Carolina Quality Home Inspection

I am an out-of-state buyer and deeply appreciate the attention to detail provided by Bradley. I received a thorough and timely report on the potential property and was spared the expense of what turned out to be a "fixer-upper". This is the company I will definitely use again when I am needing a home inspection. Thank you for a job well done!

A lot of things were left out of the inspection. Windows in every room were not tested for opening/closing/locking, only 20% of the roof was inspected (issues were found so we had to hire a roofer to inspect the other 80% and fix issues), the 2nd air conditioning unit was not tested - it was completely out of Freon & not working - the inspector's comment was that the temp was off. We're spending $5k to replace 2 weeks after moving in. The septic tank was also completely full and we've just paid to have that pumped. The pump itself was also not working and we spent another $900 to get that repaired. The whole purpose of the inspection is to find these issues to allow for negotiation between the buyer & seller. We paid asking price for a house that we're now discovering should have been at least $5-10k lower.
The inspection was not thorough at all!

The only reason I'm giving 2 stars is because he noted that I needed a qualified HVAC person to come out which resulted in a completely new HVAC system before I even moved in. Otherwise I feel like boxes were just checked to move the home through the inspection. The water was visibly dirty (which I found out later was rust) in pictures from the inspection with absolutely no mention of it. Was it because the tub hadn't been used or was dirty? The water had a problem? I had no way of knowing just from the pictures and given the times of COVID was unable to be there so I had to put a lot of stock into what the inspection said. Which was nothing. I realize that they are unable to give a lifespan on things like water heaters, but there was visible rust which was not mentioned at all. So I have now been in my house less than 6 weeks and am having to replace my hot water heater because it completely went out and was rusted, which of course is not covered by my warranty because it was a pre-existing condition. Which had I known could have been negotiated prior to closing. Would CQHI have gotten a better review if we were living in different times and I could have been there to see everything for myself? Possibly, but given the current conditions of the world and limitations on things due to a global pandemic, it's safe to say I would expect someone I'm paying to perform a quality service I could trust and that is not what I got.

I used Carolina Home Inspection for my 1 year home inspection and my very first home inspection. Brad does an incredible job and documents his findings very well with pictures and even videos if they are needed. They are quick to communicate either via phone or email, which I greatly appreciate and very flexible. April is always so easy to work with in regards to questions, clarifications, etc. very happy and satisfied with my service. Brad shows up on time, is professional, wears little sleeves on his shoes so he does not dirty my floors which I really appreciate. Excellent service!!!
