My husband and I needed to replace our old deck and decided to replace it with a sunroom. From the initial meeting with Dream Builders, to handing in our final check, we could not have been more pleased with the service we received!! Kyler Bailey was absolutely fantastic. He listened to everything we wanted in our room and made our vision a reality. The companies they contracted certain parts of the job out to were also fantastic. I truly felt like we were in great hands from start to finish. Kyler worked hard to answer any and all questions we had throughout the process and was great about keeping us updated through the permit process and construction. The team really hustled to get work done even with the threat of some crazy snow storms! Instead of waiting for weather to pass, crews were out to make sure major parts of the project were completed before snow hit. Any issues we had or any work that we weren't 100% satisfied with, Kyler and the team at Dream Builders of VA came out and made sure it was changed to something we were 100% happy with! I can't even begin to say enough good things about Dream Builders of VA! I highly recommend them to anyone looking to enhance their deck or upgrade it to something even better!

Since completing our sunroom, I have spent more time out there than I think I ever did on the deck we had for 7 years!!

This year we decided to add a deck and patio to our house. As we always do when it comes to having major work done on our home, we contacted several contractors that specifically do decks, porches and patios to get a fair estimate of the cost of the project. Two of the contractors we met with said they only do pavers for patios, but we wanted a more substantial concrete patio. Dream Builders was the only one willing to meet our needs. For us the deciding factor for selecting Dream Builders was not only the total cost of the project; more reasonable then the other two; but also the fact that they listened to our needs regarding the patio. I would also like to mention that Kyler Bailey the estimator and project manager was very accommodating and so easy to work with at every step of the way. And Donna Chittum, the office manager was always available when we had questions regarding the project. Dream Builders subcontracted American Custom Concrete to pour our stamped concrete patio. They did an awesome job on the stamped patio which they completed within one week. Once the patio and footers passed county inspection the Dream Builders deck crew came in to start their work. Within a month the project was completed and we couldn't be happier.

Dream Builders built us a deck at our old home in 2020. We had such a great experience with them, that when we moved this summer, we called them again and asked them to build us a deck at our new house. They do fabulous work - from Nick's design to Donna int he front office to the guys who do the actual building - everyone was courteous, professional and thorough. Hope we have another project for them some day soon!

Nick and his team did a fantastic job on our house. We had our roof replaced, new gutters put on and lots of repairs inside. We had water damage from our roof being damaged from a storm and with Nick’s help we realized we could have it covered under our home owners insurance. His team also painted the entire inside of our home and did an excellent job! We cannot recommend Dream Builder’s enough.

I can't say enough good things about this company. We had a complex project we were trying to manage ourselves (with little experience) to put in a pool, hot tub, hardscaping, patio, landscaping and a deck in our backyard. Finding this company to take on the deck portion of the project was key to the success of our project. Their project management, reliability and flexibility made them very easy to work with. Nick, the owner, made sure to make us aware of all of our design options and gave great design advice. We ended up going with a rounded deck - which was really cool to watch as his team carefully baked and molded our boards and railings into our design. The work was done inn less than a day and the crew left my property in a better condition that they found it. (no nails and debris to puncture tires or bare feet)

We have had nothing but problems with this company. We have been working with them for over ten months to get a deck, patio and fence installed. They have been unreliable and dishonest. They still have not completed the project and today we received an email to inform us that they had unilaterally decided they would not complete the project. They messed up the electrical, have left holes throughout our property infilled, safety hazards on our patio, mud is caked along our HVAC system from the holes they dug and didn’t fill in, the water drains onto the patio and not away. They cut the main power to our building and it has taken six months to repair. They installed inaqeduate drainage and never put in the fence, all of which was paid for. This has been a very frustrating and highly disappointing project. I would highly recommend you find a more reliable and competent builder. We will never do business with them again and are considering legal action.

I had Dream Builders redo my deck, with new composite decking, railing and glass panels for the poolside railings. Everything is fantastic! The lead carpenter, Rico, did a fabulous job! He is a very skilled craftsman. Dream Builders gets top recommendations from me!

