Beyond Waterproofing and Foundation Repair

We have an outside entrance basement storage room that had a humidity problem. We had to run a dehumidifier all summer long, 24/7, just to keep the room (mostly) dry. For over a decade, different contractors gave opinions but no one could find the root cause. Beyond Waterproofing found the source, sealed it, and our room now stays dry (with no dehumidifier) all year long. This, at times, seemed like it would be an impossibility. The work was done well and with great pricing. We are so grateful to Beyond Waterproofing and would recommend their services to anyone.

I HIGHLY, HIGHLY recommend this company! I called them on a Monday, the technician inspected on Tuesday, and the job was completed on Thursday, at a VERY reasonable price. The administrator was efficient, the specialists knew what they were doing, and the guys who carried out the work were the hardest working people I have seen. They sealed up a crack in our foundation that ran from the ceiling to the floor in the basement, and installed drains from the two downspouts on that side of the house. After many days of rain, and even some torrential downpours, there is NO water in our basement! Don't go anywhere else, this company knows what they are doing!

We had an exceptional experience with Beyond Waterproofing & Foundation Repair. They responded to my request for a diagnosis and estimate very quickly. Upon inspection, Rafael recognized the problem and took time to very clearly explain what would be necessary to fix it. I had an interior drainage system installed on one side of my basement. The quality of their work is exceptional (both in speed and effectiveness), I haven't had any problems with leaks since they finished their work. They also went above & beyond to find the source of a (different) water leak and fix that as well. Additionally, you're getting very good bang for your buck. The reason I deducted a star is because their service is not "all included". The customer has the burden of finding outside contractors to put up dry wall, reinstall carpet, and move the water heater. If BeyondWaterproofing could figure out a way to include all of this in their service, it would remove hassle from the customer's side.

Great experience. They were easy to work with - quick and responsive. Were able to do the work right away. The work team spent a full day working very hard to complete the job in a day. Very happy with the result.

We were referred to Beyond Waterproofing by a business client who had recently had to deal with water problems. Rafael came out to evaluate our situation promptly (after 80 years watertight, water had begun puddling at one end of the basement every time it rained more than a sprinkle). He explained the problem (gradual degradation of old cinderblock) and offered two solutions, one of which would be substantially cheaper, but since either required disruption and restoration of paneling or drywall, and there was no guarantee the other end of the property would not leak, we opted for a complete drainage trench around the whole perimeter of the foundation. We were sent a detailed proposal for each option, with drawings, so we could understand exactly what we were buying. The system proposed will also eliminate future concerns about floods from backup of the drain in the outside stairwell, which has happened twice over 30 years.

A large team showed up on schedule and worked for three days straight, the last day in a downpour that did not seem to slow them down at all. By that time the drainage trench was complete and covered and a sump pump installed, and the space was once again watertight. At one point there was some confusion about the exterior work and Rafael came by in person to explain what was being done, which we appreciated.

Everything about the way we should proceed afterward was made clear (time to allow for concrete to cure before replacing flooring, treatment of vapor barrier on walls as restoration was done). Rafael coordinated with us a couple of times during the restoration of framing, drywalling etc. to make sure the conditions of the warranty were being observed, responding rapidly by text to our questions.

The restoration has just been finished so it remains to be seen how the system will perform over time, but the dry basement on that last day of work was promising! Highly recommended.

Beyond Waterproofing excavated and re-waterproofed the foundation of our 77 year old brick duplex in Arlington. We had many companies out to provide us a quote and most of them were recommending water management once the water got into our basement and not actually a solution to keep the water from getting inside. We bought our home a few months ago with the understanding that the basement was waterproofed. We quickly realized that we were lied to and contacted Beyond Waterproofing for a solution. They were fantastic from start to finish and very fairly priced.

Waterproofing our basement was quite the odyssey!

We have been having water come into our basement due to a neighbor’s negligence in taking care of water ponding in his backyard. It has been going on for years!

Well, the neighbor sold & the new neighbor is just not ready to tackle his backyard situation yet & we needed a solution ASAP. Enough already with water coming in every time it rains a lot.

Years ago we had some people come down & offer solutions, none of which sounded right.

