Our subdivision has had Marie Pierce as our RPM representative for years. Marie has been very professional and responsive to questions community members may have. In addition , she successfully communicates any information or answers and efficiently manage our resources. Recently, Marie went to bat to ensure that an expensive fountain repair was covered by warranty when the supplier wanted to disregard the warranty terms. It would have been easy to simply pay the bill but Marie took the extra steps to help us NOT have to pay an expensive and unnecessary bill.We feel very fortunate to have RPM as our management company and Marie Pierce representing us!

She has managed to negotiate difficult situations in a timely and considerate manner, not to mention that she keeps a close eye on limiting our costs. Literally the worst management company I have ever dealt with in my entire life. Run as fast as you can as far as you can from these people. They work with vendors to steal our money and get kick backs. Then when you bring it up they target you and try to push you out of the community.

Becky Wilson recently took over the as the community manager of our HOA and since then many stalled improvements in the community have been prioritized and scheduled, with much needed building maintenance starting after a period of inactivity. Her work on behalf of our community has helped improve the performance of our board, as well as clarify many HOA regulations that were previously not understood by the home owners. After what seems like a long period of dysfunction, our community is slowly turning around thanks to Becky's tireless work on our behalf. Many thanks to Becky and RPM!

This management group does nothing for our homes. They will write you violations based on false allegations and do no investigation on whether it’s really happening. When you try and call the receptionist laughs that you’ve been calling for three days with no calls back, as you are growing more frustrated trying to get to the bottom of things. She claims all she can do is transfer me to their vm where no one answers and no one gives you a call back. At this point I want to speak to a manager, so maybe this review will help me get there. This whole situation would have been avoided if they just looked into the claims vs sending out generic violation letters!

UPDATE 5/10/2024
The HOA hired pavers to come in and complete some roadwork. During that time a pipe was burst and they sent out plumbers to fix it. We went without water from 8:30am-12:30pm. Doesn’t sound like a long time but since then, and it’s 4:45pm we have brown merky water coming out of our spouts and toilets. We were told that clean waters for our dogs doesn’t matter to them because this is NOT considered a water emergency. Though my dogs have been without fresh water since early this morning. They told us to run our water (hiking up our water bill) for as long as we have to & couldn’t estimate how long that might take. This HOA doesn’t care about its homeowners whatsoever!! The worst in the business and RUN if your housing states them as the HOA!

Becky Wilson is a very dynamic, experienced, property manager and we on the Board of the Waterford Lakeside 2 at Cary Park Condos Association are thankful she represents us. In 2022 when numerous elevator repairs were needed in both of our buildings and we were billed for each repair, Becky pushed back, questioning why nothing performed qualified as part of our annual maintenance contracts. Thanks to her, the charges were reduced by $8,000.

Recently we had a sewer backup that occurred on a Friday morning. With one phone call from us, Becky acted quickly, knew who to contact, and had plumbers and restoration technicians on site the same afternoon. The backup was cleared and all contaminated areas cleaned by the end of the day.

These are only two examples of the quality service Becky W. performs on our behalf. We highly recommend RPM and Becky Wilson as a property manager.

The manager for our condominiums has been leading the HOA through the special assessment process. She is a superb listener, always looks for the best road(s) forward and we benefit enormously from her experience, expertise and business contacts! We are delighted RPM chose her for our property management account!

This was written a couple of years ago… Becky has continued to offer practical, efficient suggestions… our condominium complex is most fortunate to have her! We had a broken branch issue recently that she handled quickly and efficiently through our yard maintenance team. All her suggested vendors are top notch!

A few weeks ago we received a notice of an “ongoing violation notice” regarding a “nuisance". They claimed we had a refrigerator on our back deck; we never have. They got the wrong address. The letter required us to respond within 10 days of the notice. But when we called, multiple times, to the general line, the manager who sent the letter and the other managers-NO ONE ANSWERED. Ever. We finally got an email the following day, then an apology some time later, then finally an email telling us this "nuisance notice" has been removed from our record.