Ok, so I am leaving the below original review for transparency; now the update and the not so great - the overall projects turned out stunning, but the workmanship details were lacking. The ez breeze windows were all out of tolerance by just a small amount (1/8" to 1/4"). The crew had to push and pound the frames into place on several windows. I thought nothing of it at the time, the site supe told me the stiffness of opening and closing the windows would improve over time, six months later now and still stiff or hard to open and close. They installed two gates on the deck, and the attention to detail and the measurements are awful. One gate has about 1/2" wider gap at the top than at the bottom. The other gate will hardly close without really slamming it shut. The gate frame is to wide and jams against the deck rail end post; the level of difficulty closing the gate changes with weather changes. I have told them of the gates problem a number of times and each time they tell me I must be leaning on the gate or my dogs must be jumping on them and knocking them out of alignment; this is not the case. I am now at the point where I will have to fix the shortfalls. Without this being addressed by the company I will not use them for any future projects.

Excellent service from beginning to end! I designed my deck, wasn’t rushed, provided us different options and stuck with their schedule. My deck came out beautiful. Everything Dream Builders promised was executed! If you are looking for a great company, check them out, you won’t be disappointed.

We absolutely LOVE our new deck! The whole experience was seamless from start to finish. We also couldn't believe how quickly everything went and were enjoying peaceful evenings on the deck about a week after they got started! We love Dream Builders and couldn't recommend them more!

Dream Builders demolished my previous deck and build a new Trex Deck. Everyone was very professional and kept me up to date throughout the whole process. From deposit to completion it took 6 weeks which is great! My sister has been waiting months with another company! I would highly recommend them.

We don't recommend dream builders and suggest you use a different company.

We hired dream builders to replace the back porch on our house with Trex and to add stairs.

- dream builders does not employ the workers. Our project was sub-contracted to a carpenter who sub-contracted to the workers he brought every day. On any given day, we had no idea who was coming to our house. We rarely saw an employee of dream builders.

- In the demolition stage of our project, the crew ripped through both our underground downspouts and sprinkler system. I was informed that the contract requires me to put flags were all of those are located. Since I didn't, they are not responsible for the damage. I have no earthly idea where all of the sprinkler lines are laid throughout the yard. It seemed lazy and unprofessional. It also seemed like a fine print scam.

- We made an adjustment to our plan as the project got started (moving where the stairs reach the ground). We were provided a picture of what that adjustment would look like. When the stairs were about 1/2 way done, it looked nothing like the rendition. The stairs now were going to terminate right in the middle of our patio opening. We protested and we were told that the picture couldn't look exactly like the finished project; it was just an estimate. We were then charged more for them to correct what I fully believe was their error. Though they came down some in the cost, from this point on we felt scammed.

- Included in our project were lights for the stairs to illuminate the steps. The finished project looked ridiculously amateurish. The wires were strung up under the wood with simple nails and looked disorganized. The power box was simply placed on a couple of nails driven into our siding. I could have done it myself on a weekend project. Again, we protested and were told that the job was standard procedure. They don't employ an electrician and what we were asking for was both unrealistic and expensive. For the size (and cost) of our project, it deserved to look better.

- Speaking of the electric box, the lights were merely plugged into our outdoor outlet with no ground. I asked of the safety of such an arrangement and was surprised it could pass code. I was again told it was standard procedure. I was later told (by a contractor I trust) that the arrangement was neither safe nor up to code. He fixed it for us while doing another project.

- We had the wood posts under our deck wrapped to look nicer. Some of the posts were a bit taller than the wraps however and the wraps were not secured; they could slide up and down.

- the project did not actually meet code initially. The carpenter did not install 2 x 8 beams under the bottom of the porch for extra stabilization. This was corrected but it makes me wonder where else they cut corners. Similarly, while building the upper landing for our stairs, we saw a small chunk of wood fly off as a result of being hit with a nail gun. Rather than replacing the board that now had a piece missing, the worker just kept on nailing. Again, we were assured the piece was not structurally required and nothing was wrong with the board. Had this happened with other boards?

