Inspection went fantastically! Dennis wasn't bothered when I occasionally asked what he was doing or followed him to different parts of the house. Entire inspect for 2,000 sq ft was done in less than two hours and he had the report to me a few hours later.

This home & property was Neat as a Pin! Well maintained and had many upgrades over the years, but Dennis Collier of Home Inspections Plus LLC came in and did a complete & thorough inspection, finding several things that would require our attention, both inside & outside this nice home! His inspection documented with photos and descriptions of items that we could do ourselves and then suggested items that may need a professional service to repair! Dennis inspected a 4-plex I was in contract to purchase. I have had many inspection on property I planed on buying in the past but none as thorough as this one! I'm very disappointed with Dennis from Home inspection plus ,
he did an inspection of our house and made nothing but a lot of problems for us and disheartened the buyer by bringing up many small mundane problems to try to look like he knew what he was doing , first I was told I didn't have a carbon monoxide detector and smoke detectors, although we had them.
The carbon monoxide detector is in the hallway right next to the thermostat. also Second he complained about a minor setting issue on the thermostat , I was also told they didn't think the heater was putting out enough Heat , well when they turned it on it was 90 degrees out that day what were they expecting ? My heater has worked excellent the last 10 years I have lived here , anyway , Jacobs & Rhodes came back and thoroughly tested and passed it for the 2nd time , that's 2 service calls they had to come back to me , so it cost me to have a professional Heating and Cooling company come out despite the heater and air conditioning working flawlessly when they (dennis ) inspected it . maybe he should have been paying attention to the carbon monoxide detector I had next to the thermostat. We then recieved a complaint about a loose wire in the Attic which we paid a repairman to repair , well I guess he missed the other two wires because the one was repaired , but there were more I had to have repaired After a complaint came in after a 2nd walkthru , also While inspecting my Pella Windows dennis and the realtor had trouble closing one window and they broke it , That left me to pay for the window they broke . Also despite my knocking off $1,600 of the price of the house for anything that MIGHT be wrong including windows. Dennis's complaints got me to fix another $1000 worth of work .
Then I had to knock off another additional $500 More for the price off the window . ALL THIS AFTER we initially agreed to pay their $5,000 closing to offset any mundane maintenance found in almost every common household here in the Tri-Cities , but I can tell you this , we fixed all the problems we were told to fix and we moved to close on the house deal .
But either Dennis or the buyers realtor Made closing difficult and very hard on us by complicating the things that got fixed by having them looked at again . Seems they just weren't fixed to thier liking despite being fixed by professional agency's which confirmed they were fixed right the 1st time, well At the end after paying a plumber. a heating and air conditioner expert , a handyman , and others , all the work that we had done , was done RIGHT the first time !! This raising of mundane issues cost us a LOT and most of this money was out of our own pockets while we were out of a job and during this crucial time of covid 19 ,and we weren't able to even pay our mortgage that month because we didn't have much to live on , again these repairs were our of pocket , So if you're buying a house and you DON'T want a lot of costly delays , I wouldn't call home inspection plus because he is not thorough.
