Absolutely trash construction. This house is five years old now and already having to be completely gutted and rewired, Not a single piece of trim isn’t falling, a/c lasted 4yrs before failing, found live exposed wires in the ceiling and walls, Failed multiple inspections and just absolutely shameful construction. DO NOT TRUST

My roof wasn't put on properly and now I have to replace my roof on a 3 year old home. I have a 10 year warranty and they refuse to call back. They even used 3 tab shingles that are one of the worst to use. They nailed only 2 together in some spots. The drip line is too long and was impropely put on. They used staples were it isn't permited. They forgot to put the single cement down in the front and back of the home. So now I'm stuck with a damaged roof that was initally caused by improper installation that I have to pay to have a new roof because if i don't it will eventually leak by pulling up 2-3rows of shingles and breaking the seal and plus the shingles that are improperly put on are no good so I have to replace this roof in order to not have issues down the road. Insurance won't pay because it us a manufacturing defect. So I guess I will be chancing it and hope for the best as when I can crap the money of 15-20 grand for a new metal roof. Screw this shingle crap.
They forgot to put the p-traps in the shower so my husband flooded the bathroom and part of his bedroom when taking a shower the first night we stayed here. Every piece of crown mounding you can see the seams and miters. I was told it would be fixed but the guy refused to paint and putty them. My front door they tried to fix but I have a huge gap around it and it still isn't right after they fixed it.The floor wasn't floated properly and isn't level and still has some bumps in it. There solution was to hit the bumps with a hammer which didn't work. Several people who used to work for them stated prisoners built these covid houses when they all shut down. I have dings in my cabinets because they use contact paper not real wood. This is just to name a few of the issues I had. I had a lot of issues. They even touched up a spot when I gave them the correct paint to use they used the wrong paint. I'm not happy with these people at all! I want a new roof period! And not a shingle roof and installed by a licensed roofer not these people who don't know how to fix squat properly. For a house that sells for 147,000.00 you get poor workmanship. To be fair they did extend my warranty until i got out of surgery and rehab. This is why they got the extra star.

Terrible experience. Was told by dealer these are the best built manufactured homes in the area. 1 positive is my home did just go through Hurricane Helene with no damage so something was done right. However house was done being built 1st week in August, wasn't delivered until 8/23/34. The man who drove the house in seemed like he had no idea what he was doing drove aimlessly around my yard causing terrible ruts and not following direction of where he was asked to go and almost knocked out my fence. House was not set on pad until 9/5/24. None of the doors latched properly including exterior doors, they literally waited until the day the hurricane was to make landfall before fixing them after weeks of me calling asking for them to be fixed. As of 9/12/24 I was informed the inside was finished. When I inspected home there were cracks that still needed to be repaired because half the house was dropped off of the equipment slamming into the other side of my house when they set it. The cracks they did fix the paint applied did not match the rest of the wall, they painted over unwanted sparkling, got more paint on my trim and floors than on the wall. At some point they did send folks back to fix the issues but only the big paint spill was cleaned up. I literally this past weekend had to repaint my entire house myself because not one wall was a solid color. Caulk all over the floors and trim. One window trim in my living room dud not match up so they caulked it and didn't even sand it down and repaint it so it isn't noticeable. Very disappointing would absolutely not recommend. When I had the dealer call to fix these issues most recently was told it would be 4 to 6 weeks for service because trim out crew had already finished my job. Literally every length of crown molding has a noticeable gap next to the next peice. A drunk monkey could've done better.

If negative stars could be given it would be to much. Absolute garbage home. Live Oak homes are built better, come from further away and have less issues. Spent entirely to much time and money for something we can't even unpack to live in yet. Just moved in and have at least two pages of work that has to be completed. Basically the entire kitchen has to be redone. The island electrical wasn't closed off correctly inside and now have a rat issue. STAY AWAY FROM TOWNHOMES

Great experience with this company. They took care of my families needs in a timely and concise manner. Always polite and professional. Excellent tradesman and knew their craft well. Wolly and Josh where especially nice to work with. Made me feel like our home and needs where important and fixed them expeditiously. Would work with townhomes and Wolly and Josh happily in the future.

Excellent experience. The sales team is patient and no hard sales pitch. They sell a quality home with many upgrades standard. They can order a custom home or have some on the lot ready to be delivered.

