This is the second time I've used the services of Mohsen from Proper Roofing's. Back in 2020, he did a great job cleaning moss from my roof and repairing loose shingles I had. This time around, he tackled the moss on my roof and thoroughly cleaned my gutters. I’ve had some issues with our roof (holes and raccoon activity). Mohsen at proper roofing came to look at my roof and provide a quote. After a thorough inspection he determined I didn’t need a completely new roof. He could address and fix all my issues with targeted work and maintenance. I needed some soffit replacement in our roof overhang. The quote was not the lowest or the highest we received. What tipped the scales in their favour was the prompt attention to our inquiry, and Mohsen's ready response to any questions during the quote stage. Mohsen ensured he had enough people on the job to complete it in a couple of days, and it looks just fine, a week after completion. The roof itself is getting past its "best before" date, so Mohsen may be hearing from me again in a while.

I had other companies come and tell me my gutters needed replacing and were quoting me 6-7K, Mohsen’s team came and told me they could fix the gutter and clean them out as they were not broken just detached from the home. He only charged me a fraction of what the other companies were asking. Because of this honesty I did not hesitate to get my entire roof changed by his team. He even offered to do a temporary patch as he could not schedule me in until later in the month. He wanted to make sure the leak in my roof would not cause more damage. They showed up on time, with all the supplies needed, they assured walkways and access to the home would be safe, they completed the job in a timely manner , and made sure to clean up everything. Had an emergency repair done on my torch on roof with a leak in the roof. There was damage due to walking on a frozen roof, causing cracks while installing Christmas lights. They came on time to prevent damages in the house. The christmas lights had to be removed during the repair and they stopped working. They came back and fixed the lights the next day. They care about your concerns.

Mohsen is honest, professional , empathetic and will go over and beyond to fix your issue. We have had Mohsen for fixing a leak, and regular roof maintenance. He is 10/10 and we will be using him ongoing for any needs.

As far as “hidden/box” gutters, Proper Roofing Ltd. did a very poor job on my gutters. After three attempts my gutters were still leaking and when I asked them about their guarantee to come back and correct the problem, they wanted to charge me more after I had already paid them $1600.
The “proper” way to fix hidden gutters is to clean them, use a water hose to find the problem areas and fix them. There are two possibilities here: Leaks behind the fascia (epdm liner tear) or leaks in front of the fascia (flashing problem).
I purchased some epdm liner, Geocel bonding sealant and liquid rubber hybrid silicone adhesive all for under $200 and fixed the hidden gutters myself. Easy job once you know what you’re doing!
I would not recommend Proper Roofing for any hidden/box/epdm gutter repairs.
