We had Franklin Garage Builders build a third garage bay onto our existing two car garage. We wanted the garage to be extra long to maximize our storage space. Josh and Burt were amazing. They kept us in the loop every step of the way and were extremely professional. The garage looks amazing and matches the rest of the house perfectly. We are very happy with the work Franklin Garage Builders did!

Our garage exceeded our expectations and was completed ahead of schedule. Several last minute changes which were created by a zoning issue. No problem. Rolled with the last minute change and did excellent work. Highly recommend.

Everything about the process was simplified. They took care of permits and kept in communication throughout. The building was done how it was originally planned and if there were any changes because I wasn't pleased with something, they talked with me and got it resolved. Very friendly and quality built through and through.

Good framing and they worked to make the final product look good but a word of caution, the owner does NOT want to hear from customers once project has started.

My simple 20x25 attached garage finally completed after breaking ground last summer. I may be too critical but the whole process was more stressful than I would have expected, especially for the money spent.

The Contract stated to use a pumper truck for all cement as I have an asphalt driveway I wish to preserve. They tried to bypass this in an attempt to get the apron poured in fall but I refused. They ended up getting it poured in late March this year. The story they gave me was that the concrete guy bailed on them and didn’t want to make the drive to Marengo. He came back in early march and disputed that claim. The plot thickens but I’m not getting into that here. Concrete work was pretty good but all water from vehicles accumulates in center of garage and I have to squeegee it out. Because of this delay I needed to berm up some limestone to allow me to use the garage through the winter.

The roof turned out well but the roofer ran out of gas for his compressor in the middle of the job. Lucky that I had gas that I was able to donate so he could finish the job.

The block foundation turned out looking good but the last course was sketchy and needed some attention after the fact.

Siding looks great. Bert worked hard to get it to match and his efforts are greatly appreciated. Some of the trim around the garage door was shimmed out using g cardboard packaging and that was a little disappointing.

Electrical turned out well. I installed my own garage door opener even though it was on the contract. I’m glad I called it out before making my last payment. They did end up giving me credit for it.

They did work with me to make sure I had a high lift garage door and made some other minor mods to non primary entry points.

They mentioned that they would be back to add more backfill around the foundation but later said that’s it and that I would be in the hook for adding more backfill.

I have to laugh but I had 2 really nice stainless sheathed garden hoses. Josh and crew ran over both. The block layers ran over the one I allowed them to use and Josh backed over another that is was using to water a tree during the drought.

I could go on but these are basically the hilights.

I am very happy with the job Josh and his crew did in building our garage. The quality of the work was outstanding, there crews were courteous and professional and they cleaned up very well after each day. The job forman Bert was so helpful and kept us fully informed on each stage of the job.
I just can’t recommend Franklin more highly.
I had a good feeling from day one that Josh and his company would do a good job and we were rewarded in that trust.

Use caution and be very clear up front about the project and expectations. I was forced to pay out of pocket and find other contractors to finish the work due to continued delays and lack of commitment from Josh. In total, I've paid $8,111.52 out of pocket, over and above 1/2 of the final payment ($9,800.00) for the contracted work (work that Josh didn't perform included: stucco installation, gutter and downspout installation, roof repair due to improper installation by roofer, man door purchase/delivery, man door hardware purchase/delivery, trim board replacement due to improper installation by Josh, limestone porch repair that was broken by Josh). I've attempted to work with Josh to resolve the issue, however, he has stopped responding and is no longer working to help reach a resolution with the issues. Legal action seems likely to be the only way to recover these funds.

Josh and team did a fantastic job for me. You can tell they are busy but communication was perfect. They worked hard, did the job right and kept me appraised of challenges/changes along the way.

We're currently wrapping up a two car garage build with Franklin Garage Builders and couldn't be more happy that we chose them for this project. Josh and his team have been great to work with from the start of the planning phase to the actual build. We've done quite a bit of condo and home renovations but this was our first garage build and needed some professionals. If you're looking for a garage build I would strongly recommend them for your project.
