My 19-year-old daughter rented her first apartment from this company it comes with a washer and dryer that's shared between two apartments, one upstairs one downstairs. You only access to the laundry is through one of the two apartments. The upstairs neighbors moved out. No one's lived there a month and now I'm a daughter's. Clothes are missing but don't reach out and see if they can contact the former tenants to see if they had someone come in. They don't care. They don't care. They want your money and then screw you

They only care about raising rent and hound you about Signing your next Lease 9-6months in advance. i’ve lived here for 2 years and they have been nothing but annoying to work with. Only incentive to stay at my current lease is the hassle of moving doesn’t help they raise rent +200 $ making it almost necessary to move. -10000

They were fine except increasing rent significantly every year, older properties so standard issues and they were generally ok about getting things fixed in a timely manner except when our plumbing didn't work for two weeks and they just kept sending a maintenence man before finally getting a real plumber which was fun with my wife being 7 months pregnant at the time. When move out came got charged basically the entire deposit for patching holes which I already patched and repainting. As well as the garbage disposal not working even though it was just replaced by them and I literally did not live in the property from before it was replaced but somehow it not working is my fault. They also claimed the place wasn't clean to their standard even tho a professional cleaning company was paid to clean it so just wasted that money for them to just charge more.

This has been a lovely place to live and you guys have been awesome property managers, for real! I used to live at a place managed by a different company I won't name, and it didn't even come close to American. Y'all have turned the renting process from being a headache to a real service and convenience. If people are looking to rent in Manhattan, they should check this place first! Went through two lease terms with American and not one single issue or unexpected fee/expense.

Had a somewhat poor experience with this rental company. While the owners were fine/ helpful during our lease and accommodating, we unfortunately did not have the best experience during the move out procedure.

American Property Management kept $1200 of our deposit for various "repairs" around the property. While they did send all of the invoices/ receipts for these charges, they also tacked on some questionable charges. For example, they charged us roughly $120 for removal of "debris" underneath the basement stairs of the property, as well as a chainsaw left behind in the yard. Despite explaining to them that both items were at the property prior to our move in, with evidence, they refused to budge and charged us anyway. Said items underneath the stairs was multiple buckets of paint, and funnily enough the owner texted us prior to move in that they had to do a rush paint job on the property. And despite American knowing this they somehow think college students would randomly store cream colored paint buckets on the property?

The cleaning charge was also around $400, which was frustrating given that we left it cleaner than we moved in (Also it is a 60 year old house that's had very few renovations), however I suppose it is justified because they gave us a move out checklist shortly before our lease ended. (Conveniently not found in the lease during signing).

Another issue I had with American is them charging us $250 for carpet replacement. While the carpet was damaged by us, they provided no receipt/ invoice of this charge. While the previous charges had receipts, I find it a bit suspicious that there is no receipt for this cleaning.

Another issue that came up was them charging us $200 for painting. They listed "markings" on the wall as justification for this charge however in the photo provided these are incredibly minor scuffs that could have easily been removed with cleaner/ single touch ups. Instead, American decided to have both walls completely repainted, which would be justifiable however they already use the thinnest cheap paint possible so it felt like they already wanted to repaint the walls but wanted an excuse to have us cover the painting costs.

The final issue I had with American Property is this so called "rush" fee they charge. We were charged $70 because of this and they cite it's because coordinating with vendors is difficult and short notice costs more, however we were charged the full amount listed on the vendor receipts. So essentially they are double dipping and charging $70 on top of the vendors charging extra for short notice. What makes this even more frustrating is that we moved out about 2 weeks prior to our lease end and notified them, giving them time to contact these vendors. Unsure if this simply means American wants another $70 on their end to pocket because hiring vendors on short notice is too difficult for them to coordinate without asking for more money.

Overall, while they can be a decent company to rent from during your lease, they also seem to love making frivolous charges. These charges, however do not feel as though they made them up to pocket our deposit. Rather, I believe American currently has too many properties to manage, and as a result, chooses to compensate by draining tenants deposit for every minor wear and tear, regardless of how small it is. Something that seems strange given that most leasing companies understand that properties experience normal wear and tear over its use. I'd advise some caution when renting from this company and would recommend finding a different company.

