I had a water leak from an upstairs bathroom, damaging my ceiling etc. The project manager, Mike was excellent. He communicated efficiently and frequently and answered questions in a timely manner. His crew did an amazing job, not only replacing drywall, but painting as well. There was some damage on the upper wall, and they were able to match the paint, despite it being an unusual color and texture. Their attention to detail, resulted in the room looking exactly how it looked prior to the leak.Mike supervised and checked along the way to be sure I was satisfied. Would use them again.

Shortly after completion , titles starting cracking. Apparently, between the subfloor and tiles was not laid evenly causing ruptures in the tile and cracking. Shower door leaks every time we use it. Vanity drawer starting disconnecting from base. Shower drain clogs with each use. Getting to a resolution is very difficult and slow. Lots of apologies, but no true fixes. So disappointed. Things started well…five months later and still no finished product.

Did not pull permit for demolition. County shut job down. You must pull permit BEFORE YOU START! 20,000 was paid county stopped you because no permit was pulled at the beginning RUN AWAY I didn't listen to reviews I should of. The permit process was never started I'm the one that turned this company in for no permit to the County process was never started. Owner told me he was told a permit wasn't needed.

We had a sewer blockage and a lot of water in our basement. My husband called United Water Restoration Group of Fredericksburg, within 30 minutes I had a crew at my house. They were able to extract the water and dry our floors. I can’t thank them enough for being so quick to respond and taking care of our issue. What a pleasure to deal with such a professional company for the construction of our screened porch addition! From the moment we contacted Dannex, we received excellent service.
Our Project Estimator, Kelvin White, provided patience, vision and his expertise as we worked through the design process. Robert Hall was our Project Manager. He was a reassuring presence through-out the entire build. Any modifications, or specific requests, we had were always good-naturedly honored and carried out. Communication was excellent. Robert usually responded within a day to our messaging. Everything - from permitting, material delivery, electrical sub-contracting, and the actual construction, was carried out in a timely manner.
Our construction crew, headed up by Jose Cruz, did a top-notch job. There was so little disruption to our household during the build, it was amazing. The materials used are of superior quality. They complement the existing structure so beautifully that the porch looks architecturally and aesthetically as if it has always been a part of the house. We could not be more pleased with the process and the product. We love our beautiful screened porch.
Dannex Construction stayed right on budget and delivered this service and this gorgeous addition just as originally estimated.The increased market value of our property far surpasses the cost of the construction. The increased value of our family enjoyment is priceless.

The previous owners of our home had Dannex Construction complete the master bath remodel in our home. A few days ago, we noticed a spot on our ceiling directly below the master bath shower. Upon inspection, we discovered the subfloor and floor joists under the floor soaked, rotting, and mold growth. We called Dannex to give them an opportunity to right their wrong. They indicated that since the remodel was out of warranty, they were not going to make any repairs. They said we should have contacted them when the problem began - I guess normal people go around cutting holes in their ceiling to ensure their shower is working as intended? We called them when we noticed the problem. Naturally, they offered to come in and repair their faulty work, at our expense. Nice of them, wasn’t it? Avoid at all costs.

Dannex did a great job replacing two large roofs on modern structures at Stratford Hall. They had to remove a large amount of concrete shingles which is not a easy task and they did it without damaging anything and safely. They maintained a clean and safe work site. My early contact Brandon Hyre, and project manager, Trevor Lewis, we’re both great to deal with and handled the occasional headache of working with a non-profit like champs.

After a recent flood that tore apart my living room and kitchen, I was looking for a company that could rebuild both. I had priced a different company that gave me an estimate for just my kitchen, and then I had Dannx come out and they beat the price of the other company for both my kitchen and living room. The workers were all professional and the foreman was great about making sure they communicated every step of the way with what they were doing. When the work was finally finished I was BEYOND happy with it, the kitchen itself is an absolute UPGRADE to what I had before the flood. Once I pay off the loan for it, the WILL be getting my business again to finish my basement. I would give them a 6th star if I could.

We were in the process of selling our home and the home inspector claimed we had moisture in our attic and the roof underlayment was

possibly damaged. Although I was skeptical of this claim, and nervous I may be in for thousands of dollars of unexpected repairs and a delay in selling the home, I contacted Dannex to have a roof inspection conducted. Your inspector arrived on time,introduced himself, and was very pleasant. He examined the outside of the home and entered the attic as well. After examining these areas, and taking some photos he explained he could find no evidence of moisture or any other roof issues that would requirerepair.

