Big shout out to Eric Colton and his team! We had a sudden change in our financial situation and decided to sell our house right away. Within a week Design Pro was able to do all the repairs and repainting so it showed better. Work was competed within a week. He also responded right away for reasonable quotes from the home inspection report. Our house was only on the market for 4 days and went to closing.

The PM (Rachel) was extremely professional, competent and always made herself available for questions. (She even monitored the work while she was on medical leave) There were a couple of minor issues that were addressed the next day. I'm very pleased with Design Pro Remodeling and will use them again for other projects.

In mid April the kitchen in our 25 year old house flooded destroying many of the cabinets as well as the flooring. After dealing with our insurance carrier we decided to completely renovate our kitchen down to the studs. This represents the first major renovation in our home in 25 years. We were greatly concerned about the process and ultimately the outcome. This is the point where your happiness in the outcome of your project can be directly tied to the experience and professionalism of your contractor. While there are many options, I cannot stress enough how important it will be for you to make the best business decision you can make in selecting a contractor. If you make your selection based on the lowest bid, you may find yourself gravely disappointed. We reviewed the quotes and work of three different contractors and selected Design Pro Remodeling. From the beginning every step of the process was outlined clearly for us, including timeline and payment schedule. I received a recommended list of suppliers and associated discounts I could select from that allowed me freedom of design choice and adherence to our budget. While I could always select what I wanted from the array of designers Design Pro works with it too was stressed to me that I could purchase items such as doors pulls and tiling from whomever I prefer. Ultimately I selected from the suppliers my contractor did business with and found each supplier as professional and attentive to details as my contractor. Mahboud at Design Pro was my lead contractor & consultant at Design Pro. He was on top of everything right along with me. He called routinely, and he too thoughtfully drew my attention back to a choice I initially made for my countertops . If Mahboud had not talked me through the perils of such a busy countertop as related to my flooring and the space in my kitchen I would have settled with a disappointing outcome instead of a beautiful choice. Communication is extremely important especially when one does this every day and you may only do it twice in your life. I found Mahboud to be an exceptional listener, he too was very good at problem solving and anticipating problems. My kitchen is the life blood of my home, I spend a great deal of joy & time in my kitchen . While I never much complained about my pre-flood kitchen
every holiday season I was painfully reminded how inadequate my kitchen was during high volume cooking and entertaining months. As we worked through our remodeling plan Design Pro helped me amend the original design and create a more efficient kitchen design with even more shelves and storage space. I too cannot say enough about the high caliber craftsmen who rebuilt my kitchen. They showed up on time every day and they worked with great focus and care for our home. They were all polite, respectful, and asked questions. I was always well informed about each step along the way. Before the close of each work day, the on site project manager wrapped up with me showing me everything that was accomplished that day as well as what to expect the next day. The demo team was efficient and the remodel team was masterful. I was able to get in my kitchen a week earlier than expected. I went from a drab out dated kitchen to a bright, elegant, beautiful kitchen. I could not be more pleased, and this will be the first of several more projects I expect to do with Design Pro. Mahboud, their team of professionals and contract experts in Quartz, Granite, Porcelain, Ceramic tiling, beautiful door handles, dynamic kitchen facets, extremely beautiful and versatile cabinetry, painting and overall design concept were great to work with. Thank you all, Mahboud, Julio, Alex, Jose, Eric, Barach, Pam, Michael and Sab, Mustafa and the team a Mosaic. If I have left anyone out it was an oversight not a purposeful omission. Kevin and his crew have consistently done a fabulous job on all of my house projects. The company has done a wide range of projects for me including Silestone quartz countertops, installing stair railings (these were special order aged brass railings that were powder stain dipped to the finish of my choice), 4 bathrooms (one had a complete shower remodel and installation), and flooring installation. I have discussed future projects with them that include kitchen and laundry room remodels. They're the only contractor I use and I highly recommend them.

We had a fantastic experience with Design Pro. We had them give quotes for all sorts of thing because we couldn't decide if we were going to renovate the basement, make changes in the kitchen, or hold off on those and build a pool. They were so patient with my indecisiveness and came out several times. In the end, we just had them paint the kitchen island for now and it looks amazing! They didn't leave a bit of mess behind. They are such professionals - they didn't say a word about us only painting the kitchen after having them price out quotes for so many other things. We are definitely going to use them to check all the other things off our list soon!