During my 1 year lease, American was attentive and timely. I had no issues while I was living in my apartment with the company. Upon moving out, I got the invoice regarding my security deposit. It stated that I owed $54 on top of my deposit. I was completely shocked and infuriated because I strongly believed this to be unjust, as I cleaned the apartment thoroughly, missing only a couple spots. I left a passionate review before handling the situation with a representative, which was not the right thing to do. When working through the situation, I did not have my own pictures for proof of the condition of the apartment before and after I was living there, which made it more difficult. I was able to somewhat defend my claims through their pictures taken in the move-in inspection. While we were worked up on both ends, they were suprisingly flexible and honest and my respect has been mostly restored for this company. I couldn't give a 5 star because of this happening in the first place, but I appreciate the outcome. For prospective renters, I want to advise that you do your due dilligence in detail to protect and defend yourself at the end of your lease if need be. If you do that, this is a great agency to rent with.

DO NOT RENT FROM THIS COMPANY. If I could give 0 stars I would. The upkeep of their property that I lived in was AWFUL. They landscaped once before we moved in. And NEVER touched the property again. It looked horrific and the bushes were blocking the entire sidewalk. Laundry Room was filthy went we moved in and had Cockroaches infested inside. Never cleaned. They will do anything to take your security deposit. They charged us $112 for a toilet paper roll. Absolutely horrific experience with this company.

Rented from American for years and can’t say enough good things. I moved to Manhattan during the times of COVID and they set up a facetime viewing of my home and made sure to point out any imperfections- they could’ve easily hid things to get a lease signed but they didn’t. The staff is so kind and maintenance requests were always taken care of extremely quickly. Got my entire security deposit back when I moved out as well. If I had to rent in Manhattan again I would only rent from American!

A really poor experience with this company from a prospective tenants point of view. I started out by scheduling a showing of one of the properties and so the day of the showing I went to the property and the agent suppose to show me around didn’t show up. I called them and they said the showing was canceled and it was a technician error on their side. It was whatever not that big of a deal. This very sweet young lady rushed over 10 minutes later and ended up showing me the unit. I then fell in love with another property and went to schedule a tour of it but a tour at the time wasn’t available so I went ahead and applied for it because I knew I would end up loving it. I was in contact with some leasing agents about the property and eventually scheduled a showing. I was approved for the unit the day of my showing. The agent showing me the property showed up a little late and didn’t even have keys to the property saying their “key machine was broken”. He then told me they would hold my application since I had first dibs on it until I could actually view it. Two days later I got a message saying there has been a lease signed on the property by someone else. I understand these things happen and I’m not guaranteed to anything until I sign a lease but I’m just very unhappy with the way the staff has conducted business throughout my whole experience. None of the leasing agents I spoke to about the second property let me know there was another lease in progress and that I needed to make a decision quickly and I was even told that I would have first dibs on the property and they wouldn't move forward with anyone else or reject my application. Very very unhappy with this company.

I recently purchased a home with an existing APM rental tenant residing on-site. A portion of the lease remained. APM had zero to gain by my purchase (and indeed thereby lost the remainder of the lease), however they responded to multiple queries I made about details of the lease and the home ownership transfer. The APM employee who managed leases was especially reliable, however all of the staff I encountered were friendly and professional, and the owner contacted me directly.

Phenomenal property management service! The entire team are prompt at responses and always available to answer questions. They are seriously the best in Manhattan, Kansas. They take care of our tenant issues right away and communicate with us throughout the process. Our units are a bit complicated with the utility set up and somehow they make the process manageable. Super happy with their service!

