I have had my basement flood 3 times within 10 years. I have had 3 different companies install their systems, which failed each time.
Permadry was the only company to install a system that is by far superior to all the others. It has been 5 years now and their system is still going strong, and there are no issues. They uphold their regular maintenance and service the system ensuring the system is operating effeciantly. Yes, we had a couple of reschedules, no big deal, but along with the reschedules was direct communication, apologies, and always offered solutions. I consider those actions to qualify as exceptional customer service. I had to cancel an appointment due to family matter, they were very accommodating. They just completed a full service and regular maintenance on the system, and no issues were found. Thanks, Permadry.

We had Perma Dry install an outdoor French drain system as well as a crawl space drain and sump pump a few years back. We have had them come out annually (as they recommended) for sump pump maintenance. Over the last couple of years, their customer service has deteriorated dramatically.

I made an appointment for them to come out last month for my annual maintenance. I called to confirm the date and time the week before, leaving two voice mails and sending two emails. I received no reply. PermaDry is notoriously difficult to get ahold of, even in the middle of the day. Most calls just go to voice mail, but no one ever returns them.

The morning they were supposed to arrive, I received a voice mail letting me know they weren't coming due to a personal issue the technician had. They sent a follow up email asking to reschedule. I rescheduled for today, but again no one showed up. This time there wasn't even a phone call from the office or a technician. I've called their number 3 times and left a voice mail, but they are closed until Monday. I guess once they realized they weren't goint to make my appointment window this afternoon, they just decided not to come at all. I wasted two PTO days waiting for a scheduled service that never arrived. The lack of communication and customer service has been really shocking. Going forward, we will be using an alternate company for our drainage issues.

We used perma dry to fix a water leak in the basement of our townhouse. The HOA contracted with them and we continue to have leakage. They won’t return calls from us the property manager or the HOA do NOT use them he is a great talker but won’t stand behind his work.

Unfortunately I am also having issues with Permadry not replying to emails or calls to address issues we had with their work. We had them put a french drain in our basement in July. And, well see for yourself. The seams have never dried even after 5 months and the leakage from the side of the french drain itself. I think it needs to be extended. I have called and emailed but just no replies. I understand this is probably a busy time of year for them so if they reply and address my concerns I will update my review. Here are photos of the issues we are having with this brand new french drain.

Terrible service! I took two separate days off work to be home to meet a service tech for my sump pump. Both days they never showed up or even had the courtesy to call. I don't usually write reviews but I am beyond upset. I rescheduled for today and Stacy in the office promised me someone would show up. I had to call over and over to finally reach someone. I have now missed two days of work and they don't answer their phone, respond to email or even care. Side note, I also had this company install a very expensive French drain in my basement so it isn't like I am some customer who has never supported their business. This is just not how a business who cares about its reputation or customers acts.

Staff was very respectful, took care not to damage any of my belongings stored in the basement while they were working, and completed the job in the timeframe expected, despite very hot weather that week.

A wonderful bonus: even though my husband was around, every single employee I spoke with treated me like a human being, and as the primary contact (which I was). They never asked to talk to my husband, or deferred to him. It was great!

Had them come out for an estimate for some work to have done. Ashton came out and said he would get a estimate in an email to me in a couple of days. After waiting 10 days and receiving no estimate called the company. The girl I spoke to said she would contact Ashton and I should have an email in 2 days with the estimate. It's been another 2 weeks and nothing. I should have just said they wanted nothing to do with the job in the first place. They were highly recommended, I would not recommend.

I recently enlisted the services of PermaDry and, regrettably, I find myself compelled to express my profound disappointment. Not only were the services subpar, but I also encountered issues with overcharging and a failure to honor the satisfaction guarantee prominently featured on your website.

My initial concern was various drainage problems on my property. However, the team sent to address these issues appeared to be young and junior and lack the necessary experience and knowledge. They identified only one clog near the downspout but were unable to unclog it. This ineffectiveness was compounded by their failure to address or provide any additional insight about any of the other problems I had pointed out initially, such as water leakage and pooling, which they later suggested might be due to underground breakage in the same areas I had identified to them myself.

