Bill Kirkland and his crew completed the work beautifully and on time! The property drew massive attention and received awesome reviews from prospective buyers and neighbors. Thank you for another great job!

Curbio has done 2 major jobs for my clients and both times have been a very positive experience. Josh is great as the lead contractor, keeping the guys on track. I highly recommend them.

Curbio, cute name horrible experience, fail to finish the job ontime, they hired few contractors to do the job, but for some reason they wouldn’t tell me why but the people that they hired would leave without any explanation, they sent like 3 contractors to do the job. The job should have been done in January 2024 and it was finally done in July 2024, their secretary HELENA would tell you lies and never return your calls, but she quick to cash the check for a job that was never finished on the do date. And while I was waiting for the Job to be done my house got vandalized that i end up paying more money. This happened around June 2024 the house was vacant, burglars went in broke windows, toilets , walls, etc. If the job would have been done in January like they promised none of that would have happened. I don’t recommend CURBIO for repairs to your house, and if you talk to the secretary HELENA run.
Horrible Horrible experience

Awful. The vendors they hired sent the wrong LVP flooring and afterward couldn’t get the one we originally selected, so we had to settle on options we weren’t interested in due to stock issues and our allotted time frame. The paint job was beyond sloppy, with paint splotches all over fixtures and cabinetry and many areas with visible globs and drips. There was even an entire area of the wall they didn’t paint at all because there was a hutch there (which they were aware of) and had to come back after they had already “wrapped.” The painter also left their gravity feed paint sprayer full of paint in our kitchen sink causing the disposal to get clogged with paint and jammed up with a piece of their tools stuck in there. They didn’t respond to our claim in time for our home sale, and we had to pay ourselves to get this fixed. You’d think that’s it’s but it’s not. The painters also left lights on that they covered with PAPER which caused a small FIRE. Yes, a fire. They are lucky the whole house didn’t burn down as it was vacant during their work so nobody was there when the lightbulbs they left turned on caused a fire from the paper they had it covered with. Working with Curbio was a nightmare with endless poor communication and mess ups. But, they were quick to collect their payment. Curbio, please vet the vendors you work with and when they mess up, make it right - in a timely manner.

The worse of the worse! Not only did it take forever, but they put the cheapest finishes in. Realtors n everyone who comes and looks and view the property…The feedback is, your finishes are so cheap you need to upgrade your finishes. It cost us close to 50,000 and it looks like they did maybe Less than 5000 I’m so disappointed I will never use Curbio again!! Now we have to almost start over n put money in in order to sell the property. Horrible!!! A nightmare, and rip off

I’ve been around a long time, and I’ve seen more than enough shady business. Curbio lied to my granddaughter and made a mess of the whole thing. Then, when she stood up for herself, they tried to buy her silence instead of doing the right thing. I don’t care how modern their website looks—a company that acts like that can’t be trusted. I wouldn’t let them near a doghouse, let alone a family home I was trying to sell.

Curbio misrepresents, manipulates, and monetizes your vulnerability—this is exploitation, not service.

We hired Curbio to help prepare a family home for sale. What we experienced was not a service failure—it was the result of a company designed to operate without oversight, accountability, or ethical responsibility. From the very beginning, the project was riddled with confusion, missed communication, and a project manager who clearly hadn’t read our contract or scope of work. Within the first week, it was clear he wasn’t showing up to the site, couldn’t answer basic logistical questions, and wasn’t managing anything on the ground. When we asked for a replacement, Curbio said no.

After that, things spiraled. Contractors began showing up to the property without notice or supervision. One crew had to borrow tools from our garage. Another showed up to complete electrical work that had already been canceled. Roofing crews arrived unannounced. No one from Curbio was ever there to oversee the work. Most telling of all, our bilingual employee—whom Curbio’s vendors assumed didn’t speak English—overheard two electricians discussing how to fabricate work just to invoice us. That was when we knew we weren’t just dealing with negligence—we were dealing with something much more troubling.

By mid-May, we had lost trust entirely. We offered a fair resolution: we would pay for the limited work completed and walk away. But rather than resolving the situation, Curbio began stalling. Every conversation took days to receive a reply. One message took ten full days just to acknowledge. These weren’t innocent delays—they were part of a pattern of strategic foot-dragging that allowed the company to retain control over our project while our window to sell narrowed. The longer they waited, the more it cost us. We lost tens of thousands of dollars, including multiple offers and homes we hoped to secure for an elderly family member. The project timeline collapsed while Curbio kept stringing us along.

