There are so many great builders in this area so-fair warning-look elsewhere. I write this after a large piece of trim fell off the an upper cabinet without being touched. That’s the least of the issues with the quality of the craftsmanship overseen by this contractor.
Problems with the windows, doors, refrigerator, fireplace, siding, roof, deck, LVP flooring, carpet, woodwork, ceiling lights, and the list goes on. All made worse by the “lovely” personality of the contractor’s wife serving as some sort of Patient Experience something or other.

The “experience” was a very contentious, expensive lesson that seems to be never-ending.

The Conley s are excellent to work with every one of them. They are very professional and you can tell their experience in all of their work. It was a pleasure to work with each one of them, Lisa, with the ordering Corey with the designing Cody with the building and Mike. With the overall knowledge of knowing what, where and how to do everything. I am extremely grateful to them and would highly recommend them to anyone that is in need of a new home or any type of construction on an existing home. They treat you like family. It was a wonderful and stress free experience. Thank you so much for helping me. I now have the dream home I've always wanted.

I will start by saying that I have a nice custom home and I like their ability to take an online floor plan and modify it to make it what we wanted. I also have decent electric bills for the size home we have. However, this was not a pleasant experience and there were many issues. It appeared they had good reviews until we spoke with an actual homeowner who had similar issues as we did, which should have been our warning. The list is way too long to put on here but here goes:
-poor customer experience by Lisa. She will be nice at first until you point out poor quality. She was disrespectful on many occasions and doesn't pay attention or care about your concerns. She really only cares about the money, nothing else.
-no quality control at all, my wife and I had to double check everything and then there was pushback on everything (even when the window rep admitted manufacturing issues twice). We were right on every issue we brought up and there was always pushback.
-replaced Sun Windows multiple times for manufacturing defects (spacing issues and tinting issues). While on site I overheard their workers saying the places on the windows could not be cleaned off because they were tinting issues. Upon inspection, they were permanent hand/finger prints. Lisa wanted no part of fixing this issue and even whispered under her breath (not quite enough) when I pointed out again that they had still not been replaced.
-house settled shortly while framing because they used wood spacers between the piers and floor joists and took 3 weeks to replace with metal shims after I called them out (this is a building code violation). I have a 3/8" drop over 8' in parts of my brand new house.
-poor quality paint job (paint patches all over my house, Mike said I could pay someone to paint it again), all door hinges covered in paint
-poor quality carpet and installation that I will have to replace in the next couple years (gaps around door frames/trim, objects under carpet)
-poor quality landscaping (dead tree, replanted every single plant (several were dying) for not digging holes big enough, not using amended soils we purchased, poor spacing)
-I did all the watering of plants and sod because they were not and I didn't want to fight with them over replacing it all.
-tile work looked like I could have done it, I have a couple that are loose.
-several issues with the alignment of our glass shower door in master bath. They tried to sell us on not needing one in the first place (bad idea), likely because they aren't good at installing them.
-not following manufacturers recommendations on placement of instantaneous gas hot water heater (not recommended in attic and in unconditioned space, mine was placed in both). Freezing is not covered under warranty. Uninsulated pipes froze over the winter and I was told to hold myself accountable, which I did as I monitored/fixed the issue over Christmas.
-boulders buried beneath the surface of my yard including directly beneath the sod (grass doesn't grow on rocks), I am still digging these up 2 years later.
-I was told by Lisa that my kitchen was beautiful and no one would be looking at my microwave that was not right (they did replace it after arguing).
-vanity doors that did not align well. No they are not responsible for manufacturing issues but are responsible for accepting materials. They did come and fix it after I worked with the manufacturer to try solve it on my own unsuccessfully.

The list goes on. We won't be using them ever again and they wouldn't take our business anyway. They didn't like us calling them out for their poor quality. Maybe they are better at spec homes where the owner isn't watching the whole time. The difference is in the details is just a slogan, not something they actually abide by.

Edit: had to dig up my septic tank recently to unclog my sewer pipes. The plumber installed the inlet pipe too close to a baffle wall not allowing sludge to fall into the tank. Not sure how we didn't have a problem sooner but it did back up into our home once. On to the next problem I guess.

They turned our dream home into reality!! Fantastic to work with in every aspect of the construction process. They support you through the whole process from clearing land to the last light bulb!! The beauty of the finished house is beyond our expectations! Highly recommend!!!

Going through from the initial appointment to the finish of the build has been very smooth.
Mike, Lisa, and Corey aways respond back to any questions and have been very ope and honest about every step of the build. We got to be at the site daily and watch the Conley team work. The guys they have working really care about what they are doing and they show great pride in the work. The home they built for us was built better than we ever imagined. Thank you.

Mike and his amazing team were tremendous throughout all facets of our basement remodel. From the brick backsplash, to the custom bar and cabinets--everything turned out better than we could have ever imagined. He and his staff possess impeccable vision, communication, and attention to detail, and I look forward to working with Mike on all future projects.

