I am writing to formally express my deep dissatisfaction with the quality of essential operating appliances that were installed in my newly built home, and the appalling lack of accountability shown by the builder.
Upon general use and through routine maintenance inspections, the following were found to be glaringly inadequate and faulty. The refrigerator has failed to maintain a consistent temperature since the beginning, putting food at risk for freezing continuously. The “upgraded” water heater filled with rust and sediment that simply wouldn’t be possible unless a used or one that was sitting for a long period of time was installed initially. The supposedly brand new sump pump that was installed was in fact the opposite and faulty as it failed after one season of use.
It’s painfully obvious that the builder either selected the cheapest and lowest performance appliances and/or partnered with contractors that installed used and/or poor quality products. I’ve contacted Thomsen about the water heater and refrigerator. The first received empty reassurances and has since seen no action whatsoever. No technician visits. No replacements. Just silence. The second was inspected and told, it was just fine, which is completely false as it continues to be an issue. The third was discovered only after our entire basement was flooded upon having the first rainfall of this season. The plumber, our insurance agent, and the Water Mitigation company all stated that there is no way the pump that was installed initially was new, even someone who has never laid eyes on a sump pump before can tell that by looking at the removed pump. I purchased this home in good faith, expecting at least a baseline standard of quality. Instead, I’m stuck with substandard equipment.
I am strongly advising any potential buyers to think twice before working with Thomsen as a builder. If they cut corners on something as visible and essential as operating appliances, I can’t even imagine what’s hidden behind the walls.
Recently purchase a new home in Grand Forks and had a great experience with Thomsen. Specifically the local Grand Forks team went above and beyond to help me and my family get settled in the new home, always making themselves available and helping with all issues as soon as the come up with great customer service!
Let’s start with the good and why the three stars. Thomsen had great lot choices and an amazing (now discontinued) rambler floor plan. Korey was a great sales rep to work with. Everyone we interacted with at Thomsen was friendly and helpful with as much as they could be helpful with. Brandon was very good at fixing issues and assisting with what he could assist with.
The bad: Clearly higher ups at Thomsen are only concerned about their bottom line. Brandon and Tracy were helpful throughout with issues that came up, however there were multiple things that weren’t covered that one would think would be, but apparently higher ups didn’t think so.
Let’s start from the beginning. Thomsen doesn’t allow you to visit the home your building unless they are present with you. I highly suggest setting up multiple walk-thrus as their project managers are not catching the issues in your home. Our island was not in the location it was supposed to be and multiple lights had been covered by sheet rock that we had noticed during walk-thrus we set up. They were fixed, but it would have been a pain had they not been caught when they were.
Thomsen has you do a walk-thru a week before closing or so to catch “all” cosmetics. This is the only time they will fix cosmetics so you better make sure to catch them all. We had an issue with a scrape in the bottom of our stove as well as a dent in our range hood found during our walk-thru. What we didn’t catch was the chip in the floor that was clearly visible during our catch of the stove and Thomsen wiped their hands of it as we didn’t catch it the first time during our cosmetic checks.
I’ve included photos of the “rough grade” and how they left our window wells after our inspection resulted in them needing to be addressed for being bowed in.
Quality Concrete subcontracts with Thomsen and I’ve included their work to show our driveway and the voids under our driveway and main sidewalk. Thomsen all stated the voids aren’t their issue as their “higher ups” don’t believe the voids will cause structural issues.
We had a bathtub that squeaked when using the shower of it. At first they claimed they wouldn’t do anything and then after 6+ visits of different contractors it’s finally better, however there’s viable marks of where they put spray insulation in to help combat the noise. The plumber even told me they forgot to put felt down, but Thomsen did everything they could to not replace the tub. They stated if they had to, there’s a chance the tile around the tub wouldn’t match and they weren’t responsible for fixing/replacing all the tile even though the tub was their issue to begin with.
At the end of the day, we love our house and the floor plan. The higher ups need to do more to help their customers even if it means going after their subcontractors. I know for a fact the concrete issues and voids would be covered by the concrete company, but Thomsen didn’t want to deal with it. Maybe it’s more of a contractor issue that Thomsen should address moving forward.
It’d be 4 stars if there were contractors being held accountable and 5 stars if Thomsen would have gone after the contractors instead of saying the issues are not theirs.