I have been trying to get repairs done for almost a year constantly getting the run around the a/c unit still needs repair the dishwasher is not connected and quite a few other things that have been sent in there are calls made with no return call back. I am very upset with this whole situation . Who can I talk with about this matter? This is unacceptable.

Bought from these people back in 2013, I have since discovered multiple issues and conducted multiple repairs, most of which were minor until this most recent discovery. There was only a radio plugged into this, a small one at that. This prompted me to check the rest of my outlets, and I found 9 outlets with loose connections and 3 with failed connections that needed replacement. I'm just glad I found this before it turned into something horrible. Buyer beware!!

Not as good as I expected. build quality shows whatever, its kinda right. In the living room they changed how the cut the shiplap so looks a bit off and odd. There is a few odd patches in the ceiling. Nothing bad enough to need to be addressed without the fix looking worse.

There were glue marks everywhere. Looks like there was not even an attempt to correct or clean them up. Construction dust and debris everywhere. I expected some but it was like the trades people, plumbing, cabinet did the task and took theirs tools and moved on to the next one. Even to the point that a worker left their Publix lunch trash with food and trail of dead maggots was exceptionally pleasant to clean up.

The layout is great works well for us. A lot of the build is ok with the cheapest screws or hardware.

But by far the worst part of this is with the sales center we bought the home with. It has been over 6 months and we still have things on the final punch list to be corrected. Saying you have a warrantee or will fix the issues that need to be addressed and yet don't. Well as long as the company thinks they have it written down that must be good enough.

Overall ok but could be much better. Would I buy a Townhomes LLC house again... most likely not.

I don’t know if there’s been a change with the company as I see a lot of the complaints iwere five and six years old.
I know our experience was phenomenal. Once the house was built and we called them for some minor repairs. They were there within two days, and the worker was excellent, conscientious, courteous and went , above and beyond to ensure that we were happy with his work. We had a break-in and the thief threw a log through the sliding glass door and broke the window in the dining room. When I call companies to replace the glass, it was going to take 15 days before they would get it and install it. The estimate was $1300 for the slider and $300 for the window. I called Townhomes to see if they could help us, within a week they provided a new door and a window at less than half the price I was quoted from the other companies. They didn’t have to do anything to help us as it was a break-in, but they were concerned for us and provided us the service to repair our house. We never had problems with the them answering the phone and coming out if we needed them, so I highly recommend them considering our experience with purchasing a home from them.

We have lived in our townhome for almost 4 years. It has been one of the most uncomfortable experiences I have ever known I would never recommend this company to Anyone. Before we ever bought the home after our first inspection, we found out the dishwasher wasn’t connected properly and was leaking the gentleman who sold us the mobile had that fixed when they came back to reinspect there was a problem with the air conditioner Installation .Then we found a problem with the electric in the master bathroom. The electric was switched. They repaired that after moving in we had issue with the kitchen sink leaking. We have also experienced in the first four years of living here and over abundance of humidity within our mobile home, more than your typical Florida Weather .We have since moving into this home, had to buy a brand new air conditioner because our air conditioner went out We found out that our warranty for the air conditioner was non-transferable so we were stuck replacing the air conditioner .We have had an inspection of the roof only to find out that there were nails haphazardly nailed all through our Roof with shingles missing. There are doors within the mobile home that don’t shut properly. Our back door has never had the guts so the only way to shut it is we have to deadbolt it. we just recently found out that part of the problem that we had with our humidity within the home and also our week floors was due to the fact that our dryer vent under the mobile was never connected. There were no pipes or aluminum vent so all of the lint was being blown in between our vapor barrier, and the floor of the mobile . Which can cause a fire and also exposed us to carbon monoxide. I am just so sad that we didn’t know these things before we bought our mobile because if we had a known them we would’ve never bought this mobile.

When you walk into a Townhome you feel the difference from other homes immediately. I have talked with Mike Myers and this man knows his stuff! He can answer any question you have about these homes.

I have bought a few homes from this company and resold each one. They have a high quality product for a very competitive pricing. I was highly satisfied with the process and Mr. Meyers is a stand up gentleman with a ton of knowledge.

Great communication skills,on time,clean,and took no time for installation of my new custom back splashes.I recommend this place to anyone.