Additionally, the team overlooked some downspouts entirely and could not provide precise information about the location and depth of the drainage system. Their approach seemed unprofessional and lacked attention to detail. Moreover, they left several covers open, and I had to request they rectify this. They left a metal holder for the downspouts broken and twisted and unattached properly.

Upon arrival, the technicians immediately suggested an upsell of a full system replacement without even investigating the issues. They promised a follow-up appointment about it, but that has not happen to date.

Regarding billing, I was quoted a charge for one hour at $575 at the end of the service but was billed for 1.5 hours. This discrepancy adds to my frustration with the overall experience.

My expectations were for a professional and knowledgeable team to resolve my drainage issues, but the service provided was far below these expectations.

Despite my efforts to resolve this through multiple calls over the past four weeks, including promises of a manager callback, I have yet to receive any response.

Had them out to access a water problem I had in my back yard. They came out and diagnosed the issue and made their recommendation. I took their advice and decided to hire them. They missed my appointment and postponed for several weeks. After the work was done and we had our first rain I discovered that they actually made the situation worse than it was prior to them doing anything. The water area is now larger and deeper and takes about 4x's as long to dissipate. I've been calling them and trying to get them to come out and make it right. So far, they're not taking responsibility and have not offered any suggestions and are no not even returning my messages. Beware of this company.

Responsive service for a 10 year old sump pump that suddenly began triggering its alarm at all hours. 111 year old house infrastructure included electrical challenges, but new pump is now installed, the alarm is silent and basement dry.

I don't want to write this review but I don't know what else to do. I have no doubt that PermaDry has done and is capable of doing good work but a perfect storm happened during my project that resulted in several issues and oversights. My main message to prospective customers is to look elsewhere or you may end up in a similar situation to me. This was a crawlspace project and they installed a perimeter drainage system, foundation wall insulation, a concrete floor and a dehumidifier. Similarly to another reviewer, the high water alarm was chirping after the drainage install crew left. It turned out to be an old battery that looked like it was found in a dumpster. I mentioned this to the owner of the company and wasn't given a new battery.
The concrete crew said they received a different and hotter mix of concrete than usual and were down one crew member. One of the guys in the crawlspace was screaming in pain as if he was dying and said he can't wear the proper protective gear because it's too uncomfortable. The finish of the concrete floor is extremely rough with random footprints and 3+ inch deep divots all over the place. It is a very painful crawlspace to crawl in now. They filled some of the deeper divots but not all. The dehumidifier was initially put directly under my bedroom and was too noisy. The owner of the company came out to move it and ended up installing it lower than the top of the sump so the condensate was collecting on the concrete floor and puddling in the divots. I had to raise it by about 8 inches to get it to drain properly.
I had another company come out to get a second opinion on the situation and they informed me that PermaDry didn't insulate the rim joists. According to crawlspaceninja-dot-com and buildingscience-dot-com, insulating the rim joist is one of the most critical parts of a crawlspace encapsulation. Aside from shoddy work, one of the biggest issues with PermaDry is responsiveness. You can see on BBB-dot-org that they have several complaints about simply not responding. I have also experienced this as well. When they do respond they are helpful and indicate they will do what it takes to fix issues, but then they just stop responding, especially when talking about scheduling an appointment. Phone calls go unanswered and unreturned. The concrete supplier even called me saying they also couldn't get ahold of PermaDry to finish up the paperwork for my job and needed some information from me since they weren't getting any answers from PermaDry. Ironically, one of the communication issues was them showing up at my house unannounced to spend the day working. They said someone called the wrong customer earlier in the week with the notification.
In the end, I had to spend several thousands of dollars to have another company fix PermaDry's shortcomings even though the concrete issues will practically be forever. Two stars because I don't want to completely stiff the crew that installed the drainage system. Aside from the bad alarm battery, they were a lot more professional than the concrete and insulation crew. Otherwise, this is barely a one star company. I have no doubt some easier projects go smoothly for them, but I would have preferred a 'no quote' on this job since they clearly were not capable of being successful on my project.