Meanwhile, my wife documented everything: every missed deadline, every broken promise, every misstep. Her records were so complete that when Curbio realized the liability they were facing, they offered her a $3,000 discount in exchange for a non-disclosure agreement. We declined. We chose to pay the $8,000 settlement and walk away on our terms—free to speak openly and warn others about what we experienced.

They disguise exploitation as convenience—don’t fall for it.

Danger. Avoid. Predatory lending model and highly unethical company.

Do not trust Curbio with your home or your finances.
I’m writing this review because I refused to sign the NDA Curbio offered me after our experience with them. They tried to buy my silence with a $3,000 discount—after I had already paid $8,000 to settle the cost of botched carpet installation. I chose to speak up instead. What began as a renovation project to help sell our home turned into a months-long disaster that cost us tens of thousands of dollars, delayed our sale, and caused us to lose offers on homes for my elderly mother-in-law. We’re only now beginning to recover financially and emotionally.

Curbio promises professional project management, but does not deliver. What we got was a project manager who was unfamiliar with our contract, missed meetings, whispered through blacked-out Zoom calls, and failed to supervise a single vendor after our initial walkthrough. Workers arrived unannounced and unsupervised. One day, roofers showed up with no ladder or tape measure and borrowed tools from our garage. Another time, our employee overheard an electrician say, “Just make something up and write it down—the owner won’t know.” When I asked for a new project manager—just days into the project—I was told to “remain hopeful.” That request was denied.

We were promised weekly walkthroughs and clear oversight, which never happened. Instead, the project manager uploaded photos to the Curbio app that someone else had taken and passed them off as his own. Vendors were rude, corners were cut, and the carpet installation we paid $8,000 for was sloppy, with cheap metal transitions replacing the original hardwood ones. It was never inspected by anyone from Curbio.

Upper management did not help. Curbio’s employees set their own schedules, and in our case, that meant no accountability and zero follow-through. After weeks of delays, miscommunication, and broken promises, they finally offered me a $3,000 “discount” if I signed an NDA. I refused. Why would a company that stands by its service need to pay customers to stay silent?

To top it off, I later discovered that the regional manager assigned to our project sits on the board of Angel City Advisors, a nonprofit that advocates for housing equity in Los Angeles. I was stunned. How can someone claim to care about housing justice while overseeing a company that exploits families and harms vulnerable sellers?

Curbio is not just disorganized—they are dangerous. They violated our contract and our trust. They cost us critical time, money, and housing opportunities. If we had the energy, we’d sue. If you’re considering working with them, don’t. There are better, safer, more ethical options out there.

I referred a client to Curbio and it's been nothing short of a disaster. We are at delays over a year - much of it due to Curbio's inability to grasp what was needed for the building permit. Now we gave them everything they need on a silver platter to get this done and it's been nothing but "we're working all avenues." Except, I checked. And they aren't. They are full of it. I would never recommend them to anyone.

As an Agent, I have spoken very highly of Curbio, based off the past experiences my colleagues shared with me. After a couple of years in the business, I came across a seller who was interested in renovations, repairs, and simply increasing the value of her home. We received a conference call very quickly within just a couple of days of our inquiry. But then thats where the communication has ended. I have tried contacting both David, the representative curbio assigned us, and the 1-800 number found online. I have left a few voicemails along with a few emails, and it has been over 2 weeks, with no response. This is not just bad business but it's damaging. This discredits me as a real estate agent. This can make clients lose trust within their agent. This is no different from me saying "I know a great plumber, he's amazing, affordable and quick" and then the plumber comes, tears apart the pipes and leaves with no return. Bad business curbio, do better!

Had them setup to do some work in my house so I could sell it. They agreed, paperwork signed, financing secured (through them). The week they were supposed to start they came out and looked at the job finally and then told me they can't do the job due to needing permits and they don't do permit work in the city of Pittsburgh. They should have told me this long before we got this far. Now my closing is being pushed back weeks. Very unprofessional

I want to say thank you for the amazing work on my recent listing. From the very start, your consultation process was clear and straightforward, Lori and John made sure the seller and I understood exactly what would happen every step of the way. John our project manager kept us informed with regular updates, which put our minds at ease.

On top of that, the team finished everything promptly, allowing us to get the house back on the market without missing a beat. I truly appreciate how organized and attentive everyone was, this was a smooth and positive experience all around!

