We recently had Kyle Burmis do an outstanding inspection on a potential home we wanted to purchase. He spent over three hours going from the roof to the crawlspace.
His documentation of all his findings were extremely helpful in our decision on not going through with the purchase of the home.

We hired Jeff to assist us with 3 inspections on our new home, a framing (pre-dry wall), a pre-delivery and a 1 year. He gave us so much information about our home and made sure the builder was doing things the proper way. He was highly professional and made sure he was supporting us in builder discussions. We would defiantly use his expertise again in the future.

Jason Fletcher did my inspection and he was fantastic! By far the best inspector I've had. Jason was knowledgeable, patient, personable, and thorough. If Jason explained something and I didn’t understand it, Jason patiently explained it again. Jason came to inspect the home on a Friday afternoon and sent me the detailed report the same evening! For my next home inspection, I would definitely hire Jason again!

Part of my problem:
Looking at page 22 of my report, there is mention of repairing drywall, cracks, paint, etc. That's what was said in person too, didn't seem like a big deal at all.
However, after inspecting the outside of the home myself I noticed some sagging sheet metal under that wall/room I was in for a surprise.
The drywall repair turned into rotted framing in the studs and sill plate, rotted sub flooring, rotted 2x8 joists, and rotted OSB under the joist (which was above the sagging sheet metal because it was all basically dust and the sheet metal had nothing to hold onto). The sheet metal or panning was done since the back of the house comes out a few feet further than the foundation/basement walls.

I am frustrated as I paid quite a bit of money for this inspection for something this major to go unnoticed. The drywall repair turned into essentially reframing the wall, redoing everything below and outside the wall, including the 2x4 studs, 2x4 sill plate, 2x8 joists, sub flooring, OSB, house wrap, siding, reframing window(s), etc.