In the end, the porch and stairs are completed and look adequate structurally. I have little doubt that they will last and I have no concern with my family being out there from a safety standpoint. That's the end of the good news.

The process cost far more than we thought it should have for the work they did. The communication and interaction with the company was substandard. I did not appreciate having our project subbed to someone who then subbed it out again. We felt cheated out of money for their design flaw. The accessories look no better than doing it myself (we hire other people for a reason). We paid them a significant amount of money (at least for us) and it constantly seemed like they were trying to cut corners and maximize their profit instead of focusing on a great finished project.

We wish we had gone with someone else.

Replaced old deck with screened in porch. Would recommend the company. Project manager was great, attentive and very helpful. Actual construction team did a great job as well but were abit rough with some materials as a lot of the deck boards have minor scratches and white trim black scuff marks. After writing this review DreamBuilders sent a person out to remove the scuff marks and they did a great job working their magic and removing the scuff marks which I was unable to remove myself. Overall very happy with the project and company.

We have now had the deck for a couple seasons and need the trim work to be addressed as it is not staying on properly. Trying to have the company come back out has turned into a terrible hassle. Well they are kind and reasonable and respond quickly to email or phone calls. It has been almost 2 months since my initial inquiry and there has been no indication of when they will be out to fix our issue. In comparison we had an issue with a new fence and the company was out within a week to address it. Well my initial review holds true trying to schedule the company to fix an issue after the project is not ideal.

Dream Builders came out and took down my old deck and replaced it with a beautiful Trex decking system. I appreciated the clear communication, keeping me updated, and that they were easy to reach when I had a question. The company was on top of things, I didn't have to chase anyone down to make sure things were completed. I felt like the people I had contact with were trustworthy and hard-workers.

They did a beautiful job on our new Trex deck with pergola. They use high quality materials and the crews are fast and efficient! Our thanks for a job well done!

We went with Dream Builders for our backyard project. We had a screened deck and patio built. They did great work, and kept me informed throughout the process. The project lead, Mike, was always responsive and addressed any questions or concerns that I had. Really great company to work with, and we couldn't be happier.

Dream Builders (Rob, Mike, Rodrigo, Kyle and others) were amazing to deal with and made my dream pergola, deck and screened porch come true!! Communication was probably the best I’ve ever experienced from a contractor. They did several extras that I didn’t realize were in the estimate, they said they were county requirements (Louisa) but it didn’t change the cost at all. With the pandemic causing material shortages, people shortages and such, Mike still got this project pretty much complete by July 3rd so that it would be ready for a celebration
If you want a no-hassle construction project done, call Rob Zahabi and his team! I certainly would again!! Highly recommended!!

Dream Builders installed screened porch on my home. It involved removing the old deck and replacing it, adding a screen porch and roof with shingles that matched the main house roof. Everyone I worked with was outstanding. Rob helped me plan the addition and answered my many questions. Mike the project supervisor was knowledgeable and kept me informed as the progress and the next step. The workmen were efficient and worked as a well oiled machine. The product was beautiful and I wish I had done it sooner. Spending time out on the porch is like being on a mini vacation.

We hired Dream Builders to install a Trex deck in 2018. Nick from Dream Builders was initially extremely professional and responsive. He sold us on the premium (Transcend) material. The quote came in much higher than any other company. However, we felt as though Dream Builders was the most professional and the material would last a long time.

Fast forward a couple of years and it became evident that the product from Trex was not holding up to the elements. I called Trex directly in 2020 to get a claim started (they agreed there is a defect the transcend plank we selected). After learning about our issue, Nick Covert called me and generously offered to replace our deck floor boards. He asked me to cancel my Trex claim on the defective material and we did. Now, he won’t answer my phone calls or emails and has completely ghosted us after supposedly putting us on his schedule for the past 6 months. Do not invest in this company, they will talk the talk initially but the follow through is terrible. Now we have to go back through the process with Trex in order to get the boards ourselves and the labor will be on us. We do not want this to happen to anyone else.

