How grateful we are to have had GreenPod- Modular ADU and Tiny Home Builder design and create our "little architectural gem that enchants the mind." This was a learning process, for GreenPods and us as we navigated the building process during covid and after. When we had questions, each of the team members were quick to respond, positive and came up with helpful answers. When something was wrong, as is invariably the case in all construction projects, they were quick to correct issues - and so very accommodating. One of the unique features of GreenPods, is that they allowed us to be as involved in the project as we wanted to be, and we were very involved, and they still like us! From Ann designing our home; Luc doing all the permitting; Tammi doing a lovely interior design; David, our General Contractor, checking on the progress of our job; Tim, our PM, coordinating all the work and Steff our carpenter who was diligently there every day, they together made our dream home!
GreenPods made our home in a way that was ecologically and ADA aware, for now and the future. Thank you GreenPods.

Greenpod took a personal interest in making sure I was happy with all their work. They went above and beyond in making sure my home was totally turn key ready which is what I wanted. They even added little details that made the property and home more beautiful than I had asked for.
From getting permits to installing curtains, and everything in between, they were on the ball.
My property had some challenges because it's steep and across from Hood Canal so it wasn't always easy. We were also building during the worst of the Covid pandemic which had it's own challenges. Nearly every week supplies would go up price so I
had to pay more than I first expected. However, talking to others who were building at the same time said they were experiencing the same thing. Greenpod really took the stress out of the process for me which I appreciated immensely.
The home itself is exactly what I wanted. The construction looks and feels great. The landscaping is also exactly what I wanted.
I would highly recommend Greenpod as they take that special personal interest, are super easy to work with, and go above and beyond. Plus their homes are super well insulated and they use "green" materials.
Thanks so much to the team at Greenpod. I LOVE my new house! Karen

Probably the best custom home builder I've ever worked with. Stellar customer service and a beautiful home. I'm not sure why some of the negative reviews mention communication issues, maybe this was a problem in the past but it's definitely not a problem now. We had them build our ADU to rent out in the backyard and it turned out beautiful. We wanted something efficient and sustainable and greenpod totally delivered. If we ever build a similar tiny home project (or any home for that matter) in the future we will absolutely go with them again.

Love that this company solely uses SIP panels! Definitely a dedicated eco-building company, for sure. When I first took the tour of their display house, I was amazed at how energy efficient the build was. It was freezing outside that day! And stepping in, I instantly thawed out..(it wasn't even heated!) Honestly, I never realized how important good insulation was until that moment. I also especially loved how they consider their builds, "art we live in." They really seem to care about the finer details of a build, from initial design, all the way through the building process. Definitely shows in the end results. And lastly they are a woman owned company! Love that so much.. especially a building company! I feel like thats pretty rare.
Well worth scheduling a tour if your'e seriously considering building.

Ann designed a beautiful home for us. The top reason we chose GreenPod was their commitment to green, sustainable, quality construction that fits with the land and is beautiful.
We loved our time working with Ann and GreenPod. Ann’s energy and creativity inspired us. She encouraged our input and listened to our ideas. Over and over, we heard Ann say, “I want you to be happy with the results.” Ann is a responsive communicator and very generous with her time. We observed integrity in all areas of her work. It was a joy to be able to put our complete trust in her and her team. Thank you!

We were delivering a window as my hubby is her window man! I had spent two years drawing a new home for us in Long Beach WA, i want a green home low maintenance, we want to capture the rain(80 inches a year annually). Ann asked if she could take a look. She said "abby this doesn't do what you want". I told her help me make right. So on her day off and take a bit of time out of her extremely busy schedule she helped me make it right. I keep all my wants, craft room, swim spa sunroom, storage and passive solar, active solar, and underground water storage fo rain collection and all wwithin our budget! Thanks Ann for helping me get to where i wanted to be all along!

Super busy! Expect slight delays in communication, due to high demand of SIPs constructed homes! Love what they're all about though, it's worth the patience.

Ann is a tremendously energetic architect that has a true passion for green building, quality products, and quality of life. She is a no holds barred person that is not afraid to tell it like it is for your project. Quality homes meant to be handed down if that is your choice or sold knowing you are passing on a home built to last a lifetime.

Ann & her team have been exceptionally pleasant & hard working on our house project. I haven't experienced any issues with rudeness or inability to communicate with them as other reviewers have stated. Very excited to see our unique & beautiful home completed. The pandemic has taken a toll on everyone & the building process has suffered, but not due to GreenPod.

GreenPod is an innovative green building and healthy home design and building company. I've known them for quite some time and they are always recreating ways to build homes that we can live in holistically and functionally, even in small spaces. One of the things they do, that isn't done enough by others, is build specifically to the site where details matter. Their homes are beautiful and comfortable to be in. The demand for their products keeps them busy, but it is worth the time to have a GreenPod designed home.

The GreenPod Team is the creative, innovative, and in tune with the frontiers of low impact, green living. The plans for our small home have evolved into an amazing and energy efficient plan because of the team, and we look forward to realizing this dream home this year. Ann and her team are the best!