Although not surprised at his diagnosis, I was stunned that a roofing company would conduct an inspection at no cost and come up with nothing that is required for repair. This is where I want to make a point. For many companies an inspection is an opportunityfor dis-honesty and lack of integrity. It would be very easy for a roofing inspector to compile a short or long list of repairs that the average home owner would just assume are needed and would hand over a check. You did not do that! I cannot conveyhow relieved I was to hear his verbal report and I look forward to getting the written one he said would be delivered soon.

Thank you for your time today , Today Dannex did not obtain a new job that would bring revenue to the company, however in turn you displayed your companies honesty and left our home with your integrity intact! My only payment I can forward along to youis to ensure I provide the best word of mouth advertising I can.

During the entire process, he truly gave us a peace of mind and was very responsive, addressed our concerns and pledge to ensure that we would be content with the final outcome. Trevor truly did a superb job and consistently communicated with me during the entire process to include project timelines, updated and met with me several times to ensure my questions were addressed and to walk thru the process and progress. He was consistently honest, professional and gave us a peace of mind. Trevor, thanks for a super job - you made it happen - I highly recommend Trevor Lewis.

If I could give Zero Stars, I would. Stay away from Dannex Construction.  Here is why:
1. For our projects, Dannex seemed to have chosen the lowest bidder/lowest quality subcontractors, resulting in unbelievably poor, sloppy results.  For example, painters painted over light switches, sockets, trim, and overall the paint job was far-below average.  We are now paying someone again to paint, to fix the job Dannex left us with, including half painted walls.
Similar to the paint job, we had a terrible experience with the HVAC system we needed replaced due to a fire that started in the HVAC system.  There were multiple problems with getting the HVAC working completely; and after having over 3.5 months to get the HVAC system replaced as we were out of the house living in a hotel/apartment, Dannex waited until we were moved back essentially to fully complete a the HVAC work.  Dannex also expressed little confidence in the HVAC contractor at the end of the project.  How would that make someone feel who just spent 3.5 months living in hotels and an apartment with their family after a fire in their house from a faulty HVAC system?  Again, we are now paying to have a separate HVAC company that we know come and inspect the job that Dannex "supervised" because we are concerned for our safety.
While the painters and HVAC company are partly to blame, most of the blame falls on the project manager and estimator and their lack of communication regarding what was to be done and what should be done and when.  There was a lack of common sense and basic customer service.
2. Communication between the estimator, project manager, and subcontractors is very poor. The estimator did an incomplete and inaccurate estimate of what we talked about having done.  Despite hours of work on my end in terms of meetings and communicating what we wanted done, including providing an excel spread sheet of everything laid out, the estimator's approach was to do as little as possible unless the client complains.  This makes for a very disappointing customer experience.
3. Communication between billing office and customer is regrettable.  The work was finally completed on a Friday, and I received, on that same day, notices that unless full payment was completed by Wednesday, late fees would be assessed on all invoices.  Why would I have paid any invoices, beyond the 50% deposit I already paid until the work was complete, given the continual problems we had.  I would think their language would not have been so severe regarding late fees.
4.  You would be better served finding your own subcontractors to do the work you want and avoid Dannex.  Our experience was stressful and costly.  It would have been nice to have had a partner in them, as we gave them additional work beyond what the fire caused and insurance covered, but sadly they were the most difficult aspect of our experience.  We expected dealing with insurance would be the most difficult, not so, it was dealing with Dannex.

I had them come to do an estimate and they were to send me an email with their findings. After 2 weeks, I had not heard a word and it took 5 phone calls to reach someone to find out they were not interested. A month wasted.

Reply to your response: It was not the fact that the projects were not a fit for your company. As someone who's husband operated his own residential and commercial GC firm, I understand the difficulty of coordinating multiple small projects and that they are not always the most profitable. However, having to repeatedly attempt to contact your company in order to receive a response is just bad customer service. My expectations if you had of taken the project would be that the communication level would be of the same quality, which would be concerning as a client.

We scheduled an appointment for a new roof estimate. I took time off from work to be there for the appointment. They called 20 minutes before the appointment and said they would be an hour late. Two hours later still no show so i called them and they said they were in a meeting and were intending to call me later. Seems like this place has a problem honoring their schedule commitments.

