling underneath; it was improved but not fixed completely. We were told it would never be 100%, that was their solution. I would also like to point out that there were changes made to model in between us viewing the model and building. We were never informed of the changes ahead of time. We were told that they were going to add a $15,000 lumbar surcharge in the event that the cost of lumbar increased. When told it had been used, I asked for receipts or proof of need. I was told that it could not be provided. This did not sit well with me but there was nothing that we could do about it. Looking back on everything I now realize that we should have kept a much closer eye on the process as it unfolded. We hoped that the job would be done well and this was just not the case. If we had to do the process all over again I would not use vanderbuilt. There are more companies out there to choose from. Though we were the ones footing the bill we had very little control of the process and did not feel communicated with or respected. There is so much that I have left out due to the lengthiness of this post already. This post is not meant to be mean or vindictive it is simply an honest review, one I wish I could’ve read before we initiated the home building process with Vanderbuilt. I have offered photos for proof.

I would not recommend this place to anyone! They never do what they say and make excuses for everything. My husband is a veteran with 20 years of service and they treated us like garbage. They did not do a background check for the workers doing repairs and ours happen to just get out of prison! We were worried about our safety, our belongings and our property. They don’t pay for damages the workers did and never respond to messages. Run run run!!! Pay the extra and go to another company !!

Overall the experience with Vanderbuilt has been good. I waited until now (moved in Christmas week) as I have been very busy unpacking and getting settled. I will update this as time goes by. When they delivered the home to my property I had (2) driveways put in (2- 30' culverts) with soil and rock. The delivery driver missed the driveway and the tires crushed one of my culverts about 4' from the end. I would have thought that a delivery driver that transports homes would keep blocking on their truck. if he would have blocked the one side the weight would not have crushed my culvert. I asked him if Vanderbuilt would take care of it and he said yes. I called and was told that it is in the contract that Vanderbuilt is NOT responsible to my property to get the home onto the site. WOW! free ride to NOT care at all. Moving on, Vanderbuilt was really good about all the processes and my 3 star only is a result of a few items. I write estimates for construction projects and have been in the constructon industry for 35+ years. Vanderbuilt really needs to find a way to get the timing of the deliveries honed in. I called and stopped in many times and no answers on when it would be delivered. I was told finally that when the port a john is delivered you will know that construction will begin soon. I believe that is the most laughable answer. I just can't believe the home builders can't give a date within 2-3 weeks of when a home will be completed. The have been doing these same homes for a long time. So now that we are moved in, the home is great, we had to paint the entire inside as Vanderbuilt does not paint a finish coat (a sore spot with me because when I asked our salesman about picking colors he said you don't get to pick colors and I said the color of the model was ok for now and I was never corrected that they do not paint colors. Now our HVAC unit is not and has not been working properly. I have called and Comfort Air came out and basically told me that I did not know how to run a thermostat. I had them listen to a terrible noise the outside unit was making for over 3 minutes and he told me that was normal cycling. Garbage. I have been uncomfortable in this house for 2 1/2 months now and our electric bill was $485 last month with the heat set to 68/71 night/day. I called Michelle last week and no response. Like I said the 3 star could be worse for the issues I have had but we will see what is resolved before the next review. Til then ask a lot of questions and know what you are getting.

While they were transporting half of a house down the highway part of the tarp let loose sending construction materials flying down the highway. Something from the house hit the window of my truck cracking the glass. I called the company, and they said they'd call the driver and call me back. The driver then made a quick exit. The company called me back denying the whole incident. I still need my broken window replaced. I hope no one was hurt from their negligence. I feel this was handled very poorly and hope in the future the learn how to SAFLEY transport their oversized loads.

Buying a home is a process in itself. But with Curtis' help he made our dreams come true. I recommend dealing with Curtis Ragan to anyone. He went above and beyond his expectations. We love our new home and can't believe that the team got the home finished in 41 days. Yes, you heard that right 41 days!!! Michelle and Brenda were also a great help and did the very best job to get me in my home. Thank you to all at Homes by Vanderbuilt. I appreciate each and everyone of you.

I wrote a review 3 years ago detailing our new modular home journey, but decided to write another one after living in the home. My husband and I are extremely pleased in the quality of this home. We have experienced high winds and heavy rain and the house has held together well (not 1 shingle or siding damaged). Not only is it built well, it is also well insulated and quiet. I have only praises for this company and recommend it to family and friends or anyone else who are in the market for a high quality modular home. Thanks Vanderbuilt Team.