Do NOT rent from this company! I have never written a negative google review before this. My hope in doing it this time is to protect other families from experiencing what we have experienced with APM, especially as students and families are looking for houses for the 24-25 school year. We are from out of state and our daughter is a student at K-State. We moved her into an APM property in August 2023. The day we moved her in we found two door sized openings from her room into the third floor attic. It was over 100 degrees in Manhattan so her room was so hot she was unable to sleep in it. She requested help, but did not get it for 3 weeks and only then after I, began calling APM daily to get her help. She is a Classy Cat and had full day practices outside all week and then could not even be in her room to rest or sleep at night. APM said, “there are other rooms, she can just sleep somewhere else.” The only other rooms were in the basement that had no beds and gaping holes into the floor. Then, on September 8, the girls found a bat in their toilet in the middle of the night. Knowing APM did not respond quickly for maintenance requests, I called a pest control company as soon as they opened and had them come out and remove the bat and send it for rabies testing. The man who came to remove it told the girls that there were multiple bat entry points in the house and that he was going to request a full bat inspection. We received no other info from APM, but that bat inspection was not done. One week later the girls woke in the middle of the night to multiple bats flying around their bedrooms then living room. Later that day, the pest control company came back and walked through the house with the girls. They showed them multiple issues and told them they would never let their daughters live there. The city was also called and numerous safety and code violations were found. The inspector said our daughter’s bedroom was not even allowed to be a bedroom. The girls were advised by every medical professional consulted that they needed to be vaccinated against rabies. Because they woke to bats flying around their rooms, they could not be sure they were not bitten. If they were bitten by a bat with rabies they would die - there is no treatment other than immediate vaccination after possible exposure. They received vaccines that cost $4500 per girl. We reached out to APM. The response we got from the owner via email was that we were completely overreacting and that there was no reason for the girls to vacate or get vaccinated. He thought they should stay there WITH BATS flying around. He refused to cover the vaccines, help with temporary placement or let us out of the lease. The girls spent the next 6 weeks couch surfing as they tried to attend classes, work and for our daughter, keep up with her demanding pom schedule. APM started the work they were required by the city to do, but they refused to give us any reports or allow the pest management company to share with us the status of the bat situation. 4+ months later, we still have not received a final bat inspection. After much communication with no progress and after a video of the owner himself on the doorbell camera saying “I cannot say this house is safe because I don’t know it is” we made the decision to find the girls alternate housing. In addition to all of the other costs associated with this mess, we have now been paying two rents since November 1. Without any changes, we are locked into a year long lease on a house that the girls only lived in for 6 weeks. It is an enormous burden for all 4 families to be doing this, but we had no choice. We sought legal advice and learned that Kansas has some of the most landlord favorable tenant laws of any state. They only have to do the bare minimum to provide a “good faith effort” We honestly believed people were good and would do the right thing, but that is NOT the case with APM. Do not let your student or anyone you care about live in one of their properties.

Worst experience my husband and I have had with a rental company. They had over 30 showings in our house over the 8 months before we moved out as soon as we told them we weren’t renewing the lease. To top it all off they requested more than our deposit after we moved out for things we didn’t do. The list goes on, but these were the biggest points. I would never recommend this company to anyone

They are the worst property management company in all of the Midwest. We just got charged for a carpet cleaning without a carpet in the house. I found black mold in the bathroom, it took MONTHS before they remodeled and addressed things and only after I threatened legal action. The supreme slumlords of Manhattan, KS should not be allowed to take advantage of anyone and folks should know how screwed over they will get by renting from them. Looking at our itemized move out bill is a joke, this is a company that takes advantage and abuses tenants. Do not rent from them if you can avoid it.

Rented with American a long time ago. they took over my roommate and I’s lease, and the previous management company neglected to tell American that they put a hole in our wall to fix the faulty shower. They charged us for it without checking with the prior management company. Later on, I discovered we had roaches in our apartment… put in a request, and then they sent someone out. Turns out, they really only took a couple looks at our apartment and determined we *didn’t* have roaches, even though I continued to see them well after. Put in multiple requests and they just kept marking them as completed without ever showing up. I’ve had friends who have had these same issues. No thanks!

These guys have been on point for renting out our home in Manhattan. They are very knowledgeable of the market and provide excellent full service as a property manager. This includes everything from rental estimates before you buy to assistance with renovation and preparing a property for tenants and of course leasing and maintenance with tenants in the property. They've got you covered from start to finish.

We’ve used American Properties to manage our rental for about 5 years now and they are on top of everything. After a terrible experience with our first management company it’s nice to know our home will be rented quickly by vetted tenants, and our tenants have quick and easy access when something breaks. The team at American are incredible responsive and helpful, excellent customer service! I really appreciate that both tenants and owners are mutually respected!

Was looking into leasing a property through here, most of the team was very friendly and helpful. I mentioned throughout the process that I had a dog, and was told that was fine. I went through the listing on Zillow and saw it was pet friendly as well, which is what got me there in the first place. Every other property management company in the area has posted their pet policy publicly so I know where I can apply to with my 6mo dog, except this one. It wasn’t mentioned that my dog wouldn’t be welcomed until AFTER I submitted my application and paid the fee, huge waste of my time. I recommend the policy be posted publicly on your website if it’s company wide like your employee claims, or mentioned on the application. Julia was very short with me when I was nothing but courteous with her and made this suggestion to her. She gaslit me and tried to make it seem like it was my fault. When I move into a townhouse after my promotion you can guarantee it will NOT be with American.

