We used Athena’s based on great reviews and recommendations.. but have had several issues missed in inspection including; a leak that had caused rotting countertops in kitchen (was told by inspector that he caulked in the problem area day of inspection but saw no leak - odd), a bathtub that drained directly into the basement, and an electrical panel that is a total fire hazard. These issues can be attested to by our realtor and electrician.
Did not feel heard by Mike whatsoever when addressing these concerns, there wasn’t tons of accountability either.
We realize you guys do tons of home inspections and customers are probably just on your hamster wheel, however, this is our home and we take it seriously. Had we known we were buying and to be living in a home with an actual pressing fire hazard - we would have dealt with it at closing.. which is the whole point of the inspection.
Thank you for refunding the cost of the inspection, but we really do not like how this was handled and would not recommend your services.

Athena home inspecting is a great local Lynchburg home inspection, i came across them from my realtor. they did a great job looking over the house and provided a wonderfully finished report. They were available and inspected in the week i requested. I believe they do a thorough general home inspection, and I would add that I paid extra for a plumber to scope my sewer drains since that wasn't part of their purview. overall I was happy with their report and customer service. I would recommend them to others.

Athena and team are excellent. Expect the tyvek suit and crawl under house experience. Expect the FAA certified drone pilot taking pictures of the roof, flashing, and chimney. Not a single detail was missed, and I pride myself on being detail oriented -- attributing this skill to others is not something I do very often. Efficient and thorough.