Design Pro did a fantastic job adding built-in bookshelves to our living room and refreshing our primary bathroom with a new countertop. The communication during the estimate and design process was very clear, and the work was top notch. They're a bit more expensive than comparable companies, but you can't complain about the results.

An incredible company to hiring anything to do with your house renovation. We have hired them for renovation of our first floor as well as painting and patching walls. All of the projects were done with the highest quality. Additionally, Everyone on their team has been extremely responsive and easy to work with.

The Design Pro Remodeling team was phenomenal in turning our vision for our master bathroom into a reality. They provided unique ideas to achieve what we were looking for while being conscious of cost. Robbie and his team were fantastic -- and on time and on budget! I am already dreaming of my next remodeling project with them.

My project was essentially an add-on to work my neighbor (we share a duplex) was having done because of a leaking sewer line that was causing water issues in both of our basements. In order to do the work they had to remove the existing wooden porch and jackhammer the cement stoop underneath (this is original to the old structure) to access the sewer line.

Because of the work required to access the sewer line, it was difficult to find a company willing to take the job except Design Pro. While there was some issues with details being shared with me on what work was being done and how it would impact me I felt this was mainly the fault of the neighbor's property management overseeing the project. While they charged a hefty amount due to the foundation work that had to be done, it went smoothly and on schedule.

There were some issues I had with the end result that could have been cleared with me beforehand, but given the compressed work schedule to mitigate the water in basement issues, overall I would give the end result about 3.5-4 stars. In particular:
- The new porch railing posts don't all connect with railings, as two are so close together there is just a gap
- The rebuilt porch was slightly lower than the original to accommodate rain runoff and the molding covering the gap was hastily installed and looks shoddy
- The new porch is larger than the old, causing me to have to redo my walkway from the driveway to the porch

The people I communicated with were very friendly and accommodating, and after my initial poor review contacted me to help clear up some details and provide additional information that led me to change my review. The workers were on time and completed the work as promised and cleaned up the site afterwards.

We have used Design Pro for many projects- complete bathroom remodel, changing original garage door from 1948 to a modern one, new banisters (both exterior and interior) and others. The work has been terrific and affordable. The workers clean up after themselves as well. Highly recommend.

My dishwasher leaked and it destroyed the floor in my condo. The Design Pro team absolutely crushed it and took away the stress on this remodel. They helped me navigate the insurance process, and fixed my condo up in what seemed like only a day or two. An incredible company!

I reached out to Design Pro Remodeling from a referral by a friend who spoke highly of them. Janene, the project consultant, came by my home to talk through my project, took videos and we had a nice conversation. She told me I should see initial estimates from her in a week or so...after two weeks, I emailed her asking if there was an update or if there was any additional information I could provide. She never responded. It's now been a month...so I guess they're not interested in working with me.

We loved Design Pros work online and they were extremely quick to get an estimate. The entire process was smooth, Paul our project manager was incredibly communicative and patient with us as first time renovators. The pricing was fair for the area we now live in and for what incredible changes we got for a full home renovation. Design Pro handled any hiccups along the way with ease and were available any day any hour. We’d absolutely use them again for future projects on our beautiful home.

We had our master bathroom remodeled by Design Pro and couldn't be happier. Brady was an excellent project manager. He was easy to communicate with and quickly responded to any questions we had. Julio and his crew were great . Their workmanship was excellent. We were especially pleased with the attention to detail with the tile and how they covered our bedroom furniture to keep things as clean as possible. Brady gave us a 4 week time frame to complete the work. It was done as promised. Everyday someone was here working.

We recently had our second bathroom remodeled by Design Pro. They did an excellent job for us both times! Their team listened and gave us the bathroom we were aiming for. Their quality of work and attention to detail is hard to find at this resonable price.

I highly recommend you read the many 1 and 2 star reviews, I wish I had done so. They echo our experience with horrible communication, poor work ethic and craftmanship, and just overall gross incompetence.

