We hired Carl Inkman to help us with a replacement of the roof of a commercial building, which was a significant undertaking. We had no experience with this scale of project and need someone with deep expertise. Carl was a knowledgeable, reliable and very responsive advisor throughout this process. We are now undergoing a 2 year review and Carl is continuing to support us as the roofing company makes repairs under the warranty.

Was calling around to get a quote for a roof inspection as we have a leak in our roof. He quoted $475 just for an inspection only of a residential roof-not to fix it. Seemed very pricey, so I called another company who provided a free, quotation and fixed the roof issue for $150 all in. If it was not a job that he wanted to do it would’ve been better to say that rather than giving an outrageous price.

I read the owner's response-it would have taken him less than 1 minute to explain that on the phone-that there was a difference between roofing inspector and contractor. My opinion still stands.

Mainstreet contracted Lower Mainland Roof Inspections and Consulting Ltd. to supervise multiple roofing projects in our residential building portfolio. We were always very satisfied with their work, receiving detailed and comprehensive reports, we are also always advised on best course of action from a technical standpoint. Lower Mainland's input helped us to find and address roofing deficiencies that may otherwise have been missed. We would definitely recommend their services.

TLDR: If you need a roofing inspector, hire Carl Inkman. (detailed experience below)

I hired a roofing company to do a torch-over job on my existing roof. Unfortunately, the job was done horrendously.

Based on my research, I was able to identify a ton of issues which I flagged. After back and forths with the company, and constant denial of poor workmanship - I asked them to halt the work. I contacted two roofing companies to determine if the roof was salvageable or not, and when I passed on their confirmation of all the issues, the contractors I hired continued to act as if the job was done appropriately. Eventually, they came back to discuss my issues which led to them suggesting I hire an inspector and that they would fix any deficiencies if they came up.

I hired Carl based on his experience, credentials, and the level of detail and clarity he provided in our communications prior to booking the inspection. I was not disappointed.

Not only did he provide a thorough report, but he also gave me tips on how to protect myself against the company putting a lien against my house in the event of me terminating the contract due to material breach.

After the inspection, he responded to communications from the roofing company.

Now that I'm in the process of hiring a new roofing company, he's made himself available to answer my questions about the company I'm looking to potentially hire.

This an entire experience has been a nightmare, but Carl has been a silver lining for me. I'm very grateful that I hired him... man, is this guy ever an expert in his craft.

I truly can't thank him and recommend him enough...

Carl was our hero. I was given his name by a local roofing company who spoke very highly of him. He replied to my urgent request for help within moments of receiving my message and came out on super-short notice to inspect our roof. He created a very detailed, professional report and delivered it less than 24 hours later. We appreciate all that he did to help us and would highly recommend him to anyone who needs their roof inspected for the purchase or sale of a home.

I was incredibly lucky to find Carl and LMRI through an online search. We had just bought a house with a subject to sale requiring the seller to repair the roof. But it was up to us to bring in a roofing inspector on our own dime to determine what needed to be done . Carl not only provided a thorough inspection but really supported us through the process. The quality of the "new roof" being put on by RGB roofing (never hire these guys) was incredibly bad - so Carl stepped up and coached them through the process at a very reasonable rate. He was also able to connect us with contractors who actually knew what they were doing further repair it at the end. Carl saved me a TON of money by preventing a failed roof in the near future. Thanks Carl!!!

Had a problem with our roofing contractor when replacing the roof on our commercial building. We called in Carl and he not only got our project back on track, but inspected the work by the contractor every day and ensured we got a quality job. In hindsight we should have used Lower Mainland Roof Inspection from the beginning in scoping out the job, negotiating with contractors as well as the inspection of the job.

We had a structural roof issue and Carl came to our place, he basically poked his head through the attic opening. When he sent us his report it was a bunch of arial Google views of our house and a report telling us our roof was sagging. For that he charged us $500 and told us we would have to pay him about another $1000 for further details on how to fix our problem. He led me to believe on the phone that we would be told what needed done but really it was just to say "yes your roof is sagging". I could have told him that!

I called Carl Inkman to do an inspection of the roofing work being done on my home because of the many concerns I had about the poor quality of work being done by the roofing company.
Because of Carl's professionalism, reports and knowledge of roofing, I now have a roof that is built to code. Approx. 70% of the roof had to be redone. I am so happy I called Carl as I would not have the roof that I have today.
I highly recommend Carl Inkman and his company.
Thanks for the peace of mind Carl, Eileen

3. How to hire a roofing contractor?

To hire a roofing contractor, start by researching local companies with good reviews and proper licensing. Request quotes from multiple contractors, verify their insurance and certifications, and ask for references. Always ensure you get a written contract that outlines the scope of work, timeline, and payment terms.

4. How to check if a roofing company is legit?
+-

Check if a roofing company is legit by verifying their business license, insurance, and local certifications. Look for memberships in professional associations, read customer reviews, and ask for recent project references. A legitimate company will be transparent and provide all documentation upon request.

5. How to choose a roofing company?
+-

When choosing a roofing company, consider their experience, customer reviews, warranty offerings, and quality of materials. Make sure they provide clear communication, detailed estimates, and a solid portfolio of completed projects. Local expertise is also a major advantage for understanding regional roofing needs.

6. How do you know if your roofing contractor is ripping you off?
+-

Warning signs that your roofing contractor might be ripping you off include vague contracts, pressure to pay large upfront deposits, lack of proper documentation, and unexplained price increases. Always ask for itemized estimates and written guarantees, and avoid contractors who avoid answering your questions directly.