Giving them a one is being generous. They are not knowledgeable, want you to spend your money, overly overpriced, they take too long, and have the same crew working on multiple projects. When it is time for them getting paid they waste no time in asking for it. It was a horrible experience to say the least.

Beaware, they have changed their policy and now make you either pay upfront or get credit from a third party. I wasted my time with them coming to the house, taking picture and getting thier pitch to only have them switch the plan and not keep the plan that was in place when i first started the estimates etc. Tey gave me less than 2 days to sign up for the new program. Not enough time to talk with my agent and husband to finalize what we needed done

This company will work with you in getting your home modernized for the market. The representative will keep you updated each step of the way until job is close out. The good thing about this company you don’t have to worry about making a payment until the property is sold. I highly recommend this company.

Disaster is an under statement. They ran over in time, terrible project communication skill, left trash everywhere and now we have a pipe leak within 3 months of a bathroom remodel.
As a real estate agent, I am grateful that I experienced the terrible contracting and management service before my clients.

They don’t hire quality contractors…

Now I see why they were sued and gad to pay a settlement.

Please do not use this company for ANY home renovations. They don’t have legit contractors, they demolished our home w/o any permits and breached our contract. Our home was demo last year in June and still looks the same! Our house is still in unlivable conditions a year later!

And now they have a lawyer coming after us which btw this lawyer company doesn’t know how to communicate. We’ve been waiting on an email reply since Oct 18th and it is now Nov 6th. We’ve called left messages and still no response… smh! AND Curbio violated the contract first!! But it would make sense y’all would use a shading ass lawyer smdh.

Definitely would NOT recommend them to anyone!!!

2 1/2 stars.
Pros: they did compensate me for extending my hotel stay when they didn't finish when expected, and they communicated any changes in pricing well (it's essential to keep track of it, though. I used a spreadsheet.). It was nice having a service that arranged all of the work and didn't charge until the house was sold.

Cons: I still had a lot of work to do after the contractors left, including spending even more money on getting my AC up and running after they were supposed to have done that. The tech I hired found several things theirs missed. Some of my things, including a couple of coolers, a vacuum, and a gaming chair were stolen. A lot of debris, including the debris from my popcorn ceiling removal, was left in the home and I got a condescending response when I asked about it being cleaned up. Same goes for my furniture. They piled it into my bathroom, laundry room, and kitchen/dining area, then denied that they did so and refused to move it. There was also paint all over my laminate floor that, once again, they refused to clean up. Despite this, they insisted that the house was ready to list and were rude when I asked for an extension.

I think this service would have worked better had I emptied the house out and wasn't living there.

I've included photos of how my "ready to list" home looked when they left it. It did not look like this before the work was started.

2 1/2 stars.

I hired Curbio at the suggestion of my realtor and initially loved the concept of having someone else oversee all of the work that needed to be done on my house and then pay them when my house sold. However, I now regret it.

Pros:
Pricing changes were communicated clearly and I was given a chance to approve/deny them. Keeping a spreadsheet helped me keep track of the costs.

I rented a hotel room to stay in while the work was done, and when the time went over, I was compensated.

Cons:
Some of their contractors were horrible. My AC failed again after the project was over and it was something that the AC company Curbio sent out should have fixed. The worst one, though, was whatever company they hired to do the painting, popcorn ceiling removal, etc. Several items from my home, including a SecretLab gaming chair in a limited edition that is now sold out, two Igloo coolers, and a vacuum cleaner were stolen. My requests for them to leave my garage alone were also ignored and I drove up on them throwing my things (which I had moved to the garage so they could work) into a dumpster. I managed to salvage some of it, but unfortunately I lost some valuables that way. They also left my home a mess, basically gaslighted me when I asked if they'd clean it up, and then expected me to list the house with debris from the popcorn ceiling removal everywhere (including inside my bathtub), paint stains on the floors, and furniture piled up in the kitchen/dining area, the master bathroom, and the laundry room. When I asked about the furniture, they said that they didn't move it and refused to assist me in putting it back. They sure pressured me to list the house ASAP, though. I ended up spending more money cleaning up after them.

I can see this service working better in a scenario where someone basically emptied their house out and needed to sell it, but not if you're still living there.