Their business is not living up to one of their “core values”- availability: “Our clients can reach us day and night. We have the resources to respond to any emergency with urgency- you have our word.” Getting hold of someone is virtually impossible. If I never answered my phone at work-id be fired.

Kim does an outstanding job managing properties. She is both professional and personal whenever you have questions or concerns. In addition she is extremely punctual whenever additional information is requested.

I am an owner in Deacon Ridge Condominiums. RPM took over management of our complex a few years ago so I have had a chance to work with and evaluate this company. I have found them to be absolutely excellent in their customer service. When issues arise, whether it be something with building maintenance or a violation of community rules, they attend to the issue immediately. I have talked to a number of company representatives and have found all of them to be knowledgeable, helpful and friendly. I am totally satisfied with this company and hope that it continues to manage my community.

I am very appreciative of RPM Property Management's response to the emergency plumbing issue my neighbor and I had at our condominium complex last week. Once they knew when we would be home they sent a very competent plumbing company here to fix the problem. JD Service Now Plumbing came after hours that same day and resolved the most urgent issue, thank goodness! Then they came back the next day to fix the other plumbing problem we had, and even took the time to make sure the complicated issue was completely resolved. I am so glad that RPM was able to provide a professional and thorough plumbing service the same day.

My husband went to the attic and discovered that a leaky roof near one of the vents that had caused some structural damage. I emailed Valentina, and, in less than two hours, they had a maintenance person check it, mitigate where the leak was coming from, and put an urgent request in to fix the roof next week. Incredibly responsive, efficient, and professional.

This group dont hire them....ok...so the first cue on lameness is how we had to chase down how to pay our dues....they accept checks...CHECKS for free or you can pay a fee each month pay your dues. Watching the pitiful crews they have doing " Maintenance" makes me understand why the property looks less than tidy. Today the filks ran their blower for 6 hours solid...there wasnt much debris but the pool could use gobs ofai tenance. And just now I tried to find out when the next owners meeting would be and this female proceeded to ask me to list all my and my wifes personal details. So I ask again when is the next meeting and she finally tells me the answer ....she doesnt know how it's handled.

It's unfortunate there isn't a category for less than a star! Most Property Managers put their best foot forward from the start. This is RPMs best - it took 3 letters to introduce themselves. The first letter actually had street numbers after the street name - obviously no proofreaders at RPM. The next letter had addresses correct, but still incorrect monthly dues. RPM illegally raised dues by 15% in their first 2 letters to homeowners. The covenants only allow for 5% annually, without a large majority vote. They said they had read the covenants - and just ignored them! It took a third letter to correct the amount - with only a statement that they were given wrong information. Again - who proofreads for RPM? Or did they think we wouldn't notice! Then a homeowner called RPM and talked to Marie, the President of RPM, who didn't know when dues were to be sent in. Her information contradicted the letters that homeowners had received. This is just the beginning - we can hardly wait to get rid of this incompetent property management company!

I can’t complement enough the thoroughly great job Resource Property management (RPM) has done with contract assistance and initiation with a company for replacing our aging roof shingles here at Deacon Ridge Townhomes, Winston-Salem, NC, this spring of 2022. I wish to favorably note in particular RPM’s detailed and ongoing coordination with Roofwerks, Inc., out of Cary, NC. The new roof shingles look great, Roofwerks has engaged in excellent work-site cleanup, and their workers obviously do not spend time just standing around – they work fast and hard. The professionalism of their workmanship has been easy to see for everyone living here.
My name is Michael Thompson, homeowner and Board member of our Home Owner’s Association (HOA), and I have known the owner of Resource Property management (RPM), Marie Pierce, since she started as our Property Manager in 2019. She and her employees have done an excellent job with everything else our HOA has asked her for as well.
Among the examples of the quality of their management I would list especially the following:
• Marie always seeks guidance first an above all from the HOA, and is neither dictatorial nor inattentive to our concerns and expectations. She makes certain that the various contractors we deal with deliver the service we request, from landscapers to maintenance companies. She does her very best to keep costs down and maintenance quality up. The maintenance supervisors know they’ll have to answer to her when they don’t meet expectations.
• She delegates authority well among her employees with an experienced approach to the division of labor necessary to address complaints and concerns which naturally arise in a large diverse community such as ours.
• She has a firm yet imminently reasonable approach with everyone. She addresses problems with an up-front style which is deeply appreciated by Board members, leaving us time to energetically concentrate on Board responsibilities and living in peace and quiet here at Deacon Ridge. If your community is looking for a good Property management company in North Carolina, I really don’t think you can find a better company than RPM.

