I hired Empire State Builders to fix a leaking deck, in the Summer of 2023. The deck sits on top of my garage, so, when the deck leaks, water pours into the garage. We needed the garage for storage, as we were expecting our first baby. Tom came and gave me an estimate, with the understanding that we wanted to solve for the leak, seal everything up, and restore the deck.
That was one of maybe 3 or 4 times we saw Tom. We only saw Tom when a payment was to be collected. He did not oversee the project, and did a quick walkthrough on payment collection days (he was here no more than 20 minutes each time).
The subcontractor that was hired for the job did a poor job. First, they never performed a water test to find the source of the leak. Granted, water is hard to track, but, if there’s a leak, run a water test. Next, they scrambled to do this job. They made multiple runs to Home Depot throughout the project to try to buy new materials to waterproof the deck (and I was guaranteed there would be no more leaks), which shows they were pivoting multiple times. After they were done “waterproofing” the deck, they put Trex on top, and reinstalled our deck railing. Well. The deck railing was poorly reinstalled with the incorrect bolts (not secure) and screws (some screws were missing, and he used sheet rock screws, not screws for metal). My sliding glass door was left with waterproofing goop all over it (granted, they cleaned most of it), my newly paved driveway had waterproofing material spattered all over it (permanent), they broke my outdoor lighting fixture (replaced), and got some kind of tar substance all over the side of my house (again, cleaned). They did no work to prep or protect the work area, sloppy.
We did pay to have them fix the water damage in the garage and replace the ceiling. But, coming back to that waterproof guarantee. After the job was done, a few months go by, and around November, there is water POURING into my garage, from the newly replaced deck, destroying my newly replaced ceiling and light fixtures!!!
We call Tom and the subcontractor back, and now, they’ve agreed to perform a water test. Well, that water test proved that the leak wasn’t coming from the deck, but, from the sliding glass door, and now, we need to call another company, spend more money, and have the door replaced. Had we done this from the onset, we would’ve been spared the new deck, and all of these headaches.
Now, it’s June 2024, I’m still waiting to have my deck put back together, and installed properly (railing secure, etc). It’s also going to cost me an additional $1k+ because the ceiling in the garage needs to be replaced, which, is apparently no one’s fault.