I hope this reaches the management team, as I’ve been meaning to write this sooner due to recent illness. I always believe in giving credit where it’s due. I had the pleasure of working with Brian, who single-handedly drove our project to completion, despite the blown timeline I was originally quoted. His leadership, quick problem-solving, and relentless dedication were instrumental in overcoming setbacks. Brian consistently communicated both the good and the bad with all parties involved. Even under immense pressure, he upheld a high standard of quality, which far exceeded expectations.

His ability to adapt to challenges and deliver outstanding results speaks volumes about his work ethic and skill. It’s because of Brian that I write this review. If your team gives any accolades, recognition, or bonuses, Brian is fully deserving of all of it. His performance is the reason I would recommend Curbio for any project of this nature.

I am a Berkshire Hathaway Realtor and this was my first experience with Curbio and the process worked! Put $75K into a rancher in really bad shape... would have been lucky to sell to an investor for $200k. After renovations, which included flooring and paint throughout, one refreshed bath (the other bath still old, as was the kitchen), a few windows, new sliding door and misc lighting, etc, the house sold in two days for $7,500 over asking price at $350k! We closed today and needless to say, my clients were thrilled! John B, our Curbio project manager, was very responsive and promptly addressed any issues that arose. I would definitely request John again should another house come along that could benefit from Curbio.

Do not use this company! They will destroy your home and leave work incomplete. Their upper management is completely clueless. None of their contractors are vetted. They are picked based on the lowest bid then Curbio raises the price for their profit. They will allow anyone to work the projects. They will miss deadlines. Break things. Leave doors unlocked. DO NOT USE CURBIO

I'm a licensed realtor in VA and I learned about Curbio from a realtor at a different brokerage that highly recommended them. My goal was to offer my clients an opportunity to increase value in their home and get it market ready by having necessary repairs and updates as needed without the stress of upfront costs. I looked forward to connecting with Curbio to best serve my clients. However, the first and last client that I recommended to Curbio had a truly insufferable experience. The poor workmanship of contractors, inconceivable lack of time management, disregard for seller's time as on multiple occasions seller was provided dates and times when work was to be done so they would vacate the home but vendors never showed up, and blatant disrespect when interacting with select vendors, were just a few of the challenges we faced. The amount they charge for the defective work their vendors produce is absurd. My client experienced extreme stress for a project that took over a year, cost $130k+ (although that was not what we expected initially in costs) and technically never finished. Seller also lived in the home during renovations and due to faulty work, experienced severe health issues. In addition, a lien was placed on their home before the work was even completed. I would also like to add, since I've seen other comments note this, as an agent, Curbio did NOT offer me or my brokerage any compensation for referring a client. I never even asked or knew that was "a thing". The only compensation I would have received would have been from representing my client in the sale of their home which would have been an agreement between the seller and I/my brokerage only. Unfortunately, due to Curbio's poor execution with renovations, we were not able to sell the home and thus I was not able to receive any compensation. My client pursued legal action as a result. Nonetheless, it is my perspective that Curbio is not a qualified company to properly vet vendors to complete large projects. I have read the reviews of other sellers and agents that were positive and it would be my guess that they only had small projects such as cosmetic improvements or quick handyman repairs. For large projects that include installation of HVAC, plumbing, electrical, etc. I highly recommend working directly with qualified, licensed professionals that you have personally vetted. I was hopeful that our experience would have been positive and I would have a great company to refer my clients to that would provide them with excellent service while offering a seemless solution to the stress of upfront costs in renovations, repairs, or updates needed to sell their home, but the extreme opposite was the result.

Working with Curbio has been great. Communication has been very clear and prompt, and I always feel that I can ask any questions and get a response in a reasonable time to clarify any issues or concerns that had come up. Every expense, credit, or alterations to the original estimate has been laid out and made clear before I sign anything. I would definitely recommend them!

I'm a Realtor who recommended Curbio to a client who was to have $25K worth of structural work done, which was to be permitted. But turns out they never did pull permits and the work was so bad it cost the seller an additional $20K in a price reduction after the horrendous inspection. The buyers essentially have to undo and redo all of their sub-par work. Client is likely going to sue them.

We contracted Curbio to complete the renovation of a home that we inherited in the middle of a complete rebuild. We assumed the mortgage on the home while it was under renovation, with the expectation (provided by Curbio) that the home would be completed in six months. Our actual experience was that the renovation took 13 months with numerous issues in the intervening time. Some of the specifics are worth detailing.