We used Dannex services after a large, old tree fell on our porch causing damage to the roof. Bob Willis was very professional and specific in assessing the damage and writing up the estimate, and Trevor Lewis and his team did an outstanding job repairing the roof- they were courteous and considerate and skilled, as well as doing a great job of clean up. We were so happy with the results, we scheduled them to do another porch roof!

Recently, our house suffered damage from a falling tree. We requested bids from several roofers and re-modelers, and are very pleased we picked your company to re-roof our house and redo the affected bathroom upstairs. Throughout the initial bidding process, we were impressed by their professionalism . The project manager (I don't remember exactly the names, I think it was Kevin) answered all our questions, educated us on roofing specifics and gave us the confidence to make one of the biggest single purchases one makes in a lifetime. The job was completed in a period of three days in between rain storms. The crew was professional, polite, cleaned the job site completely and gave us a beautiful new bathroom and roof. We're most appreciative of their work and the results. We are delighted we chose your company and would recommend you highly to anyone in need of a new roof installed to the highest standards

We experienced a fire back on May 23, 2018. Total restoration was required. Dannex was brought on the job as a sub. They were given a majority of the finish work including textured walls, painting, trim, railings of stairs, cleanup etc. Aaron the project manager took on this 6400sqft custom home and embraced the enormous job. He and his workers put in a epic effort on this custom home. Dannex with the coordination of the project manager delivered long hours, worked with me (in all honesty a difficult homeowner) and met all of my requests while delivering superior quality all on time and within my budget. With texture walls there is roughly a mile of crown throughout. The house honestly look better than prior to the fire. From the initial consultation to the on site visits by the owner of the Dannex team, they delivered outstanding customer service and quality. We highly recommend this company and will be using them again. Thanks Aaron and Danny. Great job. Happy homeowners. Cheers.

Dannex recently replaced the vaulted ceiling in my rental property. The drywall was separating from the beams and was sagging and literally coming down.

Bob Willis, came out to provide an estimate. He was prompt, professional and thorough. He provided a very detailed estimate with pictures and a breakdown of the entire project: demolition, removal of fixtures, effects in the room, new drywall, painting, resetting fixtures.

I initially went with a different contractor who told me he could repair the ceiling for half the price, but this turned out to not be the case. So he provided a new estimate which was $300 more than Dannex quoted but did not include demolition nor painting or any of the details that Dannex provided. During all of this, the ceiling had gotten worse and I wanted to get it on the schedule as soon as possible. I called Bob and he indicated a down payment and a signed contract needed to be in hand before I could be scheduled. I paid with a check and had to drive to the office the next day. I was told it would be 24-48 hours before a project manager would be in touch, and it was 48 hours. We then scheduled a pre-construction meeting.
Overall, the project went smoothly and mostly on schedule. It was estimated the project would take 3-4 days. They were pulled off the job one day for an emergency and finished the project on the 6th day.
The work performed was very good. The subcontractors got paint on the trim and damaged one of the arms on the ceiling fan, but Trevor arranged to have both issues corrected immediately.

Overall, I am very satisfied with the way the project was run and completed. I have worked with several contractors and none has yet to receive a 5 star rating from me. If Dannex could have made a faster effort to put me on the schedule and if nothing had been damaged, I may have given a 5 star rating.

But, to date they are my favorite contractor and I would use them again.

My experience with Dannex during this project was excellent, and the results exceeded my expectations. I will not hesitate using Dannex for any work of this type (rotted doorframe and movement of the front step away from the foundation) in the future. Other contractors that I asked to give a bid told me that they would only do one part of the job, like replace the door frame, but I would need to get another contractor to do the painting, etc. Dannex handled the entire job.

During the planning process, Brandon Hyre inspected the damage area, laid out a plan, and informed me of all options that were available and the associated prices. With his help, the project plan included everything that I had wanted, as well as some upgrades that impressed me when presented and I had not thought of. He also informed me of all available payment options.

Once the project had been planned, Trevor Lewis kept me informed of the schedule and periodically came to inspect the work that was being done. He was always present at the start of the work on a given day and often towards the end of the work. Everything went according to schedule. He also endeavored to ensure that I was pleased with each unit of work before moving on to the next.