The people were really nice when I went to look at the models. The rating is for the visit and not the quality of the homes because IDK.
I am really disappointed after reading the reviews from actual home buyers. I wanted to get the #4339 4br home with the HUGE 26ft long bedroom.

Don't trust that they will handle anything. Due to a manufacturer defect under my master tub there was a slow leak that damaged my flooring and insulation. Caused extensive damage. Danny,the service manager, made repairs to my home and this is what kind of work he guarantees. New flooring. Yes, Helen Keller could have done a better job. Now I have to get an attorney if I want anything to be done as they have caused more suffering due to their negligence. Caulk, cuts, mix match pieces, floor lifted, glue everywhere, red markings.....just horrible.

I am beyond upset about our experience with Townhomes. We have had issues from day one back in April. The "workers" showed up and left when they wanted to, never put in a full day. The "boss" lied to my face when he said he would have our dream home ready with everything fixed by the time we moved in. We have been there a week and constantly finding issues, along with now we need a new roof and our dishwasher wasn't hooked up right which potentially could cause more damage. We cannot get anyone to return our calls! This has been a horrible and stressful situation. Would not recommend Townhomes!

We have been in our home for less than a year our shower leaks the caulking wasn't done correctly our doors stick and don't close properly and all they did was Give us new door knobs for us to install ourselves we finally just got our Island replaced after months of waiting come to find out they left a hole behind our fridge not properly secured and didn't fill in the gaps so unbeknownst to us we had a cockroach infestation in our fridge and we have yet to hear back from them my husband called them 2 days ago. They did a poor job on the floors on the walls. We were told when we picked the house that we couldn't make any changes to it other than the optional changes as in adding a dishwasher and adding a double vanity but all the colors in the flooring in the carpet were supposed to stay the same. When we did the final walk through the colors of the walls and carpet and the tile flooring were completely different than the model. And we were not informed any changes would be made. thank God I liked it or else that would be another issue.

High quality products the plant is in many ways not a competitor with the bigger manufacturers like champion and love oak homes but let me tell u the quality of town homes products is surpass to none these are homes built for families to have for many wonderful years full of memories

Worse company I have ever worked with. Not only was the quality of the home nothing like the model shown, after almost 1 year they still HAVE NOT completed punch list items of repairs needed from delivery, to even make it some what acceptable. My husband and I have lost days after days of work only to be left sitting at home with no workers who were promised to complete repairs. Don't use this company unless you have an attorney on speed dial and document EVERYTHING! They just play the excuse game until you decide to give up. Don't give up, this company thrives on that!

Had problem with tile in bathroom and they sent their tile man that repaired it quickly and did a very good job. Love my home.

Stay far away from these home builders. My home is 3 years old and have had the following problems: a.c. has gone out at least 5 times, leaks around the sliding glass door causing wall to bubble, 3 leaks under kitchen sink, leaks in dishwasher hose, interior doors do not close properly or stay closed. I also have several little things that have broken. The worst problem was that the home was not set up properly. There was not enough blocks underneath for support causing over 60 cracks in the drywall. Most of the problems they have been out to "fix" have reoccured.
The problem is that when something goes wrong with the home, Townhomes blames in on the contractors and vise versa. So instead of having your problem taken care of, they just pass the blame and do nothing about it. You don't get your calls returned so you have to harass them to get someone to come out.
The 1 star rating is very generous and they don't even deserve that high of a rating. If you are in the market for a manufactured/modular home, you can never do enough research. Don't make the same mistake I did by choosing Townhomes.

This place is horrible my home is less than 2 years old and my roof is leaking through to my ceiling and ruined my trim. The water spread under our Christmas tree and all the presents under the tree are wet and ruined. We called to see if they will come check it out and get it fixed and the lady on the phone says she has to check with her manager. Also everyone is on vacation so it will be the first of the year before they can make it out. Also my walls and ceilings have random cracks from not putting the house together right.

Bought a town home in 2012 noticed roof was starting to leak this year and mold on ceiling had a license roofer come out they said I needed my whole roof replaced. I was like wow my roof only six years old. Called Town homes numerous times refuses to call back. Roofer stated that shingles we're not attached property, boots were not sealed etc. I will never again buy a mobile home from here if I could give a 0 that's what they earned .