Be prepared for a large number of property showings on very short notice it you rent with them. Communication has not been good overall my entire time renting with them, even from moving in when they did not communicate how to get into the unit on the day the lease began until I called them the day of.

I feel inclined to edit this and add our move out experience. I do not ever leave one star reviews, but this is hands down the worst interaction I have had with any business ever. The lease was violated by American SEVERAL times, including the clause stating tenants are entitled to review their 360 degree photography of the property they take on move out and use to assess fees. They took our entire security deposit claiming damage on a fairly pristine house we only lived in for 7 months. Do not trust anything they tell you on the phone, they have an incompetent staff that handles the interactions with tenants and will tell you one thing, but management will get involved to do the opposite. 5 star reviews are from landlords NOT tenants because their entire business model is built on gouging tenants!

By the way - another good way to tell they aren’t operated particularly well is their owner has nothing better to do with their time then respond to 1 star reviews with obscure explanations and “texts” that they send out. Real classy guy LOL

Dave, Meghan, Scott, then entire staff are amazing. I took over three rentals after a dear friend died. We were in transition to American Property Management from prior company and it was seamless. Since then, nearly a year ago, they have been helpful with every aspect of managing the properties. It is rarely more than 30 minutes for a response to emails, requests for documents, etc. I would absolutely recommend American Property Management 100%.

I only have good things to say about American Property Management. I was referred to them by my realtor. I was a little unsure and hesitant about renting out my house having never done this before. Dave and his team did a great job talking me through everything and answering all my questions. Let me add all this was done via phone/email since I did not live in the local area. American quickly got a well screened renter and I couldn't have been happier.

American was great with communication. They kept me inform on everything and anything that involved the property. We chatted via phone/email/text...whatever was easiest at the time.

I definitely recommend them and had I not decided to sell my property I would have continued our business together for many more years.

These kind folks have absolutely no idea or care for what they are doing. If you choose to rent from them, be warned that it can take up for a week to receive a response about anything.
They also happen to be very unprofessional in other areas as well, such as neglecting trash services for up to two weeks as well as never sending any communication in advance about showing up. They will gladly charge you for every single problem they find (I’m specifically talking about problems that are there’s that the refused to fix) and will not back down from it.
If it hasn’t been clear yet, this “company” simply doesn’t help out in any way, shape or form. It will leave you questioning what you even pay them for.

To date the most unprofessional company I’ve ever worked with. Every year or two I check to see if they have had my review removed and every year it is. We have never dealt with more unprofessional and poor service in our life. Dilapidated property, poor response time, lack of knowledge on home repairs, beyond unprofessional staff. It started with lack of professional correspondence and ended with blatant and bold disrespect and money taken. If I had time I would have wasted my money to hold them up in court. Home owners that aren’t the business owner’s friends have confirmed this. Tenants hate them and they have reviews removed off every platform. I assure you with as nice as Kansans are you’ll find another company. Don’t use this one from either end. Even the employees have left reviews here like they are using the service.

Update**=I have documentation for every single statement I have made. I have every email, video of the move in, a video of the move out, thousands of photographs, audio recordings of staff in the home, written correspondence. I rented from them for 18 months and re-signed a 6 month lease while fighting cancer, as I had no option for moving while sick. I have told them this via email and it is consistently thrown in my face that “I stayed”. I reached out when I moved in so upset by the state of the home and the only offering was to send the same company who had “cleaned” and had it in this state to come back out. Absolutely not. I did take the offer to have the actual homeowner come and remove the trash and furniture. The fact this had to be requested is mind blowing. What were my other choices being in a new state and city signed into a legal contract without a local attorney yet? Seeing Dave (the owner) threaten an ex tenant who has made ONE phone call to the office upset on things charged for after we had moved out for leaving a review is laughable. I haven’t emailed this company, called them outside of the call when I received a damage list, or sent any correspondence other than public and verifiable reviews and replies to emails sent after the lease had expired and the Kansas law permitted timeframe for damage notification. This is my only review on this platform and I have every legal right to review a company- that I actually used. And the best part is I have documentation for everything. Maybe the other review comes from another tenant. I’ve actually spoke to and met a few of them. Y’all do better!

If you are looking for properties to rent or have properties to be managed, you can do no better than signing with American Property Services.

