Update: I was told by this company that if I removed my review I could get a refund. I advised that I would not be removing my review, but I would be contacting a lawyer instead. This is the email I received in response:

“Of course you are welcome to find and pay for a lawyer. Make sure you show them the contract that you agreed to beforehand. We have an attorney on retainer, just waiting crush meritless claims like your's. The fact if that your inspection was performed to NACHI/Indiana standard to a T. We did exactly what we were contracted to do. Its unfortunate that you got taken to the cleaners by a waterproofing contractor.

Also, you can consider the refund offer void. We won't be giving you a dime. You should have taken it when given the chance.”
VERY UNPROFESSIONAL. I had PUDDLES in my crawl space because the drainage system was not properly installed, but according to this guy I “got taken to the cleaners”

I originally gave this place a good review, however before my first mortgage was even due, I discovered that all of the HVAC in this home was completely rusted out including the plenum to the furnace. This means that my furnace was blowing into the crawl into a puddle of water that I was also not told about during inspection. This gentleman went into the crawl and reported that it was “not fully accessible” I have had multiple people down there who were able to access every part of this crawl space since. I also discovered that the sump pump was not installed properly nor was the drain tile. The sump was draining into the sewer line. The way the hot water heater and furnace were hooked up was not up to code. The little Icing to the cake of all of this is that my bathtub drain was also leaking into the crawl. I closed on this home on February 21, 2025. By the third week of march I was already applying for home improvement loans that totaled roughly over $10,000.

Apparently the service agreement is basically worded in a way that releases this guy of any responsibility as long as he declares an area “not accessible” The service agreement also says that HVAC is not included in the inspection. What?? I’m not sure what the point of an inspection is if these big fixes are not going to be reported to the person paying the inspector. I was under the impression that inspections are supposed to save you from expenses like this. Why even go into the crawl space if you’re not going to report anything that is wrong in the crawl space? Save your money or go with someone else.

Had I known of these issues prior to closing on the house, I would have negotiated the deal much differently than I did. Now I have the headache of having multiple contractors working on this house and missing work as a result, because after this situation how can I possibly trust anyone in my home when I’m at work? It’s very disheartening that even though I did “the right thing” and made sure I had this house inspected, I still ended up with more debt than anticipated once I moved into the home. You really can’t trust anybody anymore in this world.

Professional, thorough, and knowledgeable. The inspector guided me through the entire house and checked everything. He was fully prepared, and he answered any questions or concerns for me. Very satisfied.

Inspection was complete and received in a timely manner. Only glitch was there was no explanation of the thermal inspection that was completed.

United home inspections did a great job and did a very in depth and detailed inspection. I am glad I used them for a home inspection for a prospect house I will be purchasing that way I know what I would be getting into.

The inspector was amazing! The report was thorough and delivered extremely fast. I was available during the inspection and the inspector stopped a few times to give me updates and discuss major findings in person and then took time to go over everything and talk next steps.

This was my second time using them and they are very thorough when inspecting a house! They are friendly and kind! They also come with a warranty. I would recommend them to others!!

My experience with United home inspection is not a good one. A good company will usually have the majority of clients who are pleased but there will always be one that they fail. I happen to be the one. I agree that the company is probably a good company but my inspection was far from it and I’m now $30,000 into a major structural rehab that they missed and are refusing to rectify other than refund my $350 inspection. Ya, no thanks. The inspector saw a major sag in the roof of my house and only noted it as “stable when walked on”. He didn’t even list it as a one that may need further evaluation. Didn’t list it as a major or minor defect. Didn't list it as any concern at all. Even considering there was a drop ceiling in the area of the sagging. He did NOT note at all "there is significant sagging in the structure of your roof AND theres a drop ceiling in which we don't have to lift tiles to look under so you may want to get that looked at because it is a concern". nope. nothing. Come to find out the plaster ceiling had collapsed and was resting ON the frame of the drop ceiling. Thousands of pounds. We are so lucky we survived this. And they take zero responsibility. The contractor and the county building inspector said this definitely should have been noted by united home inspection just based off the sag in the roof and the drop in the center of the drop ceiling that were both visible regardless if they never moved a ceiling tile! Very disappointed i trusted these people. Im sure overall they're a good inspector they just missed this one and aren't being responsible and respectable in doing the right thing.

I would recommend Nathan to conduct your inspection if you use United home. Very polite, explains things well and to the point.