Overall we are happy with our home from HBV. Our salesman Keith helped us understand the process. We picked our color options, and understood that the turnaround time was a little longer as the factory was backed up. When time approached to receive the home, we were contacted by the foundation crew. They were great. Within two weeks of completed foundation, our home arrived. The crews put it together in one day, upstairs and dormers. It was certainly a cool experience to watch. Michelle and Julie were very responsive with certain issues we encountered during the process. Even after move in, we were waiting on a few additional items. They contacted us when they were ready and sent a crew to fix/install. I would recommend Vanderbuilt to anyone looking for a home that doesn't require a ton of customization. Such as moving walls, etc. We will make sure to contact them about our 1 year to get a few cracks repaired due to settling. Thank you for everything HBV!

I had the fish sandwich. It was very good, the fish cooked to order. The spices on the tomato, lettuce & pickle was ...different (I'll ask it be left of next time). The Deviled Egg Potato Salad is excellent. Service was friendly and quick.

Watch out for this company. They think they are better than anyone else. We were verbally told by the salesman that we could get our home sooner than they projected. When they could not deliver we went with someone else. Their salesman said no one would get a home quicker than they would (I have the email stating that) but we did through another company. They kept $5500 of our money for their expenses. Really?? For 2 months of nothing!! I am not done with them yet. They are liars, steer clear!!

Stopped by to look at the modular homes and I was honestly surprised on how gorgeous these homes are I absolutely fell in loves with a few the only thing I wish they would do differently is I wished they used a better quality counter top. Staff is friendly and helpful.

We Are Starting the Home Search , the Staff is Friendly and welcoming , They were very informative and explained everything how everything works , we Walked At Our own pace and took as long as we wanted in each home Definitely we'll be back to narrow down our search and get more information

BEWARE they don’t deserve one star my home is falling apart I’ve only been in my home for three years wish I could upload pictures on this site my home don’t even have nails in some parts. And the warranty company sent out a engineer last April they found 33 major problems and still nothing has been resolved this dream home is a nightmare mold falling from the ceiling because it has no nails facing from my cabinets in the bathroom falling no nails floors are sinking in areas I also had a mold problem first year in one of my bathroom in every area where my back slash is it’s coming apart and my list goes on and you pay for upgrades and they give you down grade work I paid for ceiling fans for 5 rooms and got plates over threes and lights over two but no fans paid for 5 high toilets and received regular height and the list goes on and what was supposed to take 10 months is a joke contract was signed Dec2017 and I closed May 2019 and might I add was threatened to foreclose if I didn’t. I didn’t want to sign because of all that was wrong with the home from the whole time they brought it to my property. The modular home is beautiful but it’s just falling apart as time goes on so beware or good luck you come out cheap get a storage shed to live in

It was nice to see the houses inside and the differences between all of them. Sadly not every air conditioning works in the houses. The stuff was very friendly and answered all of our questions.

We fell in love with the Hillcrest! You don't know what it is? Then better go and check out Vanderbuilt! It was such an amazing experience to walk through all these houses alone and dream about how to live in them!

Great model selection. The salesman will leave you alone, but easily accessible and approachable if needed. Some have the A/C's on but most did not. So if it's warm out, be prepared. Overall good experience. Plenty space between structures to be able to walk around the outside as well. Most were tastefully decorated so as to get an idea of the spaces available. Cheers.

We just moved into our house. We are so pleased with Homes By Vanderbilt. From the salesperson to the finishing crew, everyone is a true professional. We got quick answers to our questions and concerns. Concerns were handled quickly. Our house is beautiful.
Now several years later, I'm extremely disappointed. I was unable to schedule my service after one year due to major illness. My husband has had a couple of strokes, two major surgeries for cancer, and multiple hospitalizations. He has COPD, Diabetes , and Heart disease. I am in Kidney failure in both kidneys. It's all I can do to care for him. I have not even unpacked all of our stuff from the move. During this time I contacted Vanderbilt Homes and was told ", don't worry, we will take care of you". Now even though I provided a copy of the email ( the man doesn't work there anymore) I was told they will not fix the problems with my home. Is this the way to do business?
