Joe, Alex, and team did a wonderful job on our roof replacement. They were professional, timely, and went above and beyond our expectations with top notch service! We are extremely pleased!

Unfortunately for us, our experience was not good with Joe and his company. His crew damaged our newly installed trex railings called the damage cosmetic, he promise to replace them, decided to attempt a fix, fixed didnt work, 7 months later and after excuse after excuse we were left wondering if we would ever get our railings replaced as he promised. I was frustrated and contacted a certified Trex railing installer, they informed us, the railings could not be repaired and needed to be replaced. All Joe had to do was stand by his word/work, do the right thing and make it right but he did not. Lesson learned ... hire the right contractor and don't pay them in full until you're satisfied with their work or damage repair!

This review captures our experience with Joe, a contractor who truly exceeded every expectation, not only in the quality of his work but in the kindness and care he showed us throughout the journey. We first met Joe in December after interviewing six contractors for a full exterior renovation of our Livonia ranch: new siding, roofs, screen/storm doors, and a sliding door addition for our senior dogs. From the start, Joe stood out as someone genuine, knowledgeable, and considerate. He treated our home as if it were his own, never making me feel sidelined or dismissed—a refreshing change from the other contractors who directed all communication to my husband.

Joe’s exceptional communication made a demanding process manageable. With both of us having busy, on-the-go jobs, he kept us both informed every step of the way, calling and following up with whichever one of us wasn’t available. He made sure we were always on the same page, which gave us immense peace of mind.

The dedication he showed went far beyond the usual contractor-client relationship. Late one Sunday evening, a small leak appeared during a rainstorm due to a minor oversight with the wrap above the new sliding door. Despite it being late and on the weekend, Joe and his son arrived within 20 minutes to fix the issue, demonstrating the level of commitment you seldom find.

After we thought the project was complete, life took an unexpected and devastating turn. Our garage caught fire on May 13th. Thankfully, we were home and able to get out safely, but the damage was severe, melting our new siding, window, and sliding door. Although the fire inspections confirmed the cause was unrelated to Joe’s work, he was still the first person we called that night. He answered immediately and arranged for emergency help, including tarping up the house to protect it from imminent rain and securing an electrician to address the damaged power lines. Joe and his son Alex were there the very next morning, ready to rebuild and restore our home amid the chaos.

The road to recovery was anything but smooth, with every possible complication arising—including our newly installed siding being discontinued—but Joe navigated each challenge with skill and determination. He even coordinated seamlessly with our family friend who rebuilt our garage, demonstrating flexibility and commitment that are hard to come by.

Watching our home burn was an experience we’ll never forget, but in the months that followed, something unexpected happened: we formed a bond with Joe that transcended the typical contractor-client relationship. He and his family embraced us during our toughest time, even inviting us to personal events like his surprise 50th birthday party. Joe and his son even completed our foursome, and we kept a standing tee time every Sunday morning through the rest of the summer❤️

While we are beyond grateful for the beautiful work Joe did on our home, what we’ll cherish most is the friendship that blossomed during the process. Joe and his team’s quality of work and dedication are unparalleled, but more importantly, he is someone who genuinely cares about the people behind the project. After acquiring several estimates from contractors I met Joe Vartanian. His estimate was fair and his knowledge of the product was remarkable. He answered all my questions before they were asked. His guidance was there at every step of the process, and his attention to details was exceptional. I never felt rushed or ill informed. There was No anxiety when dealing with Joe, because his promptness on returning calls or texts was superb.
Joe would give advice and it was always right on track to what needed to be done. He was on site when the installation was initiated and his crew was efficient, highly skilled and prompt with their services. The crew was a replica of Joe's High Standards. They were Professional, Kind, Considerate and Focused on the job at hand. When the job was completed he made sure that I was satisfied with the project. My concerns were always met and for a contractor that is very rare. His company has FAR EXCEEDED any other contractors I have used in the past.

I needed repairs to my roof after a fallen limb. Joe was immediately responsive to my inquiry and due to his extensive knowledge and professionalism I chose his company to complete the repairs. He remained in great communication on when his crew would be able to complete the repair. Sean came out as it was a smaller job. Sean was also extremely professional and kind and was also extremely fast. I appreciate the hard work these men did!

I had some shingles replaced after damage from a storm. They responded immediately and where able to fix it the same day I called. Super professional and quality of their work is excellent. I will defiantly be going to them first whenever I have another issue!

Extremely helpful and professional!
I called Joe a few days ago because there was water and mildew on the ceiling in the corner of my house. I thought it was a leak from the roof. I searched online for a roofer and found Vartanian Home Improvement. They had really good reviews so I set up an appointment. Joe showed up on time as scheduled. Unfortunately, I was held up at work but luckily my wife was home. Joe checked out the roof as well as the problem area. He told me that the roof was in great condition, but I had a humidity problem. He thoroughly went over the details with my wife and I talked to him after. All that I needed to do was turn down the humidifier and wipe off the mildew from the ceiling. Previously, I had expected that the fix would cost me maybe a thousand dollars or so, but Joe didn't charge me a dime for coming out, and when I offered to pay him for the service call he said "absolutely not". I'm very glad to have found him and wouldn't hesitate to use him in the future any time that I need home repairs or other projects.

Joe works hard to please. He’s reasonably priced, does the job on time and he doesn’t stop until every detail is looked after.

Joe was referred to us by a friend. He did free inspection and estimation within 2 days of first call, very nice and knowledgeable. Repair work was scheduled and finished in 2 weeks. The finished repair looks great. This is a great company that you can reply on.

Tom the owner is old school in all the right ways. Took my small job of fixing a gutter and replacing some gable vents in December when it was freezing cold out and nobody else was interested in the job unless I waas redoing the whole houe. He is a straight shooter and does what he says he will do.

When my roof needed to be replaced, there was only one company I trusted. Vartanian Home Improvement has done the roof on my parents' house, both of my grandparents' houses, many neighbors houses, and now my own over the last few decades. Tom came out and did an inspection, brought samples, and helped me pick the perfect shingle material and color. His team fixed all the mistakes from previous roofers and added modern ventilation on my 1940's home. I could not be happier that I called Vartanian and got the roof my house deserved.