We lived in Manhattan for 22 years before moving out-of-state for a new job. Our 1920's craftsman house a block west of City Park needed to be rented. We signed with a company to have them manage it. It was a disaster! The level of incompetence and pure greed was astonishing as well as the complete mismanagement of the tenants and of the house. They cost us thousands of dollars. Literally, thousands. They charged us astronomical fees for simple tasks: $400 for changing out smoke alarms. They did not do the basic services that they had promised to do. In the end, we terminated their services because of their unprofessional incompetence.

We then signed with Dave Darling and American. It was like a huge boulder had been removed from our shoulders. He righted every wrong that the previous property management company had caused. He was in constant contact with us and with the city and with vendors to address issues with the house. He did more in two months to help us than the previous company did in two years.

American Property Services has been a joy to work with. Dave has been kind, thoughtful and, most of all, proactive and productive in terms of dealing with our house.
We give him and his company the highest recommendation possible.

I’ve had the pleasure of doing business with Dave and his crew at American and there is no better out there. Very professional and responsive and have done a fantastic job trying to get my place rented. It was a big order with the level of home and they did everything they could to get it rented. If I ever have future need for property management in the Manhattan area I have no doubt who will be handling it. Thanks again American Property!

Unfortunately, I only got to live in one of their properties for a year. Out of the other two property management companies I have rented through in Manhattan, American is superior. They were always great with communication, responding promptly to maintenence requests and kept the property in tip top shape. I don't think I have ever moved into a property that was actually move in ready (walls painted, floors cleaned, holes patched, etc.) until I rented through American. I wish more property managers were like them and we had less slum lords in Manhattan like Frontier Property Management and Alliance.

They also provide thorough details and pictures of uncleanliness and broken objects if any money needs to be taken out of the security deposit. Over the past year I switched to American Property Services after working with another company for many years. The change has been incredible. Dave Darling and his team are hard working, professional, process oriented, and knowledgeable. Unfortunately, over the past few months I have had to deal with very difficult flooding related issues. While this is costly and challenging, Dave’s team went above and beyond in every respect to provide sound advice, line up good vendors, and find solutions to very difficult problems. With little notice, they lined up a detailed itinerary so I could come into town and meet the vendors. What’s more, in walking my property, and several others that they manage for family, what was clear was the level of satisfaction of the tenants. All of them said that American was responsive to every work order, that they dealt with issues, and that they were all extremely happy renting with them. With market vacancies unusually high, American has nearly all their properties rented. As an Owner, or a Tenant, you would be well served by working with American. Dave is the most competent, professional, and hard-working property management professional that have ever dealt with in over 20 years as a real estate investor. Thank you Dave and the team for all your incredibly hard work - I sincerely appreciate it and look forward to working with you for years to come.

We have a had a brief dealing with this company, but I'm appalled at the miscommunication within this office. On Tuesday this week I called about wanting to see 2 properties. I was informed that one already had applications in and the other had zero interest so we set up an appointment to view both that Thursday. I informed them that I live out of town so I have to make an hour drive to come view the houses. On Thursday, I called and changed the second address because I wasn't interested in viewing a house that already had applications on it. They informed me again that the first house had no applications. We saw the house and LOVED it. Was again told there were no applications and we were free to apply. Drove home, applied and was promptly informed (over text) that that house had already been applied for and approved for someone else. I called the office and explained I wouldn't have applied and paid the fee if I wouldn't have been misinformed. Its so disheartening to feel like you had a chance at a home and then to realize it was untrue! As if house hunting when you live out of town isn't tough enough, this just made worse! I won't be calling about their properties again.

We use this company for our lawn services and have really enjoyed their service. Their customer service has been great. The price is perfect for our large lawn and they indulge my frequent communications and check-ins to make sure we're on the schedule. They also offer add-on services and have cleared extra brush for us up on request. Definitely our go-to lawn care service!

Not impressed with how this company has taken care of the security deposit return after finalizing our rental even though we didn't have issues during the rental time period.

I've had to pay $211 for light bulbs, even though we left new light bulbs available in the house for the new tenants! The charges included removing carpet stair treads we purchased for the wooden stairs to make them safer. These cost us $300 and they threw them away! They could have let us know they didn't want them there and we would have removed and re-homed them rather than pay for them to be thrown away.