Our project involved adding a bathroom in our basement, putting up a few walls and adding lights and drywall to the ceiling. A pretty standard and basic job that we were told would take 4-6 weeks. Within the first full 4 weeks of the project, the crew worked a total of 11 days! It was a regular occurrence to have people scheduled to come and work and then not show up or random people show up to our home without knowing they were coming. Our project manager left the job after the 4th week (we aren't sure if he got tired of our constant calls and texts to figure out what was going on, or if the company pulled him). It appeared things were back on track after that, however, the new project manager and his team found an incredible amount of things done wrong by the previous team! The amount of things that had to be redone was astounding! All said and done, the 4-6 week project took 14 weeks! Worst of all, the original project manager didn't listen to us when we told him one of the walls already there needed to be rebuilt. He said they could work with it. Turns out the wall was a good 2 inches off square. We noticed once the vanity was installed (see picture). They were able to shim the wall to an extent but everything (walls, tile, shower, etc.) had already been installed to set to the wrong wall so we now have a bathroom where everything is just a little off! The owner came to the house a few times with a multitude of promises but never followed through. In the end, they offered to paint the basement for free (which was also done poorly and we had to go back over again), never apologized, and then hounded us for final payment after we didn't pay the bill immediately. We had our first conversations with them at the beginning of April, work didn't start until the end of August (it seemed like they had forgotten about us), and they were finally out of our house the week of Thanksgiving. We considered doing this job ourselves and now wish we had. We would have done just as good of a job, could have completed it in the same amount of time, and would have saved tens of thousands of dollars.

Proceed with caution. Ask a LOT of questions. Keep notes if you choose to use them. Inspect the work as they go. Or make your life easier and use another company!

Design Pro is hands down the best remodeler in the area. I purchased a fully renovated rambler from them and am really pleased with their work. They are family owned and genuinely care about the quality of their work. I would recommend them for all remodeling needs (from a single room to an entire house).

In love with my bathroom remodel. Tyler, Will, Carmen and team were excellent to work with and any issues were resolved quickly. This was my second project with them and I will use them again in the future for any remodeling needs.

We recently completed a massive renovation project (kitchen, basement, 5 bathrooms, deck, HVAC, electrical, windows, etc.). We got multiple bids and Design Pro was very competitive. Perhaps more importantly, they were extremely responsive and professional. Our project manager, MD, and the co-owner, Jeff, were great communicators and set realistic expectations for both time and cost. They enabled us to create our vision working with us from the initial design phase all the way through the build and punchlist. I would highly recommend them to anyone considering doing a renovation, large or small.

We can’t possibly give Design Pro a high enough glowing review, but let us try! Everyone on the team was kind, polite, patient, skilled, and professional. Here is our review of our experience working with Design Pro. We bought a home with an unfinished basement and we hired Design Pro to finish it for us. They put in a legal bedroom (with egress window), a beautiful bathroom, a huge office / man-cave, a home movie theater room (to include a riser for movie theater chairs and a 100” HDTV mounted on the wall), and a small concessions room for popcorn, soda, and candy. Our project manager was Andy Robison. Andy was always so responsive and kind. Design Pro is truly lucky to have him. The way Design Pro works, from what we saw, was as follows. Design Pro has various “teams”. A plumbing team, a landscape team, an electric team, a HVAC team, a tile team, a welding team, etc. Each team did excellent work. It’s clear to me that they have worked together for many years and on many projects. Design Pro has basically assembled the best teams in the area, who perform excellent work, and provide a professional installation. These teams help the overall brand image of Design Pro for sure. Someone else said, price-wise, Design Pro “was in the middle”, and that’s where you want a remodeling company to be at. I agree. I am sure I could’ve found someone who could’ve done the project cheaper, but the end product and experience would have been, without doubt, inferior to what we received. I am also sure I could’ve found other companies who would’ve charged more for Design Pro’s service, but I am not sure the end product or experience would’ve been better because I can’t imagine a better end product or experience than what we had with Design Pro! I would not only recommend Design Pro to anyone reading this, I would also recommend each and every one of their team’s as well. Not once was someone rude, or told us no, or made excuses for something. Not once. It was always kindness, and recommendations to do this or that, again based on their experience, which we always greatly appreciated. For example, we sent a link to a blue bathroom vanity to Andy for his thoughts and he said this was very trendy and popular right now. You can’t really put a price on a remodeling company who has their finger on the pulse of the area and what is trending or not, you know? We are so pleased with Design Pro, that we have already handed out Design Pro cards to several neighbors and friends. And we have already requested an estimate to remodel our 3 bathrooms upstairs. So, we will be hiring Design Pro again in the future, no question. Thank you to Andy, to Andrew, and to the entire Design Pro team. Northern Virginia is better off by having Design Pro here to remodel our homes.

