We had Steve come out on 4/27/22 to give us an estimate on remodeling 2 bathrooms at our condo in St Augustine. He spent about 30 minutes with us going over what we wanted done. He seemed very nice and thorough. Steve said they could handle the job no problem and we indicated that provided the estimate looked good we would like to have Proper T handle the renovation in October-November of 2022 depending on his availability. Steve mentioned that while they were renovating it may be a good time to replumb our unit as we still had copper plumbing and it would eventually need to be replaced. We told Steve we knew it needed to be done at some point but were waiting on the 2 neighboring units as all of our plumbing is connected. Steve said they could do the work either way but again it would be easier as they would already have the walls opened up (he even recommended his friend to do the work). He told us he was leaving town for St. Louis that weekend but would be back and have our estimate us by 5/6/22.

5/6/22 came and we did not hear from Steve - not big issue we knew he was traveling so we waited the weekend. The following week we reached out and Steve said he was having computer issues but would have the estimate over soon. Another week went by and still nothing. We yet again reached out and Steve all of the sudden asked if we had made a decision on our replumbing - acting as if he had been waiting on this. We told Steve we were likely having the plumbing done but again were waiting on the neighbors to confirm dates. He acknowledged and said he would send over a proposal without the plumbing.

We never heard back from Steve. Completely wasted 4 weeks of our time. We are from out of state and now have to make arrangements to come back down to meet with other contractors.

The owner, Steve, came for a remodeling estimate and seemed excited about the job. He told me he’d be back to inspect a leak he found the following day to include this in his estimate. He text me the following day and said he’d need to reschedule for later that afternoon. Then he ghosted me.

No responses to my very concerned texts. -are you still able to come? are you okay? Hey I’m concerned, are you okay? …
Not a single response from him or his staff and that is just so unprofessional. Sick, in jail, whatever… There’s no reason to leave someone in a time crunch hanging in limbo for several weeks.

Steve was very attentive to our project and did not flinch when things went a little sideways with our condo association, he kept the project on time, and the results for our flooring and bathroom updates were exactly what we had envisioned.

The best in town! I called four companies; Proper T Renovations was the only one to get back to me. They did a full remodel on a vacation rental and did a terrific job. Professional, reliable, fairly-priced and quality work. The owner is also very friendly and gives great advice. I would not hire anybody else.

He was able to come out way sooner than expected, fixed everything in less time than expected, and it looked way better than I had hoped. There was even a section of wall that turned out to be worse than I originally thought, but I wasn’t charged more than the estimate I was given based off of just pictures

The best decision I made was to hire his company.The finished work looked amazing, and it was done on time per contract. He completed everything that he said he would do, and if the scope of work changed he would communicate it and give you different options to save you money. Steve and his crew did a nice job on our half bath and our living room ceiling . He communicated with us constantly and
If he was not here doing it himself he always came by to see the progression and make sure we were satisfied. Any issues we had were addressed. He also finished within the timeline he set. We have dealt with local K and B contractors in the past and were greatly disappointed in their professionalism and what they call “quality” work. We also received quotes from other local contractors that were just plain outrageous and greedy.
We will definitely hire Proper-T again for any job in the future.

steve repaired my wooden deck. completely professional the whole way thru. steve was always on time. he gave me a quote. we agreed on a price. he showed up on time. did great work. him and his crew cleaned up when finished. if i need any other work done i will definitely use steve. i highly recommend proper renovations

I asked for a quote from Proper T and received a reply promptly initially. They asked for more photos of the bathroom. I asked for a phone number so I could text them multiple photos due to email having a 25mb limit. It has been over a week with no response. In that time frame I was able to get a quote from another business. Very strange to just ghost a potential customer.

Steve was very professional and always on time. The flooring job he completed was done with care and looks great. I would highly recommend his business.

Steve is the most dependable talented handyman in St. John's county. I purchased Hurricane flood barriers for my entire home. He worked tirelessly to pre install. Even more important when Dorian was crawling up the coast he made time to come over and. Securely put them up. He also identified some deficiencies in the barriers and came up with a solution. He'll be my go to guy as long as he's in business.