I can understand paying for minor repairs and such but those amounted to a small portion of the 2/3 of our $1200 security deposit they spent.

Five Stars to this company, Five Stars to Dave , who is the owner , and five stars to his staff, They have lots of reasonable priced apartments and homes , but not only that , we had a little water in are basement due to an abundance of rain , and I was surprised by how fast and how hard they worked to take care of the issue , and was also surprised to get a personal call by the owner of American Property Management, to make sure That we were taken care of and that all are needs had been met , this team is on top of their game , Highly recommended company, I won’t use anyone else is this area , Thanks American Property Management and thanks Dave , Keep up the Great work .

A group of friends and I were looking to rent a place to stay for next year. At the beginning of our process we started using all realtors around the city with our only concern being finding a place. We worked with Taylor through our whole process and began solely looking through American because of her, she was extremely helpful and patient working with a group of college kids who didn't know what they were doing. She sent us plenty of listings that would fit our budget and needs as well as notifying us when a new property was listed. She was always on time, replied quickly, and was very friendly. While personal things got in the way that would not allow us to rent through American, we highly recommend them and would like to thank the whole team for their help and time.

As a landlord: So there I was, working at Fort Riley. My wife and I bought a house and shortly after we had to move for work. Being first time homeowners and having minimal equity, we decided to rent out the house. Dave Darling came by and assured us that the process is typically pretty smooth. He and his team were very responsive and able to talk us through every step of the seemingly daunting process. The work that they do to maintain the property is quick and professional. J.D. and the maintenance team are highly effective at what they do. The experience has been great. There were some hiccups along the way, but those would have happened even if my family was still in the home. They remain in constant contact whenever an issue arises and are very quick to keep you informed of any developments when a problem does arise. Our house has been rented out for longer than my family has been in it. Having built up enough equity to sell the house, my wife and I have decided to continue renting out our home and keep it as a rental property. I don't think we would have come to that decision if we had gone with any other property management service.

Our experience with APM started a little rough, but I can say that they remedied everything and more. They went out of their way to get us a new oven on short notice for the holidays and made sure that the brown recluse infestation was taken care of. Dave Darling is my favorite employee, as he responds very fast and is very accommodating for us. We still have things that we could complain about every now and again, but usually they get fixed as soon as we mention them. Great work guys!

As a property owner that does not want my rentals to be a concern that I loose sleep over I could not be happier with Dave and his crew at American Property Services. Our property has never seen a vacancy and in fact he has had leases signed months in advance. Beyond that APS has several unique things that they do to protect your property including safety checks and having tenants carry liability policies that help protect property owners in the event that excessive damage occurs due to tenant negligence. Our renters are always happy, I'm happy and I am willing to bet that you will be happy as well.

American really knows what they are doing. Not only are they transparent with their renters, they really care about your experience. When I had complaints about my deposit, they not only provided me with detailed documentation, but 200 pictures of the property prior to move in and after move in. Sure enough, as a grungy college student, most of the issues were of my own doing. If you want a property that is well maintained, and you want to have a good renter experience, I highly recommend American.

don’t usually do many reviews, but the owner of American Property and his team are absolutely excellent! Whenever we needed something fixed, his employees responded promptly and got the work done pretty quick! When we were vacating our rental property he gave us a check out list to get the property ready for the next renters. We worked hard and cleaned the property up really well and we received our FULL deposit back. I have dealt with some shady people in the past, however, The owner of American Property is a man of his word and I highly recommend going through them if you need to rent! You will not be disappointed!

My roommates and I got to experience the dramatic change that American Property can do to a rental experience within a short amount of time. Our previous landlords managed the house the first year we rented and American took over the second year. We quickly reaped the benefits. Whereas our previous managers could not help us with a maintenance issue within a week due to distance, American has been extremely quick to serve and help within 24 hours. These tasks were as big as fixing a crack in the wall too unclogging a tub drain. Not only was their service done quick and well it could be 1am and they would be willing to stop by. I have appreciated everything that they have done and will greatly missed being managed by them.

I am a current tenant at Royal Towers and have lived here for two years and love having American as my property owners. They are always on top of taking care of the apartments and are always willing to help their tenants as much as they can and are great with communication. I am a student at Kansas State and the location is ideal for going to class. The view is also amazing and the apartments are great for college. I 10/10 recommend moving into Royal Towers if you're looking for a place to live in MHK.

Dave and his team where exactly what we were looking for in a property management company.