Kim's kindness and caring along with property management knowledge and experience surely has changed this development. Her quick action and jumping in to solve concerns is so appreciated, especially with all the needs I have expressed. I find it very enjoyable to be able to relate in a human form over the phone or during an email exchange. Kim is a very dedicated individual and we'd be lost without her and the RPM team! I am the president of my HOA going on 2 years now. We changed from another company due to complete lack of effort, mismanagement of funds and no communication from the company.

Since Kim took over our management for our HOA in Feb 2021, they have assisted us greatly in resolving legal issues and financial issues greatly. We have managed to change our budgeting for the better, cut out wasted funds, and optimize our saving in order to accomplish long term goals like roofing and even look into paving.

Kim has been diligent, responsive, and does her best to keep up with the inundation of requests, concerns and communication from all of us on the board, as well as homeowners in our community.

We have really enjoyed working with her!

Three words describe, RPM assistant property manager, Kim Slappe: knowledgeable, understanding, and efficient. Kim's knowledge in HOA functioning matters is exceptional. Her understanding of the needs of the residents adds another aspect to a happy community. Residents want matters handled efficiently and thoroughly; Kim goes over and beyond to resolve all issues that cross her desk. RPM gets five stars.

As residents of Fox Hill Farm we couldn't be more pleased with the efforts of Resource Property Management (RPM) to keep the development running smoothly. There may have been some hiccups in the beginning as they took over management of a 220-home property development that included everything from regular 2+ acre homes to a large amount of common space and perimeter fencing, but these were ironed out quickly. We are VERY pleased with RPM. Thank you, Marie and staff, Patti and Mike.

In my personal experience the staff have been very rude. Valentina seems to be particularly bad at communicating with vendors and residents. Once she had a tree removed without notifying resident who had the tree in her front yard until the morning of removal. When our roofs were replaced there were months of no communication from her even after we were told work would start. Suddenly one morning roofers appeared. This was during the pandemic and was massively inconvenient for people working from home. In my interactions she (and other RPM staff) has been generally disorganized and poor at communicating. I have asked several times to be added to the HOA email list and have my name fixed on their communications to my legal name (I got married in 2018 and asked a few times since then). I have many personal stories from myself and other residents of asking for things to be done and then never getting a response.

(Pittsboro office) One star is too many. Totally unresponsive - still waiting for specific requests to even be acknowledged. Somehow their manager became the person who writes checks from our HOA account - to herself - with no second signature needed. Repeated requests for periodic information and reports - required by contract - have only been provided after multiple prompts. Too many negative points to enumerate here. Simply put - don't even talk with these people - you will not get what you pay for - and you will be blamed in some way.

RPM manages the Estes Office Park building in Chapel Hill. I represent the Landlord of 5 office suites within the building. Until RPM came along the building looked very poor and very little maintenance was done. The building and the property look great now with extensive cosmetic, mechanical and landscaping improvements thanks to RPM!

RPM Property Pros has been managing the Larkspur neighborhood in Chapel Hill for over 5 years and has been doing an excellent job. When the pool and clubhouse were looking a bit worn, the company put in many hours to price out renovations and manage the work completed. Like all property managers, they charge a fee, but our neighborhood has found that their fee is lower than their competition. Marie, the company owner, is superb and has been very hands on with our neighborhood's account over the years. RPM does their homework and will bid out the landscaping and maintenance of the neighborhood regularly to keep costs low.
