John went as far as to show us how to get the most out of our appliances and things to keep in mind. I just had a home inspection with John today and he is by far the most thorough inspector I could have asked for. I’ve been in construction for over 8 years myself, but John knows exactly what to look for. From the small water spot behind a leaking toilet to a trace of mouse droppings in the corner of the garage attic, there’s not a thing he missed. He arrived 30 minutes early and got to work immediately. I could not have asked for better service and he even gave me a full reference binder and 4 cartons of eggs straight from his farm. I can’t underestimate how great a value he is and would recommend him to absolutely anyone!

John is incredibly detail oriented and professional. We are in the process of buying an older home. John and his team went through every detail of the house and provided us with a full report of everything he found from small and easily fixed DIY type repairs to a few larger issues that required estimates for professional repair. Wow, this is the most detailed inspection I’ve ever had and we’ve had a lot of these done. Very thorough and for the price, an incredible bargain. John and team are extremely detailed. It’s as if he was inspecting the home for his own family. They miss nothing. He spent a solid 4 hours at the house including an hour reviewing the report with us. I highly recommend Freebyrd. John is very kind, professional and very conscientious to make sure the house is left exactly as it was when he arrived. He leaves you with a nice report, with a book to look up things (letter coded to his report) which is written so that anyone can understand.

Not only is John fast, he’s thorough. I was not able to come out and see the house in person, so John discussed his findings with me over video chat and went into great detail. I’ve had experience with other home inspectors in the past, and this guy is by far the best. And he is also military friendly, for clientele like myself. I contacted Freebyrd Home Inspections for a home maintenance inspection and received a fast response using the request page on the website. The inspection report was straightforward and detailed and has helped me prioritize which things should be done sooner than later. The pictures accompanying the report were really eye opening because I pass by some of the things in the pictures all the time & have never even noticed. There were points about access that I had never thought about-just so much good information. I am still reading and learning from the report and the home binder.

I am too scaredy-cat to go on the roof, in the crawlspace, or in certain parts of the attic but Freebyrd Home Inspections went there for me. John was referred to me by a good friend of mine. I've been curious what the state of certain parts of my home were in and how long I should wait until I really stress on some things. John and his team came on time, set up, checked my house while annotating and taking pictures, while marking some problem areas with chalk. I was expecting a good deal of things to be wrong with my house. Luckily, the stuff that I was going to prioritize, can wait. They ventured through every part of my house, checked my plumbing, appliances, attic, electricity, ventilation, my roof, and wrote up a very knowledgeable report on the findings. The summary was mapped out in colored code and very simple to understand. He also gave me a printed binder with all of the information in it that maps to the email summary he just sent me.

I'd recommend his team to anyone looking to get a good understanding of the current state of their house. He's extremely honest, treats you like family and takes pride in his work.

First of all, John was about his business! He came an hour early to the house to do a thorough inspection of the exterior before he started inside. He got to every nook and documented with photos that he shared with me at the end, along with an explanation. He was friendly and professional, definitely worth every dollar I paid him! I was in the process of closing on a property that had been bought 2 years earlier. In addition to identifying multiple issues that come with buying an older home, John found structural issues in the trusses of the attic that the sellers home inspection had not found. Without John, I would've bought the house with no idea of what I was getting myself into.

John was extremely professional and I loved the way he presented each identified issue. The home inspection he provides references a binder that he gives to you, explaining everything in laymans terms. I learned a great deal from going through all the material and by the end, felt extremely well informed of the problems my house had, and how to remedy them. Wow! First of all I saved $5,000 because I hired this terrific company! I was a super excited first time home buyer here in Virginia, and I found the perfect place. I mean it had it all, relatively new roof, new HVAC, appliances, hot water heater, etc. I just needed a home inspection and I was ready to sign. Originally I was going to just use whoever my realtor recommended, but they said they were not available for two weeks, I was way too excited to wait that long. I sent John an e-mail on his website and Freebyrd Home Inspections was doing my inspection three days later. John was already walking around on the roof by the time I got there. To say this inspection was thorough is an understatement! John and his team checked everything, I mean everything, every outlet, every appliance, light, fan, attic, roof, corner, every nook and cranny, every inch of the place, inside and out. I am 100% confident they missed nothing. When I got the report it was extensive, I got a full run down and John answered all my questions, I also received pictures, an e-mail, a detailed book; all the knowledge I needed on my soon to be new home. John mentioned to me that the bathroom shower seems to drain a little slower than usual I might want to have that checked. I put that and a few other small things on my “must fix before I buy” list, and thank god I did. The seller hired a plumber and found out there was a clog at the street, they needed to dig up the entire front yard, and replace all the pipe leading to the house. I was told the bill was over $5,000. I am so beyond happy I did not have to pay that additional cost, there are plenty of expenses already when buying a home. There might be a cheaper inspector out there, but not a better one, you get what you pay for. I highly recommend Freebyrd Home Inspections and John Byrd is a fantastic home inspector! To top it off John left me with some fresh eggs from his farm, delicious.