From the first meeting with Troy, the project manager, I knew we were in good hands. He went over our list of work and reviewed it through the filter of a home inspector, suggesting priorities and things to look out for. The various sub contractors were there in a timely manner and all professional in their work. Deadlines were met and the changes in scope we found we needed were handled with minimal disruption. All my questions and concerns were taken seriously and accomplished in completing the full scope. As an architect, I am detail driven and so was Design Pro. I recommend them and Troy in particular.

Design Pro has worked on several of my listings and they never disappoint! In fact, they helped correct a plumbing issue when a previous contractor used the wrong type of pipe and they did it at the last minute over the Christmas holidays! The seller was slated to go to settlement which added another level of stress but the crew understood the ramifications and handled the situation beautifully.

In addition to being super responsive, the crew is also thorough - if Adam says he will do something I know it’s one less thing for me to worry about. They don’t need to be micromanaged which is a great relief for a busy agent.

Without a doubt I unequivocally recommend DesignPro to anyone who is interested in hiring a contractor who does excellent work.

Their design work is pretty next level, and by next level I mean that they are capable of designing and installing custom made things that you're used to seeing on Instagram and Pinterest. Brad Newell is our guy and makes the construction process headache free (first time I've ever had construction headache free). I'll add some photos when I get the time but they did our theater room, gym, living room, kitchen, and mudroom to name a few. It was a pretty large task and they made it seem easy.

I scheduled an appointment with Dan who came over to look at a project I need to have done in my basement. He made it seem like it was work that his company could do. He told me he or someone from the company would get back to me regarding pricing but would need about 3 weeks to reply. I waited a week beyond that but never heard back from anyone. So I hired another company.

Kevin and his team did an amazing job on my bathroom renovation! They were timely (they came to do the job about 1 week after we agreed on the project) and did a great job. They are great with pets too - very gentle and kind to my little puppy. The bathroom looks amazing and they do top notch work!

Needed a gate installed between my patio fence. Completed an estimate one day, and the next day completed the entire job. Very nice and blends in with the existing fence. One-man team who did all the work on his own, including painting, and never needed a thing from us. Highly recommend!!!

Design Pro Remodeling (Burke, VA) completed a beautiful, on-time, on-budget renovation that saved our marriage from a lot of stress!

In the current, tumultuous real estate market, we reluctantly purchased an older home that needed updating. Fortunately, our realtor connected us with Tyler Small (General Contractor) at Design Pro. Tyler is an effective, well-connected, patient, low-key person. Our renovation would have been difficult and stressful without Tyler and the Design Pro team.

Phase 1: Consult, Design & Proposal
Tyler met us at our Home Inspection for an on-site consultation. He listened to our concerns, scanned 3-D images of each room, then discussed cosmetic and structural options that would meet our strict move-in timeline. He quickly followed up with a proposal and schedule for a final discussion.

Phase 2: Construction
Tyler utilizes a talented team of trades. Our project required extensive interior painting, drywall repair, kitchen cabinet glazing, kitchen counters with new sink & tile backsplash, new wood floor laced into existing floor, wood floor re-finishing, carpet, lighting, electrical, plumbing, structural engineer for wall removal, exterior window caulking & foundation painting etc. Everyone on the project was polite, respectful and detail oriented. The job site was clean, and their work was amazing!

As commonly experienced with reno projects, we expanded our “To-Do” list as the work progressed. Tyler was flexible and accommodated every task on our list. Change Orders were discussed and presented for approval. We appreciated that Design Pro colleagues (Tyler, Sabrina & Isabella) were readily available to discuss and address project details and invoices. We only had one task that required additional work. Tyler immediately recognized our concern and found another tradesman to resolve it. The issue was well managed, and it did not affect our timeline.

Phase 3: Completion & Results
Overall, the renovation was quality craftsmanship, completed on-time and on-budget! The house looks like new construction. We had a wonderful experience with Design Pro and will choose them again for future projects!

Amazing experience using Design Pro Remodeling, our point of contact was Cameron. We had a 2 bedroom condo where new floor was put in, kitchen was updated with new appliances, countertops and cabinets painted, bathroom completely redone and walls were all freshly painted.