Most unprofessional house builders I have ever tried to talk to. I inquired about pricing on 3 specific models and the email reply I got was condescending and did not answer my questions. On top of that the email was sent from a personal Gmail account, not formatted to any professional standards, nor was it signed by anyone so I dont even know who contacted me. I tried to call; got through the first time and the person who answered did it on such a way that I was stunned into silence for a moment. Didn't say who was speaking, didn't say the company name. They simply stated my name as a question and asked me to call back. Needless to say I won't be doing business with them.

Ann is a busy and dynamic character who focuses on doing things outside of the norm. She has supported multiple local innovators and customized green building across Jefferson County.

I suspect that the negative reviews I see here are the result of a few former clients who would have been better off with a more cookie cutter contractor who can focus more on getting everything done quickly, albiet boring.

If you are prepared to think about housing from a more holistic perspective, Ann and her team are uniquely aligned to pursue your green project with you.

Another potential customer here who, luckily, read the bad signs correctly early enough to decide not to go with them.

More than six years ago I sent them an initial communication that nobody from GreenPods bothered to respond to in any manner whatsoever. My impression of their attitude was "Don't call us; we'll call you."

So OK. We sure didn't call them a second time!

We should have known from the start that this company is bad news. Friendly Kevin came to our pre-arranged meeting only after we called him and told him we were waiting for him. Bad sign #1. When we called to inquire why we hadn’t heard from them after sending the initial check to begin the design process, Ann said that she hadn’t received the check because it was sent to the address on her business card. She doesn’t check that mail. Bad sign #2. The bad signs continued until we finally paid attention that these people are incompetent builders and pretty good marketers (scam artists?). This would have been our fourth time working with a builder and we had reasonable expectations all of which were squashed. Kevin was a frequent no-show for our meetings (we would call him and remind him!) and when he did come to the meetings he seemed unsure, ill-prepared, and amateurish. But he is a friendly guy!

Ann and Kevin love themselves more than they respect their clients. Do not count on them for anything except taking your money. They have an interesting concept but aren’t capable of executing at the level they think they can. They have a total lack of responsibility to their clients. Don’t get sucked in. Stay away. Don’t subject yourself to working with these prime-time wannabes. Whatever they say, don’t believe them. Nothing on this earth is going to help this dysfunctional and pathetic business that somehow attracts well-intentioned people. What would it take to write such a scathing review? Being burnt – badly!! You’ve been warned! Run – don’t walk – away!

I contacted this company by phone a couple different times with interest in visiting their show home and I was treated extremely poorly. I am very impressed with the craftsmanship but completely disappointed in the treatment I received. That is no way to treat prospective customers. I wish it would have been different so I could have worked with them on a home.

From what I can tell from their website, Green Pod makes an intriguing product and my wife and I were excited to meet with them to discuss building our house. However, the company is a total mess when it comes to communicating and committing to a schedule (all important parts of building a home). Ann, the sales person I was dealing with, admitted to me that her life was in a state of chaos and she would not be able to keep a schedule, so we agreed to part ways. Pity.

Pricing questions
1. What is the average roof replacement cost for a residential home?
+-

Several factors influence roof repair cost, including the extent of the damage, roof accessibility, material type, labor costs, and whether it’s a general repair or an emergency fix. Minor repairs can start around $150–$400, while major repairs may exceed $1,500.

4. What is the typical roof leak repair cost, and how is it calculated?

Service questions
1. Should I stay home during roof replacement?
+-

It's not necessary to stay home during roof replacement. Roofing work is noisy and can cause vibrations inside the house, which might be uncomfortable. Most homeowners choose to leave during major parts of the project, but our team ensures safety and keeps you updated, whether you're home or not.

2. How long does roof replacement take?
+-

The timeline for a roof replacement typically ranges from one to three days, depending on the size and complexity of the roof, weather conditions, and material type. Larger or more intricate roofs may take a bit longer, but we always aim for efficient, timely completion.

3. How to hire a roofing contractor?
+-

To hire a roofing contractor, start by researching local companies with good reviews and proper licensing. Request quotes from multiple contractors, verify their insurance and certifications, and ask for references. Always ensure you get a written contract that outlines the scope of work, timeline, and payment terms.

4. How to check if a roofing company is legit?
+-

Check if a roofing company is legit by verifying their business license, insurance, and local certifications. Look for memberships in professional associations, read customer reviews, and ask for recent project references. A legitimate company will be transparent and provide all documentation upon request.

5. How to choose a roofing company?
+-

When choosing a roofing company, consider their experience, customer reviews, warranty offerings, and quality of materials. Make sure they provide clear communication, detailed estimates, and a solid portfolio of completed projects. Local expertise is also a major advantage for understanding regional roofing needs.

6. How do you know if your roofing contractor is ripping you off?
+-

Warning signs that your roofing contractor might be ripping you off include vague contracts, pressure to pay large upfront deposits, lack of proper documentation, and unexplained price increases. Always ask for itemized estimates and written guarantees, and avoid contractors who avoid answering your questions directly.