The report is user friendly to read for first time home purchasers and lots of photos included with business cards provided for work that needs to be done to the house.
On a side note there was lots of bad news on the house but we feel safe with his information

This company is amazing!! super detail oriented, easy to understand his report, and even brought us fresh eggs!! The house was completely empty so he had chairs that he had brought for my husband, our realtor, and myself to sit on during the inspection taking place. He is truly there to protect the buyer and we have so much peace of mind knowing how detailed they were that we won't have any surprises when buying. They are worth every penny!! THIS COMPANY IS TOP NOTCH! Me, my husband, and our agent were very impressed! They went through the house inspecting all the biggest and most minute details very thoroughly! When buying a home he will make sure you know EXACTLY what you are getting. John did very good at letting us know the process of the inspection, and helping us understand the issues. I personally have had the experience of using John Byrd and FreeByrd home inspections once before when I originally bought my house in 2013, when my real estate agent suggested I use him. Since then I have had the absolute pleasure of utilizing freebyrds services over 200+ times since 2013 when I became a real estate agent and realtor. I have absolute faith in John Byrd‘s abilities to get a home inspection that is completely unbiased to my buyer or to the seller, selling the home. Some occasions my buyer will not buy the house because of how thorough Mr. Byrd is during his inspections. I absolutely recommend and endorse this company to the fullest.

DO NOT ALLOW THEM ANYWHERE NEAR YOUR HOME!!!!!! I wish I could give them less than one star, but I guess they at least get that for showing up.

I’m selling my house and the buyer’s agent selected this company for the inspection. Over three hours for the inspection and I returned to find my house an absolute disaster. Both gates in my fence we left wide open so my dogs almost got loose (it’s clear from my house that I have dogs, so I don’t believe there is any excuse for this). My couch, a lot of other furniture, and other items were moved without any attempt to put them back - this includes the refrigerator that was pulled out over a foot from the wall. Multiple items were unplugged and not plugged back in.

I honestly had to do a once over of my whole house to make sure nothing valuable was missing (yes - that’s how little trust or faith I have in this whole company). I half expected to walk-in on a Goldilocks situation with the incompetent inspector taking a nap in my bed.

And, worst of all, my solid hardwood floors were scratched up. I know for an absolute fact that the scratches were not there when I left immediately prior to the inspection (I literally said hi to the inspector as I was getting into my car to leave) and now - when he was the only one in the house during that time - there are several scratches and other areas of damage to the floor.

If you are selling your house, do yourself a huge favor and write into the contract that the buyer is not allowed to use this company for their inspection. It will save you a whole heap of trouble and frustration.

John performed the home inspection yesterday 6/7/19 on the home my husband and I are interested in purchasing.

His attention to detail is unparalleled. He and his employee Steve went through the home top to bottom with a fine tooth comb. They took pictures of EVERYTHING. The pictures along with his detailed notes have made the process of prioritizing issues from major to minor a breeze.
He goes over all information at the end of his inspection to make the reading of the report even easier than it already is.

He's definitely found a formula that works.

The electronic report was received within hours of his finishing the actual inspection. John also provides a book to go with the online report. The electronic report which is sent in .pdf format is color coded to go along with the book you receive.

I highly recommend Freebyrd Home Inspections to anyone needing a property inspected for purchase, but raise that recommendation even higher to any first time buyers. He will absolutely make this part of the process stress free.

First I would like to say that Mr. Byrd is a professional and a extremely welcome man! He was 30 minutes early and got back to me on several occasions within minutes every time. He was very thorough and went way over my expectations. He gave me an estimate on repairs of everything and even things that he wasn't obligated to check out. He took the time to show me everything wrong with the house and even explained how to fix and prevent future damage. He gives a physical notebook with all of your previous permits and information on your home with details pics. I could go on and on about Mr Byrds services.
