Communication was consistent and clear. The quality of materials used to build my home were of top notch. Happy with total time frame and turn out of my home. Sparks construction recommended.

Sparks Construction built our house in 2021-2022 and the construction experience, from designing the home, construction, and communication was about as stress-free as it could be.

We chose Sparks because we wanted a local custom home builder that would help us with the project and who had a good track record for quality.

Josh Sparks was with us and for us from the onset. He ensured that what we wanted was "what we wanted" to avoid changes down the road. He reviewed the final architect drawings with us, costs (during Covid, costs were changing almost weekly) etc. as well as what the process would look like.

Josh works quickly! There was very little downtime, except when needed, such as the concrete foundation needing time to cure, etc. There was progress each week and the work was done correctly. (in building a house, there will always be minor things, and when addressed with Josh, they were always taken care of).

Admirably, there were times we needed to contact Josh at odd hours or on weekends and he always responded. We were never left in the dark or wondering what was going on. His web-based project manager worked well as did emails, texts and phone calls.

Our house came together very well, even during the hectic days of the pandemic where supplies and components were often difficult to procure. We had some minor items to take care of the final punch list, but that is always to be expected.

I really wish I was getting to write a good review like so many people have, that’s why we went with sparks construction, but unfortunately that was not our experience. I have waited almost 2 years to write this review because every time I go through my list of what is wrong with our house and the struggles we went through, it honestly just makes me so mad/ defeated

One of the biggest problems is the fact that our project manager was horrible. It got so bad that I was coming to the job site multiple times a week in order to make sure the trades knew what to do. They would say they haven’t seen the project manager for weeks. I honestly do not think he knew a single detail about our house and would make decisions for us. We eventually tried to “fire” him but found out we couldn’t because he was not a sparks employee. It was just another job given out to the lowest bidder.

The build was also supposed to take around 8 to 9 months and ended up taking 16 months. While I know a lot of times trades are busy, this really made it difficult with our lender and our builders risk Insurance

At the end of all of this, we were told that all of our punch list items would be taken care of. Well, almost 2 years later and hardly anything has been fixed. We even got a one year home inspection done to submit to the builder before our one year warranty was up. None of the items found on the home inspection report have been addressed. This includes the fact that our windows were deemed poor. We have reached out so many times with no resolutions.

Make sure your contract is so detailed with pricing for everything. Ours had a lot of grey areas with no pricing listed. I do not know how many times I would ask for a spec sheet with detailed pricing and every time my text/emails about it would be dismissed and ignored.

Join builder home groups and listen to what people say. So many people go through nightmare builds and we were always hopeful it wouldn’t be us. It was a nightmare for us and we have to live with this house every day. We made the mistake of building for the first time on family land so now we are stuck here. If it was up to me, we would sell and start over. Apparently, you should never build your first house on family land, so you can sell if it and learn for the next time.

Apparently the owner didn’t like my review too much on Facebook so it seems as though Facebook reviews have been disabled on their Facebook page. Because of this you can’t see my whole review. So, I took screenshots from my notes of the list of problems we had that I originally posted on their Facebook page and added it to the pictures.

We are also currently taking off the bottom layer of our siding to seal the sill plate. We had told Josh that we were having major bug problems and he had no advice. We did research and found that this sill plate should be sealed. Basically, bugs can crawl under the bottom layer of your siding and pretty much go right into your walls because the area where the foundation and the framing meet is wide open. I would advise anyone building to have this sealed as well as tape every seam of the tyvek house wrap. Or better yet, there is a whole zip system available that would have been so helpful. We do live in Florida after all.

Upon taking our siding off the bottom, we discovered huge gaping holes in our foundation. This is also not good for bug access. We had to mortar all of the holes. Also attaching pictures for reference

SparksConstruction built our home and did a phenomenal job. Josh was so good to work with and listened to our concerns and helped us through the building process. We were super happy with the experience and we love the house. We would highly recommend SparksConstruction.

Josh and Heidi have been great to work for. Their response time is great, and they always make sure homeowners get what they paid for. I highly recommend!

Bought a house in Ft White that was built by Sparks. What kind of builder class a house with hardie planks and does caulk the seams or ensure that the hardie plank is nailed and secure? Horrible windows and bad job all the way around. They put this house in a magazine and the pictures look great.....but anybody that has bought a house knows pictures lie.

We had Sparks Construction design and build our custom home and are extremely pleased with the results. After meeting with four other builders, we decided on Josh due to his knowledge and expertise. It was a demanding build but he handled it with ease and was also readily available to answer any questions. We have also recommended him to others and would not hesitate to use Sparks Construction for any of our future projects.

We are very happy with our river home that Josh Sparks built for us! He is very knowledgeable. He values his customers and does a quality job with quality products. He is always quick to respond to questions and situations that may arise, even after normal business hours (this is not the case with other home builders we have used in the past). Our home was a very customized and had never been built before. Lots of issues came up along the way as to be expected. Some issues were oversight, but most were out of the builders control. Sparks did a great job at rectifying these issues and was very patient with us during the whole process. It's very hard to think of everything that such a customized elevated home would require, but with help from this personal builder we we able to pretty much nail every idea and thought about its features! Even after we moved in, he still responds promptly and treats us as a valued customer! I should note that we feel the price of our home was also a fantastic value!

Positive experience start to finish. Josh didn’t try to turn our imagined design into a generic box just to provide the lowest quote or make the most profit. His knowledge and the skill of his crew prevailed on a very challenging roofline and the curved walls and porch. He found an answer or solution to everything we wanted. He's professional, honest and just a nice guy to interact with. The weather didn't always cooperate, but the house came in on budget and close to the estimated completion date.

We love our new home. We were nervous to try and build a home from scratch, but Josh made it very pleasant. His knowledge and advice was helpful and much appreciated. His crew was very professional and easy to work with. I highly recommend Sparks Construction to anyone looking to build a craftsman home.

After interviewing several contractors, we chose Sparks Construction to build our home. Mr. Sparks' professionalism, knowledge and quality of work was outstanding. He meet his deadlines as promised while maintaining our budget throughout the construction process. The quality of work that was delivered by Sparks Construction went above and beyond our expectations. We couldn't be happier with our new home.

We met Josh because we had an urgent garage repair needed to sell our place in Florida. We don't live there so it was tricky to find someone who would do a good job. Josh is awesome. He gave us a good quote, explained what was wrong and took care of everything including the permits. Great guy. We highly recommend him. I wish he was in our area. :)

As a real estate agent I have worked with Sparks Construction on several home projects and the staff is great to work with. I have been very impressed by the quality of their homes as well. They pay attention to every detail. I have friends & family who used Sparks Construction to build their home as well. From starter homes all the way up to premier homes, they build a gorgeous & quality home!