Steve did drywall repairs after a re-plumb. He was professional, reasonable rate, did great job and left the house clean and tidy. Would recommend his work to anyone.

We had several unsightly cracks on our ceiling that needed repair for painting. We have an older home built in 1980 with original drywall. Steve came in and reviewed the property first and then gave a fair and detailed emailed quote that same night. Add this to a good timeline to start the job and we accepted his quote. He showed up a few days later on time and took special care to properly prep first covering all floors and furnishings. He did a great job and cleaned up perfectly. We are very pleased with his work and would recommend him to others as well!

Steve has performed many extensive jobs for us over at least 6 years. Every job has been performed with complete quality in mind! March 6, 2019 Steve of Proper T Renovations completed the removal of rotted sections of T1-11 siding along the entire front of my house and entire back and replaced it with Hardie Board siding. He then painted the entire exterior of my house. His workmanship and communication was extremely professional. He even sent me photos of the job as it progressed. He showed up for the estimate on time, and also showed up to do the job on time and it was done in a timely and professional manner. He even hauled away the debris and cleaned up the job site. I highly recommend him.

Steve has done a few jobs for us. He has always been super responsive, on time and does an amazing job. Price has always been right as well! Highly recommend!

Steve repaired a 4X6 area of ceiling drywall for my Mom and did a great job. After calling him, he came and looked at the job, gave a very reasonable quote, and completed the work in a quality manner, all in two days. My tenants texted me late Saturday night afraid their ceiling or light might fall down when they noticed the plaster was cracking around a light fixture. The photos they sent made me concerned it could be serious.

Normally I would rush over, but I was 1100 miles away visiting family and I couldn’t run over and check. I searched the internet for someone reliable and texted Steve on Sunday morning. He got back to me quickly and set up a time to stop by that worked with my tenants, coordinated directly with them, and showed up on time the next day.

He took moisture readings, to make sure i didnt have a plumbing leak above, inspected everything for safety and integrity and called me promptly to let me know my issue was only cosmetic and could wait until my return.

I highly recommend Steve to others in my situation who need someone to make a repair, especially in a situation like this when tenants are relying on a quick resolution to a problem.

Stephen was great with communication prior to project and during. He was very much a reasonably priced compared to the other bids they came in. I know a thing or two about construction which she did not know and he didn’t take it advantage when giving me the bid. The work he completed was detailed and very well put together. We had our entire house re-plumbed due to old copper pipes under the slab. Steve and his team came in after all the plumbing work was done and patched up all the holes in the drywall like nothing was ever worked on. Once painted, you couldn't even tell that there were holes knocked in the walls throughout. A job well done and most importantly a sincere good person all and all. Thanks for all your help Steve. We needed to renovate a bathroom and neighbors who had used Steve for their renovations recommended him highly. We have also been very impressed and satisfied with his work. His estimate was reasonable and his work is of high quality. Steve has also been very flexible, both with changes that we made and working around our schedules. I am very pleased with the drywall work done by Proper-T-Renovations at our condo on St. Augustine Beach, FL and would select them again for future work, if needed. We had a water pipe break in our condo just before Thanksgiving. A plumber was called in to assess the damage and to repair the pipe. To our dismay, we decided to re-piped the entire condo. Proper-T-Renovations came in at the last minute to repair the drywall that had to be removed to gain access to the pipes within the wall which needed to be replaced. The drywall work was done quickly, neatly, and cost effectively. As I said above, I was very pleased with the work and price.

Always a pleasure using Proper T Renovations at our home. Steve continues to approach each project with transparency and honesty when completing the work we need done. Communication is important to me and Steve is always there to answer any questions or requests. We will continue to use Proper T Renovations for any of our homes in the NE Florida region.

Steve helped us a few times on repairs on our St. Augustine beach condo in Sea Winds. He did a great job! I have a lot of experience with using handyman services due to our rental homes in Gainesville, and not all handymen are dependable. Steve was dependable in that he was fair on his pricing, showed up as scheduled, did good work, and he was good about sending us photos of his work as verification of the work being completed. We will look to use Steve again on future repairs, and I would definitely recommend him to others.