We've had a problem in our lower garage level which is underground, for about 12 years now. And after so many of my own attempts to patch it up we hired Perma Dry in Renton. Their staff from the start of estimating and scheduling to the final work was right on top of things. Everyone on staff was very friendly and professional, and the end result is spot on. The crew that did the concrete removal, barrier work, and sump pump install took good care to cover areas in our garage to avoid dust issues and they were right on schedule as promised. We were very impressed that they completed all the work in a day and half. We will recommend them to anyone in need of this type of service.

I had Perma-Dry Waterproofing install a sump pump and a drainage system at my house a while back. It has worked flawlessly. Recently, during this dry spell I had a large volume of water enter the sump pump and the pump alarm kept going off.
I was beside myself thinking that the whole basement was going to flood. I called the office and the person who I spoke to was so empathetic and reassuring that my stress level was instantly reduced. Then, he actually followed through and sent out a technician who was calm, understanding, effective, and very professional. He solved the problem and provided me with an action plan to follow if this happens again.

Similar to most of these reviews, I scheduled them 3 times! They just kept not showing up! Never apologized or gave a reason....never answered their phone... each one a week further into scheduling season! I needed this done before I could get other work done. Now I'm gonna be fighting for booking all season long! Thanks a lot yall. If you can't take the gig, don't take the gig! Screw this place!

I tried to use them. They came recommended by a neighbor. I called in January for an estimate. They were busy and set a March 14 date to come, between 9-10. At 10:10 I got a call saying they could not make it. We rescheduled for today, March 22. They called me yesterday to confirm. I asked to move the appt. from 4-5 pm to earlier. They said they would check and get back to me that day, in a little bit. They did not. And when I spoke with them this morning, they said they could do it between 12-1. It is nearly 3 and not only has no one called, but no one is here either.

I have left a message. Now, while you came recommended, the above speaks loudly to a lack of basic professionalism, a failure of communication. It is also rude.

Hired them to fix an ongoing leak we had in our downstairs laundry room. They did a scope to see where the leak was coming from. A different group of guys came back to fix it and didn’t even know where the issue was - like they hadn’t even looked at the video of the scope. They literally asked ME where the problem was! They put in a temporary pipe and got halfway through the job, then stopped. Brian then came back to review and decided that we needed a different approach and decided to request $2,000 more for us to finish the project.
We of course declined and Brian agreed that he would “eat” the new cost to finish the job (he acknowledge a huge lack of communication between him and his staff)… but we haven’t heard from him since this agreement. So basically, we did the scope for over $700 and no one even looked at it. We then paid a deposit of over a thousand dollars and they stopped half way through the job, the leak no where near fixed, demanding $2,000 more dollars because they decided they wanted to do something different than the original plan. Then they ghosted us and never responded, finished the job, or gave us our money back. At this point, we’ve been back and forth with these people for a year and I have hired a lawyer to review.

In addition, within 5 minutes of him coming over he was talking politics - seemed very right wing.

Seriously do not even start with this company. We’re worse off now and have to deal with lawyers and finding a whole new company to redo their job they stopped halfway through! Horrendous!

I had Permadry do an estimate on suspected water damage and leaking in my crawl space. They were prompt, professional, and honest. I'm in the middle of chemotherapy and am immunocompromised, so I asked for someone vaccinated to do the estimate. Ryan actually got the vaccine so he could come to my home! Once here they did a thorough inspection and were able to discover that a previous plumbing leak had caused the water infiltration, and confirmed that it was not coming in through the foundation. It would have been so easy to try to sell me services I didn't need, but they were honest and trustworthy, and didn't charge me a penny for the estimate. They will definitely have my business if & when I need it for real!