After signing the contract, it took almost two months for work to get started, with Curbio blaming permit issues. That may have been partly true, but it doesn't sufficiently explain the delay. Then, when Curbio finally started the work, they told us that there were numerous issues that were not included in the contract. They stated that we needed to make changes to the contract that would take our cost from $138,000 to $170,000. During the discussions, they admitted that their people who had estimated the contract were real estate people and not construction people. We battled with them for over a month before they conceded and agreed to do the work for the originally quoted price.

Once the work started, it proceeded at a snail's pace. The site manager struggled to get their contractor to start work. After much complaining from us, Curbio switched contractors. The site manager still struggled to drive progress and eventually Curbio fired him. This was seven months into the contract with relatively little done yet on the house.

The new site manager, hired after a few more weeks of delay, proved to be much better at driving the contractor. Unfortunately, though, he was not local and clearly had too many projects under Curbio to be a consistent driving force for progress.

Eventually, the contractor was fired and replaced by yet another contractor. Initially, the new contractor made rapid progress, but there were many issues with the quality of work which required rework. We were not local, so we couldn't keep tabs on the project ourselves, but our realtor dogged Curbio constantly to address the rate of progress and the quality issues.

Eventually, the work was completed, but this was a very painful and costly experience. The delays meant that between interest payments and utility costs, we spent an additional $10,000 due to delays.

Given our experience, we'd never use Curbio again. The concept is great, but the pain of execution was more than we'd bear again. I've seen the positive reviews as well as the negative reviews. I'm sure that the different perspectives depend significantly on the skill and presence of a top notch project manager. We didn't consistently have that. Moreover, the poor process that Curbio used to initially estimate the work was also a significant driver in our dissatisfaction.

Very unprofessional Apparently.
They are Contracting out work to just anyone They did a eighty thousand dollar remodel for a client the house looks terrible and has sat on market for months..... I contacted them After they ignored the homeowners for 3 months... I was told as the realtor I didn't sign a contract with them so I shouldn't be contacting them..... They then escalated it to a regional manager who treated Homeowners Terrible he didn't come out to the house but Sent someone else who came out and acted like they cared Long story short he didn't care , they have agreed to credit seven hundred and thirty eight dollars back and to redo floors over Which the meeting was schedule for 9 AM this morning I'm sitting here now it's now 949, no phone call No contact from anyone which tells me they don't give 2 cents about clients or customers

This is the absolute worst company I have had to deal with. The sellers hired them to do repairs on the property. 4 days before closing nothing had been done. Mind you they had over 3 weeks to start repairs. Closing was pushed back 2 days and again nothing had been done. We agreed that money form closing would be held back and that they would get another week. Again nothing has been done. No one has showed up to do any work. Granted the power was out one Monday but whats the excuse for the rest of the week? I guess contracted dates mean nothing to this company and their project manager just ignores emails and texts.

I am extremely dissatisfied with my experience with Curbio Inc. This company has demonstrated a complete lack of professionalism and integrity throughout our engagement.

Firstly, Curbio Inc. charged me for work that was never documented. They began work on my property without securing the necessary permits, which is a clear breach of our contract. Despite my numerous attempts to address these issues, including informing them that the rehabilitation work was substandard and that various elements were falling apart, their response was to insist that I list my house on the market.

After listing the property, I received numerous complaints from potential buyers indicating that the property was in a state of disrepair and not worth the listed price. To exacerbate the situation, Curbio Inc. has now filed a judgment against me, alleging that I am in breach of our contract, and they are seeking to place a lien on my house and initiate foreclosure proceedings.

Moreover, I received citations from my local village authorities stating that they had no record of Curbio Inc. working on my property, and no contracts were registered. The village has also indicated that they will be issuing citations to Curbio Inc. for operating without the necessary permits.

I strongly advise against using Curbio Inc. due to their fraudulent and negligent practices. I also filed a complaint with the Attorney General office

This is not a good company, And if I can save anyone From working with them, it will feel like a good deed. Their 2 1/2 month timeline for my family’s project turned into a 7+ month nightmare that required me to sink dozens of hours of my personal time to monitor and then deal with Curbio’s mistakes. The project manager they assigned us was brand new, completely overwhelmed, and totally incompetent, but it wasn’t just her; the company’s internal operations also greatly contributed to problems instead of solving them. Oversight and quality control were terrible, and we ultimately had to hire our own contractors when we couldn’t wait any longer for Curbio to fix its own errors. This experience isn’t ours alone; Google the lawsuits that Curbio is facing in Washington DC. And despite all of this, they refused to offer us even a dollar of discount until we hinted at our willingness to get attorneys involved. Please, find someone else.