Very punctual, they arrived at job site and their plan for each day. Communication throughout the project with ETA of appliance arrivals, what will be done on what day was all great. Recommend completely not only because of their work but because of how smooth it was.

Best remodel experience ever! From initial contact to finishing touches and walkthrough, Design Pro did an AMAZING job with our home remodel. Their entire crew is extremely professional, friendly and skilled. We had a good idea and plans for what we wanted but they were very helpful in helping to think through ideas to enhance our plans and execute on them. They were extremely timely and communicative which is hugely important to us when working with contractors. I wish we had found Design Pro sooner. HUGE shout out and thanks to our fantastic project manager, Taquan and lead foreman, Esau as well as TC who were all absolutely fantastic to work with.

I recently engaged Design Pro for a kitchen remodeling project. My project manager Kevin Arnez was professional, competent and always made himself available for questions. He did a great job of keeping everything moving. As with any home improvement project there were a couple of unplanned issues that popped up. Kevin addressed them head-on and made good on all of his promises. He is a man of integrity. I am very satisfied with their work and their follow up.

With a leaking ceiling, it was Design Pro Remodeling to the rescue. Tyler & his team were quick to respond and resolved the issue quickly, efficiently and with a reasonable price. I will definitely be using them for future projects!

MD and team did a great job on our kitchen and office project this spring. MD was a strong communicator and picked up the phone 100% of the time I called with questions or concerns. He frequently visited our site. Pricing was clear in the contract, and any additional work order or upgraded materials costs were made clear and fair. The crew was respectful of our space and professional. The final product is a really clean and modern look, with a lot of attention to detail in important areas like the flooring and countertop. They stuck right to their timeline so that we could get moved into our new kitchen in time for a busy summer and fall ahead!

Is the second time we have the luck to work with Design Pro Remodeling, and it’s not going to be the last. They finished on the stipulated time, worked with excellence attending all the details. Andrew and his project manager Charlie did an awesome job on a two bathroom remodel. They were on time, on budget, and extremely responsive. The work was very high quality. They provided frequent and accurate status reports. Most highly recommended.

Taquan Carey was the onsite project manager for our recent home remodel in Arlington, VA, which included a new kitchen, redone bathrooms, and new flooring throughout the house. He was very well cast in the role, always available and responsive, which made all the difference because we were working abroad throughout the whole time period when the work was done. Taquan was 100% dependable, which really reassured us, leaving no detail to chance and keeping us informed as the work progressed through regularly scheduled video calls. His upbeat demeanor kept us and the onsite workers on track and motivated to work through every design/tech issue that presented itself, and the result is a beautifully remodeled home that was ready for us to move back into once we returned to the U.S., on time and within budget. Taquan gets things done!

This is a difficult review to write since I genuinely enjoyed the people we encountered at Design Pro. Unfortunately, the quality of work, communication, and pricing are all very underwhelming and disappointing. I selected DP after receiving 3 estimates for renovating a condo.

With respect to communication, it was difficult knowing what was true and what was not. One day, I’m told they can’t put sconces on a certain wall and then the next time I visited the home, sconces were installed on that wall. Great! But why did you say they couldn’t be/what changed? Another example - They presented the only options for shower door hardware and then suddenly there were more options when the designer asked. One day I’m told the kitchen wall needs rebuilt and it will be an extra cost, then when I question, I’m told it’s stable enough. They never brought up the fact that the kitchen wall had a different issue, not at demo, not at cabinet install. I only noticed it by chance - the cabinets weren’t all even once up. A good contractor notices things like that and brings it to the client. The neighbors often complained about liquid falling onto their balcony or noise, and Design Pro didn’t seem to take it seriously because it kept happening (if you have sensitive neighbors I would skip Design Pro). Often times I felt like we were talking in circles or like I was hitting my head against a wall.

The project manager, Matt Meehan, was recommended by a family friend. He’s a very nice guy but ended up having a very minor role and disappeared in February while the project continues except to check on the last invoice. I think I could count on two, maybe one hand, how often he came to the site. I should have known to move on when Matt asked a few times “if I wanted to pull DC permits” as if it was up to me as a homeowner and as if I knew anything about DC regulations (turns out we 1000% needed permits for this gut job). Our project was delayed months due to the fact that Design Pro didn’t recommend permits. I understood that projects often take longer than usual and asked that Design Pro let me know as soon as they knew that there was no way move-in would happen before Christmas. That simple request was ignored. I finally gave them a deadline of Feb. 1, and then they asked for 2 more weeks. I had to cancel the movers and rush to find somewhere to live. Meanwhile, when I’d stop over in the middle of the day, there were many days no one would be here working.