We were recommended Dannex by our insurance company (USAA) and had a terrible experience. Dannex was hired to conduct some storm damage work (guttering etc.,). The subcontractors seemed to be be decent; however, the project management was terrible. Specifically, the communication between the program manager and the subcontractors was terrible. I found myself communicating and clearing up instructions because the program manager was not capable or at least did not show it. Some of the work that was conducted by the company, a year ago, is already defect! I would not recommend this company based on my experience.

Kitchen Reno. Dannex did a superb job with the remodel of my kitchen. I hired them to do all the construction demo and bring in all the trade crafts I.e plumbing, electrician and general subcontractors. They were all professional and experienced in their craftsmanship. I was worried that I had to manage these contractors on my own but Dannex assigned an awesome site manager named Trevor. He made my life so easy and was onsite to manage the job every day. I will certainly recommend and work with Dannex for your next renovation.

Bob Willis (Insurance Inspector) was very helpful and did a fantastic job of being professional and courteous; he was punctual and pleasant in person and email. I would give him 5/5 stars and would work with him again anytime.

Trevor Lewis (Project Manager) was pleasant in person, and got the job done. However, he demonstrated an unprofessional work ethic in two areas: lack of indicating the construction plan in a timely manor and canceling/rescheduling the final walk through in significantly self-serving ways.
First, I found out the plan for when what areas of the house would be worked on the afternoon before the work began. My renters were gracious, despite being inconvenienced.
Second, Trevor canceled the final walk through due to heavy traffic, and then indicated we needed to complete the final walk through during his working hours, requiring me to significantly shift my schedule around. Further, he indicated that I needed to make sure I was quick in rescheduling and leaving a review, citing that his working grade was based on me allowing him to finish his project rapidly. While I understand that time is money, and dragged on processes do not help a company, this is not professional. Rescheduling based on traffic, then indicating that I need to inconvenience myself to make up for his desire to avoid traffic demonstrates an immature business mind.
I would give Mr. Trevor Lewis a 3/5 stars for getting the work done well, but being unprofessional in his demonstrated work ethic.

I'd recommend Dannex to others for their work, but would caution them to require a schedule and to hold the project managers to it.

Overall, Dannex is an average general contractor. During my most recent project, Dannex did not complete the job. After emailing them asking for them to finish the project at my rental property, they claimed it was complete and requested pictures showing if it was not complete. After getting Dannex the pictures they requested, no one has responded and no one has come out to complete the job. It has been 6 months since the project was started.

Our entire experience with Dannex was excellent. They completed our estimate within 3 days of our request. Replacement of our roof began shortly after the insurance company did their evaluation. The materials used to replace our roof were exactly what we had asked for. The crew who did the work were very hard working, courteous, careful not to damage the landscaping, did a great job of removing the old shingles, and installing the new roof. Clean-up after the project completion was exceptional. I plan on using Dannex for future home projects.

Dannex fixed a roof-chimney junction leak and repaired the internal wall and lower level ceiling damage. In a second project , they managed the replacement of two sliding glass doors, one of which was a custom product actally comprised itself of two doors placed slider-to-slider. Both projects were top notch and the results very professional. We are very happy with them and wholeheartedly recommend them.

We recently did a kitchen and two bath remodel job on our home. Because the job was so extensive we ended up having two crews and two project coordinators over the duration. They initial crew did in excellent job of installation. However, after the job was complete we had some issues with a cabinet frame that was mounted behind the hung microwave. It wasn’t the installers fault, it was just the wrong type of design. So the project coordinator (Nick) came over, assessed it and redesigned it. They ordered a new frame and also resealed some of the grout lines with color match silicon in the kitchen areas. Nick also recommended a plastic cabinet liner for under the sink as every home I’ve ever lived in had a leak under the sink at one point or another. Overall they did an excellent job. They were excellent with follow up questions and any issues we had. I would recommend them to anyone considering a remodel.

