TL;DR: be careful engaging CCC. If you do engage them, you will almost certainly be overpaying significantly and be prepared to be nickel and dimed.
We engaged CCC in April 2024 with a first set of architecture drawings in hand. CCC’s preliminary estimate was $410k. Long story short, after about a month, we needed to find a new architect and CCC recommended a few different architects to work with. CCC’s preferred architect out of the bunch was significantly more expensive than the others (~$37k-$40k), but CCC pitched the architect as having ideas to create a design that was more efficient from a renovation standpoint than our first set of drawings, which CCC said would effectively make the architect’s fees a net gain of zero on the estimated $410k.
So, in May, we moved forward with CCC’s preferred architect with an all-in budget (including architect fees and contingencies) of $450k. While we paid the architect for their fees, CCC indicated that they would also charge us for architecture support and choosing selections (e.g., tile, counters, floors, etc.).
Over the next couple of months, we had several virtual meetings with the architect and CCC during which modifications to our original design were proposed. In view of the design modifications, we repeatedly asked CCC for assurance that the designs fit within our budget. And CCC repeatedly gave us that assurance. At the end of August, we received permit drawings from the architect. Given CCC’s repeated assurances that the budget wouldn’t be an issue, we moved forward with CCC submitting for permits and getting tests/surveys lined up so we could get the renovation underway immediately after the permits were approved. At this point in time, we did not have a final proposal/contract with CCC. For whatever reason, CCC had not had all of its “trade partners” (i.e., subcontractors) give CCC bids yet. But, getting the renovation done by end of Spring 2025 was critical for us with my wife due, so we wanted to get the permit process started ASAP.
While waiting on the permits and CCC’s final proposal, we heard from CCC in middle of October for the first time that there was a concern over the budget — CCC said the bid was at $460k without bids from several of CCC’s subcontractors. First week of November we finally received CCCs proposal… at $707k. This number did not include the architect’s fees, so in reality, the end number was closer to $750k. Recall, our all-in budget was supposed to be at $450k and using CCC’s preferred architect was supposed to result in a more efficient design that would allow the architect’s fees to be absorbed by the renovation costs saved by those efficiencies. And CCC had been involved in the entire planning process with the architect and repeatedly reassured us that the designs would fit into that budget.
Worse, CCC had charged us close to $10k for “architecture consultation” and choosing selections. What in the world did that $10k buy us? How could CCC charge us this money and not ensure the design and selections would fit within the budget? Notably, on the selections, we had multiple contractors after the fact tell us that CCC’s tile and countertop selections were some of the most expensive they had ever seen.
The icing on the cake working with CCC was that, when we asked CCC for a refund for a site survey that we paid for but didn’t move forward with due to the ridiculously high bid from CCC, CCC still billed us an hour ($150: not to mention, also $100 to the surveyor) in connection with this survey that never occurred.
CCC never took accountability for any of this and never attempted to do anything to make us (the client) whole. Not only did we waste over $10k on CCC, but CCC costed us numerous months on our renovation with a baby on the way.
I recommend others to steer clear of CCC and find a contractor who won't try to take advantage of you and nickel and dime you.