Working with Mike and his family to build our home in Richmond, KY was great. We built a new home and the details are stunning. Their selections were great and willingness to work with us on some personal selections such as cabinets and brick made it even better. We've been here almost two years and still absolutely love it. Some details such as bullnose corners and tray ceilings are things every guest noticed. The wood-working on our hardwood stairs is exceptional. When people come over we get so many compliments on our home. It's nice to work with someone that also lives in the community. Definitely would recommend to anyone looking for a newly constructed home

My wife and I cannot begin to say how happy we are with our experience with M.A. Conley Construction. From the initial meeting armed with only thoughts of a floor plan in our head, Mike would develop our dream forever home. We then would witness M.A. Conley Construction bring it to reality. Mike, Lisa and Cory were all great to work with. Lisa is amazing at what she does. She will help guide you through each phase and make it as less stressful as possible. We never felt forced or pressured into making decisions, but were encouraged to make decisions about our home that we would enjoy. It was evident that hard work was being put into our home. M.A Conley Construction has gone above and beyond with giving guidance, answering questions, and just making the building process less stressful and exciting. I would highly recommend M.A. Conley Construction to anyone looking to build a new home. You will be 100% satisfied with your decision! We LOVE our new home!

We just built a new home with the Conleys in SouthPointe. We wanted similar square footage to other homes and a walk out basement for less than the others, eliminating expensive granite and fixtures. What I got was a house of much higher quality! Mike came up with an awesome floor plan (I believe it was one of their new ones). We made a few tweaks and it’s great. The workmanship looks great, the subcontractors were super nice and many of them offered up good words for Mike and Lisa. I like that the home is energy efficient and the details are fabulous. I’m not a decorator but Lisa was a huge help in choosing much of materials. We were told 6 months to build and we were just a few weeks ahead of schedule. Mike, Lisa, Cory and Cody were all great to work with and I’m super excited about the quality of my new house. Not just the appearance but the structure and quality. I’m so happy we chose them.

My husband and I recently purchased a MA Conley home. We are in love with the home, especially the high quality finishings. The Conley’s worked quickly to finish last minute touch ups to expedite our closing. Lisa and Mike gladly answered all questions we had about the home during the walk through and took the time to give us recommendations for other services. Lisa even came over during our fencing quote to clear up an issue. We would definitely recommend purchasing a home built by the Conley’s!

We had windows leaking for the two years we have lived in a home built by M.A. Conley. They spent several days over here over the years replacing, and changing things to remedy the situation. They finally fixed it by simply sealing the windows. In the meantime his roofer reshingled around my fireplace chimney, and left a couple of shingles just laying up on my roof that finally blew off. I also noticed yesterday a shingle was loose in the area his roofer worked. It appears he just forgot to nail it down because it's flapping in the wind. I texted the Conley's and am no longer getting a response. His roofer left nails and trash in my yard which I didn't complain about. My family has also recommended the Conley's to several folks looking to build. We will no longer in good faith be able to do that. Now I am going to have to pay someone to crawl up on the 3 story side of my home and fix what his roofer did.

M.A. Conley is an average homebuilder (no better or no worse than most others in the area). I could certainly point out builders that I would recommend over the Conleys as well as recommend the Conleys over others. It would depend on the circumstances and project budget, but simply put, I have reservations about recommending M.A. Conley for a custom home build.

Pros:

- The Conley’s made an attempt to go up and beyond the residential code as it pertains to energy efficiency, though I am not sure if the net results are significant compared to homes built to the minimum requirements of the same code.
- The trim carpentry is typically neat and clean.
- Quality of hardwood floor and tile work is very good.
- The exterior concrete work is among the best I have seen in residential construction.
- Can build economically if you are trying to maximize your $ per square ft by using competitive material sources.
- The Conley team seems to be educated about the construction industry and tries to keep up with the times, though Mike was often slow to respond to emails/texts. The Conley’s were generally easy to talk to and as long as we were meeting in person, we were usually able to resolve most issues.

Cons:

- Very unorganized which led to errors and omissions throughout construction. We would have meetings scheduled with Mike and he would often forget and we would drive out to our project and wait for him only to find out he was not going to be able to make it.
- It often felt like they didn’t review our contract and finish schedule and reverted back to their standards where we had custom items.
- The construction process was very slow and seldom kept any dates. Our project was completed almost 2 ½ months beyond the contract date for no obvious reason. It was commonplace to be told that our completion was set for a certain date and then it would get pushed weeks. In speaking with other clients of M.A. Conley, this was a common trend. I would attribute it mostly to them trying to build too many projects, using limited subcontractors, and poor planning/organization. This is fairly common in residential construction so it would likely be a knock against most builders.
- “Builder’s Standard” materials were cheap and often limited in selections. Many are probably unacceptable for higher end custom homes. We were often limited to just a few options or told that a specific fixture was going to be used.
- Absolutely horrible earth work. Granted we had bed rock excavated for our basement, but most of this ended up getting piled up under our deck area and around our house including planting beds. After the first good rain, hundreds of large rocks were exposed all over the building site area. Many rocks were several hundred pounds and required to be broken down just to move. Subsequently this caused issues with the sod and landscaping. The grading around our house was left with rather steep slopes in areas and we had areas where rainwater would collect and sit without draining for days.
- In general, the masonry/brick work left something to be desired. We requested a brick brand outside of their standard offerings with a custom mortar color in hopes of curbing some issues we saw on their other projects. Several of their projects have very noticeable color inconsistencies within the mortar in the brick work which makes the walls look splotchy. The final look and color of the brick on our project is inconsistent. The mortar in particular ranges from white to brown in areas on our house. It was a very frustrating issue and there was nothing we could do or offered to us to remedy the situation.
- Our time involvement in the project was fairly intense. After many errors and omissions early on, we felt like we had to review project almost daily to make sure we were getting what we stipulated in the contract and finish schedule.
- It took longer than expected for the punch list of items to be completed after we closed on the home. Some items were resolved almost immediately, but several lingered on for a month and a half.
