I am an out of State buyer and have purchased many properties both commercial and residential over my lifetime. This is the worst experience I have ever had in a purchase. Below are just a few highlights:

Firstly, I believe my realtor Megan Ruble was disingenuous in her explanation of the new Washington State buyer commission rule. In the buyers agreement it states that the additional commission is negotiable. I inquired prior to signing it and was told by Megan Ruble that it is a requirement by new Washington State Law. I believed her. I later found out this was false according to my banker. It is negotiable. I contacted the managing broker Lynn Bedford to report my dissatisfaction with Ms. Ruble and she replied "if we told everyone it was negotiable no one would agree to paying a commission." Lynn Bedford also stated that she would have probably negotiated the commission and would "coach" Megan regarding such. Ms. Ruble was already equally splitting the listing agent commission of 4%. This additional buyers fee was above and beyond the traditional agent split.

Ms. Ruble also tried to pass off an old county approval letter as current. This was an attempt for me to forego existing feasibility time prior to getting the actual County approval letter to build on the property. She continually pressured me to waive my feasibility right, which I at no time would ever do. She was not a zealous representative or advocate for me. Each time Ms. Ruble was resistant to ask the seller to extend the feasibility time that County and lender required, to protect my interests.

As an out of state buyer I relied on Ms. Ruble to handle the closing as agreed upon. She went to the property and left the keys for me after closing. Upon my arriving to the property it was not delivered as agreed upon. It was littered with debris, rubbish, and huge weeds. The lawn tractor that was part of the sale was rusted through and inoperable. I later found out that it hadn't been used in years. I also had to hire a junk removal company before the landscaper could bring the large equipment to cut the weeds. Either Ms. Ruble missed these glaring issues or chose not to disclose them to me before my arrival. The contract stated (buyer and seller both signed) that the property was supposed to be debris free and clean upon deliver to buyer. When I asked Ms. Ruble about the property condition and situation with the tractor, she replied Bummer, and suggest I contact the seller for reimbursement of my invoices.

If I had a decent brokerage and realtor representing my best interests none of this would have happened. In summation, check reviews, choose your realtor wisely, and … Buyer Beware!

We went through Zillow to express interest in seeing a house for sale. We were randomly assigned Joyce Underwood as our real estate agent. We expected that as our buyer’s agent, that Joyce would be more on our side with making recommendations and obtaining a good price with the seller. In our interactions it seemed that she was distant and only did what was minimally needed. We were first-time buyers in Washington state and our kids who were co-buyers with us were buying their very first home. Joyce didn’t make much of an attempt to get to know us and our needs. The home we purchased wound up needing $30,000 in repairs once we started getting the inspection repairs done. We felt Joyce could have informed us of potential problems to look closer at based on her or Coldwell’s experience with buying/selling homes in the local area.

Follow-up to Joyce Underwood's response to the above review: The original inspection estimate was only $18,000 and we used that to negotiate a lower price on the home. Turns out the cost was $30,000. For example, under the rolled roof covering was nothing but insulation, no sheathing! As a realtor in that area for many years, Joyce could have shared with us the potential problems with older homes. We'd have very much appreciated Joyce's insights so we could have directed the inspector to investigate more thoroughly. Then we could have negotiated an even lower price for the home. Joyce did submit offers for us, but we had to go through several rounds of edits before she got it correct.

We have had the good fortune to work with Melissa Clawson both on the buying and selling of our home. She is excellent. Melissa was easy to reach, informative, knowledgeable, patient and cheerful. If we ever moved back to the area, we wouldn't hesitate to contact Melissa.

I’m not sure how much room I have to write but I could use it all to recount the unreachable standard Melissa has set in our lives. To say she went above and beyond the call of duty would a disservice. She became an honorary member of the family. Her professionalism, patience, persistence and warm personality made her the gold standard as far as we are concerned. Melissa Clawson devised an aggressive and successful plan to quickly sell our house. We're grateful for the good job she did.

Kayli Gentry set up 2 days of home viewing with us when we traveled from Olympia to Sequim. We just looked at 2-3 homes each day so we didn't get tired of it. We gave her a list of what we wanted and what we needed to have and she stuck with this. She also stayed within our price range which I appreciated. We found the town home we wanted on the second day. And this is where the realtor's work truly begins.

Kayli helped us through the process of making an offer and then we returned to Olympia. A couple days later my husband fell and seriously injured his knee, requiring surgery. As I recall, we docusigned paperwork in the waiting room just prior to my husband's surgery. Everything that happened to push the sale forward for the next couple weeks was all Kayli's doing. We drove back up to Sequim again ~10 days later for the inspection. She met us and facilitated the inspection.

All along Kayli was responsive and proactive. When we needed quotes from contractors she was right on it. When we needed to adjust timing for necessary actions she was flexible. She did not EVER act as though anything we needed was an imposition or something that was beyond the scope of her professional involvement.

The final walk through went well. Closing had a few hiccups but not because of anything Kayli was responsible for. After closing Kayli has continued to be a resource we can depend on. She had a locksmith change our keys and mailed them to us. We trust her so much we left her with a key in case things come up in which we need assistance.

Kayli is a straight-talker and a good listener. We would recommend her in a heart beat.

Sarah was very patient and helpful in the selling of our house. Our house had a lot of issues to take care of and we weren't always the easiest to work with being so far away.

I decided to sell my 40-acre undeveloped land a few months ago. My expectation was low in this volatile economy and uncertain market; anticipated months or years to find a buyer and was willing to sell at a loss. Ms. Bedford saw something different in the property that she called a "special". At the end, we found a good buyer (among multiple interests) within a few weeks and sold the property with a price $100k higher than my expectation.
