We lived at the Arboretum Apartments in Boise for 6.5 years and truly loved our time there. That changed when Brighton Residential Management took over.
At move-out, we cleaned the apartment thoroughly, documented everything with a video, and had always taken great care of the unit. Still, we were charged $170 for cleaning and over $600 for vinyl flooring replacement due to a yellowing spot caused by a standard bathroom rug. The rug came from Trader Joe’s and was specifically designed for bathroom use. It remained in place for years, and by the time we moved out, the floor was about 7.5 years old, near the end of its typical 10-year lifespan.
We communicated directly with the community manager, Kailey Wolters, and explained our long tenancy, our documented cleaning efforts, and that the vinyl discoloration was permanent despite attempts to clean it. Unfortunately, despite this, Kailey stated that Brighton could not make any adjustments because they “treat everyone the same.”
But Idaho tenant law clearly distinguishes between tenant-caused damage and normal wear and tear, and what we experienced was normal aging of materials, not damage. Applying full replacement costs for aging vinyl and charging for minor cleaning despite clear effort and documentation goes against the spirit of that standard.
We weren’t asking for special treatment, just fairness. After 6.5 years of on-time rent, weekly care, and full cooperation, it was incredibly disappointing to feel dismissed by Brighton’s rigid, corporate approach. Future residents should be aware that move-out charges may not reflect actual condition or the legal definitions of tenant responsibility.

BrightonCorporation took over management of our
55+ community (Bri at Farmington Station) this past summer. New team members replaced the former team with the exception of one person who has been here since the doors opened over a year ago. Our maintenance supervisor, Jake Campos, has consistently been someone who has responded to the many work order issues competently and professionally since day one. His positive attitude brightens everyone's day! Brighton has been very fortunate to have him on staff here at Bri. Thank you, Jake!

My experience with Brighton Homes was deeply disappointing. After losing my grandparents, I used the money they left me for a 3% down payment on my first home, making this purchase incredibly sentimental. Brighton Homes offered a variety of options, and after visiting numerous builders, I thought I had found the perfect one. However, things took a turn for the worse during the new home orientation.

I was quite ill during the orientation, which affected my perception of the home and caused me to panic. Despite the staff knowing I was unwell, there seemed to be little understanding or support. Initially, I chose a larger home, but I quickly switched to a smaller one, only to realize the next day that I had made the wrong choice. I offered to go back to my original home less than two days later, but the response was cold and unresponsive. This doesn't show good faith on their end.

My parents were heavily involved in my decision-making process as they contributed the money for the down payment. They were thorough in their due diligence, reviewing videos and other materials to ensure their money was well spent. Their influence made this purchase even more significant, yet Brighton Homes failed to appreciate or support our concerns.

During the new homeowner orientation, my needs were met exceptionally well. However, my thoughts about finding the right home became heated after swapping homes twice. The cosmetic defects in the homes were another source of frustration, as there was no confidence that they could be fixed. When you're making a $500,000 purchase, it should be a once-in-a-lifetime experience, yet the staff seemed to have lost sight of this. People's sensibilities about anyone spending $500,000 to make the right choice is beyond me.

What bothers me most is that if both homes were available, and I decided to switch back to my original choice because it was ready to move in immediately, rather than waiting a month, that would have worked better for all parties. But no, they are that stubborn of a company to completely write off a customer for trying to make the best $500,000 decision they can. Their motto states, “Every Brighton team member is empowered to enhance our buyers’ experience, ensuring we are never out of touch with their needs,” but my needs to be heard and understood were completely neglected.

Charles at Arbor was exemplary in his assistance, but his boss, Tina, didn’t seem to care. When I reverted to my original home choice, the response from the staff became cold and unresponsive. It was clear that the priority was not on helping me find a home I would love but rather on the ease of their processes and relationships.

I understand the challenges of making sales and dealing with contract cancellations. However, at no point did anyone ask what would make me truly happy or what I was looking for in a home. Instead of recognizing the significance of such a large purchase, the staff dismissed my concerns and failed to provide the necessary sensitivity and support.

As someone who works in high-production sales, I know the importance of handling challenging customers with care and understanding. I never turn away from someone with unique needs, and I expected the same consideration from Brighton Homes. Unfortunately, my experience showed a lack of empathy and understanding. It felt more important for them to discuss my perceived idiosyncrasies rather than making my home-buying experience positive and memorable.

Given this experience, I find it hard to recommend Brighton Homes. Their inability to prioritize my needs and make me feel valued as a customer was deeply disappointing. Buying a home should be a cherished and exciting journey, not one filled with frustration and regret.

Long story short. Our subdivision had a zoom meeting with Jon Wardle (Brighton Pres. so I'm not 100% sure it was actually him) on April 8th 6pm '21 regarding the medium density housing that BC plans to build north of DeMeyer rd in Boise (Bodybuilding.com business park area off Discovery way. Proposed rezoning overflow parking lot backing the north side of DeMeyer from Commercial to Residential. Doing this would allow Brighton to move forward with plans to build 110 two story townhomes that back to DeMeyer. This affects our schools, parks, roads, overall infrastructure. Also lowers property value of homes backing DeMeyer on the South Side. It is important to note that they are rental properties).

We asked several times if they intend to maintain the property up against DeMeyer rd. We were assured several times that the property, fence, trees (some would be removed during building phase), grass would all be maintained before, during and of course after building.

As soon as City of Boise gave the final okay to proceed, the landscaping and mowing stopped.

As of 1st week of August, the weeds are just over 5' (feet!) tall, they touch my mirrors on f150, grass is dead in some spots, stressed in others, trees are stressed, some have broken limbs, irrigation is in need of quite a bit of attention.
I have called their office 2x, July 27th & Aug. 1st, talked to 1 person and left vm messages with Jon and another lady that 'could make that happen'.

If they will neglect things that they so recently assured would be maintained, what are they going to neglect during the build?

I plan to keep this review going. Hopefully I'm totally wrong, they have my number 3x over. Several people in our neighborhood are not happy about any of this.

Strip of land that should be lawn and trees along DeMeyer west of Cloverdale is still a mess. Several broken limbs from trees are littering the ground. It's spring so the lawn looks like it went through winter but with the added stress of no care last late summer. Irrigation will be on soon in our neighborhood so that will be another big tell if they plan on taking care of it. If they turn-up the irrigation and make repairs, we will see.

Still neglecting their agreement to keep this area up along DeMeyer off Cloverdale. As of July 5th 2023, it has weeds about 3' tall.
