Not what we remembered from 23 years ago
We shopped here 23 years ago while looking for our first home, and although we ended up buying elsewhere back then, I remember being more impressed—maybe I had more “virgin eyes” at the time.
This time around, we were hoping to find something smaller for a lake lot, but we left feeling a bit disappointed. We walked through all the models on-site and honestly weren’t impressed. The homes felt overpriced for the quality. The interiors and finishes—especially the trim work—looked cheaply done and just didn’t feel well thought-out. There was also a lot of wasted space in the designs.
I can’t speak to the structure or bones of the homes, but from a design and finishing standpoint, it wasn’t what we were hoping for.
For all individuals who are looking to become future home owners, Homes By Vanderbuilt would be an awesome choice for your modular home. The homes are built using top quality material, structurally sound and beautiful. The home office is located in Tramway, NC with many on site models to walk through. Please go by and check them out. My personal statement I have subcontracted (Escorted) for Homes By Vanderbuilt for 22 years. I have personally helped deliver about every home purchased in those 22 years. We have an awesome delivery team, three skilled experienced drivers with great safety records. Our on site set up crews do superb work and safety is ranked very high with both crews. The office manager, Julian and his assistant Michelle handle many daily tasks, Julian is a responsible, reasonable and approachable individual. I have enjoyed working under his daily instructions. The owner of Homes By Vanderbuilt is also very approachable and reasonable. He deeply cares about each employee, subcontractor and customer.

It has been almost 3 years since we moved into our modular home by vanderbuilt. I purposely waited a respectable amount of time to write my review so that we had time to take in the full home. Vanderbilt stated their homes are “custom” it is only customizable to a very limited extent. A friend of mine went through another modular competitor company, she was able to customize her home much more. Michelle was extremely helpful and seemed to be the only employee who actually cared about us. Vanderbuilt did correct our flooring issues after the 2nd time of it being installed incorrectly and violating manufacturer warranty. Homeowners do not receive a call when a vendor is coming to the home. We were never told that the HVAC folks were coming out and only found out later that they had installed the unit when we came to visit our home a day later. If they had notified us we could have told them where we wanted the unit under the home. Due to this issue and our persistence they ended up coming back and moving the system. Julian was the employee we worked with regarding this matter and he was the most rude individual I encountered through out the entire building process. So rude that I terminated communication with him and insisted he speak only with my husband. The finish work on our home was atrocious to say the least. The quarter round was left red from construction dirtiness. Globs of caulking was left on windows and baseboards. Our baseboards were upgraded for the larger ones and they still installed small ones in our guest bathroom. Part of our upgrade included one level of a backsplash. The backsplash was applied to one our kitchen cabinets. Now it is our problem to fix as when it is removed it will destroy the cabinet. Trey attempted to fix all the thing but it was simply too much for one person to fix. In the end the finishing job was left subpar; it felt as though our time was being wasted because it never looked like a job well done. The ceiling work was left with bubbling and rippling; when they came out to fix it they left our newly painted walls ruined & stated they would not be fixing it. Only after us reaching out did they send other folks to fix the mess. 3 years into being in our home our & you can visibly see the tape under the plaster and primer.
We were told that they would bring a new blind out to fix the one that was broken from the beginning and they never did. Many of the springs in our windows were not repaired so they only open half way. Some of the things on our one year list were never addressed even after multiple emails. Much of our cabinets were scratched in the process of moving the home. The cabinets were stained or painted over and it is painfully obvious. Our flooring was buckling underneath; it was improved but not fixed completely. We were told it would never be 100%, that was their solution. I would also like to point out that there were changes made to model in between us viewing the model and building. We were never informed of the changes ahead of time. We were told that they were going to add a $15,000 lumbar surcharge in the event that the cost of lumbar increased. When told it had been used, I asked for receipts or proof of need. I was told that it could not be provided. This did not sit well with me but there was nothing that we could do about it. Looking back on everything I now realize that we should have kept a much closer eye on the process as it unfolded. We hoped that the job would be done well and this was just not the case. If we had to do the process all over again I would not use vanderbuilt. There are more companies out there to choose from. Though we were the ones footing the bill we had very little control of the process and did not feel communicated with or respected. There is so much that I have left out due to the lengthiness of this post already. This post is not meant to be mean or vindictive it is simply an honest review, one I wish I could’ve read before we initiated the home building process with Vanderbuilt.