They are very unprofessional! So I got a free estimate from Nick Covert and I had some questions and ideas I would like changed to the estimate--never responded. I then emailed back about possible dates and reiterated those ideas/questions, he only responded to the available dates. So I asked these questions one more time and again, no response. It wasn't a difficult idea/suggestion, but I thought they are all about building your dream idea...
About a month or so later, Tania Ford reached out about the estimate. I communicated my concerns and experience with her and again, no response. I even told her I'm still in the market to get this project done and willing to get it done ASAP...very unprofessional all the way around. It's not like I'm asking a lot/difficult task. If you can, look elsewhere. Worst customer experience in my life!!!

Had my roof replaced and the work was outstanding, top notch. Based on my experience, highly recommended these folks. Pricing was very competitive and reasonable. They met all my expectations.

We had the Best experience with Dream Builders of VA. Rob was so Awesome helping me track down my HOA representative to file the paperwork to get my new deck. He gave excellent design advice to make our new Trex Deck beautiful and cost effective. The team kept the worksite clean throughout the entire project, despite all the rain and finished the project when promised. We are so pleased with everything.

Dream Builders built us a deck off our townhouse and they were phenomenal throughout the entire process! Nick and his team are fast, do exceptional work, and make everything very easy for their customers. Plus, the price was very reasonable and much lower than other quotes we got. Dream Builders of Virginia did a great job replacing our front porch railings with a high quality damage resistant product. They were professional, punctual, dependable and reasonably priced! I highly recommend.

This is an update one year later.
1 post warped. I called and they said the product is not warranted only the workmanship. I didn't feel it was installed it treated correctly, because it should not have warped. He would not do anything at all for me. Wanted to charge $1100 to replace. I called the manufacturer about the post, but they said they don't warranty their products. Bottom line this company would not stand by their product and I would never use them again, not recommend anyone else use them. I ended up hiring a reputable contractor, who fixed it for $750.

I liked the product, it was the best that I have seen and was superior to what other companies had to offer. The pricing was not the least expensive of the 4 companies I got bids from, but I felt the product warranted paying a little extra. I really liked the installer, who did everything possible to address all concerns and issues. He understood customer service as opposed to the management team/owners. They were not very customer friendly when it came to dealing with issues with my screen install. Things like ensuring there were no gaps between walls, floor, ceiling etc... For example they said they don't do chalking (the installer did do the chalking, anyway). The whole point of a screened in porch is to keep the bugs out, which would not happen if you have gaps. If you use these people, just make sure that you cover everything that needs to be done to get what you are paying for included in the contract in detail.
There were delays in getting started on the project, some like weather that was beyond their control, others due to being behind on other projects. Once the installer got started, it went pretty quickly. He worked long hours to get it done.

They did a great job. The quality was great. Nick has a good eye for design. While my deck wasn’t enormous, it had definite complications with elevation changes and 2 different sets of stair landings. They worked well with the other contractor doing pavers and retaining walls so I couldn’t have asked for more.

Fantastic job with the deck and patio. Worked with the design I had in mind and provided constructive and beneficial feedback on what would work best for the space we had in the backyard. I'm considering having them come back and do the area under the deck just to complete the project. Thanks for all your work.

They know their Trex and don't oversell. Once we got HOA approval (slow) they came the next day and dug our footer holes for the deck. As soon as the county approved the holes they were out the next day framing the deck. Since we didn't want stairs, they finished in a week!! No trash left behind and everything matched beautifully. Thanks Dream Builders!

It was a very good experience we love our deck and patio. As in life nothing is perfect and there were some minor issues but Nick and crew took care of our concerns. I would recommend anyone shopping for a deck to give Nick a call.

We had stairs installed by Dream Builders in Nov. & am really happy with the results. We had our 2nd story deck done by Ryan Homes 2 years ago. Oddly, Ryan won’t do stairs so we just had a deck installed by them. At the time my husband & I figured no big deal. We quickly realized we wanted stairs. Dream Builders was able to match the materials & it came out awesome! The worker arrived on time & was very professional. I love the lights on the steps as well.