Looks like I had a similar experience to several others here. We set up an appointment to get an estimate, I waited 3 hours for them to show, and they never did. No call, no text, nothing despite me trying to get in touch with them.

I called the office several times over the next week and never heard a peep. Maybe they do great work, I would never know.

Not impressed. They came to do an estimate and, after basically telling me they’d have to rip my entire basement apart, never even sent a quote. I wasn’t interested from the start but it definitely left the impression that they didn’t even want my business. If you’re busy and don’t need my project, just tell me before you come, freak me out, and then waste my time by not even following up. Not good.

Had some issues with them at the start but after a few calls and emails to clear up estimate deliveries due to a technical issue, they were great!

They had their COVID prep down, the two gentlemen that came setup barriers between the work area and the rest of the house. They even laid down plastic wraps while working outside to ensure no droplets would be left behind. This made my elderly tenants very happy to see

We had a flooding problem in our crawlspace. Aspen came out on Tues. Aug. 4th to inspect and give us an estimate. He told me he'd email me the estimate sometime the next day. I never received an estimate. In the following three weeks, I called the office and left two messages, one email and talked to two people on the phone (Felicia?) and was told they would contact Aspen and have him send me the estimate that day. As of Aug 29th, I have still not received an estimate.

A Few Hiccups

After a 3 day job there were 2 stories regarding the work that was done. Given the work was buried there was no way to prove what had been completed.

In truth they did mostly what they said but instead of fixing it quickly they doubled downed, assuring us the work was completed.

They did agree to excavate the area in question. What eventually came out was that the work was not completed.

And to add insult to injury they forgot to tell us when they would come to fix the issue. We had to inquire ourselves. They did give us a discount for all the trouble.

Long story short this company has many positive reviews which is why I picked them. If you hire them be sure to review the plan when they arrive and look at any work before it’s buried.

Showed up at the very end of the 4-hour time window after we figured he wasn't going to show, then refused to enter our crawl space unless he was practically carried down in there (and our crawl space is pretty easy to get to and very clean compared to most). Left in a rude huff and said we'd have to reschedule. I think we had a similar experience with this same person (Joe) last year. Funny thing is, when it's a white guy there, Joe has no problem entering our crawl space and gets it done without complaint. To the business owner: a four hour time window is bad enough, and it doesn't mean you can show up at the very end and then presumably spend another hour past that performing the service. And what is the deal with Joe? This is two bad experiences two years in a row, the kind that don't belong in this day and age. If you don't like a certain kind of people, or you're not interested in entering crawl spaces, you're in the wrong line of work. This should've been easy continuing business for you, given that you installed the waterproofing in my house for the previous owners, but now I've got to find someone else who will do it without the drama.

They did a solid job on my basement over 7 years ago. Prior to that we had significant water intrusion issues in our 110 year old home. Perma Dry came out and completed all work to waterproof the basement in two days. We have had no issues since and the basement looks better than before. Would definitely recommend this company, which also happened to be one of the less costly options.

We have yearly maintenance done on our curtain drain system that Perma Dry designed and installed 8-9 years ago. Joe, the tech that has always come to our home, is quick, thorough, and always points out any possible or present issues and gives us options if needed.

He just found pitting on our original pump, and since I’d rather be safe than sorry, we had him replace with a newer, higher quality pump. In and out, nice and easy.

After purchasing a home in 2007 with an undisclosed flooding problem, we spent several years looking for a solution. Many "experts" told us it was an unsolvable problem. One even recommended demolishing the house. I called PermaDry as a last ditch effort. They actually solved the problem. We've had several very wet storm seasons since the installation three years ago, and the basement has remained bone dry, even while water covers large parts of our yard. We've doubled the usable space in our house.

We had had our basement flood twice in a couple of years. Perma Dry found a poorly sealed crack in a foundation wall and repaired it beautifully. Even with huge rainstorms, we haven't had a drop of water. Highly recommended.

