The name 'Integrity' says it all...
And as a seasoned realtor in Ann Arbor, integrity means everything in the world of real estate. In the last two years, I have used IIG for over 20 home inpsection for buyer clients. In every single experience, my clients and I have been so impressed by their thoroughness, ability to explain both simple and complex issues / remedies, and their professionalism in every inspection. After working with over a dozen different inspection companies in my career, I can confidently say that IIG is the best in the area.

Patrick was great to work with, very thorough, checked crawl space, attic, had good advice for all repairs needed. Would definitely use again.

I’m going to leave a review in case future potential customers need.

I have two issues after the closing (gas leak wasn’t detected, and bathroom ceiling getting wet after shower, after move-in).

First issue:
The inspector acknowledged the strange smell in the utility room and didn’t find any gas leak. Great, if he can’t identify the smell of gas, he concluded no gas leak. Soon the strange smell immerse the garage and I called Mulligan because my furnace was due maintenance, they replaced the union on the furnace and no strange smell anymore. This business owner said Mulligan replaced parts without communicating to them, and I offered help but the owner rejected. But, the owner was willing to pay the bill. It seemed obviously that he doesn’t care the proof that the problem existed and was solved indeed.

Second issue:
The inspector did a visual check and said “it’s probably just a paint issue” during inspection. No troubleshooting, not turning the shower on. Not knowing whether it’s a bathroom fan sealing issue or others. Only a visual check. The issue soon becomes severe when showering. When Dan from this business comes out, he did some experiments with me, and walked through the attic and drew the same conclusion. You can see the difference: even though the conclusions are the same, the steps taken by inspectors are day and night. One was guessing, the other one was responsible and experimenting. The owner argued they are the same conclusion - yes, what a good luck to guess correctly. For engineering job like this, you care more about results not procedures? What’s the logic here?

It’s all about getting the job done with a good attitude towards the customer.

The owner is the hardest to deal with. Everyone else was friendly and fast responding. I understand you’re trying to protect your staff, but does that mean, as a homeowner and your customer, can I not suggest to you for doing things wrong? You have men in completely different levels of skills, that’s the problem. And that gives the homeowners problem.

Yet I was yelled at the end “we are done with the business. We are done. Go find another inspector company and please don’t use us anymore”. This is how they deal with customers who finds problems after inspection, and this is their attitude.

Again, I’m writing what happened to me for reference.

Can't say enough great things about Dan. He was wonderful with explaining everything and made me feel at ease with buying the house. He answered everything and I trusted his suggestions. It was a very pleasant experience. Highly recommend Dan.

Dan was very knowledgeable, honest, efficient, courteous, and we were able to book an appointment with him on a weekend with only 24 hour notice. I contacted Integrity in the last minute for the pre-drywall check, we were able to schedule before drywall installation. His secretary was so friendly and be able to get back to me ASAP even outside of her work hours. Pat did inspection and he gave the report on the same day. (We had to turn in the report the next day before noon, because wall installation was going to be in next few days.)
Pat found very small things and listed on the report. The report was very detailed with pictures with arrows and zoomed, so it was clear to see. We asked his secretary that we would like to talk to Pat on the phone, and he immediately got back to us. Thank you for your work and we highly recommend integrity!

We tried to go through hunnington to get a mortgage my fiance was told that we were getting an appraisal but turns out it was an inspection which is fine but the problem is why did we pay $510 for an inspection inspections should be no more than $150 what a scam.

Pat Nolan was so thorough and kind. It was the best home inspection we’ve ever had on a property. We would use Pat again.

Pat was so thorough (I think even the sellers were happy about that) and clear going over the report. If I do buy the house he inspected I know I have an excellent "to do" list with recommendations for the products and services repairs will require.

Great attention to detail and provided clear technical evidence to support the claim. As an owner, calling in an inspector to check on my new house building, on my behalf, was probably one of the best decisions I made on this project. IIG had exceeded my expectations for the pre-drywall inspection before everything was closed up. Will definitely call in IIG again for the final completion inspection!

They are very thorough with their inspections, go over the inspection report at the inspection and care about the clients they serve…they are always on my preferred list when I recommend my clients for private home inspectors to choose from and I’ve been working with them since 2017.

Professional quality inspection, Pat did a great job finding and explaining every potential issue with detailed analysis and suggestions on how to handle them, would highly recommend.

We had an inspection done on a house we were going to purchase. From everything we had looked at the house seemed a go, and a good fit. Thankfully for us Patrick at IIG did our inspection and helped reveal issues with the roof, foundation, water damage, etc that would have cost us more money than I'd like to think about. Patrick was very thorough and also very patient and informative as he would show and explain each thing he had found. I would recommend IIG (especially Patrick) to anyone buying a house in the area, and make sure to be there for the inspection, you'll learn a ton! We did not end up purchasing, yet the cost of the inspection was the best money we've spent, as it saved us many thousands in the long run!

As a first-time home buyer I wasn't sure what to expect from an inspection, but after our experience with Pat from IIG left me very impressed. He provided a thorough review of every aspect of the house. They were able to come out on fairly short notice to fit our schedule, took pictures of any and all potential issues, explained what he found both in-person and in a very detailed report shared afterwards. He spoke to what he knew (which was substantial) and recommended clear follow-up steps for more specialized knowledge where he thought it would be helpful. I will definitely keep their number in my back pocket for any future inspection needs!