Would give a 0 if I could. We had a terrible experience with this company. RUN!! RUN !!! RUN!!!! So many issues . We had them redo our house....... A 5 YEAR OLD COULD DO BETTER !!!! Ruined our new appliances, ruined the floor they had installed, TERRIBLE CUSTOMER SERVICE. No professionals came to our house, they used handymen that showed up maybe 2 x a week. maybe.. worked half days and did piss poor work. Paint job was horrible, I mean absolutely horrible. We tell every realtor possible not to use this company , and will continue to do so. Find a company more competent. The whole project took months longer , but only because of lack or work, incompetence and just plain they suck.I have a list of more issues, the list is long, anyone who wants to know more info can contact me.

DO NOT DO BUSINESS WITH THIS COMPANY, DO YOUR HOMEWORK !!!!

A great program for Sellers to get their homes updated and not have to pay until closing! Highly recommend. Contractor was proactive and a great communicator!

I'm American and live overseas (The Netherlands). I had to help my elderly mother sale her home while she moved into assisted living. I very literally had to work long distance with my Curbio project manager to get my mother's home ready for sale. It was a pretty decent sized project. I had a good number renovations. I was shocked at how well Curbio stuck to schedule, and how good the response times and communication were. I am 6 hours ahead of the States EST time and everything moved seamlessly with Curbio. I could communicate through my project portal and Zoom calls, where I could see the progress made. When the project was complete, I traveled from the Netherlands to America to see the home. It was spectacular, better than I imagined it would be. The weekend it had a open house (April 2024), 18 offers come in the following Monday. The house was under contract in 1 business day. I know this is because Curbio did an outstanding job in updating the older home built in 1983. My project manager, Cameron, was fire! I highly recommend this company.

I am a realtor in Chicago who has happily recommended Curbio to clients who need to update their homes in order to sell, but do not necessarily have cash to do what needs to be done. i turned to Curbio when I needed to sell my own home and I could not be more satisfied with the organized, professional painters, glazers, electricians etc, who brought my home up from cute family home to gorgeous. Great company, easy to work with and oh so reliable. Heaven!

I am a realtor in DFW and I used curbio to add value to a listing prior to going active. They were a pleasure to work with! Made the process easy for my client. Jennifer was on top of the project and kept me post it. Definitely will use them again and refer all my realtor friends for their clients. Thank you again!

Curbio is an awesome company to use for preparing your house for sale. You can spend as much or as little as you like. They will do their best to stay on budget. It's really up to you. Our project manager Amanda was the truth. Not only did she listen to me, she provided great insight to what should or could be improved upon. On our last walk through she brought a colleague who was coming on as a PM, and he was awesome too. Both extremely knowledgeable, professional and personable. Hope I never need to go through this again. Did the job for myself and others, but if I did, I would use Curbio. Thank you guys, I cannot say enough. LCK- MC WA.

Curbio allowed my clients to pay for repairs at closing, and Mark Caples was a great project manager! He kept me and the clients informed with every step of the project with communication and photos. I will definitely ask for Mark again on our next project

It was wonderful to have Curbio as part of our team. Great communication and the repair and paint job were outstanding. They boosted the visual appeal and offering prices for the home.

On the plus side, Curbio has solid management, including a very good project manager who kept me updated along the way.

The product for the flooring work was superb. The kitchen remodel was fairly good, but some of the extras expected in a whole kitchen remodel were lacking or required extra efforts by me to request them. Work crew could have worked a little faster and more efficiently. Overall a good product.

Alex Parsons with Curbio has done a fantastic job as a project manager on multiple home projects with my clients. I can't say enough good things about his knowledge, level of professionalism and excellent communication. He is a great asset to the Curbio team!

First things first, all of these 5 star reviews from realtors\real estate agents are because Curbio is giving them up to 5% of what they are charging the homeowner as a kickback.

Meanwhile, they give broad estimates based on photos of your house, and if they estimated too low because they didn’t have enough information, they will offer to charge you more or leave the house unfinished. But you better believe you still have to pay them that original amount if you signed the contract more than 3 days ago whether your house is finished or not. Even when you point out the page of their website that is inconsistent with their contract terms, they just say, “Thank you for your email and for alerting us that the old language was still on the website; it has been forwarded to our Marketing team for removal.” This is a direct quote. They will not be held accountable to the promises of their marketing or the promises of their “Home Improvement Consulting, Managers.” Some would say this means they are comfortable openly lying if they already have you locked into a contract.