Perma Dry put in a drainage system about 8 years ago and our basement has been dry ever since. Every year they send someone out to do a thorough check-up of the sump pump operation which includes cleaning the entire system and putting in new batteries. Our serviceman has consistently been on time, friendly, knowledgeable and efficient, leaving me feeling confident my basement will stay dry for another rainy season!

Our flooded lawns were a big problem and nothing seemed to help....until Perma-Dry came along. In just over one day. they came in and installed the necessary draining materials and it was finished. We waited anxiously until rainy season, and when the rains came....the drains worked. No more flooding. Thank you Perma-Dry for a job well done.

Permadry provided amazing service from the first visit by Ryan to the work of their team to solve my wet, wet, wet crawl space. I felt educated along the way as they informed me the extent of the problem as well as the solution. I had other people give me bids and no one was as thorough as permadry in explaining the problem and giving me confidence that it was solvable. I had to schedule things pretty tightly and they were always accommodating. I hope I never need their service again...but I would...and have recommended them to others!

Our hillside 1957 house in Seattle had been a source of grief due to periodic basement flooding. The last straw came when water was spurting out of cracks in the middle of the floor and the space filled up with water. Damp and depressed, we called Perma Dry Waterproofing and Drainage to come and evaluate our situation. Friendly competent folks came and determined that we could greatly benefit from a perimeter wall liner and drainage trench along with mid floor drain tiles to pick up the hydrostatic pressure due to the underground nature of our space. Perma Dry was amazingly efficient at quickly and completely taking out 10" of perimeter slab, installing wall liner, drainage tile, gravel and replacing the slab. They even discovered a tree root breaking through our concrete foundation wall, that, unattended, would have done sever structural damage. These folks were EXCELLENT. I mean "first class". The project manager came to my house before the job and explained exactly what they intended to do and showed me photographs of previous jobs that were very similar to mine. I got an extremely clear idea of what he proposed to do for my basement. I signed off.
On the day work was to begin, Perma Dry workers showed up early in the morning and got to work. They finished my basement on time and I had ZERO complaints about the work they did. In the 3 years since they finished french draining my basement, I've had perfect and wonderful dryness. Prior to the new and fantastic french drain, I would get 1-3 inches of water in my basement every time we had a couple of days of good rain in a row. Life was hell.
Now, I am as happy as anyone can be. Perma Dry delivered on their promises. Nope, they didn't pay me to write this. I'm just a genuinely satisfied customer.

We had water coming into a basement bedroom during each heavy rain. I called several other companies to get bids on what the fix would cost. All of them said the leak was due to a crack in the concrete flooring where it met the foundation wall. They all wanted to chip up the basement floor along the interior edge of the foundation, trench it and then install a French drain and sump pump in the bedroom. Besides the eyesore of a pipe running up the wall of the bedroom and out thru the wall, the noise from the pump coming on and off would have rendered the bedroom useless.
Perma Dry came out and did a thorough examination of the problem. They discovered the leak was the result of some cracks in the foundation wall, not the floor, and showed me precisely where it was and what the fix would be. They fixed the leak by injecting waterproof sealant under high pressure into the cracked wall. They did this in a minimal amount of time, and for about 1/5th the cost of the earlier drain estimates. Through many periods of prolonged heavy rains, the room has stayed dry. I highly recommend them and they will be my first call should any other water issues surface.

I had a water intrusion problem in my basement that another company couldn't fix. I called Perma Dry, and they came out to do an estimate, which was in line with what I expected and very close to other bids I solicited. The estimator was friendly and helpful with lots of good information. I chose Perma Dry because they had a cancellation on their schedule, so they could fit my job in quickly. They showed up on time, and completed the work per their plans -- on time. They were efficient and neat -- cleaned up after themselves as I expected. Since then, I have seen NO water in my basement. These guys are great. Came out to check out my very old sump pump, they had to special order one with a smaller cord, took a while but they were able to get it. Came back out and replaced it in no time, and it was not in an easily accessible location. Would work with again anytime.
