Especially with the price of homes, plus interest rates these days, I want to make sure I’m purchasing a good, safe and sturdy home! My agent told me to be prepared for a thorough, long report. As first time home buyers, the process can be overwhelming. Especially when buying a 28 year old home and knowing very little about the home buying process. Ned was so kind and helpful, and most importantly, DETAILED. Even both my partner and I’s parents said that this was the most comprehensive inspection they’ve ever seen. Luckily, our home inspection came back with few concerning issues, however, Ned took the time to detail the little things I’m not sure any homebuyer (esp. a first timer) would notice until they’re all moved in. I greatly appreciated the way explained every detail in the report, and how he talked with us in person about the concerns we had starting out. Most importantly, I thought it to be a highly professional gesture to follow up the next day after we had time to review his report and ask if we had any questions or needed more information on any given aspect. I couldn’t recommend Ned Dufrene any higher, in fact when our realtor asked us who we were going with I said he had the highest reviews on Google and she spoke volumes on him, which sealed the deal. His reviews are accurate and we couldn’t have picked a better inspector to educate us on our first home.

Gave this guy 5 stars at first. 3 mths later while looking for something electrical in the attic. Realized a a/c duct was off and I was air conditioning my attic. Called him and he said he didn't go in the attic because basically there was nothing nice for him to crawl on. Come to find out the whole inside unit had fallen out of position in the attic. The unit was eye level and obvious because it was all tapped up to try to cover the gaps. So that led me to start looking at other things. He recommended moisture barrier under the house and insulation under the floor. He said structural it was fine. The main beam was twisted and where there were two pieces that met, 1 side was on the pier and the other side wasn't so it was sagging. One section of the beam was like 4 ft on a pier and cut on both sides with no support. I called out a leveling company to come out and look at everything. The house was like 2" to 4" out of level also. Also saw where termite ate boards where changed out. Upon checking the rest of the wood in that area I found boards that looked fine but as soon as I pressed them my finger went right through. I opened up the floors in the area where I found the damage and sure enough the floors where ate up and some of the wall. He never even went into my carport attic which was open and accessible. When I looked in there I noticed more termite damage. 2x6's completely missing sections. Also there were only 2 strongbacks running across which are sitting on nothing. They should have been tied into the house and resting on the house exterior wall. Needless to say he is careless and lazy apparently. If you can't do all of the job don't take the job. All repair contractors I've met , places I've shopped, realtors I've met lately, I have told them my story and told them to avoid this guy and pass it on. I've been dealing with lawyers for the last few mths. and at the moment I'm about $25,000 out of pocket. I could have made a better decision if the person I hired to dona specific job had done what he was paid to do. Live in a small town so at least I know the word would get around. Also avoid buying anything built by a Bowen.