I hired this company to install tiles on less than half of my basement, add plumbing and electrical for a wet bar and upgrade our electrical panel which amounted to around 9,200. We decided that we would install the cabinets and they would install the sink and faucet. Everything was running great, He was fast to respond to any questions, he got the contract to us quickly, we were happy! Until we paid the first down payment. We paid 5 grand for them to start the work and it took them almost a month to get back to us to even schedule a date and it wasn’t until I sent an e-mail expressing my dissatisfaction with how things are going that they took action. I was finally assigned a project manager who came out to assess the workload. That was when he convinced my husband that it would be best if we took out the permits under our names as it would be done faster. I had to take 2 days of work off to get the permits in which the permit office said it was unusual that we were pulling the permits as our contracting company should do this. After that, they finally got a team in to install the floors as well as the plumbing and electric and new panel. I have a white fireplace in the area they installed the flooring, and the bottom portion of the fireplace is stained with caulk from the flooring job (in which they stated they would fix), There is a hole from the floor board to pantry that they made instead of finishing the floorboards properly, the writing on the electrical panel in illegible so we do not know what switch goes to where without process of elimination, and they left us without power in our fridge and several kitchen outlets for a whole weekend (an area they were not even working on). We had to purchase long extension cords to plug our fridge up in another room before all of our food went bad. (This happened twice whenever the electrician came to work on something). There was a month break as we purchased the cabinets and it took a month to arrive. In that month they were constantly emailing us to pay the remainder balance in which my husband was against as there was still work that needed to be done but I decided we should pay since they were hard pressed to get the balance. Once the cabinets arrived, we immediately got them installed. I emailed to schedule a time for Dannex to come out and complete the work (i.e. install sink and faucet, complete electrical, fix fireplace, and fix electrical panel descriptions). I didn’t hear anything for a week and I had to call to finally get a response. They had previously dropped off a sink and faucet but it no longer fit our project as we decided to install laminate countertops vs. granite. I, with no construction background, understood that I can no longer use the sink or faucet they provided so I purchased both a sink and faucet that would fit the project. When the plumber came out to complete the install (I was not in town but I WAS a phone call away) they installed the OLD faucet with the new sink which was a one hole faucet with a 2 hole sink which in turn made the faucet left justified instead of in the center. Additionally the faucet was too big for the sink and when you turned the sink on the water barely made it in to the sink and if you tried to put something under the stream all the water would splatter out making it impossible to use. My husband had to completely undo their work and install the correct one (which was in the basement the whole time and if someone would have called me to tell me that the faucet would not work I would have told them that I had a new one readily available). That was IT for me. At that point, I sent them an e-mail stating my dissatisfaction and my desire to close out the project (they still had to conduct an inspection with the county) and part ways. That was over a week ago and they never responded. I do NOT recommend this company and if you do hire them, do NOT pay them until the entire job is done to satisfaction and Good Luck!

They claim to do Free Estimates, However this is not always the case, There is a $50.00 Charge if you are trying to price out repairs/Repair companies when buying a property. Disappointing & misleading, The reason provided was because the work may not be completed after providing the estimate. This is a risk with ANY estimate.

Quote "The $50 deposit is in place because although most of the time people have intentions to buy a home, anything can happen and the person may not end up buying that home after all (which we have seen first hand). Our estimators put in a lot of time to sit down a create draw ups/estimates and take pride in their work."

While it is polite response it does not reflect the "Free Estimates" that is advertised.

Dannex recently completed a 950 sq. ft addition (and a basement) for my house. They were receptive in all of our feedback and made sure that we were happy throughout the process. I love our new addition.

Update: We are about 2 years out from our addition. As with most contractors the work came with a 1 year warranty. We have been trying tirelessly to have some major work completed for the last 1.5 years. Our basement floods every time it rains, there was some major tiling issues in the master bathroom, and routine drywall settling fixes. Dannex has been out to the house 2x to fix some of these things and left the house in worse shape than it started. Unfortunately they are having major employee turn over and we are currently dealing with our third project manager to try and get things finished. In our most recent conversations the owner attempted to say that some of the things we have been trying to have them fix are not covered in our warranty, although they have already tried to fix them 2x in the last 1.5 years. I am furious that we are still dealing with this and that we have to send emails and make phone calls on a weekly basis to try and get contractors out here.

I would work with this company again in a heartbeat. They were very careful in planning our bathroom re-model, made sure that we liked what they were doing during every step of the process, answered all our e-mails promptly, arrived and installed everything exactly when they said they would, and the price for the job didn't change from the quote. There was a slight problem with the installation and they sent a guy out the very next day to fix it. They care a great deal about having the job done right. My wife notes that their clean-up wasn't perfect (she still had to clean up later), but she did agree that it was far better than any other contractor we have ever seen before!