Finally, this year we started looking again & found 3 companies to interview. The first one had what we thought was only a partial solution & was not very professional. The second company (which I reviewed) wanted so much money (more than double what Beyond Waterproofing charged) and for less work and less parts to the system (only Beyond Waterproofing offered failsafe backup drain parts). They also tried to upsell us until their price fell from 12k to 8k and they were still going to do less work than Beyond Waterproofing & they made us both be present, sit through a 4.5 hour estimate with a whole big sales pitch to boot!‍♂️‍♂️‍♂️ CRACY!!!!!!

When Rafael came to estimate the job he was thorough. He knew exactly what needed to be done. He took his time to measure, draw diagrams, explain what he proposed to have done and was gone in about an hour. His personality left me feeling good about him & he didn’t abuse my time. Then when the price came in for all that work, we were blown away!

Santiago (the crew lead) asked me to tell everyone that he’s the best!. That I don’t know, but he and his crew were fabulous!! He answered any questions that I had. He was polite. He and his crew are hard working. I don’t even think they took a lunch break! The job site was left broom clean. They were careful & concerned that they covered the floors, put up plastic sheeting to contain the dust.

Michael and Danielle were super professional and got the job done! Very knowledgeable and many years of experience. No fluff -- straight and to the point. The exterior waterproofing job was completed expeditiously and per the exact requirements as discussed -- sealing and waterproofing exterior wall, with a french drain at the bottom by the footer leading to an exterior sump pump, whicih pumps water out to daylight. Job site cleanup was great as well. Would definitely recommend!

Problem was water in the basement after rain, seeping in between floor and wall from hydrostatic pressure. Solution was to dig a trench inside the house beside the footer and lay drain pipe to a sump pump. Tricky part was sparing the solid brick half wall in the finished part of the basement. Other companies said it definitely needed to be removed. Only Beyond Waterproofing offered to try and save it. Fortunately the wall was on the footer, not the slab, so was unharmed. Whole team was accommodating and responsive. We were very pleased with the quality of their work and the professionalism of the workers. Competitive bid, well done job!

Beyond Waterproofing identifiedthe problem being cracks in the concrete floor under the basement tiles causing water to seep in after the heavy rain. They cleaned out the cracks, applied epoxy and sealant. Work was completed timely and expertly.

We had some pretty bad foundation leaks after another contractor did exterior hardscaping work. He made repairs, but the fix was temporary and the water came pouring back in right before Thanksgiving. The team at Beyond Waterproofing was incredible - they gave us an estimate after the first leak, when we thought it was fixed they were so kind and offered to help in the future, and when we really needed them they responded incredibly quickly and put us on the schedule right away. The team waterproofed the exterior foundation wall in 2 days and left everything looking like they'd never even been there. It's hard to find contractors who treat your house like it's their own, and I'm really glad I found Beyond Waterproofing. Highly recommend.

Found water in the rug of my basement a few weeks ago. After demoing a small area, I realized that rolled insulation was used, which was taking on a lot of moisture through cinder blocks, plus settlement had caused a leak in one corner of the house's foundation. Lot of mold and fear that this was going to be a huge cost after my insurance told me I was on my own... I received three quotes from different companies. One of the quoyes being from Beyond Waterproofing, which was by far the most reasonably. Michael came out and explained the situation, listened to what I wanted, and then made his recommendations, which didn't include a sales pitch for unnecessary, expensive fixes. He sent me an estimate shortly after and didnt use any pressure sales tactics.

Sunday night, the night before work was to begin, I reached out to Mike to add something last minute and ask a few questions. He called me back, took the time to answer my questions, gave me a quick, less than expected quote, and made the change.

Michael and his crew came in Monday, worked efficiently, and completed the job on time. They left my house cleaner than before they came and followed up after to make sure everything was good. They even took a healthy pile of garabage away unexpectedly that I had stacked and was planning to take to the dump (thanks again for saving me a trip!) and relayed some bricks outside the house that I had taken up when examining the issue initially.

We wanted to have our 1915 wooden load bearing support beam sistered with a steel support beam with the smart jack system to keep our home standing for another 100years. Michael came out gave us a straight talk run down on what will be done how it will be done and a price that worked for me. Easy communication with their office staff in Danielle. And a crew that was on time, professional and cleaned up after the work was done in their team lead in Nelson. Day one digging and filling support footings for smart jack system. Day 2 letting concrete fully dry. Day 3 install beam and jack system. Day 4 final inspection and clean up.

Santiago & crew arrived early the next day and waterproofed the exterior while Nelson filled the interior crack. Everything was done in a few hours, just in time for the forecasted rain tmrw!