If I could give a four and a half stars, I would..
Overall my project was well done. Rob was my interface with the company and he is very professional and respectful. The price was fair and the value met expectations.
Rico was my deck and Pergola builder and he is a master. It was very well done, and he was a pleasure to work with.
The Patio turned out well. The colors were spot on. The attention to detail left just a little to be desired. A bit askew, and though Nick found this acceptable, me not so much. Once the concrete was poured there was little that could be done. Three to four inches is not the end of the world, but, it is noticable. If you plan on having a patio poured, take the extra step and be clear on expectations up front.
I take full responsibility for the patio design, however, I wish Dream Builders or the patio subcontractor would have seen that we could have bought back some of the space (about two feet in two directions) that is going unused under the steps. Again, it was my layout, but their expertise and experience would have been a welcome discussion/correction to my oversight.
Again, overall the project turned out well. A couple attention to details would have made it perfect.

Dealing with contractors is typically like a root canal -- you have to do it, but you know it's going to be a miserable experience. Not true at all with Dream Builders. Nick and crew are THE BEST I've ever worked with in 30 years of owning homes. HIGHLY recommend them!

We had Dream Builders construct a deck, enclosed patio, and fenced-in pet area for our villa. Workmanship was excellent and staff were outstanding. If a bug developed, they came back and fixed it immediately. Price was fair and I like the fact that they used recycled materials throughout. We enjoy these additions to our home every day. We chose DreamBuilders to design and build our deck. We got numerous quotes but we had the most confidence in Nick and his company. Now that the deck is complete, we couldn’t be happier. From the initial design to the finished product, we were really impressed. Nick was very patient with us as he helped us design the deck. The deck is beautiful and is even better than we hoped. Dream Builder's team has done numerous projects for me beginning with replacing my deck in 2007, in 2009 added the screened porch and a stamped concrete patio, added a portico to my house in 2011, and replaced my ugly sliding door with double french doors (with mini-blinds in the glass) which was the perfect finish to my kitchen/screen porch area. When I moved to another house in 2018, he added a landing and stairs and a concrete patio off my porch, and a year later screened in that porch. The pricing is always very competitive (not cheap....always fair!), the work was performed with high quality materials, in a professional manner and always on time and on budget. The quality of the work is top notch and I have received many compliments over the years. The job site is always left clean and neat. The results are beautiful. I often recommend and will continue to recommend Dream Builders. Thanks Nick!

This company built a patio for us this spring with a "knee wall" around a portion of the patio edge. While structurally it seems to be ok, we have had a terrible problem with these white streaks appearing underneath the knee wall every time it rains. They seem to be some kind of mineral deposits as they cannot be scrubbed off and can only be removed with an acid wash. And we're not talking just an occasional streak - it's really bad.
After multiple times of having the streaks removed, now the protective coating on the concrete is being removed as well. We are very unhappy with this situation. We paid this company a lot of money for decorative finishes that are ruined by these unsightly streaks. After talking to some masonry experts we have been told that the cause is most likely poor quality materials in the knee wall that are leaching excessive amount of minerals any time it gets wet (like rain).
We have asked Nick at Dream Builders to replace the knee wall that is obviously the source of the problem and he refuses. Now we are stuck with an eyesore.
I would not recommend this company. Their poor workmanship will cost us thousands of dollars to rectify the problem.

Updated 7/15/18. Here we are 3 years later and the knee wall is literally falling apart. The mortar has disintegrated so much that the stones are literally falling off.

Well, this company certainly has the right name! They built my dream deck and it turned out even better than I could have imagined! Excellent quality craftsmanship and attention to detail! They were a pleasure to work with and a very professional team. I would definitely recommend them to anyone and if I have any future projects I know who to contact.

Nick and the folks at Dream Builders built an absolutely beautiful two-tier deck on our home. When one board came loose more than 10 years after they built it, they quickly came out and fastened it back down without charge. Amazing craftsmanship and even better service. Highly recommended!