As a first time home buyer, we were just looking at a town home and it was gorgeous and we are thinking about purchasing it in the near future. but now, after reading the reviews I'm not sure about the town homes anymore lol.....thank you google reviews. The search Continues!

We've been in our home for 4 weeks now and the company has still not handled most of our issues. #1 the flooring job was horrific, tongue and grove vinyl flooring WITHOUT the T & G. It's just strips of vinyl glued to the floor, Helen Keller could have done a better job. I installed a new T&G vinyl floor over the top of it which looks awesome. A lot of cabinets had nicks in them and needed replacing, half the roof on one side needed to be replaced (It was yesterday) because the tabs didn't even come close to lining up, Ray Charles installed them. Vinyl trim around roof edge was full of roofing nails that missed their mark and the flashing around roof/soffit area was over lapping or cut inches short. This house should have never left the factory, it Stevie Wonder's first day at work. Oh and don't dare call a factory rep, that's not their job to talk to you, you have to talk to your sales person then they are allowed to discuss your issues so not to piss off the sales people. This house should have never left the factory, will the issues be resolved, yes because your lack of quality will be taken care of by your field crew and my persistence of staying on top of it. The crown molding guy did a great job! It will be a great house when we are finished putting our own touches on it. Note...we did not ordered this house but purchased it as it was delivered to our park and picked our location which we are very happy with.

I would never this company to anyone. The are very rude and do not want to own up that thier home is defected. Our roof has been leaking for 3 years now , they came out twice to try and patch it up but the third time the service supervisor Danny came out and tried to put the blame on the contractor who built the screen room. We had a private roofing contratctor come out and look at it and they said that the company that put the roof on put the roofing nails in the wrong spot. They nailed the starter shingles right in the seam of the first row of shingles which common sense tells you that it would leak. Townhomes own service man came out twice and tried to seal it knowing there was a problem but now says he only did it as a curtousy. What a bunch of bull. Own up to it and fix the leak, stop putting the blame on everyone else. If you are looking for a new home stay clear of this company unless you want unfixed problems in the future. I actually would give this company and -5 star rating if I could.. Having to choose a 1 star is over rating them

House arrived last Friday, and upon inspection of the interior, we are not too pleased. Trim work is nothing to rave about, and frankly, done wrong. Paint, well there's a lot of skill left to be gained by the painter at the factory. Nails sticking out of door jambs, screw holes in sides of cabinets, water stains in utility room, etc. Gary can guarantee a phone call will be headed his way, and all problems WILL be addressed before we accept the certificate of occupancy. For the amount of money paid, we don't expect a custom built home, but we do expect quality work. The attention to detail is what makes the house, and unfortunately there was not much attention given. The condition of the house as it sits upon delivery is unacceptable.

DO NOT BUY A TOWNHOME!! I too, was thrilled and proud of mine for the first two years. They are beautiful homes, and appear well built…AT FIRST. Within the first year, I had a problem with the roof leaking in the front living room. An employee came out, who did some patching, which solved the problem for awhile. Then this a few months ago, it began leaking (pouring) again, in the same place, plus several more in the same room, the front foyer, and the dining room. I was told by three roofing companies, and my insurance company, that this was the shoddiest roof installation they had ever seen, plastic instead of felt, almost no flashing, gaps, nailheads exposed, etc. I was told by TownHomes that my one year warranty was up, so I was out of luck. So far, I have had to have a new roof installed, three rooms sealed and repainted, and also a floor replaced due to leaks, all at my expense. I wrote a letter to TownHomes, not asking for any assistance, just expressing my concerns. I have heard nothing from them, and don’t expect to. I spent over ninety thousand for my home, and have invested another fifteen plus in repairs, and it is three years old. Any raves about these homes from new owners should be taken with a grain of salt. Give them a year or so, and wait to hear back again after the workmanship warranty is up!

Buyer beware we bought our house 3 years ago. So far they had to replace my entire floor. , the air conditioner broke we had to pay to get it fixed, the roof leaked, now the floor by the sliding back door is soft. It took three weeks before I could get someone to even return my call. I paid them 100,000 cash. After I paid them they forget your name. Now their telling me the warrenty is only good for a year.. BEWARE.... Still won't answer my phone calls... Horrible