Regarding craftsmanship, Design Pro likely has talented crews and maybe can do a decent job on some simple projects. However, if you’re looking for a reasonably well done luxury job and spending six figures, I would recommend elsewhere. The finishes in the condo are sloppy. The closet doors were either not measured correctly or not put on correctly. They will respond and say these are punch list items (I will report back once fixed), but some of these things have been worked on multiple times and I’m not sure why anyone would be happy with that initial work. Their response to literally cracking the marble tile during the grout process was that it happens often with the tile chosen. They don’t seem to have super high level floor people (e.g. hoping to do a herringbone engineered wood entryway but after two tries, it was determined DP couldn’t complete it.) This is also obvious by the fact that the marble border around the bathroom floor tile is different widths at various places (and tiling took almost 3 months).

Some of the costs of certain line items is outrageous in my humble opinion. I certainly upgraded in some areas and want to pay them fairly. But $700 for copper compression fittings that we never knew about? $1900 for four recessed lights on top of the almost 5k to drop the ceiling that the lights were going in? $500 up-charge because we went with two wall sconces in the half bath as opposed to one? Outside of one or two “add-ons”, we were never given change orders.

I wish everyone at Design Pro the best. I would not recommend them for complex or high-end projects.

I recently had a large addition designed and built by Design Pro. My project manager, Andy Robison, was amazing, always there to answer my questions and keep everything moving on schedule. I could reach him any time and he helped me when I wanted changes and things done exactly my way. I wanted a 17 foot high vaulted ceiling, fireplace stretching up to this at this height, skylights, and floor to ceiling gorgeous windows everywhere possible. They did it. It was magical, light and airy. The construction was not only fun to go through (yep, really) but turned out great. In order to live completely on the first floor of our two story house we wanted a large, new family room, a new master bath with roll in shower, and the old family room converted into a new gorgeous bedroom, huge walk in closet, and new stacked laundry. They also created a beautiful wrap around deck. They did it! We love living in it!

First of all, the company prompt and personal response was great.
I met with Taquan Carey, and I can not say enough good things about him, most of all : professional, engaging and receptive . He demonstrated an understanding of the project and the timing of it. The foreman , Esau, and his team ( crew ) that came, was also incredibly professional and accommodating . Taquan kept me informed about changes and other issues. They all did a beautiful job. We will certainly use Design Pro ans I will ask for Taquan

Second time working with Design Pro, this time for far more work since my last experience six years ago. Total professionals, couldnt be happier with their work after a burst pipe essentially destroyed my condo and had to be gutted save for a bathroom.

This was also my second time working with our Project Manager, Robbie. I found him to be extremely thorough, knowledgeable, and honest. Not to mention that the work finished on time (faster than I had ever expected) and on budget and it looks great. We'd probably have taken a different approach had this been a "voluntary" renovation but I wouldn't hesitate to use Design Pro a third time in hopefully our next home.

Flawless execution - completely did the flooring for the interior and exterior of my gym. Deandre has always gone above and beyond with anything he’s done for me and I will go back to him for everything I need!

Taquan and Design Pro managed our construction project beautifully. We were both at home and out of town during the work. It was completed on time, on budget, and looks great. This is hard to find in Northern Virginia. I will use them again for any type of home improvement.

This is our third project with Design Pro. They redid our top floor, our outdoor patio and most recently a badly-needed masonry project in the basement. They removed loose stucco, put new parging, filled cracks and painted. Design Pro work is high quality and the cost is reasonable.

April 2024 (follow-up) -
As we approach the one-year anniversary of our renovation we remain extremely pleased with the renovation results. The changes that Design Pro completed have transformed our home and made it a more enjoyable place to live and to entertain. We've not experienced any major concerns whatsoever since project completion.
When we reached out with a minor (paint) cosmetic concern, our text received an immediate response, and tradesmen were dispatched without delay. Service after the sale is terrific and reassuring! Our 5 of 5 rating remains unchanged!!