Also, Curbio is basically a financing company. They don’t do any actual work. They have a contractor they work with in the broad region you are in who you might see once a week. This contractor will have hired another contractor that actually provides services near you. Each of these companies involved is making their profit margin on your home improvements, plus the kickback to your realtor. This is also why their work quality will vary greatly from area to area. In my area, for example, they treat wood stain as if it were paint. Restaining your beautiful wooden front doors? Get used to black front doors because they don’t know how stain works.

Do yourself a favor and Google how many lawsuits there are against Curbio. Know that you are rolling the dice on the outcome, but there is no risk that Curbio will not take what they feel they are due.

Second Addendum: I now need to revise my overall review based on Curbio's excellent responsiveness to my complaints. First, Curbio called back the original (sub)contractor to re-seal the leaking windows and repair resulting drywall damage. Second, after reviewing our receipts for plumbing and electrical work that was done improperly and/or not to code (same subcontractor), they reimbursed us for the expenses that were within their original scope of work. Finally, after doing some digging, I found out that our furnace was NOT installed by a Curbio subcontractor. (The selling agent hired them herself.) So, in the end, Curbio (Warranty department in particular) did their best to make things right. Thanks Curbio! (My revised "star" rating is a combination of original and latest experiences.)

Addendum: Important for people considering using this company to know that they DO NOT follow through with their own recommendations. I sent a note to their customer care email address more than 3 weeks ago as suggested in their response to my review. No response.

Original Review: We purchased a single-family home in San Francisco in July 2023 for which Curbio did the pre-sale renovations. Overall, the work performed by Curbio was sloppy, incomplete and substandard. In many cases, it needed to be redone to ensure safety or satisfactory aesthetics. They also left trash in the garage after they completed their work. We had to hire a (reputable) contractor to come in to repair/finish Curbio’s work at significant expense.

Here are some examples:
- Had to be called back to finish electrical work repeatedly after failed inspections
- GFCI outlets placed in kitchen with knob and tube wiring to give the appearance of upgraded (safer) wiring
- Errors in placing new wiring and new plumbing (e.g, under sink) with leaks
- Sloppy painting job inside and out. For example, failure to replace flashing over windows leading to leaks and drywall damage with need and repair interior drywall and repaint
- Suboptimal placement of new furnace and failure to detect/abate obvious asbestos intrusion in ducts leading to furnace.

Vipin Sam has been amazing to work with. This was my first project with Curbio. Mr. Sam explained things very thoroughly and anytime I had a question I called, and if he couldn’t pick up the phone, I was going to receive a text immediately stating that he would call me back. This has been a great experience. Thank you Curbio we couldn’t have done this without you. Thank you, Mr. Sam!

All in all the experience with them was quite great. It took a little longer than they expected so beware of living in your home while the repairs are being done. It would be much better if you could leave the home for a couple of weeks. Other than that they did a great job.

Being a realtor, sometimes it’s challenging to find buyers who want to put money into a purchase, which is very rare. Curbio makes it possible for my client sellers to update even do a total remodel on their home without any money down you pay through escrow they have up-to-date modern choices for flooring and fixtures in the are actually faster than most contractors . I will be using them again on my next sellers project.

They owe me stars.
They destroyed my house. They broke things that were fine. They seem to have a habit of doing this.
If you have a Curbio horror story find the Reddit thread, or are a lawyer looking for a class action this is the company to go after. THEY ARE partnered with Remax. Did your agent tell you they get commission for this? Or that all the 4 star comments are realtors and not customers? Seems they're top posting.
They like to destroy people's lives.

I have used Curbio several times now and continue to be very pleased. They are easy to work with, communicative and do a great job with the projects. My property is located in West Palm Beach, FL. Curbio is "new" to offering their services in this area. And at this moment in time, I am experiencing the same or similar issues all the 1 Star reviews have indicated ... Maybe other areas of the country they execute 5 Star work but NOT HERE !!! And their "quaranteed work" when problems arise is NOT BEING ADDRESSED ... Problems will always arise in construction execution ... It is HOW a company addresses to resolve these issues that truly earns 5 Stars. My advice is look for another company that offers similar services. Right now I am facing a worse financial situation then my original situation when I entered into contract with them to help resolve. It is horrific to describe ... mildly.
